On XX/XX/XXXX, we received a flyer from CityWorth claiming my husband had been approved a mortgage loan. I called and reached XXXX XXXX. While my husband 's credit is better than mine, I make more so I needed to be on the loan. I was completely honest with XXXX about my credit and our financial situation. XXXX assured me that CityWorth specializes in this type of thing and could make the loan work. I told XXXX I didn't want to falsely get my hopes or the hopes of my family up. He asked we send over our important documents and we did. XXXX then pulled our credit and had me submit an LOE for a late payment. I did that and he told me he was getting our file approved by the underwriter before he issued a preapproval letter. Great! Via email he stated the processing team would be reviewing it. By XX/XX/XXXX XXXX issued a preapproval letter for XXXX, and told us to go house shopping. Now at this point XXXX had stated the underwriter had reviewed our file and by email the processing team had done so as well, and he wouldn't issue the letter without both parties approval. We went under contract shortly after, paid for a home inspection {$450.00}, earnest money cost {$1000.00}, and appraisal {$430.00}. Also during this time XXXX is increasingly harder to reach, completely unprofessional. XXXX has me verify some information with their third party XXXX. Done. Then I am put in contact with the loan processor who brings up a multitude of things that XXXX failed to communicate to us and ask us for before issuing the pre-approval letter. But again I am under the impression our file had been approved prior to getting the letter. Not the case. XXXX lied to me and my family, we paid money, some of which we have contractually forfeited, because as the buyer it was on us to get the loan, nevermind our mortgage banker was deceptive in his communication. The week we are to close, under file can not make it through underwriting, even though not a single thing had changed, my income actually increased. After calling his supervisor several times, XXXX finally called back ... this is a recap of that event : " I want to file a complaint about the performance and professionalism of XXXX XXXX. Today was the longest conversation XXXX and I had, which resulted in him hanging up the phone on me because I am adamant that he was not honest with me. I have been transparent throughout this entire process, only to be accused of " trying to absolve myself '' of responsibility and asked " why were you seeking a loan? '' My question is why issue a pre-approval letter AFTER stating in email that our file, which included our credit reports and an LOE, was REVIEWED by the processing team and via phone conversation that it was reviewed by an underwriter. I understand I have too many OD fees on my bank statements, XXXX didn't request my bank statements ... XXXX did. I would have told XXXX that had he asked. He didn't. The child support that he threw in my face that " popped up '' is included on the adverse credit report that XXXX had in his possession when asked for my first LOE BEFORE issuing the pre-approval letter, so I am not entirely clear how the claim is being made that it just popped up. I wasn't aware of the amount or that it existed, but he had access to that information on XX/XX/XXXX. When I first made contact with XXXX, she had a laundry list of things I needed to provide and explain, things that she had expressed to XXXX, but was NEVER communicated to me before speaking with her TWO weeks before our closing date. No, problem, I gave XXXX everything she asked me for. Again why was I provided this information two weeks away from our projected closing date when again XXXX stated he had our file reviewed by both the underwriter AND the processing team. He didn't issue the approval letter until XX/XX/XXXX, with my understanding and his " word '' that those things had happened. Maybe if XXXX answered the phone like a professional throughout this process, return text messages, or emails in a timely manner or just any thing someone who is conducting business would normally do we wouldn't be this deep in this process and in a world of disappointment. I have never had someone act so recklessly with something so important ... flippant actually. I have the emails of the documents he requested and him stating that the loan processing team would REVIEW our file, I don't have proof of the underwriter conversation because that via telephone. It's my belief that had XXXX asked for the documents needed to approve a loan, then we wouldn't be at this point. I know we wouldn't be. CAUSE WE CAN '' T GET APPROVED. Maybe if he had addressed the things that XXXX had concerns about, we wouldn't be at this point. There are a lot of maybes .... but a definite trail of unanswered emails, texts, and call logs ... from myself, my realtor and the seller 's realtor. '' My husband is a veteran who proudly serviced and protected this country, he ... we deserve better than this. I have included his first email communication which shows he did not ask for all the documents needed on the loan. I included the email that shows he view our adverse credit and asked for an LOE before sending it to processing and issuing a pre-approval letter. And I included a text communication that shows he lied when asked what the additional documents meant regarding the loan. Finally there are at least two emails that show he's unprofessional. I am being told all my money is not coming back to me and that is unacceptable.

