Hello Mr. XXXX, I am writing in regards to your employee that works in your XXXX, WA office. His name is XXXX XXXX, his NMLS # XXXX. We have entered in to a contract with XXXX XXXX on XX/XX/2021 for the purchase of our home at XXXX XXXX XXXX XXXX, WA XXXX. We were told on XX/XX/XXXX that the appraisal had been ordered, it was to be completed by XX/XX/XXXX and due back in XX/XX/XXXX in time to close on XX/XX/XXXX. After MULTIPLE requests and follow up from our agent we were told yesterday XX/XX/XXXX that he had actually looked at the wrong file and that the appraisal had not even been picked up yesterday. At this time XXXX level or professionalism was completely unacceptable and down right rude. If he was an employee of my company I would most defiantly want to be made aware. You can see attachments for the lack of professionalism we are dealing with. At XXXX suggestion we were told the contact XXXX XXXX the XXXX that this appraisal was put out though. I spoke to XXXX there both yesterday as well as today she stated the appraisal request through them was not actually made until XX/XX/XXXX, which is about 3 weeks later than what we were told by Mr. XXXX. She again stated that there reach of appraisers in our area was minimal and that it looked like one appraiser had picked this up but not until the very end of XXXX. We are waiting on the close of this sale to close on the purchase of our new home the home owners we are purchasing from are unwilling to wait this long. Is XXXX XXXX the only XXXX you are able to work with?? If this buyer is putting 20 % down as stated by Mr. XXXX can this appraisal not be waived. Can we please see the borrows XXXX findings? I have a contact at another lender that is willing to help if you guys need to further understand the proprietary data fields that need to be completed to potentially get this appraisal waived. ( and yes I do fully understand that this is not always an option but it seems like it should at least be looked into ) We really hope that we are able to get this transaction completed by XXXX but quite honestly we are not overly confident that Mr. XXXX is capable of getting the job done in a timely fashion. I am being told that the processor on this loan is someone by the name of XXXX XXXX the file # is XXXX and the last four of the load number at XXXX. *** In addition to this the following has transpired. After Mr XXXX called myself asking if I wanted to go through with this loan.. well I am not his client we were simply the home owners trying to sell our home. I told him this was not my decision and he would have to take it up with his client. Later that same afternoon he called me and told me his clients phone was no longer in service and he could not reach her. After several minutes is problem solving with him we hung saying we would wait and see. My husband and I then called the number we had for Mrs. XXXX and had no problem getting through. She confirmed that she had not recieved any phone calls from him and as far as she knew all things were going fine. She confirmed that she did want to purchase our home and when asked what I thought she should do I suggested getting in touch with Mr XXXX and then finding a new lender. At the conclusion of this phone call we sent them the financing contingency to sign. They has 5 days to do so. They opted to not sign the deal. In the mean time we had an appraiser get back to us telling us she could do the appraisal on XX/XX/XXXX and have it back in a couple of days. This was great news, however before we agreed to wait any long we asked that we get a letter from the underwriter stating that if we waiting that this load would indeed go through.. they opted to not produce this document and we forfeited the contract. Mr XXXX was not only extremely unprofessional but I feel is operating outside of the guidelines. His wife and his son act as the Relators on this transactions. He also has been feeding in correct information not only to us as the sellers of our home but also to his clients.

Second request XXXX XXXXXXXX, XXXX On XX/XX/2021 I had requested this company To stop. Apparently this company does not understand that I DO NOT and I will NOT want to do business with them, Today XXXX XX/XX/2021 once again Im m requesting for this unsolicited mail to stop. I had never ask for my name to be placed on this company marketing lists. This now become a harassment, I had asked this company not to contact me, not to used my personal information for unsolicited marking and misleading letters. Please inform this company that my name its currently at the three credits bureaus Op-out list the XXXX and any other list to included XXXX. Please stop I will never do any business with this company. I will inform the veterans around my area, and any agency about this harassment. I just don't understand why this company is harassing me with unsolicited and never requested mail and loan offers. Misleading label INMENDIATE RESPONSE TO THIS NOTICED RQUESTED for a senior citizens. This company needs to respect the fact that my name is at the XXXX XXXX Opp -out list and every credit bureau op-out list to included also the XXXX XXXX Please ask this company why they don't respect that, and Im pretty sure they're excused will be that my name got obtained out public records. I would like to know where? Please stop remove my name out their data base, and ask every marketing company associated with this company not to use my name. I'm a handicap, I'm a war veteran and also I'm a senior citizen being target by this misleading junk unsolicited mail. I had never requested, and I will never do business with this company. STOP do not contact me, do not call me, do not mail me, do not email me please. Remove my name please from the headquarters and any marketing agency belonging to this company.. Do not contact me never no longer. ask your marketing companies not to contact me. DO NOT SALE OR DISTRIBUTE MY PERSONAL INFORMATION WITHOUT MY CONSENT-Respect the fact that my name its at the OP - Out list at the three credit bureaus and the XXXX I will contact the attorney general in CA if this harassment don't stop

