In XXXXXXXX XXXX XXXXXXXX, I contacted Banner Bank to have my PMI payment removed as I believed I qualified since houses on my block were selling in the high XXXX, which was higher than the fair market value range I needed to get my XXXX removed. Removing the PMI payment was very important to me because I had two XXXX XXXX XXXX and had not been able to work as much as I had previously. Removing the PMI would have been a huge relief for me and I was extremely excited at the prospect of it being eliminated. Unfortunately, the first BPO value was flawed and a second corrective BPO had to be done, at Banner Banks expense, as they ultimately took responsibility, but only after I had to fight to prove to them that it was their fault that I was unable to appeal the first BPO, causing a new one to be required. Still, the corrective BPO which revealed my true home value took nine months to get due to the errors, mismanagement, misconduct, unwillingness to help. The overall incompetence on the part of the two Banner staff members, XXXX XXXX and XXXX XXXX, resuled in me paying thousands in unnecessary PMI and interest on a higher principal during the months it took for Banner to process the corrective BPO. Not to mention the change in market which no doubt had an impact on the new BPO which was ultimately done in XX/XX/XXXX. It is the relief from those unnecessary PMI, and higher interest payments, that I am seeking today since it took almost a year of my life to deal with, and monitor, this situation while these staff members refused, then slowly, attempted to correct their mistakes and get on top of the matter. It isnt my job to do this, but it was theirs. I believe they paid for the corrective BPO in part to cover their legal exposure since I pointed out their errors in writing. While on the phone, XXXX was very clear - and insistent- that it was not their problem, or error to repair, and they would not be taking any steps to make things right. As I expected, the new BPO came back XXXX higher than the first flawed BPO. Because of this difference, I was able to pay down the {$2400.00} difference to get from 75.7 % LTV to 75 % exactly in order to successfully have the PMI removed. In early XX/XX/XXXX, I paid the {$2400.00} to have the XXXX XXXX monthly PMI payment removed from my regular mortgage payment. Despite the pay down amount not being applied to my regular mortgage payment, it was worth it to have all the money going to me rather than the banks insurance company. While any one of these things may have been minor, it is the sum total of these mistakes that has resulted in an unreasonable and unfair loss of money for me, and for which I would like Banner Bank to remedy. However, XXXX, on behalf of Banner Bank, doesnt care to acknowledge how this protracted XXXX month process due to her errors and foot dragging resulted in nine unnecessary PMI payments, and additional interest, while she got her act together to get the 2nd corrective BPO completed. XXXX dismissiveness is the reason I am opening a ticket here. I truly feel someone else needs to step in to make my reasonable request for reimbursement for the nine PMI payment happen, and to monitor these agents in order to prevent future harm to other Banner Bank clients. If it were not for them, I would have had a smooth and succinct BPO process, as is typical. Going back to how this all started. in XXXX XXXX, I was working with XXXX who took my information, agreed I was eligible based on the other requirements to remove my PMI, and set me up for a BPO. At that time, she took the money out of my account to pay for the BPO. I was told I would be contacted in about a week to schedule the appraisal. I waited and waited. Eventually a broker contact me for the BPO but he was rushed, told me the deadline was the next day, and he needed to come by asap to get it done. I accommodated. Weeks passedagain, no information or updatesfinally I contacted XXXX who said that the letter had been sent out a month prior but provided no additional information. I got the letter in the mail a few days later with a date confirming the decision was from a month prior and the PMI removal was denied. Reviewing the BPO it was clear that it was not accurate. The BPO did not use relevant comps and did not include any improvements made to the house. I contacted XXXX and told her that I would like to appeal the BPO, which XXXX approved, but XXXX did not tell me about this appeal deadline, nor did she inform me of all of the requirements. When I requested to appeal, XXXX told me I just needed to provide it in writing. No other information was told to me, required of me, and I was informed it was being processed. Then more time passed. I figured it took so long to get the first BPO that I didnt expect