XX/XX/2021 Dear CFPB : On XX/XX/2021, I purchased the home located at XXXX XXXX XXXX. Unfortunately, the home was purchased under duress. I used Midwest Equity Mortgage as a lender, trusting that Midwest Equity Mortgage would prepare all documents to close. Unfortunately, due to poor handling of documents, calculations, and communications, my family and I suffered monetary damages. My family and I would have been homeless if I did not agree to Midwest Equity Mortgage new unforeseen terms. My wife and I leased our home, because of the pre-approval letter we received. My wife and I were then contacted by Midwest Equity Mortgage with an increase of an additional 5 % earnest money. In the event my wife and I not concurred with the 5 % increase, my family and I would have been homeless. For the reasons stated above and a 12th hour change, please find attached to this letter - The official preapproval letter from Midwest Equity Mortgage, the congratulatory letter, a video portal with conditional approval, and letter of explanation. After the LOX ( Letter of Explanation ) was provided, Midwest Equity Mortgage required an additional VOE ( Verification of Employment ) for my wife, XXXX XXXX employment. Although, the VOE confirmed XXXX salary increased, it was required that XXXX and I pay an additional 5 % in down payment, that equaled to 10 %. It was required to pay down two ( 2 ) vehicle loans to less than 10 months for fulfillment, that totaled {$9700.00}, and finally we were required to pay off all credit card debt totaling {$4000.00}. I contacted the loan originator, XXXX XXXX. I questioned why the increase in down payment and requirements to pay multiple items, when the only information that changed throughout the course of the deal was an increase in XXXX salary. XXXX XXXX did not know why we had the increase for down payment, and the request to pay off all credit cards. At this point, it was very necessary to continue with the real estate purchase, or as stated above, have nowhere to live. Because of my concerns, and the extraordinary time restrains, I was under pressure from the seller to close the deal. I emailed XXXX XXXX SVP - Chief Compliance Officer of Midwest Equity Mortgage, to inform him to look at my file because I felt it was mishandled. After being contacted by XXXX XXXX, the XXXX XXXX for the company, I was informed a thorough review would be done. To my surprise, I was advised that there was nothing that could be done to get the loan requirements back to the original 5 % down approval. I asked why, would you approve the verification of income at {$24.00} an hour, but not honor the verification increase at {$29.00} an hour? As a result of the unexpected additional 5 % down and closing costs, we were unable to get the necessities for our new home. The refrigerator in the home was also taken by the seller and we couldnt afford to buy one. The cost of moving increased, because of delays Midwest Equity Mortgage imposed on us for additional information. I had to pay even more to move out before the arrival of the new tenant. My XXXX, scheduled XXXX for XXXX reasons that were postponed to rebuild our savings for insurance deductibles. The car I was forced to paid down is in extreme disrepair costing {$5000.00} to fix. I am requesting an investigation into Midwest Equity Mortgage practices. I ask for a detailed review of my loan file to determine the reasons for the inconsistent messages, for the additional 5 % increase, and the credit card pay offs. Did Midwest Equity Mortgage calculate the income correctly? Why did Midwest Equity Mortgage require I show proof of my tenants deposit? Were there any other options available to us that could have reduced the DTI ( Debt to Income ), other than paying off several cards and an additional automobile? Why did we have to use all our money to paydown both of our cars when we were initially informed only one car would have to be paid down? In the event, Midwest Equity Mortgage was negligent or unethical in the underwriting decision and/or discriminatory practices are discovered, I would like for my loan papers to be re-written and back to the original 5 % down. I would like for Midwest Equity Mortgage to update their policies and procedures to prevent further similar issues borrowers may have. I also want the company to be trained in customer service, making sure they give full options to their borrowers. Finally, I would like to be compensated for the severe financial and emotional distress this process has put my entire family through. The closing date for my home was stipulated