My husband was applying for a mortgage loan through XXXX XXXX XXXX everything was going well they said the mortgage officer said he did not foresee any problems processing the loan. My husband has sufficient income, credit, and down payment. We had an extension for closing and originally the mortgage company said they could process the loan without doing XX/XX/XXXX taxes ( which was what we were looking for because our personal and business accountant usually takes a long time to do all the taxes ), but we ended up having to file XX/XX/XXXX taxes anyway. At this point we were so far in we had to pressure the accountant to do them very quickly which she did. The mortgage processor looked through all our documents and we had everything we needed to submit to underwriting. I was very stressed with the extension which extended into our spring vacation. I was running around getting additional paperwork requested ; however, we got everything done and received a conditional approval upon submitting five documents which we did. The problem came in when the underwriter said she could not process the loan. The mortgage broker informed us her reasoning was because my husbands company makes too much money to be a car wash ( which it is not ). The company did not have a website, social media, or physical location ( which it does ). I was very shocked because the information she stated was incorrect so, I called and informed the broker she had the wrong information the broker said great I will tell her. He looked up the company, website, and social media etc. She said she did not feel comfortable processing the loan even after we shared the website and submitted legal documents from the NC Secretary of State and Tax documents for the business she said she just did not feel comfortable and would not process the loan. We were not told anything was wrong until the last second the mortgage company was even involved with the sellers realtor. The extension was only approved because the seller was assured the loan would be processed they just needed time. My husband called the original broker and asked if there was another underwriter the loan could be processed through because there is not a legitimate reason for the loan not to be processed. He told my husband the underwriter processing our loan was over all the underwriters. My husband asked is there a reason why the loan should not have been approved. The broker said no and my husband said well that leads me to believe there is some type of discrimination. He said he would have to agree, but he works there and told my husband to pursue it. In the middle of XX/XX/XXXX when the incident occurred we were in the process of uprooted and moving our lives to another city one hour away. My husband and I take care of my very ill grandmother that broke her hip in the middle of XX/XX/XXXX and was in the hospital for over a month. She was released when we were in the process of moving. She goes to dialysis which was transferred in lieu of the move. We submitted the transfer request for our son to go to XXXX. When everything changed and the loan was not approved by the deadline they told us we were in a bad place. We were commuting three times a week over one hour one way to XXXX to take my grandmother to dialysis for about a month. We had to wait until a spot was available at her old dialysis center before she could transfer back. My son missed out on things at his school because we were not supposed to be in the city. It was and unnecessary strain on our family. I also had to quit my job because of the move and there was not anywhere to transfer in XXXX or the surrounding area. My daughter was pulled out of pre-school because we were moving and her spot was filled. We had already put our notice in at our Rental. Luckily, our Landlord had not found any tenants yet. During this time my XXXX had XXXX XXXX because of the extensive XXXX and emotional strain. The process was just a mess and with no good reason. We were approved for our mortgage loan through a bank in 6 days after this fiasco. It took the bank we used only 6 days to approve our loan. The mortgage officer at the bank told me the documents I sent over were way more than he needed. We sent him the 42 documents the other company requested. He approved the FHA loan no problem, but we still have not found a house ( the other home was exactly what we needed ) and are living in limbo with boxes everywhere. The incident occurred in the middle of XX/XX/XXXX. The both our Realtor and the sellers Realtor said the same thing and they had never experienced something like that. Additionally, we have documentation for the majority of the information above.