this process to be fast either. After a while though I asked XXXX what was going on. She told me the appeal request was denied two days after it was processed and I was sent a letter, but that I would need to file a new appeal if I wanted it done. I informed her that I did not get a letter about the appeal denial, nor did she call me, email more or follow up in any sense. Annoyed, but just wanting to move on, I told her to provide me the denial letter and all the information I needed to submit so I could get it done asap. No Response. I followed up again, no response. Eventually, I was connected to XXXX XXXX, XXXX, as XXXX was not communicating. XXXX emailed to tell me the appeal deadline had passed, rudely said it was my fault, and not their problem if I didnt get the letter, and if I want to pay for a new BPO I could pay to do that but otherwise I was XXXX This email was an attempt to get me to look past their misconduct. Unfortunately for them, I know my rights from working at law firms, and having deadlines, necessary paperwork and details withheld for me is not within those rights. After much back and forth, I was finally provided the document I had supposedly been sent but I never received. However, this document showed me that my appeal was not in fact denied- it was denied pending that additional requirements be provided - the ones XXXX never informed me of before submitting my appeal, or afterwards. The same documents I could have, and would have, provided if I was informed they were needed. This document itself did not go into detail of what was necessary, and it also did not include a deadline for these pieces to be submitted for appeal. Even if I had received it, it would not have given me all relevant information needed to avoid missing the appeal deadline. Once I pointed out that no where on the letter did it say there was a 120-day deadline to appeal, or provide any mention of a deadline, in writing did they approve the new BPO. Of course they acted like they chose to do it for me out of generosity which couldnt be further from the truth. There were no good faith efforts put forth by XXXX. As I asked XXXX, how is one supposed to meet a deadline they are not informed of, or submit documentation they were not told were required? The answer is - one cant. I was set up for failure by Banner Bank employees, and then they continued to fail me once caught. That, to me, is unacceptable. Especially since it is very likely it is not just me this is happening to. If XXXX wasnt following up with me to see if I got everything, or still wanted to appeal, then she is probably not doing that for other clients. And XXXX, while not the one to make the original mistakes, made the situation go from bad to atrocious with her defensive and couldnt care less approach. XXXX lack of concern, or willingness to remedy, acknowledge or apologize for the fact that her team cost a client thousands in unnecessary payments, nor did she provide me the proper numbers or calculations- which I am stil waiting for since my first letter - mailed only- had incorrect numbers, and no calculations, regarding what my new monthly payment will be. The continued lack of attentiveness, and laziness, as well as XXXX XXXX XXXX behavior, is the reason I am opening this CFPB ticket. Not everyone is willing to stand up for themselves like I am and I worry how her bullying could harm others as it harmed me. XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX and knows banks so she was able to help advocate for me, but not everyone has that. Enough is enough. Having been a manager in legal, advocacy and customer service settings, I know the first step to making something right is to acknowledge the problem, empathize and offer something to make them feel better. Especially if it is something small for the business overall. This was not the approach taken, I was instead bullied, insulted, gaslit and robbed by XXXX and XXXX Banks actions. And I would like for them to remedy the damages instead of saying sucks to be you. In fact, XXXX exact words on the phone - before I was able to prove to her in writing that I was right and which got me the new BPO covered- were ummm yeah were not going to do any of those things you suggested because its not our fault, its yours. It was that moment that I decided I would stand up for myself, and others, who are being misled by these two random people who work for the bank. Especially since they are supposed to help us succeed, and the approach taken suggests it is not only me being taken advantage of. Other than my one phone call with XXXX, I made sure all communication was in writing so that I could document what was happening. I will happily provide it all if any is missing or necessary for additional evaluation.

