gents, First, I rented the apartment number XXXX in XXXX XXXX XXXX in XX/XX/2016 and from the first day, I saw some roaches in the kitchen but after that I found a lot of roaches in the kitchen and bathroom. I told the manager about this problem and she told me that there is a company comes every month for treatment. This company came five times but nothing changed and the roaches are increased more and more. We found them in the clothes ; furniture and my wife saw them many times in our food and I have kids and this is unhealthy for us. I have a baby and when he started crawling my wife saw him hold a roach in his hand, she went to the manager and asked her to end the lease or move to another apartment but she refused and tell her you have to complete your lease. The next time the baby put it in his mouth and my wife found him eating something and when she remove it from his mouth she found a roach, she told me and I asked the manager again to move out but she refused. we have a friend in the complex she told us that there is a person lived in this apartment before us for two months but he moved to another one because of roaches and when I went to the manger again she told me if you have someone can sit in your apartment and pay the rent under your lease it is okay for me and I am new here and dont know thats illegal. I trust on her and made a post and there are a lot of people came but when they open the cabinet in the kitchen and saw the roaches they refused to take the apartment until someone came she called ( XXXX ) and she agreed to sit in the apartment and I moved to another complex. In the next day she sent a message that the roaches are horrible and cant stay in the apartment.I sent email to the manager and asked her to move to another apartment and she agreed but after that she told me that they will make a termination and end the contract in the end of XXXX. After that I received a letter from the court regarding this problem and the complex want me to pay the rent until the end of XXXX and when I explained the problem to them in the court they gave me dismiss for this case. After the dismiss I went to the manger to request my deposit she told me we will send it to your new address. I surprised when I received the bills ( {$7100.00} ) 3 months for rent ( {$1500.00} per month ) + legal fees ( {$1700.00} ) + painting, cleaning and carpet ( {$910.00} ) from the collection company ( co-operative Adjustment Bureau , Inc ) and I contacted with them and explain with them my case but they didnt care about it. Finally, I want to say that this was the first year for me in USA and I didnt know that I made a mistake when I let someone sit under my name and I dont know that I have to call the health department and can make a complain against this complex I paid every month in the first day of it because I want to keep my credit score high and didnt effect by anything because of my children and their future when we want to move because of their school or if they want anything I dont find any problem because of bad score. And you can ask them about that and also you can ask the manager of XXXX XXXX XXXX where I lived there for one year about my history for paying the rent his name is XXXX ( XXXX ). Upon first contact back in XXXX, the company, Co-Operative Adjustment Bureau, has had ONE representative that pretends to know everything and how everything works. I originally contacted them about a questionable increase of amount owed, and their response was it was interest on the originally agreement. I'm going to add the account is from an apartment complex not a credit company. Therefore, there is NO interest. The original amount owed was {$2600.00}. Just this year alone it has increased to {$3000.00} because of " interest ''. When I brought up the fact that they are not allowed to collect interest they brought up some legal code that claims they can because of the original agreement. The only issue is, the original agreement and lease was nullified in XXXX of 2017. And was never renewed. Therefore there was no agreement between the parties. Yet they are constantly raising my amount. I kept trying to solve it and all I ever got was just pay it. So I got irritated and started yelling at them and even recording the calls, after letting them know that it was being recorded, they never refused authorization, their only response was, " well that's illegal ''. This. ompany makes it hard to communicate and if it's not their way it's no way. I would like them to get a reality check. They can not raise amount owed or attempt to collect more than is originally owed under FDCA Laws.

Issue details 1.When I vacated the property, XXXX XXXX XXXX XXXX XXXX XXXX, XXXX, CA XXXX, back in XX/XX/XXXX, I did request property manager to come for final inspection, but he didnt show up. We did clean up and handed over the property the same condition as it was given to us. I paid the rent until last date, pls find attached copy of final check. And they said, after I move out, they will return my deposit, which they never returned! There are no outstanding rent from my end. 2.After leaving the apartment, I am not sure what work they did, but they charged me {$2100.00}, as changing carpet and painting etc. I lived there less than 1year, not sure on what basis they spent this replacement? a ) Apartment manager never notified us or given any quote before spending their expenses ( as per California law, landlord required to give 30day notice prior to repairing the premise ). b ) Apartment manager never did walk thru to check the property. When they sent me letter quoting some charges, I replied back to them that these are invalid charges, pls find attached multiple letter sent to them as registered post. But they never responded back to my letters instead they gave it to collection agency. 3.Pls find attached claim # XXXX filed and its clearly mentioned that it should not affect my credit records.

I paid the XXXX {$920.00} instead of {$920.00} and they attempted to evict for {$2.00}. The judge dismissed the eviction case and closed it. After I moved out of the property, the apartments filed a small claims judgment against me for the rent money that accrued DURING the eviction case. It is illegal to collect rent during an eviction case. I was never served with court documents. There is court record that XXXX - XXXX XXXX was served, but I am XXXX tall - XXXX and was not given a chance to appear in court. Because I did not appear, the case defaulted and the property has place a {$12000.00} debt on my credit report that I am not responsible for and that has caused me and my XXXX small children homelessness for the past 5 years. I was granted a XXXX to Vacate XXXX but by the time I found out about it being on my credit report, the judge said the case was too old. I also filed a complaint with the XXXX XXXX XXXX XXXX and I spoke with XXXX Consumer Affairs this afternoon and he advised me to take these following steps. Please help us. This is not fair. I am a working, single mother and this is and has been the ONLY obstacle in my way for providing a good home to my children.

I rented an apartment from XXXX XXXX XXXX an XXXX XXXX XXXX property. We discussed a one year lease from XX/XX/XXXX - XX/XX/XXXX and was not informed about the company policy for leases going to month end when they are signed mid-month. I gave notice when my lease was ending that I was moving out and was informed that I was obligated to stay till month end. I contested the issue with the property manager that such a policy was not made known to me at signing. She referred the issue to her manager ( XXXX XXXX ) whom I emailed twice seeking to resolve the matter. She responded to my initial email and failed to respond subsequent emails I sent asking to the issue be referred to a senior manager. She never responded to my emails and the alleged amount I owed was sold to a collection agency, XXXX XXXX XXXX. The collection called my wife with whom I was separated from then to convince to confirm my personal information. She referred the agency back to me and I asked not to be called again about the issue. The agency disregarded this and continued to harass me over the phone.

I have submitted 609/verification of debt notices to co oper adjustments several different times. All letters sent to validate debt were indeed sent certified mail to ensure they received them. I never received any validation for this unknown debt only for them to add interest to the debt,
