In XX/XX/XXXX I got a Heloc from XXXX XXXX for {$500000.00} It was a 20 year loan with 5 years interest only. I was still billed at 3.5 fixed every month after the 5 year interest only period. I paid a little extra every month. Every statement said 3.5 fixed. It is now XX/XX/XXXX and they want to bill me {$41000.00} for past due principle and interest. At no time did my monthly statements reflect a rate that was variable to XXXX XXXX Had I ever been notified in the past 3 years that my interest rate was going to increase 5 %, to 8.25. I could have shopped for a new loan at a competitive rate. The bank is now called City National Bank. My loan # XXXX Interest through XX/XX/XXXX {$18000.00} One days interest {$99.00} Late charges {$250.00} Past due principle {$20000.00} I just received a second notice demanding {$41000.00} My loan shows a principle balance of {$430000.00} In XXXX of XXXX I was notified of a retroactive increase of interest for over a year in the past. For over 7 years every statement I received shows 3.5 %. The bank is now demanding 8.25 % and {$41000.00} to cover previous principle and interest. As a consumer, had I been billed properly, I could have governed myself accordingly and shopped for a better rate. Every statement shows 3.5. I have every statement. The bank is demanding money they did not bill me for. The original note did dictate a variable interest rate, but it never was billed. Every statement up until XX/XX/XXXX said 3.5 fixed. As interest rates increased, had I been notified, I could have refinanced. This is the fault of the bank. The bank billed at 3.5 % The solution would be to maintain the loan at 3.5 and retract the demand of almost {$42000.00} I followed my statements and paid what I was billed and more every month.

I have maintained a 100 % perfect payment record of timely, on time payments for over 7 years with City National Bank ( CNB ), based in Florida. In XXXX, I learned of a very sick family member who had traveled overseas and ultimately was found to have been afflicted with the XXXX XXXX. During the time I was caring for them, on XX/XX/XXXX I closed on my home sale thereby paying off my HELOC with CNB. I recently discovered through my credit report monitoring that CNB destroyed my XXXX score and lowered it by almost 140 points by reporting a single late 30 day payment!! This payment related to when I was caring for my deathly ill relative and in the midst of my home closing transition. I called the XXXX XXXX XXXX XXXX number to politely ask them to remove the adverse credit mark due to these highly extenuating circumstances. I then was referred to another office who was responsive but ultimately spoke to the " powers that be '' and said that " since they get audited all the time, they could not make this adjustment for me, unless it was exclusively a bank error. '' Given my 7 year unblemished payment history and that I was involved in caring for a XXXX victim and was advised improperly that there was no need to make the last payment as it would be adjusted on the final settlement statement when I had called them in XXXX, it is HIGHLY UNSCRUPULOUS AND AN UNFAIR BUSINESS PRACTICE TO maintain this negative mark on my credit during these troubled times and unfortunate circumstances. I am hopeful that you can rectify this matter with CNB promptly before me taking the next steps and involving the news media as well as the District Attorneys 's office and my local Senator. Thank you in advance for your attention.

Greetings, This is a ongoing problem that's caused serious hardship. I have been with this bank since XXXX. I have all my statements. I asked for help but here 's a list of unjust treatment : 1.Allowing double billing from XXXX XXXX XXXX 2. Allowing payments to be honored even when proof was given 3. Refusing to complete complaint form- stating it is a " merchants accounts '' and they don't get involved. 4. Ghost billing- taking money out of my account twice- for example- held {$1400.00} and {$1700.00} in the pending category which CAUSED a NSF. However, why? I only have one car and showed them my original contract but that didn't matter. The only thing posted was the {$1400.00}? But the {$1700.00} is lost somewhere in banking heaven. It was held, and never returned. This transactions doesn't appear on the original bank statement. But I have proof. 5. I deposit {$400.00} cash in the ATM but it didn't posted into my account. I brought this to the bank 's attention and showed the receipt. They put it back but later took it out. I only found this out later. I want my {$400.00}. 6. The deposit are received and posted on different days, which caused NSF 7. The monthly charges are different 8. Refused to give me Disclosures forms. Ref : XXXX Sirs, Your email to me today states that the bank has responded saying they need an additional sixty days! My account was first frozen at the end of XXXX. The funds were removed on or around XX/XX/XXXX. I was notified by letter ( sent to the WRONG ADDRESS ) on XX/XX/XXXX a full six weeks after the hold was placed on almost {$6000.00}! I believe there handling of this has been bullying threatening usurping funds and now to add insult to injury they : require : an additional sixty days, when those funds include my {$2100.00} monthly Social Security AND my {$1200.00} stimulus payment which, I believe by law they were supposed to return to Treasury and not hold! Their vindictiveness has truly harmed me operationally and also financially! With the time already given to them to review matters, I believe their actions are injurious to me as will indeed by the cause of suit action once the funds are released to me! Can you PLEASE bring the complete weight of CFPB on them to complete their review and release the funds! By my calculation a " normal '' 90 day period would be completed by now and to ask for additional time is bogus especially since they denied me access in XXXX! With the authority CFPB has I ask that this case be closed immediately and all funds be returned to me XXXX XXXX XXXX

