Issue Seneca Mortgage Servicing : Seneca placed insurance on my property even though I had property insurance already - I got my loan XX/XX/2015 and I proved I had homeowners insurance when I got the loan. In XX/XX/XXXX they tell me they were " sending me letters '' which I do n't believe I received asking for more " proof of homeowners insurance. '' I did n't see a letter from them in the mail. I also had no phone call about the issue. Seneca then increased my mortgage payment and my payment was on auto-pay at my bank so I did n't see it. Then Seneca began reporting me as not paying on time to credit reporting. They mailed money to my insurance company ( XXXX ) and when I got notice of that from Farmers, I called and said why did you do that I have and have always had homeowners. I again sent Seneca proof of homeowners that I had it and it had never lapsed. Seneca said that I had to get back the {$630.00} money Seneca sent to my insurer. I did that and mailed the money to Seneca but to their " insurance processing '' address that Seneca gave me. I did that, AND I sent in {$690.00} in an autopayment to the mortgage payment side of Seneca to get them to stop showing me as owning them more money - I made many phone calls and they never seemed to know how to fix it. Last month they sent me {$720.00} back that they said they got from " their insurer '' ( when I asked them what happened to the rest if the money - {$500.00} that I mailed to the " insurance processor '' Seneca agents told me they did n't know what I was talking about. After they said I would be getting a {$720.00} payment back in the mail ( a check which they did send ), I asked what about the rest of the money - Seneca said I would get a {$320.00} credit off my mortgage payment for XX/XX/XXXX - said " are you sure '' and they said " yes ''. [ Never mind that by my accounting they still owed me approximately {$500.00} which was unaccounted for in the combination of the XXXX payments I sent them - {$630.00} and {$690.00} ]. So in XX/XX/XXXX I sent {$1800.00} on my {$2000.00} mortgage for XX/XX/XXXX [ At this point Seneca told me the " escrow '' was now off my mortgage ]. On XX/XX/XXXX and XX/XX/XXXX they called and left me messages saying my mortgage payment was late again - I did n't get those calls until XX/XX/XXXX as I was traveling for work. I call them again today and they said that somehow there was " money I had to pay for the insurance '' so my only credit was {$320.00} which was " a part of the {$720.00} we sent you. '' So you have to pay {$270.00} more over the phone now. They said " sorry '' but the {$720.00} was all we owed you back and we sent you that check. When I said " you told me I would get a {$320.00} credit '' they said " oh no one could have told you that. '' When I said where did the total money I sent in go to, they said " oh probably to pay for insurance. '' I said, " but I have insurance. '' They said, oh well " we had to pay for insurance. '' So, I just had to pay them {$270.00} more over the phone. I asked " did your report me late on my credit report again '' they said " yes '' and I said can you put notes in the record that this was not my fault or give me a letter saying to - they said " no - you have to wait 60 days for it all to get cleared up. I have always paid my mortgage on time and this has been going on for months and it is a nightmare. My credit has been negatively affected by their reporting. I would like to refinance my house just to get away from them, but how can I when they have put in all of this negative credit reporting on me. This is a nightmare.

My late husband & I got what I thought was a loan but found out after he past that it was XXXX adjustable loans from XXXX XXXX. The smaller of the XXXX has been sold several times. The company who had it 8 years ago ( XXXX ) & I had agreed on a settlement amount. I would sign a contract & send it & the money back & be free of the loan. I waited a week for the contract & then tried getting in touch with the loan manager, but her extension no longer worked & soon after neither did their number. A few months later I got a letter saying XXXX was filing bankruptcy & there was a lawsuit against them. A couple of years later, another company said they owed the loan. I ask for a certified copy of the original signed documents & never heard from them again. This happened a few more times with other companies. Until Seneca Mortgage Servicing LLC went to court & got a forecloser judgement without me knowing. I found out my house was on a sheriff sale XX/XX/2015 I made & signed an agreement to pay them {$5000.00} down & XXXX a month for 3mth & they 'd take the judgement off. I did what they asked BUT they did n't take it off. I 've been pre approved for a XXXX loan at 3 % but not with the judgement. I tried to get a hold of someone at Seneca for 15 days by phone & had to send them a certified letter along with a regular payment before someone called me back. I feel like I already made a mistake by signing the first agreement. That released them of any wrong doing. Then I get a modification that they wanted me to sign saying I owed them {$30000.00} more than the principal & the {$5000.00} down was the cost of my Special Forbearance Program. I explained I was going to get a loan for what I owe them & XXXX who owns the bigger of the XXXX loans. I explained that I would continue to make monthly payments until the loan went through. But the judgement had to be off before I could get this loan. The man I was speaking to told me there was nothing he could do, that I needed to talk to a higher up about the judgement not being lifted. By the time I spoke to a higher up, he told me that my house was back in foreclosure. He said he 'd send out another workout pkg to see if he could stop it. He also said that I could try to see how much money I could come up with & make a settlement offer. While waiting for this workout pkg that never came, I sold some things and made arrangements to borrow $ from a relative if the investor agreed. I emailed an offer of {$9300.00} that I could pay on XXXX/XXXX/15. Now they are telling me that the only way to stop the foreclosure is to pay them the {$9300.00} & sign a new modification saying that instead of owing them my principle of a lil & lt ; XXXX I now owe them & gt ; XXXX in interest so my new principle is over XXXX. I am in good standing with XXXX & still owe them XXXX. My house is valued at XXXX. Seneca keeps telling me that I have too much equity in my home for them to except anything less than XXXX. These people are extortionists! This new modification they sent today says nothing about the taking the judgement off. I need to make sure they are n't taking this $ too & still selling my house. I can not find an attorney qualified or licensed in my county. I CAN afford to pay for my home, though it 'll be a lot easier when I get XXXX fixed rate loan. I need help, please point me in the right direction if you ca n't help me. I do n't want to loose the home my kids & I love & have lived in the last almost 11 years. The longest I have lived in one place my whole life.