This in my second complaint against Banner Bank and VP of XXXX XXXX XXXX. After my first complaint that XXXX and the bank never helped me or investigated the XXXX XXXX cellphone that was attached to my bank account without my permission. I reached out to a Senior VP and he never called or emailed me back to resolve this issue. XXXX called me and told me that upper management said that they wasnt going to help me and I burned my bridge by reaching out to upper management for help. The bank closed all of my accounts and advised XXXX to report me. XXXX had been trying to act like she is the victim and blaming everything on me when She didnt do her job in the beginning at all. She finally sent IP addresses after I said I was going to have a lawyer to get involved. I've researched the first page of those IP addresses and most of the IP addresses are from XXXX XXXX and XXXX XXXX. We all know that my ex girlfriend is only person that I know that lives in XXXX XXXX and that I was hanging out with in XXXX XXXX. I knew XXXX XXXX would change and turn on me once my ex was on our email thread when you emailed my XXXX XXXX XXXX website from your Banner Bank email. I told her that she would reach out and I told her that whoever stole my money and attached that cellphone to my bank account the would reach out to her as well, to get her to be on their side and turn against me. I really hate that we aren't cool at this point. I was so nice to her and treated you very well even after she started being so rude and hateful to me. I had a lot of bad things to happen to me while staying off and on at your place for 6 months. After XXXX asked me to move in to her house, we both witnessed someone put something in my gas tank, cut my exhaust converter lines, stab my tire, steal my XXXX earbuds, stole my identity after stealing my bank statements, stole money from my new accounts at XXXXXXXX XXXX and they went through all my personal information and items, hacked my phone, they have keys and access to my house, and gym. She got keys made from the lock smith when I was sleeping at her house. In the beginning I felt safe at your place and we were protecting each other. I trusted her with my money and all my personal things at your house, but after that email thread from ex you started disrespecting me and my things. We both witnessed people coming in and out of our houses and my gym without my permission. We both so someone smoking outside of her garage and everytime I left your place it seems like you had someone at your place doing something inappropriate before I came back. I really hate that we aren't cool at this point. I was so nice to you and treated you with the upmost respect even after you started being so rude and hateful to me. When I talked to my son the other day he said the circle of people were confused. So he let me know that is it a group of yall. He also said that I shouldnt be talking to you because you dont care about me and you just disrespectful. When I went to XXXX someone came inside XXXX house and went through my bag and to get my new bank accounts information at XXXXXXXX XXXX to steal my XXXX money, and they went through all my personal information and items, hacked my phone, they have keys and access to my house, and gym. Last month someone booked a hotel room in XXXX, Idaho at the XXXX XXXX under my name. Ive never been to XXXX. That same weekend she were so rude and mean to me, you wouldnt let me come over, I knew the XXXX had company but she just lied about it like she did about everything else I have proof of her doing to help the scammers and hackers. As soon as whoever left that was visiting, she let me come back over and we both found XXXXXXXX XXXX towels in her house from the person that was visiting you that stole my identity and got the hotel in XXXX, ID. In the beginning I felt safe at your place and we were protecting each other. Ive never seen someone try so hard to be hurtful, disrespectful, and rude. I forgive her for everything that she has done to me. I hate that this is this way when all we had to do was continue to be friends and get this issue resolved, but she had to start being rude and disrespectful towards me. I have so much proof and evidence to show that Im being completely honest everything. At the end of friendship, she started saying you have to get a paper trail on me and saying that you were my fall guy. I knew then that she was not on my side anymore. I really started noticing how XXXX started doing things and saying things to provoke me and get me to react out of character, so you would call the cops, and tell them whatever you wanted to tell them after asking me to come over multiple times. Its so sad and very unfortunate that a XXXX man has to go through so much and still dont get any help from the bank. I pretty much figured this case out by researching and investigating everything. XXXX has agreed with me with what Im saying. She also told the FBI that cleared her laptop that she was held for ransom by the scammers and crooks. All of XXXX XXXX were linked to my devices and alarms. Its not good that she is taking the side of the people who hacked my account with her laptop and XXXX XXXX. Seems like they paid her to hide my evidence and help them out. I really dont get all this extra nonsense and craziness. It's very obvious you joined the team that has to set me and so my behavior when I'm stressed out and broke from the XXXX and bank behavior. Banner bank nothing to help me when I kept saying know that I never owned a XXXX XXXX and I told XXXX in the beginning the group of people who it could be stealing from me. God is in control. I pray that God will allow me to get justice and get my SBA money back that was stolen. Someone please help me.