Dear CFPB Representative, Recently, a VA Loan was used to purchase a property at XXXX XXXX XXXX, XXXX, GA XXXX using a mortgage company named Cityworth Mortgage. During the process, a real-estate agent and attorney that are witnesses, were used to purchase the property. There were at least 4 agents from Cityworth used in the process and all had stated that a pre-condition to the approval of the mortgage was paying off a loan from XXXX of {$3100.00} and that the purchase price of the home would need to be increased to pay the loan off. It was explained that this was the only option to get an approval and paying it off before the closing with my funds was not permitted. There was several noteworthy errors and misleading information that was given to me and others before and after closing : a ) The loan from XXXX was never paid off after being told via email and phone conversations between 4 different Cityworth agents this was a pre-approval condition that needed to be funded into the mortgage and paid at closing by Cityworth. I have copies of emails to support this claim. b ) An addendum was made to the original contract raising the purchase price from {$100000.00} to {$100000.00} by my real estate agent to finalize the mortgage approval as per instructions from Cityworth. I have copies of the amended agreement. c ) My Homeowners Insurance was not paid in full, was shorted by {$510.00}, and was almost cancelled until terms were arranged for payment of the shorted money because of my unawareness that this had happened by Cityworth. I have copies of the cancelation notice and reinstatement. d ) The seller received more money than was supposed to because there was money left over from the closing costs with no instructions for the attorney to disburse the extra money. I have a copy of the closing disclosure, and the attorney is a witness to this. e ) The final closing disclosure and instructions sent to the attorney for closing were different than the disclosure received from Cityworth during the preparatory closing process sent to me for consent. I have emails from my attorney and disclosures to support. f ) The closing costs were raised without any explanation before or after closing. The agreement was that closing costs would stay the same and Cityworth would pay XXXX directly ( Please keep in mind that I am a XXXX XXXX XXXX XXXX and XXXX veteran that was not supposed to be charged funding fees because of my XXXX rating as listed on the COE ). I have a copy of the closing disclosure and the COE. g ) The new mortgage company , XXXX XXXX XXXX, that is now handling the mortgage was given the wrong information about the insurance premiums and had to raise my mortgage payment from {$690.00} to {$770.00} to accommodate the difference in escrow for this and next years premium that was found during their escrow audit completed during the mortgage transfer between Cityworth and XXXX XXXX XXXX. I have documentation from the audit and a witness/supervisor at XXXX to support. h ) XXXX XXXX XXXX was given the wrong flood insurance declaration from XXXX XXXX and not from my current HOI and flood insurance agent by Cityworth. A dispute needed to be filed with XXXX in order to not be charged {$640.00} and resolved. I have an email showing the resolution from XXXX. XXXX can provide information that new information was uploaded to correct the disclosures. i ) After several attempts of contacting via email and phone calls to all the agents involved at Cityworth, no reply or explanation has been given to explain these discrepancies. I have not contacted Cityworth about the HOI discrepancy or the increased monthly payments to pay off the shorted money to my insurance company because they never satisfactorily responded to my or the attorneys inquiries. j ) My 2019 mortgage interest statement ( form 1098 ) block 6 reports that {$3100.00} was paid on purchasing of points. At no time was any agreement made to purchase points or money given to Cityworth in that amount for any purpose because this was a VA loan. There are tremendous amounts of supporting documents to provide if necessary. There were difficulties encountered trying to upload these supporting documents. Please feel free to contact me via phone or email to facilitate this transfer of information by method of email or fax if necessary. Now that this experience is over, there is one thing that angers me the most. This was a loan designed to help and protect veterans that by their homes. There has to be away to stop this kind of nonsense and bad intentions to protect the people that have been repeatedly thanked for their and their families service. Please look into this.

Last XXXX I contacted City Worth about making a mortgage loan. In the XX/XX/XXXX I was already signing the Disclosure, then they sent the appraiser and I spent {$450.00} for the first appraisal. But due to having inground pool the FHA regulation requires it to be filled with water or fenced off. So I built a temporary safety fence around the pool. XXXX XXXX they finally did the final inspection I paid {$100.00} and did the closing disclosure again. XX/XX/XXXX they said they are awaiting for Tax Certification from the title company. XXXX XXXX they submitted the completed package to Underwriting. XXXX XXXX I was informed that I can not make the loan because I did not reside in this house more than a year. ( with that being said it was the loan officer responsibility to let me know before I paid for appraiser and spent 3 months with the bank on the loan and not being able to get the loan ). XXXX XXXX they decided to back off the loan and told me to wait until XXXX XXXX which is the day I purchased the house. In XXXX I contacted the loan officer to get the paperworks ready so we can close as soon my one year residence comes up. I was asked if I want to keep all the numbers the same and they said they only needed to update the file since I already spent 3 months with them handing them all the informations they needed and was close to closing the loan. XXXX XXXX I singed the Disclosure again but was ordered to have appraisal come to update the value due to time being so I paid {$200.00} to update the appraisal. XXXX XXXX the loan officer said we will be wrapping up 5-8 days from submittal. XXXX XXXX I signed another disclosure but made some changes so I signed another closing disclosure on XXXX XXXX. I was told we will close before XXXX, then again was told we will close 5-8 days from submittal on the XXXX of XXXX. XXXX XXXX due to some changes I had to sign the closing disclosure again. I was told we will close before XXXX holidays. XXXX XXXX he emailed me and he said, " due to a clerical error and time elapsed, we are sending someone else out to your property. It will be taken care of, and you will not be paying for this portion. From our records though, it shows that you had not sumitted a payment for the updated version from last month. We will need that portion to be paid for or added in the loan. A very frustrating ( again ) conclusion to this, as a new Appraiser needs to take over due to the previous one being unable to complete. Let me know if you have any questions and we will be getting this wrapped up as soon as possible. '' ( thats from the loan officer ) XXXX XXXX the appraisal company report was submitted and reviewed. XXXX XXXX appraisal company billed me {$240.00} and I had to pay that portion before they can relase the file. Email from the loan officer : " I have been going back and forth with the Appraisal company on having that report released, we will need that to be paid before they will release the file. We have paid our portion, and unfortunately since they are requesting payment prior to release, we can not put that fee into the loan as it needs to be paid now. Let me know if you have any questions, or if you would like to direct them to the card that you have used previously. '' ( they told me they are covering the charge so I paid {$240.00} ) XXXX XXXX I signed the closing disclosure again. XXXX XXXX Signing agent came to my house to sign the closing, during that time the loan officer emailed me the Loan Estimate dated XXXX/XXXX/XXXX which I never got until XXXX/XXXX/XXXX the day of closing. It was supposed to be done days before any Closing Disclosure that I signed since XXXX. ( I have all the emails me and loan officer shared since day 1 ) I asked the loan officer for his supervisor number and name he said he will call me the next day. Til this point I never got his number or his call.