Seneca Mortgage Servicing has been repeatedly using our principal reduction payments as future payments and taking the interest when all money should be applied to principal reduction. Our account has been notated to show that ALL ADDITIONAL funds received in excess of the required monthly payment are to go to principal reduction only. Each time I have to contact them to reverse their change to our account and have the money applied as principal reduction as directed. This happened in XXXX, XXXX, XXXX 2015. They appear to be trying to take the interest by posting the principal reductions as future payments and hope that I do n't catch them. On the attachment to this complaint : XXXX XXXX I made a {$2000.00} ( {$220.00} additional principal ) payment, then the next day I made a principal only payment of {$50000.00}. Seneca reversed the XXXX principal payment and tried to make it a future payment. I had to contact them to reverse their future payment and apply the full XXXX to principal reduction only. On XXXX XXXX I made a {$4500.00} payment. This was the XXXX payment ( {$1700.00} ) with an additional {$2700.00} principal reduction. Instead of applying the {$2700.00} as principal, Seneca applied it to the XXXX payment as well and attempted to take more interest. I had to contact them to reverse their future payment into a principal only payment and make the next payment due date to be in XXXX. On XXXX XXXX I made another principal only payment on their website for {$3100.00} and I planned to make the XXXX Payment in XXXX, as allowed per our contract. Seneca AGAIN REVERSED my XXXX XXXX principal only payment and applied it to the XXXX payment. Since it was close to XXXX I did n't bother contacting them to reverse it. On XXXX XXXX, instead of the planned XXXX payment, I went through Seneca 's website and made another {$2300.00} Principal Only payment ( I said {$0.00} for the regular payment and {$2300.00} as principal reduction only ). Then, on XXXX XXXX, without notice, Seneca reversed my XXXX XXXX, {$2300.00} principal only payment and applied it to the XXXX payment and took the interest, and made my next payment for XXXX. It is not yet XXXX, and they posted my XXXX XXXX Principal reduction only payment as a regular XXXX payment and took the interest. I contacted them again to reverse that and put it back into principal reduction only. I have not yet heard back from them. In addition to Seneca reversing my principal only payments, they are taking interest based on the amortization chart and not calculating the interest taken as simple interest, which is in violation of the mortgage contract. I am making large payments, yet they continue to charge interest in excess of what is due. My principal reduction payment is just that, PRINCIPAL REDUCTION. This has happened numerous times. I requested that they reverse the change and make it back to a principal reduction payment as I intended. Each and every time I submit principal reduction payments, they try to post them as regular payments and take the interest for the next month out. Seneca Mortgage Service is acting fraudulently in that they take the payment through their website as " principal reduction only, '' then later when the consumer " is n't looking '' reverse the principal reduction and make it a regular payment and take the interest. Please help me make it clear to Seneca that payments in excess of the regular payments are for PRINCIPAL REDUCTION ONLY. Thank you.

In approx XXXX, I refinanced my home mortgage of approx {$200000.00} and began making monthly payments of {$1000.00}. Within 3 or 4 months this mortgage was sold or transferred to a sister company who started hounding me for the payments. I went to the excruciating experience of making contact with the new company and patiently explained that I had never received any notification from the original mortgage company with which I had signed the mortgage that the mortgage had been sold/transferred and that until I had such documentation I was in no position to send them my payments. The new mortgage company thereupon sent me a letter from the original company with thew necessary notification.I changed the destination of my payments and all got straightened out ... until the next sale/transfer of my mortgage. This happened approx 6-9 months after the first such transfer. And of course, it happened in the same manner - no notification from the mortgage holder, only letters from the new company demanding payment. So I went through the drill one more time. This time it lasted for approx a year until this third company sold my mortgage to Seneca Mortgage. After this sale, I ended up speaking to a XXXX XXXX XXXX in their problem resolution department and explained once again my simple request for documentation from the loan holder of record that the mortgage had been sold and to whom. Upon receipt from XXXX XXXX of the required documentation, I sent him a check for the XXXX payments involved in the messy transition, and arranged for automatic monthly withdrawals for subsequent payments. Very shortly after sending XXXX XXXX my check in XXXX XXXX, I received a letter from Seneca Mortgage advising me that my payment should be ca. {$2900.00} per month itemized as the loan payment of {$1000.00} plus a tax escrow and a payment of approx {$600.00} for homeowners insurance. To say this XXXX me off is a major understatement. I immediately contacted XXXX XXXX XXXX and reminded him of the insurance information I had previously provided him and he indicated he would get in touch with the bureaucrat now assigned my mortgage and get things clarified. I then forgot the Seneca Mortgage Disorganization. For approximately the last year, Seneca Mortgage has made numerous phone calls to both my land phone and my cell phone. Each time I ( usually politely ) advise them that I would love to speak with them but they do NOT have my permission to record our phone call. They whine that they do not have the ability to make unrecorded phone calls, which is a lie since my calls with XXXX XXXX XXXX were on an unrecorded line - a XXXX of mine to which the law entitles me. Recently I employed a lawyer to contact Seneca Mortgage and find out what in the XXXX is going on. I am advised that since XXXX of XXXX, Seneca Mortgage has been returning my payments because they for some reason are no longer willing to accept my electronic transfers ans as of last month have placed my mortgage in foreclosure. This makes me livid. Apparently making monthly payments on time every month by bank check is no longer sufficient to service a mortgage.