O/A XX/XX/XXXX, I met with XXXX XXXX XXXX Vice President Branch Manager at Banner Bank in XXXX XXXX California to secure a small business loan for a XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX During our initial meeting, XXXX XXXX explained the difficulties new restauranteurs faced securing credit, one being the nature of the business and in my case, lack of experience. Fortunately, he said that with my skills as a XXXX Veteran, there was a possibility that I may prevail in receiving funding that others may have not. I provided him with the initial documents that he requested and waited for his response. On XX/XX/XXXXXXXX XXXX XXXX XXXX XXXX informed me I had met the initial screening criteria and that although I was a XXXX XXXX, Banner would proceed with the loan application process. Large in part to what he said were strong financials. I filled out the loan application and provided him with updated documents. I also opened a Banner Business account at his suggestion because he said that would look favorable to the loan officer. Throughout the month I updated him on changes to my business plan. The largest being a drop in construction costs by {$150000.00}. With each new update, he said that he would note the adjustments in my loan application. On XX/XX/XXXX, I met with XXXX XXXX, and he informed me that Banner Bank denied the loan due to my debt coverage service ratio. XXXX XXXX explained the SBA standard was 1.25, Banner Banks was 1.4 and mine was only XXXX I asked him to provide me with the calculations, however, he did not. While I was unfamiliar with the ratio, he knew that I had an XXXX from XXXX University and with a little research could understand the calculation, yet he said it was too difficult for me to comprehend. As the conversation went on, I pointed out to him that although I had provided him with updated figures, he had erroneously used the original infill costs in his calculations. I also explained that my monthly income had increased and asked if that would change my coverage ratio. He said that he would inform the loan officer of the changes and that he would update me the following week if that would change the banks response. On XXXX XXXX, regardless of my updated figures, he emailed me that I was denied. XXXX XXXX expressed extreme remorse and said that he would work with a non-profit agency where he served on the board to help me obtain funding. I was shocked. Until that point, although he did not say definitively that I would be approved, he did say that I was a great candidate, and that he would be surprised if I was denied. In our conversations about my chances, I would say If I am approved and he would respond You mean when you are approved. While I received my initial declination via mail at approximately the same time, I continued to request a more detailed explanation. From the moment and the way XXXX XXXX spoke to me in his office, I did not think that his calculation of my debt service coverage ratio was legitimate. Frankly, I did not believe that XXXX XXXX was being truthful. He was evasive in providing me with a more detailed denial reason and barely looked me in the eye. His continued reassurance to me that he was remorseful and that he would work with other lenders to help me secure a loan seemed disingenuous. As I waited for the second denial letter, I started working with another agency for a loan. Within hours of sending the loan officer my business plan, he responded with a slew of questions and suggestions about my profit loss statement, none of which XXXX XXXX raised. That was when I realized I made simple XXXX formatting errors which made me question whether XXXX XXXX or his loan officer read the plan or planned to deny my request regardless of my qualifications. After several requests, on XX/XX/XXXX XXXX XXXX sent me a second denial letter which stated I was denied for the following reasons : personal net worth, debt service coverage ratio, and start-up/length of time in business. Since he had told me and another colleague previously that I was denied solely based on my coverage ratio, I asked for the third party to verify that in writing. My net worth far exceeds the amount requested ; I requested {$400000.00} and my net worth is over {$890000.00}. As for being a new start-up, XXXX XXXX said in XXXX that before Banner Bank would even proceed with my loan request, I had to pass the banks initial screening about being a start-up business which he said I met. As for the debt service coverage ratio, he did not provide his calculations, which again makes me question the true value.