I need your assistance in protecting me, and my clients from harmful conduct that conflicts with me and my clients basic expectations, created by Loan Officer XXXX XXXX XXXX XXXXXXXXXXXX NMLS : XXXX Phone : XXXX, as it relates to how my clients and I have been treated. Please help me/us to ensure that bad actors such as him and City Worth can not use deceit and fraud to drag the rest of the market down to their level? Who Am I? : I am a Realtor at a real estate Firm which represents both Buyer and Seller in a transaction in which the aforementioned loan officer provides services to the Buyers. I am the Listing Agent, representing the seller. What Did He Do Wrong : 1. On XXXX/XXXX/XXXX, XXXX XXXX, willfully and intentionally deceived me and my sellers regarding a {$150.00} VA Appraiser Re-Inspection Fee, a Buyer 's Expense, by stating that the Buyer 's loan would not be underwritten/approved to close on time, XXXX/XXXX/XXXX, per the Sales Contract, if the seller does not pay the re-inspection fee. The Sellers regretfully paid the {$150.00} fee, after I gave my sellers XXXX 's number, and XXXX spoke to them. XXXX disclosed to them at this time that the loan was moving along per the Sales Contract, and that we would close the loan on time. 2. On XXXX/XXXX/XXXX, I receive a phone call from XXXX XXXX requesting that my Sellers sign an Addendum to Sales Contract requesting that his company 's underwriting department provide conditional loan approval by XXXX/XXXX/XXXX. This is when I and my seller both new that we had been deceived by this bad actor.The seller refused to sign this Addendum stating a lack of trust and confidence in XXXX and his company 's ability to close this loan due to XXXX 's previous unethical and fraudulent communications. 3. On XXXX/XXXX/XXXX, I and receive an email from XXXX XXXX, via the Realtor representing the Buyers, showing full proof that the loan had been through XXXX XXXX XXXX underwriting department, and had been conditionally approved, which I forwarded to my sellers. 4. On XXXX/XXXX/XXXX, I received a text message from my Buyers who I introduced to XXXX XXXX after XXXX XXXX reached out to me shortly after the aforementioned Sales Contract was executed. Approximately XXXX today, I receive a text from my Buyer 's wife stating : ( XXXX XXXX is trying to get my husband another Realtor, and that her husband was told that things were going rough between XXXX and I. ) This is a form of loan fraud, general fraud, and deception to say the least... and this type of bad actor should not be allowed to go un-checked in this industry.

On XX/XX/XXXX, our home was ratified/contracted for sale with expected closure date on XX/XX/XXXX. Prior to showing our home, the buyer, their agent and the lending firm, CityWorth Mortgage LLC provided a letter to our agent that the buyer ( s ) were qualified to purchase our home. While negotiations were made to put our home under contract, we accepted the offer.

Between our agent and the buyers agent, several attempts by our agent were made to ensure the buyers loan had been fully approved. As the seller, we were told by our agent that the buyer 's agent stated many times that there were no need for worries as the buyers were fully qualified and will have no problems obtaining the loan.

On XX/XX/XXXX, we were notified by our agent that the sellers did not qualify for this loan through CityWorth Mortgage LLC and upon further investigation with discussions from our agent, the individual handling the buyer 's paperwork had been let go. During the time between XX/XX/XXXXandXX/XX/XXXX we ( the sellers ) have had gone through the appropriate requirements, such as the Home inspection and took care of the items the seller requested to have fixed, such as Radon, Termite Inspection and some minor repair to our roof. In preparation for settlement, we have gone through and have moved all goods from our home with the exception of the items the buyers conveyed.