I work for XXXX XXXX XXXX. My mortgage payment is issued from my account at XXXX XXXX. XXXX XXXX, 2016 a check was cut and sent from my XXXX XXXX account. The check was cashed by Seneca Mortgage with my Seneca Mortgage account number stamped on the back. XXXX XXXX I was informed by Seneca Mortgage on the phone that my check was never received and if it was not received by XXXX XXXX, 2016 I would be charged a late fee. I obtained a copy of the cashed check and faxed it to Seneca Mortgage. On XXXX XXXX, 2016 at XXXX, MST, I spoke with XXXX who informed me everything was fine, the check was found and cleared and he would remove the late fee ( they went ahead and put on ) since it was Seneca 's fault that they lost the check for my XXXX 2016 payment. I received a missed call on my cell phone XXXX from Seneca Mortgage on Thursday, XXXX XXXX, 2016 request me to call them. Friday, XXXX XXXX, 2016, I called Seneca Mortgage Servicing Department and on the recorded information for my loan I was told XXXX 2016 payment was not received and I had an outstanding late fee. I emailed to Seneca a request to remove the late fee thinking that XXXX did not take off the original late fee from XXXX. Monday Seneca responded by telling me to send in a copy of my cashed check for XXXX 2016. I faxed check number XXXX issued to Seneca Mortgage dated XXXX XXXX, 2016 for my XXXX payment and it was cashed on XXXX XXXX, 2016. Not hearing anything from Seneca, Wednesday, XXXX XXXX, 2016, I spoke with XXXX at Seneca Mortgage who looked at the copy of the cashed checks for my XXXX and XXXX payments. XXXX said someone other that Seneca deposited my XXXX 2016 check into a XXXX XXXX XXXX account as stamped on the back. I then spoke with my XXXX XXXX check fulfilling department and they said, yes, XXXX XXXX XXXX did cash it into my account number at Seneca Mortgage according to the stamp on the back of the check. I called Seneca and spoke with Supervisor XXXX who told me Seneca Mortgage used to bank with XXXX XXXX XXXX but now banks with XXXX XXXX. XXXX said Seneca did not deposit the check. XXXX XXXX did some investigating and told me the check most likely went by mistake to another department at Seneca that still uses B of A or an employee deposited it into the incorrect bank. XXXX XXXX suggests Seneca Mortgage Servicing call XXXX XXXX XXXX to see which Seneca department still uses an account at XXXX XXXX XXXX. Seneca needs to correct their mistake. All XXXX XXXX checks issued to Seneca Mortgage for my mortgage payments have been exactly the same over the past year with no problems. XXXX repeated they did not receive the check. According to the back of the check it was cashed into my Seneca Mortgage account by XXXX XXXX XXXX. XXXX refused to call XXXX XXXX XXXX to try to find my check. I requested a Senior Supervisor to investigate and call XXXX to find my payment. I ask them to call me in 24 hours. I 'm tired of being accused of not paying and being charged a late fee. This is Seneca Mortgages fault and I want it resolved before it is reported on my credit - which is excellent.

XX/XX/XXXX we were notified by Seneca Mortgage Servicing that we needed to send our payment to a new address in Texas. Beginning XX/XX/XXXX the changes were made to our Online Banking Account. On XXXX XXXX or XXXX XXXX I received a phone call from Seneca Mortgage Servicing stating our XX/XX/XXXX payment had not been received. I let them know I would talk with my XXXX as He always sends out the payments by XXXX Banking near the first of the month. Phone call ended. Husband checked our online banking and said Yes the payment had been made XXXX XXXX but not credited as of yet so He had our Bank research the check. About XX/XX/XXXX /XX/XX/XXXX we received another call from Seneca about the amount owing for XXXX and we let him know the check had been sent out on XXXX XXXX, we asked him the Texas XXXX to make sure it was correct and it was correct. This person made threatening comments to my Husband about Dinging Our Credit if we did n't make our payment. The guy on the phone was angry with My Husband trying to explain we had made the payment, my Husband was very upset, and attempted to work with this person on the phone as the Seneca Guy kept threatening with a 30 days late. To us this is a very serious Threat since Hubby has near perfect credit. We had made our payment early in the month just like always.Our bank got back to us in just days and said the Check was Returned Undeliverable. How does that even happen? The Bank checked with us on the Address again to be sure it was sent correctly, again, Yes all the information was correct. The Bank would reverse the funds back into our account as soon as a couple days, per an email, dated XXXX XXXX XXXX. We made the payment XXXX XXXX. Followed with a XX/XX/XXXX payment on XXXX XXXX. Seneca sent us just before XXXX a Ding to our Credit. Our Credit went from the high XXXX 's to the mid XXXX 's. I Believe something is very wrong here. As of tonight Our Bank is full force investigating Seneca Mortgage Servicing to prove they did not receive the XXXX 's XXXX payment on time, as it also was sent out early enough on XXXX XXXX, XXXX, and Seneca Mortgage is not Crediting the Payment until XXXX XXXX. XXXX XXXX is playing GAMES again to charge the customers a {$73.00} Late Fee/Charges. We were charged a Late Fee/Charges in XXXX XXXX as well. Is n't it Odd they can hold a Mortgage Payment until after the due/grace period so they can charge a Late Fee. Honestly, I could have driven across the XXXX States and Hand delivered the Payment in the time it took them to credit our account and it would have been there with days to spare. I know there are a lot of Bad Reviews about Seneca Mortgage Servicing, as I researched it after the XX/XX/XXXX problem. Someone really needs to help us and those with problems against Seneca. We feel they should remove the Credit Ding, and refund us the Late Fee/charges. How does a Major Company just Return your Mortgage Payment. Not right at all. Even our Major Banking Company thought this odd. And again in just a couple of months doing the same thing.