On Monday, XX/XX/XXXX, my husband XXXX XXXX contacted our mortgage holder ( Banner Bank ) to let them know we wanted to eliminate our escrow/impound account and take over paying our taxes and insurance on our own. This was a refinance loan that we closed with Banner Bank in XXXX to take advantage of the lower interest rates. This is a fixed, Conventional loan@ 3.75 %. We have been homeowners for more than 30 years and have never had a late payment on any mortgage, or any other debt for that matter. We currently owe approximately {$220000.00} on our Banner Mortgage and our home is worth approximately {$800000.00} ( approximately 28 % LTV ). XXXX was told by XXXX XXXX XXXX Customer Service Specialist ) that Banner Bank does not have to release the escrow account, but that they would do it for a fee of .25 % of our ORIGINAL loan amount ( {$240000.00} ), which equates to a fee of {$620.00}. We could not believe that they want to charge so much money, given our good standing with them. XXXX, who has been a Real Estate Broker for over 40 years, has done considerable investigation and has found no other institution charging such a large fee to release an escrow account with perameters such as ours. We have been lied to on multiple occasions. We were first told by XXXX that this was disclosed to us in our closing documents and Deed of Trust. XXXX asked her to please show us where it was disclosed. On Tuesday, XX/XX/XXXX, XXXX sent us 105 pages of closing documents, which I reviewed. NO WHERE does it state anything about such a fee, so XXXX politely emailed back and asked that she highlight the section where this was disclosed. To that, we received an email message back from XXXX stating, " My apologies, it is not disclosed in the documents at signing. I spoke with my supervisor and because we are not required to waive escrow, we do not have to disclose the fee. '' XXXX then asked XXXX to please have her supervisor call XXXX directly to discuss the situation. On Wednesday, XX/XX/XXXX, XXXX received a call from XXXX, who identified herself as XXXX 's supervisor. XXXX told XXXX the same thing, adding that this fee was an " industry standard ''. XXXX said she was polite, but curt and said that they absolutely would not eliminate, or negotiate the fee. XXXX then told XXXX that the reason Banner was taking such a hard line was because we were given a discount in their fees when we refinanced and that this discount was disclosed to us. XXXX then told her that we were never told of a discount if we place an escrow account with Banner Bank, so he asked if she would please have XXXX send us the disclosure that we were given and signed at closing regarding this scenario. Today, on XX/XX/XXXX, we received an email and PDF attachment from XXXX stating, " That is the document XXXX agreed to send you from the CFPB. '' The document sent was entitled, -29 Escrow Cancellation Notice Model Form ( 1026.20 ( e ) ). The form is dated XX/XX/XXXX. None of this makes any sense to us. Again we are in perfect standing on our mortgage and ALL our bills. We have perfect credit and low LTV. XXXX has spoken to many of his lending sources who have said they charge either no fee, or a minimal fee for paperwork ( $ XXXX {$50.00} ). Is there anything that can be done about this ridiculously large fee that feels more like a penalty! We would be happy to send you any documents ( in PDF format ) that you would like to review. Banner Bank here in Washington state in the XXXX, WA area is refusing to refund for a fraudulent charge in which a company refused to honor it's refund policy, despite the request for refund happening timely. The company stole our money, TAKING our refund rather than issuing it back to us, then closed its doors and disappeared. And Banner Bank is now complicit! We already closed our account after they said they were not going to protect us, but now they ( Banner Bank ) are calling and trying to collect these funds! Here is what happened : We purchased nearly {$1500.00} of hotel from a company called XXXX, which is a company similar to XXXX, XXXX, XXXX, XXXX, XXXX, etc. We had planned on attending the XXXX XXXX in XXXX XXXX. But of course then Coronoavirus happened. We had up until 14 days until the 1st day of hotel to get a refund. We contacted the company more than 30 days prior to our trip and within the refund time-frame. However, we got no reply. Days later, the company and its expansive website, telephone # 's, emails, contact forms, and more, were replaced with a single page that said ( and still says ) : " XXXX XXXX XXXX XXXX the " Company '' ) of XXXX XXXX XXXX, XXXX, hereby announces that On XX/XX/2020, it submitted to the XXXX XXXX XXXX XXXX an application for order to open