I attempted to do a VA refinance with this company through a broker named XXXX XXXX. I was referred through another broker who said they would be able to get me a better deal. It was a simple interest rate reduction loan with 2 deferred payments which is standard. I had clarified that the plan was to defer the payment in XXXX and XXXX. Understand that I started this process at the beginning of XXXX. So, I payed my XXXX payment and provided all the requested documentation. There were long lags in communication where I literally could not get a hold of XXXX causing delays as was my current lender who was not providing the payoff. We worked very hard to get this done in XXXX, but I felt as if I was working alone and constantly trying to follow up and make sure we were on track. Long story short I asked Mr. XXXX the last week of XXXX if he thought we could close in XXXX and he said it was a long shot. Confused, I asked if that was going to be okay with my current mortgage. He told me we wouldn't be late until XX/XX/XXXX. Should I have reminded him that I hadn't payed XXXX at this point? Maybe, but I thought he knew as that was what we'd discussed all along. It's irregardless as he had all the information that would have told him XXXX had not been paid. They got the payoff on XX/XX/XXXX and didn't contact me for 8 days. XX/XX/XXXX they asked for my wife 's email? Then on the XXXX for a mortgage statement from my current lender which was provided in 15 minutes and was another document that told them XXXX hadn't been paid. They finally sent disclosures out on Monday, the XXXX. We had the disclosures back within hours. I heard nothing yesterday and asked my wife to reach out. XXXX texts back saying we are delinquent on our XXXX payment and now the loan can't move forward. I about lost my mind. This guy is now playing dumb. It's absolutely crazy because had there not been an 8 day lag from the XXXX to the XXXX and we had closed last week as I thought we would, we wouldn't even be in this situation as my current lender didn't report me late until the XXXX. I've spoken to XXXX XXXX who is the General Manager of this company. He was initially very apologetic and seemingly wanting to help. I just now got a long email from him in which he is basically going to bat for XXXX and I can see the writing on the wall. They are getting ready to wash their hands of it and now my family and I are going to pay for XXXX XXXX incompetence and laziness. We are now fighting a late payment with the current mortgage holder that has already negatively affected my credit score. As a result we won't be able to capitalize on current fantastic rates and I am going in the hole trying to catch up on my current mortgage. We went into this to save money and are now in much worse financial shape from dealings with this company and XXXX XXXX. I am a XXXX XXXX veteran with over 20 years of service in the XXXX XXXX and these guys couldn't care less. I've never been more disgusted with a situation than I am with this one.

I applied for a new mortgage with C2 Financial Corporation. C2 brokered my loan application to XXXX XXXX XXXX XXXX. C2 continuously sent me incorrect closing disclosures and wanted me to sign them, but I refused until I saw a disclosure that was correct. The biggest issue was with the underwriting process. One of my employees forwarded me an email that she had received from XXXX XXXX XXXX to verify my employment on XX/XX/19. I was shocked that she would have receive such an email as she works in my marketing department. When I told her to delete it and not respond, she received another one the next day ( XX/XX/19 ). When I realized what it was, I asked for the correct person in payroll to complete. In the meantime, I let my broker and his processor know of the error and gave them the correct person to contact for payroll verification. They never reached out to me to ask who was the correct person to contact to verify payroll. When I forwarded the email to my broker and asked why a person in marketing would be asked to verify my payroll, he responded with " Im not sure but will look into and find out for you ''. He also copied the processor on his response. As I questioned as to how and why they got the individuals name in marketing and to change to the correct person, I received this response, " Ive had them update the information in the system. Ill see what I can find out about how they picked xxxx. Even on your website, xxxx is listed as a marketing person ''. In addition, I had him call my office and speak to the office manager to see who she would direct him to, it was the payroll department. I had assumed that the woman in marketing was removed and the correct person was added. Once my personal information and 3 years of salary information was verified, XXXX sent all that information back to the woman in marketing. This was after I had verification from C2 and the underwriter that they changed the contact. I received this communication from my broker on XX/XX/19, no response since. " FYI, I have been in communication with XXXX and I expect that we will be hearing back from them tomorrow regarding the verification of employment situation. This has now been elevated to a director status there ''. This breach of personal and financial information caused a tremendous of unnecessary stress for me and my company as now my personal and financial information was in someones hands that should not have had it.

