I called XXXX at the beginning of XXXX to inquire about his services and to see if I qualified for a mortgage as a first time homebuyer. He pulled my credit over the phone, asked a few questions, gave me my actual credit score, and said he could assist me with getting approved for a home mortgage. I sent him all of the paperwork he requested, and within a few hours hed sent my pre approval letter and instructions on how to proceed. After working with my realtor for a few days, we were able to make an offer on a home and secure a purchase agreement. On XX/XX/XXXX, he advised me that hed be submitting my loan application and that my closing date would be XX/XX/XXXX. On XX/XX/XXXX, he emailed me that he had filed a loan application with XXXX XXXX and gave me my next steps. He said to expect a conditional approval in 5 days, and that the appraisal would be ordered in 5 days as well. On XX/XX/XXXX, I followed up on the loan status with him and he said he hadnt gotten anything yet and that the underwriter was working through it. On XX/XX/XXXX he sent me Borrowers Authorization Form for XXXX XXXX XXXX, which I signed and he received notification of. That same day, I followed up with him via email asking what had happened with XXXX XXXX and XXXX responded by saying that the Lender only had 1 underwriter and the wait for approval would set us back an additional 10 days, so by going with XXXX XXXX, theyd be able to underwrite the loan within 3 days, provide better rates, and reduce the time and stress of the mortgage application process. XX/XX/XXXX, he requested my student loan information from XXXX, which I sent via email that same day. On XX/XX/XXXX, I hadnt heard anything and followed up with XXXX on the status of the loan application in which he replied hed get back with me on the status later that day. He didnt! On XX/XX/XXXX I received a notice from a credit bureau that someone had pulled my credit report as a hard inquiry. By this time, XXXX has pulled my credit report for the 3rd time ( XX/XX/XXXX, XX/XX/XXXX, XX/XX/XXXX ) so I emailed him asking him why, and his only response was to Check some items. He then informs me of a potential issue with the lender due to my Student loan payments. My credit report on Income based repayment plan shows a monthly student loan payment of {$210.00}, but the lender wanted to see what my actual payments would be. I sent him the mortgage letter and asked if the $ XXXX monthly payment showing would affect my approval. He said he would review it with the lender and get back with me. He didnt so my realtor and I called him on three way to ask questions, in which he could not answer. He told us he was away from his computer, but to call him back in 30 minutes and hed be able to explain the situation better. We called back, and he never answered. He has not answered any of our calls or emails since. We had to ask around to find out that unless my credit score was at a certain number, Lenders will take 1 % of my total student loan debt to determine my student loan payments, and in doing so, it puts me over the DTI limits. My problem with XXXX, is that had he been knowledgeable on certain loan products, he should have advised me of this and provide me with other options, or deny my pre approval request based on my credit profile. At this point, I have paid for a home inspection, we have had amendments to the purchase agreement, which he knew of and received a copy of, he even advised that I could put in my 30 day notice to my landlord. Also, in the meantime, I received a mortgage loan application denial from XXXX stating the reason for denial was I hadnt met RESPA/TRID guidelines. XXXX told me hed cancelled that long ago due to not being able to meet deadlines, yet this is not what the denial letter stated. Additionally, he did not advise me of this denial, I had to receive it by mail from XXXX XXXX. The deadline for the conditional approval in the purchase contract that he had a copy of was XX/XX/XXXX. After numerous calls and emails, we missed this deadline with him, and now I am out of a deposit. I tried emailing him once more on XX/XX/XXXX, and to this day, he has not responded to any email, calls, or voicemails from me and my realtor. Because of his lack of professional, I am out of money and a home because my rental unit has already been rented. As a mortgage broker and a professional working on my behalf, he set me up and refuses to do what he was hired to do. In the beginning he did and said what he could to get my business and left me hanging. There are other reviews online in which he has done other consumers the same way. This fake should be investigated for fraud and unfair practices. After my experience with XXXX, I read some of his online reviews where he acted unethical and untruthful as well, disappearing on other customers at critical times in their home buying process, causing others to lose their contracts, money, or both! As far back as XXXX, he received a XXXX review that read HE OWES PEOPLE MONEY!!! Do NOT do business with this guy!!.

I was given the clear to close for a specific date. At the time of the date and my arrival to the appointment I was told documents were not ready. I was promised by multiple people I would be receiving my keys at the appointment for signing. When all of a sudden was told that the seller was not going to give me the deed nor the keys at time of signing until they received their money. I have nothing to do with the title company holding the sellers money. The title company should be responsible for having my keys to hand over to me at closing.