in my contract from XX/XX/2022 as Thursday, XX/XX/2022. I was moving from about XXXX miles away and the evening of XX/XX/XXXX asked my lender if we could move the closing date up to XX/XX/2022 since Im a XXXX XXXX and that was a federal holiday. My loan officer responded that we were all set for the XXXX, which turned out to be untrue. The Lender called me late in the evening on XX/XX/2022 to describe to me that his team had me pay out of pocket ( {$260.00} ) for something that they in fact didnt need for the loan. That in fact, XXXX Bank wants a second questionnaire, as he said, and that theyve never asked for that before. I wasnt buying it and knew then that he and his team had dropped the ball and didnt submit the correct paperwork the government wanted for my loan. He told me he was going to get with the loan processor and the HOA the next morning to get things out. They got the questionnaire back Friday, XX/XX/2022 after ignoring my communications for nearly two days. Between him and my realtor during this period, I have gotten misleading information that feels like its all carefully chosen to be vague and manipulate me into not ending my contract, which his team breached due to their incompetent negligence. If someone makes a mistake, there our consequences that must be paid for such an error. Tomorrow will be a full 7 days since closing was scheduled to have happened. We still havent closed in the home. When I inquire about how long things take or generally take, I receive vague non-answers and the lender reiterates how theyre working hard. The lender caused this delay. The lender should pay for this delay. Had I not been told that we were alls eat for our XX/XX/2022 closing, I would have discussed with my employer to start work with them during the week of XX/XX/XXXX. That was an option, but didnt happen because the lender dropped the ball. They are the ones who gave me the okay that things were on track for the XX/XX/2022 closing and only told me that things indeed were not okay hours before I was due to close, and days after booking lodging. It is my firm belief that the lender should compensate me my full expenses for their error and incompetenceespecially since we are not out of the danger zone for missing the funding deadline. I reached out to my loan officer asking them to compensate me for the financial loss they caused and received no reply to this request. Furthermore, the Loan Officer 's Branch Managerwho is an older sibling of the loan officercalled me on Monday, XX/XX/2022. During this 5+ minute long conversation, he stated that they didnt tell me to stay in a hotel for those days, so they were not paying any hotel expense fees or any expenses for me even though they caused the mistake which triggered me to find alternative lodging than my own home that I was trying to close on. Moreover, its worth nothing that any reasonable person who, in the totality of the circumstances moved XXXX miles ( XXXX XXXX XXXX, or XXXX XXXX XXXX ) away from their previous home for a new one in a new region of the country and in a new state would seek to find lodgingregardless of if the lender told him or her to do so. It is important to note that I came here with my dog, and its illegal in the state of Florida to sleep in ones car for more than 3 hours. What were my other options? The lenders sibling admitted during our conversation that there was a mistake and stated, how did we not know about this paperwork that the government needed, to which I fully agreed. He didnt answer how they didnt know about it and I believe they should have as theyre not a newly established business and they have senior loan officers on staff. Additionally, I was sent a document to sign during the week of XX/XX/XXXX that had a {$15000.00} figure listed on it. My loan is for {$10000.00}. I asked the loan processor about it and was told it was the wrong document. Had I signed that document I can't imagine what would have happened. Currently, I have wasted {$2600.00} of my savings that I was going to use for closing and to survive during the first few weeks in my new home. This includes food, lodging including pet fees, the payment for the paperwork they wrongly said they needed, and 2 months rent for a storage unit. This doesnt include the movers fee to move me into storage, or their food, gas, and lodging, which the lenderCelebrity Home Loans should pay. They split the movers and I up and made us pay separately for a trip we could have only had one set of expenses for. At present, I may not have money to close the home and certainly not to live on.