I contacted XXXX XXXX on XX/XX/XXXX to do a refinance on my house. XXXX tells me she should be able to close in early XXXX of XXXX. On XX/XX/XXXX an appraisal was performed on my home. I sign more documents in XXXX and sent bank statements and pay check after sending initially when I submitted the application. 30 days pass I emailed the broker status On loan and she replies they can not get a hold of my HR department but they got a reply soon as I emailed for status. I told the broker my coworker that works same position as me I work with directly started his refinance process about month after me and just closed in middle of XXXX. XX/XX/XXXX signed closing disclosure and was told few days later needed more documentation and the same documentation I already sent. XX/XX/XXXX I signed another closing disclosure and once more they did not close. I tell the broker that I am dissatisfied how long its been. The broker brings up more excuses that cant calculate my income and needed my paycheck stub once again XXXX my pay stays the same for base pay ) she was going to contact my HR personally and finally get it done. I questioned how this was not figured out earlier 3 months has already passed. XX/XX/XXXX my flood insurance company finally was notified by C2 to switch information with them. XX/XX/XXXX I emailed once again for status and was told waiting for title to switch. XX/XX/XXXX I emailed for status and broker did not reply. This is my 4th home in 12 years and also my 4th refinance I do know what documentation is required.

On XX/XX/2019 An application for a Pre-approval was submitted with C2 Financial with the loan officer XXXX XXXX. We communicated with our loan officer of prior bankruptcy 's and the need to pull credit upfront to ensure the pre-approval we received was accurate. We also provided tax returns and bank statements to verify income. I requested a copy of my credit report and was emailed over another customers full credit report compromising their information. ( Not sure if they were ever told ) A pre-approval was issued to us on XX/XX/2019. We went out shopping for a house with the prequal and went under contract on XX/XX/2019. On XX/XX/2019 I got a call from XXXX ( Manager to XXXX ) letting me know that we did not qualify for the loan they had us placed in due to the time frame in which the bankruptcy was discharged,. This is easily found on the credit report. This make the amount in which we offered to but the house to be more than the loan we could get. I gave no orders to XXXX on what our plan of action would be and told him we would be looking at what could be done, like coming up with the additional fund cash. On XX/XX/2019 XXXX took it upon himself to tell the selling agent for the house we are under contract on that we were not moving forward with purchasing the house. This almost put us in breach of our contract loosing the house of our dreams. We have sence hired a new lender to complete our loan.

my mother is elderly and has been entertaining a reverse mortgage. she has been working with a broker for many months. she decided to list her home to see if selling would be a better option since rates are astronomical for a reverse mortgage. the day the home was listed, the broker reached out to my mother to tell her that rates are sky rocketing and she must sign immediately or her payout will be reduced by XXXX XXXX ( which is obviously not accurate ). since that time ( last friday ), she has consistently pushed her to close the loan by tomorrow, which because of the pressure she agreed to do. I feel strongly that she is being lied to & taken advantage of by the mortgage broker, due to her age & lack of financial savvy.

XXXX XXXX is working as mortgage broker and does not a real estate license or broker license he is submitting loans under another brokers name. He has large amounts of clients files stored unlocked in the rafters of his garage and dose not lock his office or put files in locked drawers while working on files. They are carelessly treated and he fails to safeguard personal information.

I applied for refinance my home. The Loan Estimate gave me on XX/XX/2020 is {$6500.00} for Origination Charge. However, when the loan closed on XX/XX/2020, they change to {$9300.00}. They did not tell me it changed. When I read the loan fee, I complained to Mr. XXXX XXXX. He forced me to sign or he cancelled the loan. It takes more than 1 month to do the loan.