The buyers and their agent were well aware of our intent to retire when discussing the sale of our home which required to schedule and make arrangements to ship our goods to our new location which is outside the U.S. Per our agents discussion, the buyer and lender were to provide proof of loan qualification on or about XX/XX/XXXX

The fact that we had not received any formalized proof prior to XX/XX/XXXX and were told that the buyers are fully qualified from their agent to find that they did not qualify due to credit issues points to fraudulent and negligence as well as deceit on behalf of the Buyer, their Agent and the lender CityWorth Mortgage.

We received notification from our Agent on XX/XX/XXXXwith documentation that shows the buyers clearly were not qualified for the loan.

We are now living in an empty home and have our goods being shipped to our new location, costing us thousands of dollars, adding stress to our lives and potential for our own financial issues due to the buyers and lenders negligence.

We are filing this complaint to address this issue and make awareness to sellers who fall victims to lenders and real estate agents that assure buyers meet qualifications.

Dear To Whom It May Concern, I am sending this letter to inform you that I have been in a hotel with my family of XXXX for two month. ( Because my lease was up )! and on XXXX XXXX I was set up for closing with a closing attorney in XXXX, Ga which I to send them my 3.5 percent on XX/XX/XXXX. But on closing date the attorney office never received the final paperwork. So my load offcer stated that we was still in underwriting. 2 weeks pass then on XXXX XXXX i received a letter from XXXX XXXX services stating that my loan was approve and i also received my three day disclosure and I was supposed be closing in XXXX XXXX. One XXXX XXXX. I received a call from my loan officer stated that a XXXX in underwriting won't let us closing because of a collection back in XXXX which I paid to comply with underwriting. Then on XX/XX/XXXX XXXX in underwriting cleared that debt issue now underwrite is hold on closing because tax issue which we took care of the tax issue. Them a weeks went by on XX/XX/XXXX, I received a call from my loan officer stated that now there is. Issue with my down payment to prevent us from closing. XXXX stated the cash of {$4700.00} cant be a source of down pay with out a paper trail. Which I wrote a letter of explanation on where and when and why with documents for a paper trail for {$4700.00}. So now my family are just living in this hotel until we get and answer from XXXX the senior underwrite who handle my file ... This problem specifically concerns the below premises : Purchase Home XXXX XXXX XXXX XXXX, Georgia XXXX Please do whatever is necessary to address this problem as soon as possible. I received a letter response to my complaint. And the stated that my loan officer XXXX XXXX @ city worth fail to Comply XXXX conditions of the loan and he never rely to few email. They also stated that XXXX XXXX the loan officer stated that I was interested in the load any more. Which i never stated th as at all. I also ask to sign a termination agreement to give my earnest money to the seller.. which I didnt sign. So the seller sold the house.. and I'm homeless

I was working with City worth to refinance my house just started in XXXX and and they said that my credit score was too low and to work on it and they would figure out how to get my refinance to go through they called me every single day saying they were closer and closer yet I did not know they were pulling my credit numerous times and sadly they said I was approved and all in all it was a huge scheme and now they want me to pay the money and refuse to take the inquiries off my account because they want to continue to try to get me the loan even though I have not given them consent to keep pulling my credit and they pulled it to the point that I can not refinance with anybody and they have taken the last 2 years of my life of trying to get my credit up and destroyed it the man working on my case of the refinance told me that his boss what's the one that told him to keep pulling my credit and the man wants to send in a paper State and that yes he was told to pull my credit but the boss will not allow it and he told me the best thing is to dispute the charges and that's pretty sad that it's coming from somebody that's inside the company I've already reported them to the XXXX XXXX and now I am just trying to get these inquiries taken off my account because like I said they scammed me to the point where they took everything away from me and now I will have to wait another 2 years before I can try to refinance because I have to bring my credit score back up if you do not take the inquiries. off. This company has literally destroyed my life and were calling me and asking me for so much information that when I got the SBA loan from the IRS I didn't have to go through this much and it got to the point where they called me right when my XXXX XXXX and were forcing me to find paperwork and I told him I didn't want to continue on with us numerous and numerous and numerous times and then to have a phone call just last week from them State and that they were going to close out the loan because the credit score was too low and that's when I realized that they were pulling my credit almost every 30 days.