Hello, I am a XXXX XXXX XXXXXXXX Veteran My name is XXXX XXXX XXXX and I are XXXX XXXX XXXX Veterans whose family started this home purchase in XX/XX/2021 and are scheduled to close in XXXX because of the home we placed under contract. Our XXXX XXXX XXXX was so angry with me, and we solely completed our home purchase through my wife. I have proof of XXXX XXXX 's emails communicating this to my wife because of my questions regarding the purchase. XXXX XXXX and XXXX XXXX became business partners during our purchase which should be unfair business practice, I'm not sure if it is. More so, XXXX XXXX locked in a 5.47 % and bought down to 3.25 % for {$55000.00} at a time when interest rates were 1.75 % to 2.75 % from XXXX through XX/XX/2021. Additionally, we were forced to borrow {$50000.00} from friends to complete the purchase with a total of {$100000.00}. I need someone to analyze these contracts and correct this intentional act of non-compliance. We were never given any documentation regarding a HIGH RATE INTEREST RATE VA LOAN also, there is no documentation in the closing Doc. Not only that! XXXX XXXX lied to the point we were kicked out of our rent-back agreement with less than a one-week notice because he told the people he did believe we were going to get our mortgage the people we purchased our home from were communicated the same thing. We could really categorize this as a SUBPRIME LOAN sold to an XXXX American Family in a subdivision that is about 1 % XXXX American. Attached is the closing summary, and if anything else is necessary, please contact me. Additionally, We have requested a Loan Modification and are waiting on correspondence. We have been referring to the third parties we are waiting on are XXXX, XXXX XXXX, and XXXX. Those are credit bureaus. I am not a broker ; we are a bank. We now have to try and fix your credit score because less money down increases your risk tolerance and has an impact on your loan being approved or not. Like I have mentioned a few times before, just because a XXXX XXXX dollar VA loan no money down exist, does not mean that anybody and everyone qualifies for that. We still have to qualify for that amount. When we are borrowing money, and a lot of it, there are federal regulations that need to be followed. By everyone. My team and I are going above and beyond to try and fix this for you but now we are waiting on third parties, that do not work for us and we have to wait on their turn times. This is why we had to go and get proof of these other accounts you have paid off. A lot of times it may take them over a month to update. That is why we are doing a rapid re score. Your loan was approved and I discussed with you a few different times now from the beginning, due to what your credit score was when we pre-approved you and also when the underwriter ( The judge ) approved your loan, it was with the $ XXXX down and I told you what debts and what debts only to pay. When you change that recipe and spend money and pay off additional items, ( especially collections ) it can be devastating to your XXXX score and cause other issues. Now we have had to change the recipe to move your loan forward, that is why you had to go and pay off the other VA loan and we are trying to get things deleted off your credit report. You originally did not have to do that because we had the recipe figured out. When you change things on how you are approved we have to go back and change things to make it work. I am a great cook but I am even better at loans. We are all on your side but surrendering to the process and doing what we tell you will help alleviate a lot of stress. Remember at the end of the day we are borrowing money and a lot of it and we all have federal regulations we have to abide by. I was looking to purchase a home and on XX/XX/2021 I contacted XXXX XXXX a Morgage Agent working for Celebrity Homes XXXX under the supervision of XXXX XXXX. everything started well after running my credit XXXX reach out to me and told me that I was pre approve for a loan of up to {$330000.00}. I started the viewing of the houses and finally put an offer on a house. the offer was accepted on our offer and started the paperwork on XX/XX/XXXX, XXXX as days were going by and time after inspections and the signing of all the paperwork I was told that something came back on my cavers credit report and that they did not know what it was and had me for days trying to figure out. by then the due diligence expire and the seller wanted to cancel the sell. I was advice that we just needed a couple of days to close and ask to have the seller extend the closing on the sell. they accepted only if we were to add another {$2000.00} on top of the original {$3000.00} down payment deposit that was put on XXXX to start the loan process. XXXX, XXXX and the XXXX team employees of Celebrity Home XXXX advice me that there was no problem and my loan was almost done and I could