My mortgage was serviced by XXXX XXXX XXXX XXXX when foreclosure was initiated on XX/XX/XXXX. XXXX XXXX XXXX, XXXX was assigned the mortgage in XX/XX/XXXX. The mortgage was later foreclosed, following a foreclosure sale of the property, on XX/XX/XXXX, according to court records. The fair market value at the time of the sale was approximately XXXX and the property sold for XXXX. The property was sold to XXXX XXXX XXXX ( the previous beneficiary ) as trustee of XXXX XXXX XXXX XXXX on that date. XXXX reported the foreclosure on my credit report and noted that the account had been transferred/redeemed/foreclosed on XX/XX/XXXX. This is where I believed the foreclosure saga had ended, factually and legally. In contrast, records sent to me from XXXX in late XXXX indicate that XXXX maintained an account in my name on behalf of XXXX XXXX XXXX and charged in excess of {$50000.00} for various home improvement, cash keys bonus, trash pickup, and other charges between XX/XX/XXXX and XX/XX/XXXX. Apparently, XXXX bought all of XXXX 's debt or loans sometime in XX/XX/XXXX. XXXX sent a welcome letter to me demanding payment for {$62000.00} on XX/XX/XXXX. The welcome letter also stated that the loan was being serviced on behalf of XXXX XXXX XXXX. I did not timely receive the letter owing to my own fluctuating living circumstances. In XX/XX/XXXX, I received two XXXX for the property ( XXXX XXXX XXXX ) : a XXXX from XXXX discharging {$200000.00} and a XXXX from XXXX canceling debt in the amount of {$94000.00}. ( See Attachment A. ) When I first reached out to XXXX inquiring about the XXXX and why they were reporting discharged debt, I received a letter stating that the XX/XX/XXXX letter demanding payment was sent to me in error and no amount was owed to XXXX. ( See Attachment B. ) I followed up with the customer relations official named and certified on the letter, but she offered me no help or guidance on the XXXX itself. A year has passed and I am still attempting to get a corrected XXXX from XXXX. I called customer relations on XX/XX/XXXX asking for a corrected XXXX. I sent the letter to another official in customer relations, as she demanded proof for the fact that XXXX had previously informed me that no amounts were due to the company. In response to my XX/XX/XXXX dispute and request, XXXX ( D/B/A XXXX XXXX ) sent a letter indicating that it would not issue a corrected XXXX and that records indicate that a remaining balance due on a loan in the amount of {$210000.00} was cancelled on XX/XX/XXXX. That remaining balance is allegedly {$94000.00}, which is reflected on the XXXX. As a result of two mortgage lenders claiming that they discharged debt on one mortgage for one property ( a property that sold to a third-party for {$240000.00} on XX/XX/XXXX XXXX, I am facing a tax liability of nearly {$25000.00}. I am going to pursue insolvency for tax purposes, but I am in no way accepting liability for XXXX 's alleged debt discharge. And, I am submitting this complaint today to shed light on these practices.

I am wondering if you can assist me with filing a formal complaint regarding the servicer of my current XXXX loan that is serviced through Seneca Mortgage Servicing. I have been actively trying to get them to provide me with their Assumption requirements for my loan since XXXX/XXXX/15. They originally refused to acknowledge my loan is eligible for an Assumption, even though all of my origination documentation states it is eligible for an assumption. They then had stated they do not have an actual assumption process in place to support eligibility requirements that my mortgage qualifies for. Not having an assumption process in place as a servicer is also not aligned to FHFA servicing requirements, or those outlined under the CFPB requirements. They advised since they do not have a formal process, my only option is to refinance my loan, which is unfair, and deceptive practices in my opinion. They want to push my into a refi process to potentially charge me additional points, fees etc, which I am not the least interested in and have advised them accordingly a few times. They then sent me a letter for loss mitigation options, which I am also not interested in what so ever, as I am current, have always been current, and I do not have a financial hardship. As I have tried escalating this issues as a formal complaint with them, they also do not have a complaint process in place, no acknowledgement of my complaint, and no follow up with me on the issue. I am not sure if they as a smaller servicer, are also held to the same standards to manage a complaint process as set forth with requirements under the O.C.C., National Servicing Standards, CFPB requirements or by FHFA. The only time they respond to me is if I initiate another email to them online. I have let them know they had until last Friday, XXXX to contact me with an acceptable solution based on what my loan is eligible for based on my origination documents, which is well over 30 days from when I contacted them, followed up XXXX different times to work through the issue. I advised if they have not contacted me, like they have not been, my only other option is to escalate this issue to FHFA, you FHLMC, the CFPB, the O.C.C. and my state AG. They have not upheld requirements for all of these agencies to support an assumption process, have used unfair/deceptive practices to push me to products I do n't want/need, all due to their inability to service my loans to the eligibility/standards outlined in my origination documents I signed. This is a response for case number XXXX. I am unable to gain access to the established account. To recap, I was diagnosed with XXXX XXXX around XXXX. Initially, I did not have insurance. The medical costs placed me in a financial deficit that also resulted in pre-foreclosure. Through the good graces of the Florida Hardest Hit Fund, I was able to keep my home. XXXX is the mortgager and XXXX is the servicer. However, XXXX sent me an account statement dated XXXX XXXX, XXXX ( see attached documentation ) indicating that total amount ( arrears plus principal ) due was {$28000.00}. On XXXX XXXX, XXXX XXXX paid XXXX {$8500.00}. I received account statement dated XXXX XXXX, XXXX indicating that total amount due after application of the XXXX XXXX, XXXX disbursement was {$23000.00} with a monthly payment of {$230.00}. On XXXX XXXX, XXXX, XXXX paid XXXX {$12000.00}. I received an XXXX XXXX, account statement indicating a monthly payment of {$230.00} and principal balance of {$13000.00}. The XXXX XXXX, XXXX, statement showed a monthly payment jump to {$310.00} even though all required payments including monthly mortgage, were made on time. It also reflected continued extraction of escrow payments for PMI, taxes and insurance even though I had paid all taxes on the property on time from the inception of the loan ( see attachments ). The only proof of insurance provided by XXXX was effective XXXX XXXX, XXXX, after I had submitted my initial complaint to the CFPB.. After submission of the complaint to the CFPB, PMI was dropped without credit for previously incorrectly extracted funds and monthly payment per the XXXX XXXX, statement increased to {$990.00} ( see attached ). At inception my mortgage was approximately {$130.00}. XXXX has levied charges for items such as {$430.00} for property repairs that never happened. I have lived in this property since inception. I repeat for emphasis, that I believe that XXXX and XXXX is attempting to steal government funds and force me back into foreclosure. Please take a close look at the documents I have provided. I am trying to determine the fair principal and monthly payment owed after the correct application of FFH funds. I need all escrow charges refunded to me as they were applied incorrectly at best, fraudulently at worst. They did not pay property taxes. I did ( see attached documentation ). Nor, have they provided proof of insurance effective prior to the date of my complaint to the CFPB. How can monthly payments fluctuate so dramatically at the whim of the servicer on a fixed rate mortgage that is not in default? PLEASE HELP!