I work in the XXXX XXXX, and I received a deceptive mailer from Arcus Lending ( now doing business as XXXX, NMLS # XXXX ). The mailer is obviously intended to trick the receiver into thinking it's a past-due bill. It has the name of my existing VA mortgage lender ( XXXX ), and it contains language like : FINAL NOTICE, IMMEDIATE RESPONSE REQUESTED, and TO THE ORDER OF : XXXX XXXX. When you open the mailer, the ( extra small ) fine print indicates it's from Arcus Lending, but there's a big bold 1-800 number along with a " Notice Number. '' This is obviously intentional ... They are trying to trick the receiver into not reading the fine print, but just calling the number. So, I did call the number and played XXXX, and asked the guy if this is a bill from XXXX. He reads what sounds like a pre-scripted response to tell me it's not a bill, and he's not with XXXX, and I've qualified for their XXXX program. I ask him who he's with if not XXXX, and his exact words are, " Im with the Texas VA Mortgage Program. '' I ask again, and he again tells me he's with the " Texas VA Mortgage Program. '' At no time did he identify that he was with Arcus Lending or XXXX. I believe these are intentional deceptive business practices that are likely created to trick elderly veterans into contacting the company, so they can be given a high-pressure sales pitch to refinance their homes. Even the language on the phone seemed design to confuse the person into not knowing this was just a solicitation call to refinance a home with a different mortgage lender. I have shown the mailer to multiple colleagues in finance ( including at XXXX ), and they all agree that these appear to be blatantly deceptive business practices.

I received an Eligibility Notification in XXXX of 2020 from Arcus Va Mortgage. The notice mentioned no minimum credit score, up to {$5000.00} in escrow refund, no mortgage payment for two months, no appraisal needed, no money oit of pocket and no income or employment. The letter mentioned my rate could be as low as 2.75 %. I called in XX/XX/2020 and verified with the representative my eligibility and they said Yes, I was eligible and the benefits were..No Min Credit Score and verified the previous benefits. Once we applied they pulled our credit and stated that they could do 3.275 % .I agreed and signed documents. Two weeks later I get a call from XXXX the owner who says he can't do 3.275 % because guidelines changed and my husband score was too low. He said he can only do 3.8 % I agreed to that interest rate. I received an text message on XX/XX/XXXX stating that my loan was sent to underwriting and I would be skipping two months payments. I followed up the next two weeks and the representative text me back saying it would take 30 days due to covid for the loan process. I waited until the end of XXXX and I heard no response from several attempts to contact this company. Today. I received an email that states that my husbands score was too low. The problem I have is how long I waited to hear this after they told me no minimum credit score. Somoeone should stop this predatory practice. Stop scaming clients out of wasted time, money and emotional distress when you knew that you were not going to do the loan. This is bait and switch tactics.

Good Day My husband and I are veterans and applied for a VA IRRRL with Arcus lending because we received a letter in the mail stating that we qualified for the refinance. Since starting the process communication with the loan officer has been very scarce. We keep getting the run around, and are being told various different information that isn't true. They told us we could save 2 months of mortgage payments and get our escrow money back, they said our loan had been approved but then we received a email stating it was still in the approval process. We started the process in XX/XX/XXXX and they said we would be able to close in XX/XX/XXXX, it is now XX/XX/XXXX and we still don't have a closing date or any updated information about the status of our loan. I've tried to get in contact with the company and no one is available. Every number goes to a recording that says to leave a detailed message. I've called and texted the loan officer and I have not heard back from him. This company has all of our information ran a credit check and everything and now I feel as though I need to ensure our identities haven't been stolen. The manor in which this company conducts their business is unprofessional, and as veterans I feel as though we have been taken advantage of. The loan officer says he is part of a veterans mortgage company but in no way shape or form have they helped us. They just promised a lot of stuff and haven't followed through and now I am concerned about my person information that was sent to this company.