I was approved for a loan from CityWorth Mortgage on XXXX/XXXX/XXXX. My agent sent the loan officer XXXX XXXX the contract on XXXX/XXXX/XXXX. It took him weeks to get started with the loan process. On XXXX/XXXX/XXXX my realtor reached out to him again to see if he started working on the file, but he would not respond to her. On XXXX/XXXX/XXXX he started working on the file. XXXX/XXXX/XXXX he advised the appraisal came back with repairs. On XXXX my agent emailed him to advise repairs were made and for him to order re inspection. he advised it was reorder XXXX. On XXXX/XXXX/XXXX my agent spoke to the appraiser who advised he never received a request to go back to the property. On XXXX/XXXX/XXXX my insurance info was emailed to him. On XXXX XXXX, he had all documents he requested. On XXXX/XXXX/XXXX I sent him documentation I was now receiving XXXX, resent XXXX XXXX, and bank statement .XXXX would not respond to use for over a week. We have emails showing from abt XXXX to XXXX XXXX would not provide updates. On XXXX my agent as for his supervisor, no reply from XXXX. On XXXX XXXX states he needs a clear copy of funds ( which was a gift to close ) leaving my sons acct. That was provided multiple times. XXXX said XXXX the file was in underwriting. On XXXX the processor sent an email asking for pay stubs, bank statements, tax transcript, and insurance information all over again. On XXXX my agent again ask for number for the corporate office so we can file a complaint no reply from him or his supervisor with the information. They did not process this in a timely manner. They did not communicate and update correctly. Finally they denied my loan but i am still employed and I have XXXX income. I applied for FHA loan with CityWorth Mortgage about 3 months ago, and during the loan process I was very clear with them about my financial situation and how much monthly payments I can afford. They initially sent documents that shows monthly payments that are too high for me ( around {$1800.00} ) & I told them i will not be able to complete this loan process given that mortgage payments. They seem to help and send me the final closing disclosure that shows an amount within my financial limits ( attached document ). Therefore I decided to finalize the deal and we did the closing on XX/XX/XXXX. They transferred my loan right after that to XXXX bank, and I made the first two mortgage payments to XXXX bank as agreed on time. Few days ago, the XXXX bank sent me a letter indicating the original loan company made a mistake with taxes and I have Escrow shortage of {$2200.00} that i need to pay in cash, in addition, my mortgage monthly payment will go up to {$1700.00} assuming I paid the Escrow shortage before XX/XX/XXXX. I tried to resolve this with CirtyWorth and XXXX bank directly without luck. It turns out there are two issues that contributed to the Escrow shortage ; homeowner insurance was not finalized and the estimated taxes. I strongly suspect that CityWorth commit fraud by making the mortgage payments within my financial limits so that i finalize the loan process. Based on email communication between Cityworth and XXXX bank ( attached ), CityWorth did not account for all taxes when calculating the monthly payments ( even though all those taxes were stated clearly including their 2017 amount ) - The XXXX agent even pointed out in that communication that he is not sure why i was advised of such lower payments. I can not certainly afford the escrow shortage or the new monthly payments. This situation add tremendous amount of stress to my small family including my XXXX wife.

I contacted City Worth Mortgage Company for pre- Approval for an F.H.A. Loan. On XXXX XXXX,2017, after consulting and applying with XXXX XXXX, I received my pre approval letter. I then proceeded to make an offer on a house that was accepted. I made a formal mortgage application and the appraisal was ordered. I was in constant contact with XXXX XXXX, and provided him in a timely manner all of the documentation that he requested. This included 4 current pay stubs, transaction records from the bank, showing the current balance and activity. I also provided 3 current bills that were paid within 12 months. He was provided with information on my current employer and information about my employment for the last few years. The appraisal was completed, the work that needed to be done to satisfy the requirements was done and the appraiser returned and signed off that everything was complete. My loan application was in underwriting and I complied with all that was requested from me. We proceeded toward closing and my buyers CD was sent out on Tuesday XX/XX/XXXX. It was signed by me and returned for an XX/XX/XXXX closing date. I was told that my loan paperwork was stuck in processing, and then later was denied my loan on Monday XX/XX/XXXX because they said they were unable to verify income, even though I had provided income statements during the entire process. My realtor and I were made to believe that the closing was still on schedule and everything that was requested was fulfilled. We did not receive any notifications that there was any issues with my job or income until the denial. As of Wednesday XXXX XXXX 2017, my realtor has made many attempts to contact this company but there has been no response to resolve this issue.