On XXXX XXXX at XXXX AM I called Seneca Mortgage Servicing and spoke with XXXX. I requested information about having PMI removed from my loan. I explained that I had made several improvements to my home, but the majority had taken place before the refinance. He said that improvements would be excluded if they were included in appraisal when we refinanced. However, we had a computer appraisal so the improvements we made were not included in that appraisal. There was no way for the lender to know about the major improvements that had been made. In that case, He explained to me those improvements would not be listed in the XXXX or computer appraisal. They would be considered among the improvements that could count toward the PMI removal. I asked him how certain he was of this information. He said he was very certain. Based on this discussion, I decided to move forward with having my home appraised for {$450.00}. I sent in the check and had my home appraised a few days later. On XXXX XXXX I called Seneca Mortgage Servicing to determine the status of the PMI removal. I had a XXXX hour conversation with XXXX. I spent most of my time on hold. I was told that the appraisal had not been received. However, they wanted me to submit proof of improvements. They said that they wanted to know when the improvements had been made so that they could determine if they resulted in the increase in market value. I explained the conversation I had with XXXX. She said that none of the improvements before the refinance could be considered. I explained that if I had known this information, I would not have proceeded with the PMI removal request. I felt that Seneca knowingly mislead me into providing them with {$450.00} for an appraisal that they knew would not result in the removal of PMI. Furthermore, XXXX refused to explain what was defined as a significant improvement. In addition, she refused to provide the ratio of money spent on significant improvements and it 's relation to market value. Finally, she said that the appraisal had not yet been received. Yet, she quoted the appraisal several times, noting that the appraiser had noted that the kitchen had been remodeled XXXX5 years ago and Seneca needed more documentation regarding the improvements. When I called again on XXXX XXXX, I was told that the appraisal had been received on XXXX XXXX, XXXX day before my conversation with XXXX. On XXXX XXXX by fax and XXXX XXXX, XXXX, and XXXX by phone, I requested a fax and mailed copy of the appraisal. Only received it by fax after the request had been denied.

On XXXX/XXXX/16, I ordered a billpay payment from XXXX XXXX XXXX to pay {$2300.00} for my XXXX house payment. It normally takes 2-4 days for the billpay payments to get to Seneca Servicing to be credited, and there is a 15 day grace period, and it is simple interest, so it does n't matter if I am early or late on my payment, the same interest is applied. I have used billpay for over 5 years, and they never miss payments. Seneca has not credited my payment, and I contacted them to find out why. They claim XXXX holds my money for a week or longer after they take the funds out of my account to make money from me, and then they send it off. THAT has never been my experience. Up until 3 months ago, even my Seneca payments were credited within 2-4 days. Now, it is XX/XX/XXXX, and nothing has been credited. I called Seneca who told me to call XXXX to see where the money is. XXXX mailed it to Seneca. They explained to me that they no longer have a relationship with Seneca, so they do n't do digital payments to them any longer, they have to mail paper checks, which they have the last XXXX checks - coincidentally, the last XXXX checks were credited, 9, 11, and 13 days after they were sent by XXXX. I called Seneca back and asked them to look for my check, the address sent to was verified, and there is no reason XXXX would hold my money - they have issued larger checks than this through bill pay, and never a problem. Just with Seneca - so the disconnect has to be with Seneca. They told me I now have a late charge of {$87.00} and that if I do n't send a new payment, then I will get reported to the credit bureaus for a 30 day late. I said I ca n't stop payment because you will charge me when you finally get around to depositing the billpay check, so now you want me to pay another {$2300.00} when I am not due yet, and I ca n't pay other bills because I wo n't get paid until next week. They said again, yes, we will charge a fee if the check does n't clear our bank - and yes, we will report you to the credit bureaus if you do n't pay within 30 days. I said, I paid on time, you have n't credited me. Do you look at the post mark on the envelope when you finally cash my check? We credit your account the minute we get your check, then if it does n't clear, we back it out. So we do n't look at post marks. I am at the mercy of Seneca 's mail room sorting my check. The check had all the same identifying information as all the prior payments.

An ANNUAL ESCROW ACCOUNT DISCLOSURE STATEMENT was sent to us, from XXXX on XXXX/XXXX/XXXX, with effective XXXX/XXXX/XXXX, and monthly payment {$940.00}. My original mortgage account with XXXX was transferred to Seneca in XX/XX/XXXX. XX/XX/2015, I received a call from Seneca demand payment, up until this point I have no knowledge of this since I did not receive any notice from XXXX. I immediately contact XXXX and for the next couple weeks I had called XXXX repeatedly trying to get the transfer letter so I know whom, account #, and where to pay. They finally emailed me the letter on XXXX XXXX, 2015 ( I have the original email from XXXX ). Since I did n't know the account number and where to send payment ; I continued to pay the original mortgage holder for the month of XX/XX/XXXX. For XX/XX/XXXX payment, I send to Seneca and on XXXX XXXX they rejected the payment ; they said because I was two months behind and they immediately reported me to credit bureau for 60days late ( even late payment occurred on the XXXX of the month ). I discovered this a fews days later so I immediately contact XXXX and have them do research to see why the payments did n't get transfer to Seneca. While waiting for the result, I did n't want to get hit with a late payment so I called Seneca on XXXX XXXX and made 3 payments over the phone ( I figure I 'll get a refund from XXXX later ). At that time I also contact my bank trying to get copied of the checks XXXX since my bank statements shown that it was debit from my account for the months of XX/XX/XXXX and XXXX XXXX. On XXXX XXXX my bank told me that the checks for XXXX and XXXX had not been cash so they going to void it and put the funds back on my checking account ( I also have this proof from my bank ). I do n't know why XXXX did n't accept the checks and did n't forward XXXX and XX/XX/XXXX payments to Seneca. The bottom line is I have made payments on time during this whole transition and now I get penalize from Seneca for XXXX mistake. I submit these information to Seneca, emailed them the original email that I got from XXXX, the XXXX bank statements and the bank credit that my bank refund back on my account. I had spoke to several customer representative at Seneca and one supervisor. So far they refused to extract the late payments report to the credit bureau. My account number with Seneca is XXXX. Please help me to correct this mistake and make it right.