go ahead and wire the other {$2000.00}. again the extended time came and the sell was cancel on XX/XX/2021. I lost over {$5000.00}, and my time I ended having to go to my doctor with a stress rash that I still have markings on my back. because of Celebrity Home employees negligence. back in XX/XX/2021 I email XXXX XXXX, XXXX XXXX and XXXX XXXX employess of Celebrity Homes XXXX and demand a refund for the money lost. I did not hear anything until XXXX call me on XX/XX/2021 and admitting of the wrong doing and that he was going to do the right thing and refund me the money lost but that it was going to take time and they needed to figure out how they could do it. he told me the fastest way was for then to become by lender and if I was still interested on purchasing a home that they would give me a Lender credit of {$6000.00}. I requested for him to send it to me in writing and on XX/XX/XXXX I received and email where he promise to credit me back for the money lost when the result of the cancelation of the escrow. and he ask me to give him until XXXX for my credit to go up and so that we wouldn't have any problems approving me for a loan. On XX/XX/XXXX XXXX texted me that he had quit his job with Celebrity Homes and that I could continue waiting and see if Celebrity homes was going to credit me but that he doubt that they would even call me. he also ask for me to wait for him practically another month and that he would try to help me. I have reach out send another email now to 3 different people including the owner of Celebrity Homes XXXX on XX/XX/XXXX and XXXX demanding and answer as to what is going to happen and that I need my money to be refunded. I have not heard from them. I need help or legal advise to see if I could get my money back. the money lost is worth over 2 months of my salary.

We purchased a loan with Celebrity Home Loans ( phone XXXX ) on XX/XX/2021 for the loan amount of {$350000.00}. We made a {$80000.00} principal payment on XX/XX/2021 leaving the balance of {$270000.00} after also making a normal monthly payment of {$1700.00} on XX/XX/2021. On XX/XX/2021 our loan was sold from Celebrity Home Loans to XXXX XXXX Mortgage XXXX phone XXXX ) at a principal balance of {$350000.00}. I contacted XXXX about our principal balance being wrong and they said contact Celebrity Home Loans. I did this and they said it can take 60 days to transfer everything. Our loan was then sold again to XXXX XXXX XXXX XXXX phone XXXX ) for {$340000.00} and now has a current principal balance of {$340000.00} after receiving a payment XX/XX/2021 for {$1700.00}. I contacted XXXX about our principal balance being wrong and they said contact XXXX XXXX XXXX. I did this XXXX they said contact Celebrity Home Loans. I contacted Celebrity XXXX XXXX today XX/XX/2021 now over 60 days from being sold to XXXX XXXX XXXX XXXX they show the principal balance as {$0.00} and have no ability to show me the details of the loan sold to XXXX XXXX XXXX and Celebrity says it should be ok. In this time our principal has been transferred wrong and we are paying an improperly amortized payment due to the interest we saved with our large principal payment and also are losing on paying PMI which would have been able to be removed after we reached 20 % equity. Help please. Do we need to get an attorney. Im able to make another large payment and dont want to have this messed up again.

We refinanced our home with Celebrity home loans on XX/XX/XXXX. The funding manager came to our home to notarize the refinance documents. She was unable to bring copies and said she would email us the following day of all the papers we signed. On XX/XX/XXXX we still had not received copies of the above documents and I reached out via email to the funding manager. I received a response and was told the loan officer would get us a copy of our closing documents. On XXXX I emailed our loan officer following up and letting them know we received the refund from our previous loan servicer for our remaining escrow and they could cash our closing check. XX/XX/XXXX I sent another email and called the previous day leaving a voicemail with no response. I received an email later that day from the loan officer stating the titling processes that and she would cc them onto the email. XXXX I sent another email to the loan officer as I still did not hear back from the titling department. XXXX I was notified be email that loan officer was no longer with the company and a new agent would be taking over. She stated she would look into the issue. XX/XX/XXXX I still had no resolution regarding the copies of the closing documents. I received a response later that day, " I will light a fire today!!! '' XX/XX/XXXX and still no response so I sent an email stating I was going to file a complaint if the documents were not received by XX/XX/XXXX. I still never received a response to that email as of today nor has our closing check been cashed.