proceedings regarding the Company. Such order is the XXXX equivalent of the U.S. law 'Chapter XXXX " Trying to call their phone # 's I got a message stating that they have been disconnected and are no longer in service. They would not reply to emails initially. Now emails to them have an " auto-reply '' that says they are no longer doing business and to " call the hotel ''. I called the hotel, who said THEY ALREADY REFUNDED THE ORIGINAL VENDORS. They advised that EVERY third-party company was immediately refunded upon the COVID19 shutdown. So, the company was refunded, kept our money and ran! Despite this, Banner Bank refused to credit this despite this clearly being fraud, and us clearly being within the " refund zone ''. When I threw a fit, they opened a " 2nd Review '' only to deny us AGAIN, saying the company told them they intend to refund us but the issue is on the HOTEL 's side. They said due COVID19, they can't get a reply from the XXXX ( that's the XXXX hotel ). This is an out-and-out lie. As stated, the XXXX said ALL third-party company 's like XXXX, XXXX, XXXX, XXXX, XXXX, etc, were ALL immediately refunded shortly after the nationwide quarantine initially began. We provided thorough documentation including our timely requests to cancel and refund. We advised of these conversations with hotels and they could easily go to XXXX and see what their website says. There are countless reviews online now as well of hundreds of other people reporting the same. People all over the USA have had these scumbags from XXXX steal their money, keeping refunds after they're issued rather than passing the refund back to the consumer. Attached you will find XXXX XXXX statement ( they own XXXX XXXX where we were staying ) that ALL parties were refunded automatically upon the nation-wide quarantine. Attached you will also see my vouchers, emails, timely request for refund, my refund policy, and more. The refund policy is specifically at the bottom of the voucher.

In XX/XX/XXXX my husband and I opened a construction loan with Banner Bank for our primary residence. The loan amount was {$810000.00}. The construction loan was supposed to convert to a conventional mortgage automatically after completion of the home. Unfortunately, our builder walked off the project XX/XX/XXXX after destroying our septic Field causing {$50000.00} in mitigation losses. Banner Bank was notified that the builder had walked off the project and that I was working towards completion. Since XX/XX/XXXX, we have been paying for a monthly extension on our construction loan until we can obtain a Certificate of Occupancy. In XX/XX/XXXX, Banner Bank decided they no longer wanted to wait for the completion of our primary residence and converted our construction loan into a mortgage without our permission and without a Certificate of Occupancy. We are paying principal and interest on the entire amount of the construction loan even though Banner Bank refuses to release the remaining {$54000.00} until completion. Banner Bank has told us that the last 10 % of the construction loan funds could not be dispersed or reapplies to our principal until we received a Certificate of Occupancy and all liens are satisfied. They stated that the unused funds ( {$54000.00} XXXX would remain in an escrow account and we would still have to pay principal and interest on the escrow account. I have explained to Banner Bank that we are in litigation with the builder to have his unjustified lien released and that I havent been able to get a Certificate of Occupancy due to the county inspections being closed during the pandemic but they refused to hold off on the mortgage conversion. I also explained that this action puts us in undue hardship during the pandemic because we now have to pay for principal and interest on a property which we can not legally live in, homeowners insurance we do not qualify for since the house is not complete, and a higher amount of property taxes which will essentially sit in their escrow account. We are also locked into a 5 % interest rate 30-year-mortgage without the ability to refinance because we do not have a Certificate of Occupancy. They have refused to explain how they can legally do this and when we were advised that this action could happen. Every time we ask to elevate this issue they ignore our questions and refuse to work with us to achieve a resolution. I have emailed the head of the mortgage/construction Department with no answer. The person who has been corresponding with me is XXXX XXXX, Assistant Vice President, Custom Construction Supervisor. She refuses to answer our questions and has told us twice to talk to our lawyer because Banner Bank is operating under standard practices in their industry.