In XX/XX/XXXX, our mortgage service agent, Seneca Mortgage, again informed us that they were changing their organizational agent. My mortgage payments were always automatically paid by our bank for many years. We have never been late. While in the process of changing the address and other information for the new agent with my bank, I was interrupted by a client emergency. After the emergency was over, I forgot to finish making the changes required by my bank. As a result, the payment for XX/XX/XXXX was not made. We did not discover this error until the next month because when Seneca called me they could not talk to me because the mortgage was in my wife 's name even though I am on the deed with my wife. By the time we received a new billing statement, we were two months behind. I received a call from a collection person and advised them that I would be making XXXX separate payments to bring the mortgage up to date. The agent did not say that this would not be acceptable. The monthly mortgage amount is {$2000.00}. All payments tendered electronically by our bank have been returned as follows : XXXX/XXXX/15 {$2000.00}, XXXX/XXXX/15 {$4000.00}, XXXX/XXXX/15 {$2000.00}, and XXXX/XXXX/15 {$6000.00}. Seneca will not except tender of our payments. I have written a certified letter to Seneca 's CEO and the CEO of my bank 's payment agent XXXX. I have contacted the Federal Reserve Board ; and, they have advised me that electronic transfers made by a bank are legal tender and must be accepted. I request that Seneca accept full payment for the months in arrears, correct my wife 's credit report to indicate that the late payments were caused by Seneca and waive all penalties and additional interest. Senenca mortgage took over servicing of my loan from previous mortgage company on XXXX/XXXX/15. My first payment, XXXX XXXX, went to the previous mortgage company as required. When Seneca took over my loan they began calling me weekly, sometimes daily, stating that I owed them my XX/XX/XXXX payment. I informed them that I had made that payment to the previous loan company as required. I also sent them proof from the previous mortgage company and bank statement showing it cleared. I still continue to receive calls until XX/XX/XXXX claiming they have not received this payment and stating I am one month behind on my payments. I was assessed a late fee, which I had to call and dispute. They have stated that they notated the account that I should not be assessed a late fee and are still attempting to get my previous payment forwarded from the previous loan company. I sent my XX/XX/XXXX payment by online bill pay as I have done since they assumed my loan. My XX/XX/XXXX payment was rejected by them. I had to call and ask why this was rejected. The answer I was given was that they have placed a hold on my account in order to monitor for any incoming check from the previous loan servicer. I am now forced to make payments by alternative means until this is resolved. I find this unacceptable and this company cleary has no idea what it is doing. They are threatening and I do n't trust them. I informed them if they negatively impact my credit in any way I will file a lawsuit against them. Online reviews of this company are overwhelmingly negative and appear to operate with questionable tactics. I will be working to help organize a class action lawsuit against this company if the issue is not dealt with in the next few weeks. Customer service reps are often rude and argumentative. They are the worse company I have ever dealt with and totally incompetent.

I have now been a customer of XXXX for the past year and have had a number of issues with your loan servicing. The XXXX time with your company I have been assessed a late fee for a payment that was there before the deadline of the XXXX or according to your customer service folks a day or XXXX later if the XXXX falls on a weekend or holiday. Regardless I use online banking with XXXX XXXX XXXX for everything and it seems that this company is the only one with difficulty processing/crediting payments in a timely fashion. Last time I was told that the payment was in paper format and that was the delay. I paid XXXX of the fee. That was my XXXX late mortgage payment ever in 15 years. This time I have contacted B of A and confirmed that all of my payments to XXXX Mortgage are in electronic format. The payment was sent on XXXX arrived and was deducted from my account on XXXX. XXXX did not note payment until XXXX, and then assessed a fee. This behavior appears fraudulent to me. I pay my bills on time and live within my means. I am a single parent that is accountable and prides myself on being on time. I am very frustrated. My pay date varies knowing that I have a window based on my own paydate from my employer. Bank XXXX document is the exact snapshot of my XXXX XXXX XXXX online bill pay account noting when the payment was sent received and deducted. I was frustrated enough to look up on line to see if others find the same problem with XXXX and the reviews are horrible XXXX stars all with similar issues. My expectation is to quickly resolve this issue and reverse the fee from this time and last. Also to please educate their customer service folks on ethics for not lying to customers ( paper versus electronic ). I have submitted a complaint to the Better Business Bureau as well as recommended by the websites dealing with Mortgage fraud.