Following the filing of a Complaint with your office, City National Bank drained my account. So far they have not informed me of the disposition of almost {$6000.00} the account held! Also please confirm disposition of the funds that the account held! In XX/XX/2021 i called City National Bank of Florida, telling them that i did not recognize a charge for XXXX $ on my Bank Statement. At that moment, i spent 40 minutes with a person on the line with him asking me a million questions, which i gladly answered. When all this was over, he confirmed it was a fraud as the charge showed in Oregon and i reside in XXXX, Florida. He then confirmed that i would be issued a new card and that i would be credited the XXXX $ to my account. 3 months later the card never arrived and nothing was credited to my account. I then called again, went through the same procedure to which they then said the same thing. The funds were supposed to be credited to my account and a new card would be sent my way. To this day, none of this has happened. It is embarrassing and infuriating to see how these banks dismiss peoples needs. I have my business accounts with them and keep extremely high average ledger balances and not even that gives me the leverage for them to solve a ridiculous dispute of this nature. Now, they've sent me a letter saying that due to the nature of my dispute, the transaction needs to be disputed directly with the merchant. I DID NOT AUTHORIZE THE CHARGE!!!! Please help!

On XX/XX/XXXX I submitted a completed loss mitigation application to City National Bank as I was experiencing temporary unemployment and loss of income. I attempted to be proactive and reach out to XXXX to avoid default. For 3 months CNB has continued to not respond timely and to request the same documentation over and over again never once making a decision. At no point has there ever been a SPOC assigned to my case to make contact and to let me know what was needed to move forward. They continued to ask for the same income documentation on a weekly basis that was provided and intentional dragged out the process only to deliver a loss mitigation denial on XX/XX/XXXX. CNB has had ample time and documentation on which to make a decision of approval or denial. This loan has never gone into default however I struggled to make the payments until recently when my employment was reactivated in XXXX. These practices are unfair, deceptive and abusive in nature and do not comply with federal regulatory requirements for the loss mitigation process. These practices of delayed reaction and decisioning are tactical and strategic and discriminatory in nature.

I secured a mortgage in XX/XX/2020 with City National Bank Bank. At the beginning of this year I received a notice ( attached ) that the servicer had changed from City National to XXXX XXXX XXXX. I also received a notification from XXXX ( attached ) of a change in Creditor. I received my XXXX statement form XXXX and make that payment to them. At the end of XXXX I received a statement from City National that I was delinquent on my XXXX. When I contacted them, they had no record of the loan/servicer being transferred. So effectively, I have two servicers collecting on the same mortgage. I have opened " cases '' with both servicers, but in two weeks neither has made any progress in resolving the issue. Attached are XXXX statements for each. I contacted the trustee listed on the Change in Creditor notice who indicated that XXXX XXXX XXXX was in fact the servicer ( see attached ). I forwarded this to City National and they have been unresponsive. XXXX has been actively trying to resolve this for me although I opened an earlier complaint ( XXXX ) for a insurance related servicing issue I experienced when they assumed servicing.

City national bank, have put me in a stressful and mentally unstable due to their incompetence with my forbearance. Attached fine the letter they send me offering three month of forbearance I will never except anything from them after 8 month of trying to reach out to them. At no time have they CREDIT my late fees of 200 or more plus 30.00 of property inspection. My loan payment went up due to these fee that I was cover under the forbearance act. At no time the loan manager or their assistants have reach out to me I had to take a loan to pay all that past due amount which was not past due. My credit has also been affected because of the late payment they have managed to destroy my credit. The stress and mental issue they have left me is undeserving at these horrible time we are dealing with. Including losing my job after 14 years due to COVID19. My loan increase 50 more dollars due to all the late fee the escrow acct become -. I hope this is resolved soon. Thank you. I cant believe that at no time in this letter offered me all my fees back!!

The interest being calculated on my account is not at 4.94 % interest rate that they are advertising, it is less. I called several times and no one will give me an explanation. They then told me to email because they couldn't give me any information by phone. This is something very simple to rectifiy and answer but so far, they have not communicated any answer to me why the interest is lower than the advertised rate. I assume my account is not the only account that has this issue and it appears they are advertising a high rate but then actually paying a lower interest rate than advertised in order to get clients, which is false advertising.

I signed up for an online Money Market Account with XXXX and XX/XX/XXXX and sent an initial ACH deposit to open the account. The funds were taken out of my account on XXXX XXXX and I have still not received any communication from the bank on how to access my account. I have sent numerous emails without a response, I have waited on hold for over an hour on the phone to be told it is taking them a long time to setup accounts. They have now had my funds for 5 business days, 7 days total and I do not have access to them. Their own funds disclosure terms say I should have access to my funds within a day.

I applied online for a money market account at XXXX XXXXXXXX XXXX XXXX XXXX City National Bank of Florida. They replied, " We regret to inform you that we can not approve your new account application. '' When I asked why, they said, " We are unable to provide additional information. '' Without knowing the reason why I was denied, I have no way to tell if it's because of some error on a credit report that I can get corrected, or due to discrimination of some kind. Their refusal to say why my application was denied seems in violation of financial disclosure laws.