We got Pre approved for a home loan in XXXX 2016. The first time my husband and step applied and was approved for a XXXX loan. We found a home within two weeks and started the process. Within the three months from XXXX to XXXX 2016 we had the most horrible experience with Cityworth mortgage. We could hardly get ahold of our lender, they caused issues with step father which made us restart the process using my name my mother and husband. After turning in all paper work that was requested our closing cost kept going up, the closing date kept getting pushed back, and we tried to reach someone over our lender but kept getting told he is the supervisor. Even our realtor had a terrible time with him. We have multiple emails with no response multiple calls with no answers or return calls. And a couple of days before closing our lender calls and backs out of the loan. We were in the process of selling our current home and had everything packed up ready to move with electric and gas ready to be turned on and home owners insurance which all had to be canceled. Every problem we encountered our lender should have been aware before hand and he never told us unless we continuously called him to finally get an answer. The company is anything but professional. They do not answer questions and make you think things are okay when you finally talk to them to find out that things are not okay two days before closing. We got behind on bills and everything from what cityworth put us through no one should have to work with a mortgage company that is so incompetent.

The XXXX got a contract on their house XXXX XXXX, 2016. In the contract it indicated closing would be XXXX XXXX, 2016. No one heard any different until the day before, XXXX XXXX, 2016, when their buyers were told there would not be a closing on that date. As a result all XXXX families involved including children have had to make other living arrangements, have incurred additional cost of hotels, meals, time away from their families and bills from the move that ca n't be payed until these houses are closed on. When contacting XXXX Mortgage XXXX XXXX XXXX and his supervisor XXXX XXXX XXXX the only explanation is they have been busy. When dealing with families lives in such a big way they have no regard for all the inconvenience they have caused due to their lack of imcompetence, in handling multiple loan applications. The fact that they did not communicate the delay in the first closing date until the day before is unacceptable. We have all suffered financially and continue to do so because of their imcompetence. I was in the process of buying a home in XXXX, Fla. under my VA eligibility loan and the lender had already approved my for {$300.00} and was asking my for all type of different Documents, IDs, old mortgage and bank statements which we faxed or sent to them. My realtor XXXX XXXX in Fla. said to us that he had never seen a mortgage Co. ask for so much different stuff for a mortgage loan. After all of this went down, and knowing that my VA loan is no money down {$0.00} they had us to wire them {$1.00} plus them made us pay for the termite inspection {$450.00} and the property inspection {$150.00}. After that they wanted clear pictures of My wife and I IDs which I had sent them before via fax now I did them on my phone. I was two days before closing, they told us that we they were not going to give us the loan. We believe that the seller saw that we were XXXX and the home we were buying was in a gated neiborhood. They then sent us a form of release of our funds to sign and we sent that back to them. After a few days went by on the weekend, that Monday morning they sent me a email stating that they would not give us our money back because my wife before we were married, her home was in a reverse mortgage and I had sent those papers to them long before we wired them the money. I am a XXXX, currently representing people in the sale of their home. The buyers for their home are obtaining their financing through Cityworth Mortgage. The mortgage company has had the mortgage application and all pertinent documents since XXXX XXXX, 2017. We were supposed to close the transaction on XXXX XXXX, 2017. We still have not closed. The week of XXXX XXXX we received notification that the mortgage company could not close XXXX XXXX. At this point the sellers were literally driving their entire life 's possessions to Florida. They were scheduled to purchase their home also on XXXX XXXX. So, they are now homeless, thinking they were going to retire in Florida. They are paying to store their possessions. The buyers for their home are about to be evicted from their lease because they have over extended. Myself and the agent representing the buyers have communicated with the loan officer and processor. I personally have spoken with the owner of the company, his son, and a team leader/supervisor. They are inept at best, their customer service is atrocious. At least three families are suffering, yes truly suffering because of the inexcusable business practices of this company. The suffering parties should be compensated for their inconveniences and unnecessary additional costs incurred due to the mortgage company 's ineptness.