In XXXX XXXX my ex husband and I purchased a home. The mortgage was with XXXX XXXX XXXX and he was the only one on the Note. I was not used to secure the loan or added as a co-borrower. XX/XX/XXXX we modified the mortgage and again I was not used to secure the debt and they did not consider me financially responsible for the debt. In XX/XX/XXXX I believe the mortgage was sold to XXXX. We got divorced and the house was to be sold. I listed the house, XXXX was reporting it to my credit. During the process of selling the home it was discovered that I was not on the original Note and XXXX had been reporting it to my credit in error. They removed it from my credit report. XX/XX/XXXX the Mortgage was sold to Seneca Home Mortgage. I work for an attorney and we were helping my ex with the sale of the home. XX/XX/XXXX XXXX started to report the mortgage to my credit claiming that because we did the loan modification in XX/XX/XXXX it added me to the note when infact the modification did not change the terms of the original not and the note that was recorded with XXXX was the same note that they had when the home was first purchased which only had my ex husbands name on it. I have spoken to people at XXXX and XXXX and they have said I am not responsible. I did not sign or fill out the modification paperwork. I have written to Seneca and provided them with all the information I have from XXXX and XXXX and they are refusing to remove this debt from my credit. In the second letter I sent to them the basically responded saying that they will no longer entertain looking into the issue and as far as they are concerned I am responsible. I need help. I know I am not financially responsible for this loan and I want them to remove it from my credit immediately.

I had a water damage in my house. I filed the claim to insurance company and settlement process went pretty smoothly, I got my check in about 10 days. Since the damage was major, the check was issued on my name and on Seneca Mortgage Servicing LLC, so I had to sent the check to Seneca. And my real problems began.. I sent all paperwork as requested, with fast overnight shipping. It still took them 4 days to call me to notify that they ca n't issue the check because they ca n't validate my contractor. I asked for check for partial amount and it took them another 5-7 days to issue the check and then mail it ( another few days XXXX. I sent out corrected contractor document overnight and I called them in the meantime. I called them 3 times during the same day, since they kept informing me that my contractor data is incorrect. First time, they told me that the day before the payment was submitted and then denied because of " some reason ''. I asked what is wrong with my contractor details, they could n't say. I called second time and they told me that they are waiting for corrected form ( it was delivered 4 days before ). I called another time the same day and I was informed that everything is fine and they are submitting the payment. 2 days later I called to get confirmation and tracking number of the check and.. it turned out that the payment was n't submitted at all and they wasted another 4 days XXXX weekend + 2 days )!!!! Overall it was very stressful process, with inaccurate and misleading information provided by Seneca. It took 4 weeks to get money issued by insurance company while, I could n't pay my contractor and was living in the hotel. Terrible experience, Seneca should n't be allowed to provide mortgage servicing

Seneca Mortgage has violated RESPA ( 12 U.S. Code 2605 ) by not responding to my Qualified Written Request ( QWR ). On or around XX/XX/XXXX I changed my homeowners insurance carrier and PAID IN FULL for the entire year to protect myself from Seneca since they have proven to be incompetent at best -- criminal at worst -- in how they " handle '' escrow. Seneca was sent multiple notices of the change via their online system, via fax, as well as a letter sent via USPS # XXXX, which they signed for on XXXX/XXXX/2016 ( attached, Exhibit A ). Seneca sent me a letter dated XXXX/XXXX/2016 ( attached, Exhibit B ) requesting a refund for any " unearned premium '' amount from the old carrier and in it made the following claim : " The replacement policy has been accepted and the premium amount, requested by the new carrier, has been disbursed from the escrow account. '' On XXXX/XXXX/2016 Seneca signed for my QWR ( attached, Exhibit C ) sent via USPS # XXXX which requested that Seneca provide written proof that the new carrier did in fact request a premium amount and also provide the amount of their claimed disbursement from my escrow account. The QWR also included a check for {$190.00} ( the amount I received from the old carrier ) which they deposited on XXXX/XXXX/2016 ( attached, Exhibit D ). 12 U.S. Code 2605 ( e ) ( 1 ) ( A ) requires the Servicer to " acknowledging receipt of the correspondence within 5 [ business ] days. '' 12 U.S. Code 2605 ( e ) ( 2 ) requires the Servicer to " investigate, '' " correct '' if necessary, and provide a " written explanation or clarification '' to the Borrower " not later than 30 [ business ] days. '' As of today -- well over 30 business days -- Seneca has not responded to my QWR.

Hello I have to carry Wind and Hail Damage Insurance on my home. XXXX that carries the mortgage has fail to pay the insurance to XXXX XXXX XXXX XXXX, Texas. I do n't think there is a XXXX, Texas..there is a XXXX, New Mexico. They say they are looking for the check..when all you have to do is contact their bank and let them know what has happen. I wrote them and told them that you better hope nothing happens to my home and if I have to get an attorney that will be no problem, but I 'm tired of XXXX treating me like I 'm a fool ... they have been playing their silly game ever since they took my mortgage. When they took it over I said to them I have no contract with you people. The woman said to me I do n't need to send you any contract..this contract was from XXXX and XXXX took it over..I told her I have a contract with you so I do n't have to send a payment to you. On XXXX/XXXX/15 my house got damaged because of very strong winds. Per " XXXX XXXX '' insurance the damage included the roof, ceiling of the living room, etc., in total amount of {$11000.00}. They quickly sent the check and instructed to contact our Loan company ( Seneca Mortgage Servicing ) for loss draft. Ever since XXXX/XXXX/15 I called them around XXXX times, faxed and mailed out all the documentation they requested, however ; even though I have spoken to different representatives at different times, it appeared that they were just reading a ready script, repeating the same thing over and over ( " please, allow us 7-10 business days '' ). It is worth to mention that even after 40 business days they still have n't done anything. So, I requested to speak to a supervisor, who XXXX XXXX XXXX XXXX called back on XXXX/XXXX/15 and left a voice mail on my phone stating that within 3-4 business days the " whole thing will be done and you will have the check '' ). I was shocked when after 7 business days of waiting I called back and the next representative told me the same script " please, allow us 7-10 business days ''. This is a mortgage company that is suppose to make sure that consumer 's house does n't go to foreclosure, instead, because of their careless attitude I literally live without a roof, the damage of my house gets worst and worst, since within 3 month there have been more winds and rain. Neighter the representatives, nor the supervisor care that my family 's health and well being is under a big question mark. I would like to request your assistance in getting my insurance check ASAP since it became impossible to do business with Seneca Mortgaging Services. Thank youXXXX XXXX