I chose XXXX XXXX XXXX : XXXX, a loan officer working for Celebrity Home Loans https : //www.celebrityhomeloans.com/, to process my mortgage application for a conventional 30 year fixed rate loan. He issued me a Preapproval letter stating a rate of 2.49 %. As the loan approval process began, he told me he locked the rate at 2.50 %. Then a few days later he said he actually failed to lock it and the rates have gone up by then, and my lock is at 2.625 %. Then again, a few days later he said the lock did not in fact happen, and I have a lock at 2.75 %. And he lied because a few days later I received a final message stating my lock is at 2.875 %. Only then I received a paper stating the lock rate, and this is is what went in my final loan approval letter and Closing Documents. XXXX XXXX has repeatedly lied about locking my interest rate, and I ended up getting a much worse rate than initially specified. All of our conversations about getting a locked rate at 2.50, XXXX, XXXX are documented. We received no rebates or other incentives. I posted reviews on XXXX for XXXX XXXX and XXXX XXXX XXXX XXXX a subsidiary company of Celebrity Home Loans through which the loan was processed ). XXXX reached out to me asking me to delete these reviews in exchange for a cash refund of {$620.00}. I don't want to delete my reviews because they are accurate and fair, and they might help other consumers.

I have NO interest to apply for a mortgage loan. I have NEVER authorized a hard inquiry for applying for a mortgage loan through Midwest Equity, or Celebrity Home Loans as of the name of the parent company. I checked my credit report for XX/XX/2022, and found a hard inquiry that is not authorized by me. I initially filed a complaint to the XXXX XXXX XXXX XXXX because their name showed on my credit report. They responded to me that the unauthorized hard inquiry is from Midwest Equity ( under Celebrity Home Loans ). I tried to reach out to Midwest Equity by email : XXXX but there is no response. I also tried to submit a complaint to Midwest Equity and they say I should contact Celebrity Home Loans. Again. This is NOT an authorized hard inquiry and I have ZERO interest to apply for a mortgage loan. please remove my hard inquiry AND my personal information from your system. Please don't push the ball to the Midwest Equity and please resolve my issue here. I already put a fraud alert through XXXX. Thank you.

Hello, In XXXX of XXXX my husband and I purchased our home for $ XXXX and selected XXXX XXXX of XXXX XXXX XXXX/ Celebrity Home Loans as our lender. We agreed to a XXXX loan and planned to put 10 % down, have 80 % in a mortgage and 10 % in a HELOC. However we went to close on the home we were put into a XXXX. We are now in a position of imminent default because so much of our home loan is in an adjustable rate HELOC. We attempted to refinance in XXXX and XXXX of XXXX but the home value came in 20 % lower than the purchase price and we were unsuccessful. I feel strongly that we are victims of a predatory loan, that unfair practices were used to put us in a home loan with 40 % in an adjustable rate HELOC.

Please note that the category of complaint that I selected is not ideal, but no other option is better. I have not received my year end tax statements such as 1098 and 1099-INT from my original mortgage lender, Celebrity Home Loans. As a result, I am unable to complete my XXXX tax returns. My mortgage loan agent said that the lender has suddenly gone out of business and that no one is available to provide me with the tax statements. My loan was sold to another mortgage lender, XXXX XXXXXXXX XXXX in late XXXX, but XXXX XXXXXXXX XXXX did not start servicing my loan until XXXX, so they said that they can not provide me with any tax statements for XXXX. Can you please help me with this?

Starting in XX/XX/2022 I needed financial help so I turned to APEX. I was told to only pay {$500.00} although my mortgage was XXXX XXXXand they would turn this into XXXX - mortgage lender.