Do Not use this company as one person said RUN RUN fast from this company and I believe that a troop of monkeys could do a better job. They don't close on time they lie and tell you that you can close in 15 days and now it has been almost 3 months and I am no closer to closing than I was 3 months ago .they are responsible for malfencence, complete in-competency and don't believe a word anyone there tells you. because trust me it will be a lie. I first applied with CityWorth Mortgagae and was denied at a sale price of XXXX. Months later the brother of the company owner, lead Mortgagae assistant, XXXX XXXX called me and informed me that I was actually preapproved for a loan up to 189,000. This company had interest to do this process and later chokes on three separate closing dates. I go to learn from the owner of a possible scam maybe forming after I give up close to {$1300.00}, and driving to another state where CityWorth Mortgagae are located in Virginia to pay for home appraisal where the owner denies CityWorth of rising the price on the loan for an extra {$1000.00} around closing where closing attorney where expectations of the owner, his choice of real estate and myself. Once time to close the company thence ignores us all and I nevertheless got no refund nor return on any monetary I have which today continue to place me in the homeless veteran category for months up to today because of the scam done to me. My buyer was dealing with City Worth to process a VA loan. We had a 45-day contract and it was not until the end of the contract we found out the lender had not finished the process. They had not been waiting on anything from the borrower. The lender contacted us repeatedly begging for me to sign an extension stating it was there fault. It took 21 days to finally close. However, I was not made whole and they took an additional 3 days to fund the purchase! What I mean about not being made whole is I had to pay an additional 21 days of mortgage interest because they could not process the loan due to their repeated mistakes. When I asked XXXX XXXX of City Worth XXXX about this, he said it would be worked out but attempted to go back to the buyer and redo the loan putting that amount on the loan. Other words making the buyer pay for their mistakes. I did not let that happen as it would have been an additional 30 days he said. I believe the lender is in violation of Regulation B and is responsible for covering all our closing costs, extra interest due to the late closing and any related fines, penalties and hardship to us.

WE were contacted by CityWorth Mortgage and had an approval letter for a FHA loan in the amount of {$140000.00} to buy a house. We worked with a realtor and found a home on XXXX XXXX, 2017, and had signed a contract to buy the house and gave the title company $ XXXXto start proceedings and buy said house.My husband and I attempted to contact XXXX XXXX XXXX the broker with CityWorth Mortgage. The realtor we were working with also attempted to Call XXXX XXXX and could n't get a hold of him. We were on a time restraint and since XXXX XXXX was not responding to any emails or phone calls we went with a broker the realtor has worked with before. The broker told us we did not qualify for a loan at this time and did n't know how CityWorth Mortgage could say we did. We had already given the title company {$1000.00} and no way to buy the house and had to cancel the contract. I have filed a complaint with Consumer Affairs and the company 's response was a fabrication of what they did to try and resolve this. In addition, the company did n't even contact us when we were trying to contact them until after the complaint was filed.

I reached out to a mortgage company to help purchase a home. I was preapproved and told we were good. During the process they convinced me and helped me sell my home. Once my home was sold and closing was close I was told they were having trouble getting me approved. I explained I no longer have a home because they sold mine. They explained to just wait and they would get me my new home. During that week while I worried about where to live my loan officer ignored my calls and messages. once I called from my daughters phone he suddenly answered. I paid appraisal fee and inspection fee and XXXX towards new home. The day of closing I still had no news and had to start looking for somewhere to rent. I constantly reached out with my fears and concerns but was told to just wait. I ended up having to sign a lease and move to an apartment and called to stop the loan process. I was told that my XXXX would be refunded to me. Now I am told the seller in entitled. Mine and my sons health was affected by the stress of this ordeal and the fear of being homeless. I did most of the leg work for the process.

I started he house buying process with this company and it was an absolute stress filled nightmare. the broker did n't explain things very clearly at all and neglected information at times. say one thing one week, then say something completely different the next. the broker, and loan processor were XXXX near impossible to reach when needed. also a lot of other people I asked about the way this company was doing things all told me that they were shady and not to be trusted or sounded like they were doing some unethical practices. in the end the deal fell thru because of how bad they were dragging their feet and stringing me along. I was also supposed to get me earnest deposit money back, but the kept that and told me they had to get paid somehow. the deal also fell thru and we lost a very nice home. im reporting them to anyone i can because they are a shady company that will steal your money. the company is CityWorth mortgage.

I 've been working with the bank on a mortgage loan. We were supposed to close on X/XX/2017 and they were unable to as they waited until the last minute to get things to the underwriter. We finally get everything else in, and the bank goes silent for days. I tried reaching the banker who was assisting me with no luck. I was trying to get a loan with Cityworth Mortgage in order to purchase a house. The process was about 3 months. Over those 3 months, I had to provide the same information various times and in the middle of the process, the loan officer left and we received a new one which caused even more work for me. They postponed the first closing date and then on the second date, they called two hours before the closing to let us know that the closing wont happen. they should not do that, and this company should be offering loans to people.