Banner Bank changed the Connected Checking Account, no minimum balance fee that I opened on XXXX without my knowledge and charged me {$4.00} on XXXX, XXXX, XXXX, XXXX, XXXX and XXXX for a total of {$24.00} Banner Bank changed my phone number and email address sometime after XXXX so that I was unable to access my account online to view statements or notices.I was finally able to go into the Banner Bank at XXXX to get my online access restored so that I could access my statements on XXXXThe account was opened expressly because Banner Bank advertised free checking with no minimum balance fees but started charging minimum balance fee of {$4.00} starting XX/XX/XXXX. There was no notice informing me of this change on any of the statements that I was able to access on XXXX.I would like the {$24.00} for the minimum balance fees refunded and for Banner Bank to honor the original agreement for no minimum balance fees.I am including the statements from the opening of the account XXXX through the XXXX statement showing no minimum balance fee before XXXXI am also including the flyer from Banner Bank as of XXXX showing that there is no minimum ongoing balance required and no *************** Charge. There is no evidence that the supposed letter was sent in my online account once I gained access after a Banner Bank representative blocked my online access by changing my email address by 1 letter and changing my number by 1 number, which made the authentication codes needed to logon go to someone else. My attempts to resolve this prior to this between XXXX to XXXX were unsuccessful. I have complied with the requirement that I was aware of to not allow the account to be inactive for 12 months as seen by my record of deposits. I do not have any certified mail to verify that a notice was mailed by Banner Bank. I maintain that I did not receive any notice verbally when making the deposits in person or via US Postal Mail. As of XXXX the {$24.00} in fees have not been returned to my account. Both of my checking accounts at Banner Bank located at XXXX XXXX XXXX XXXX XXXX XXXX, OR XXXX were overdrawn from having too low of funds available that was in fact due to my account information being stolen. Causing a snow ball effect. I absolutely did not authorize Banner bank to allow for any transaction going through any of my accounts to be paid with a over draft fee. I was never allowed to opt in to the over draft fee service. As a matter of fact I asked to opt out several times but was denied. Under the Obama era bank reform laws in 2010 and REG 1005.17 I am officially filing a complaint against my bank. The manager has zero clue as to the current Bank Regulations regarding this issue. She was very rude to me and refused to refund any of my money either. I went into the bank on two separate occasions this week on XX/XX/XXXX and today XX/XX/XXXX. Again I have explicitly requested for the bank to refuse all incoming charges that the funds are not available. The manager told me that even if it is presented and not paid that I was still be charged a {$30.00} transaction fee per occurrence. On XX/XX/2022 I received a check for a job that I was supposed to start. The check was supposed to be used for materials I needed to start my XXXX XXXX from home. I have been steadily making extra payments towards the principal balance in my loan since I moved into my home in XXXX of this year. Starting 2 months ago, I have been unable to make those additional payments online and have had to call the bank and chat online and go through an extremely lengthy process to do so. Every single time XXXX chat online or talk to someone over the phone Im told theres an issue that is being worked on on the online platform. I also am getting conflicting information on payment towards my principal : some workers tell me making a general extra payment will automatically go towards my principal, some have told me its not possible to do it over the phone, some have said it is possible, and some have told me that the simple bug online will be fixed soon. I believe my account has been flagged because I have been paying thousands of dollars extra a month on my principal balance, which means less interest made on my account. The last straw was when I called a few days ago only to be told that I couldnt make the extra {$2000.00} payment on the phone, and to make a general payment online and it would automatically be applied to my principal. I knew for a fact it could be done over the phone ( I did it last month ) but I didnt feel like arguing. I made the payment, and It did not pay down my principal. I knew it was a federal holiday this last XXXX of XXXX and i desposited my check into my bank account that evening when i got out of work, the atm told me my check would not be processed until the next business day. Upon checking my account the following day the check was still pending against the word of my financial institution and i have reached my wits end trying to go through with them to handle my finances. I have worked excessive hours these last few weeks, while trying to keep a sleep schedule for my job so i dont make mistakes i have found it difficult to operate eith this institution during their regular business hours and i find myself without money because of the withholding of my checks inside their atm. I put in approx. XXXX into my account, recieved XXXX from it, which went towards my automatic car payment, and now can not get the rest of the money i earned from my blood sweat and tears so that the bank i utilize can hold it and do whatever they can with those holdings themselves. I will be filing this complaint before removing myself from this institution to take my money and keep it in my matress, because at least then i will have access to the payment ive been given for the work i have done. I made a regular mortgage payment on XX/XX/XXXX in the morning. We decided to pay this mortgage off as the bank makes posting errors about interest and principal. And the bank gives us different information every time we talk to them, ie get one receipt for interest, one receipt for principal ; another person says no that is not right it has to be redone. All payments have been made on site as the bank can't seem to record anything correctly and has a different rule each time we talk with a rept- however we are never allowed to talk to a mortgage rept as that is a separate department and they don't take calls. We paid off the mortgage on XX/XX/XXXX in the afternoon. Other than the receipt we received for both transactions listed above, we have not received a pay off statement, or any documentation that the property has been released by the mortgage department of the bank. We did receive a 1099 which lists a balance on the mortgage. We don't have a balance. My husband talked to the Bank manager who referred us to the mortgage depart. I called the mortgage department, they did not respond. I've sent a total of 6 letters, no response. I would like a list of every payment made for 2021 and the applied interest for my account to verify. I want documentation of pay off of the mortgage. I want the property 'released ' per county records. It's been almost 3 months, this is an unaccepable business practice.

I recently had XXXX XXXX in XXXX, when I went into the XXXX my daughter in law noticed that my daughter was withdrawing money at a rate that was alarming. When I tried to call to get this person off of my account because of elder abuse, or unauthorized withdrawal of funds, the bank told me I would have to come into a branch and that they couldn't do that. I, in no way, could make it into a branch and wanted to stop this unauthorized withdrawal of my money. Then when I opened a new account at a different bank, which I warned them about, they shut off my access to online banking and inactivated my account. They are preventing me from moving my money to the best of my ability since I am immobile and depend on others to drive me around to doctors appointments and other things I need and can not get to a bank in the limited amount of time I have someone to help. The bank called and asked if I had made the money transfer and I said yes, but they still inactivated my only life line. WHen the bank called to see why I was transferring money out to my new account they told me that it was not my normal actions so they questioned it, but they did not question my daughter withdrawing inordinate amounts of money from my account, that drastically increased during the months I was incapacitated.

Hello, I received over XXXX XXXXXXXX in XXXX funds between XXXX. Someone close to me committed fraud and attached a XXXX XXXX to my online bank account and stole over XXXX XXXX or more. I file a fraudulent claim with my banner bank and only received about XXXX XXXX back. Once I told the bank that I never owned a XXXX XXXX cell phone thats attached to my bank account, they never did anything about but it but closed my online banking. As of XX/XX/XXXX, I am still trying to get the IP address and transactions, transfers and wires that were made by someone who attached the XXXX XXXX to my account. I have not been helped and the manager said she has been denied by the fraud and online banking department for help. I told the manager several times that this is fraud and give them names of who it is, since XXXX, and something needs to be done about this. I have demanded that they give me the IP addresses and transactions from the XXXX XXXX devices that I never owned. After saying I will sue, now they might have a list of IP addresses created now. Even after I have been told from the Online banking department that they cant give me any information after 60-90 days. He guided me through the process of transferring money into my XXXX XXXX account to then send it to a XXXX wallet, in order for him to trade on my behalf. This was a credit line at Banner Bank and the interest rate set at 2.74 % .On XX/XX/23 I called to transfer {$5000.00}. I normally can do it online however this time someone at Banner Bank had to do it. A few days later I received a bank statement that showed the interest rate had gone up to 8.99 %. I had a banner Bank account that went delinquent and was closed at {$240.00}. I did not realize that the account had allowed final deductions than then resulted in overdraft fees. XXXX obtained the account and they garnished my wages for a total of {$580.00} and are still wanting another {$290.00}. I know that collection agencies often purchase debt for ALOT less than owed. I have contacted Banner Bank by phone XXXX times to close my account. The first time was on XX/XX/XXXX in which I as told I could close my account over the phone and a check would be issued. Instead hey issued a check and left it open. They then charged me a service and to administer an account hat should have been closed. We opened a construction loan with a float down to conventional mortgage in XX/XX/XXXX. The financial institution was Banner Bank in XXXX Washington. Due to frustrations and poor customer service, we paid off the loan and moved the balance to another institution on XX/XX/XXXX. Several months ago, our corporation obtained a loan from Banner Bank for our business.