we purchased a manufactured home in XXXX and obtained fha financing. To date-Tax records do not show our property as real property- they only have it listed for XXXX for the land value. We have tried since XXXX to get the original mortgage company ( XXXX ) to correct documents and file with the tax office. Until this is completed we are not able to file for homestead or over XXXX exemption. We also applied for a loss mitigation and were denied due to unresolved liens shown on the title search. all of the liens showing were for similar names and not ours but they were unable to correct the deeds and used that as excuse for denying the loan. They were already in the process of trying to foreclose but were not able due to title issue. in XXXX XXXX, we were sued by XXXX XXXX, Tx for unpaid taxes on the manufacutured home which was still listed in the previous owners name. We could not get XXXX to pay the taxes until we contacted HUD. they in turn contacted XXXX and told them they needed to pay the taxes. In order not to lose our home we had to file chapter XXXX bk and started making payments again. Once our loan was sold to Loan Care- our payments were increased from XXXX to XXXX due to the escrow shortgage, We were not able to pay the increased amount. Once loan was sold to Seneca, Our payment were then again dropped back to XXXX, But they would not allow us to make payment unless we paid the full arreage. They will also not speak with us since we have filed Chapter XXXX and state they can only talk to Trustee for BK- So here we are 5 years later without a home listed in the tax records. I have attached copies of all tax records, letters, petition for suit.

My mortgage was recently transferred to Seneca Mortgage Servicing. I have made my required mortgage payment in written check form in the amount owed plus additional amounts to go toward the principal balance of the loan. To this date Seneca Mortgage Servicing has received my written checks with the coupon that is attached to their monthly mortgage statement, but have yet to credited my account the full amount that they have withdrawn from my banking institution. The mortgage statements that they have sent me, reflects my mortgage account history since they have taken over servicing. Seneca Mortgage Servicing has applied my payments as they want, regardless of my coupon stating where to put the money. For instance XXXX of my mortgage payments breakdown was in XXXX different accounts ; Principal, Interest, Escrow, and OTHER. I have talked with a XXXX different service representatives, XXXX last week and XXXX this week. XXXX representatives have not been able to give me any indication that they know what has happened to my mortgage payments. I have asked them to have a research analyst review my account and get back to me, twice. I also asked the service representative what was the definition of the " OTHER '' account, neither service representative had an answer. The mortgage statement already has a section titled late charges/fees, so why do they need an account titled " OTHER ''? Is this legal for a company to park money in an unidentified account and not be able to tell you why it is being held there. To date I have yet had any resolution for Seneca Mortgage Servicing misappropriation of my mortgage payments.

Hello, I 'm in desperate need of mortgage intervention. I 'm a senior home owner with fixed income. I 'm having a big problem with my lender. I 've have my home for 26 years. Back in 2009 my sub- division suffered a devastating flood that affects the value of all property in the sub-division. For the past three years, I have family illness that causes me not to be able to make my {$1200.00} mortgage payment. So, I reached out to my lender Seneca Mortgage Servicing, LLC, out of New York. I reached to them to let them know that they need to lower my principle or to re-finance my mortgage because of the devastating loss of the value. I paid another company to help me to intervene. What I did n't realize is that Seneca Mortgage servicing only reduced my payment, but redo it for another 40 years. I did n't know this until I came back home from helping my ill family. I consider this practice as PREDATORY LENDING. I need help in getting this issue resolved. I should not be starting over for another 40 years when I 've had the house for 26 years already. WHO DOES THAT. They split the mortgage into XXXX, XXXX is for {$120000.00}, and the other is for {$55000.00}. The house does n't worth this {$170000.00}, and I should n't not be starting over. In XXXX of 2014, we fell behind on our mortage payment with Seneca Mortgage Servicing, LLC. They stated we were 2 months behind after returning a month 's payment stating they will only accept the entire amount due, which was approximately {$2400.00}. Prior to this, they had sent someone to our home representing Seneca, took photos of the outside of our home & left a notice that they plan to begin the forclosure process. We contacted them the next day ( XXXX 2014 ) and they initiated a repayment program where we would put {$1200.00} down and add an additional {$200.00} a month to our mortgage payment for the next 6 months, which we did complete. On the 7th month, we called to make our payment and they informed us, we now owed {$3900.00} & were still 2 months behind. In the interim, they had never sent us a copy of the agreement/amortization despite several requests. The account manager could not explain where my additional {$2400.00} in payments were applied. I demanded a copy of the repayment plan and they sent XXXX they created 5 days after my phone call, which did not have not the original terms and the terms showed what they now claimed was the terms. The agreement phone call should have been recorded and they could obtain the details from that, but have not. The asset manager does not return calls and the account manager asked me to " stop talking '' when I was disputing the issue. There has been no resolution and we are afraid they will be agreessive with forclosure threats again.

My mortgage was transferred from XXXX XXXX XXXX to Seneca Mortgage Servicing. While at XXXX XXXX XXXX, I was approved for a HAFA short sale and ready to close. I have the closing package as well as the approvals. As of today, I still have cash buyer ready to purchase. I also have a hard equity lender willing to do a short payoff refinance. The short sale did n't close out previously because title could not be cleared due to liens filed with the municipality and an erroneous blanket wild mortgage filed on every parcel on my block by a different lender. I have been trying to resolve my foreclosure through a modification, short payoff or short sale, but I have not been able to reach anyone at this company for the past 3 months. I tried to register online and to no avail. I sent a signed authorization in order to have third parties discuss my case, but I have n't had a response. I am currently in bankruptcy and my attorney sent authorization so I can apply for a loss mitigation workout solution directly with Seneca Mortgage Servicing. I sent this authorization to both Seneca 's fax number and email address. I really need assistance. I was faced with a series of medical emergencies that forced this hardship, but I am aggressively trying to resolve this matter. A foreclosure would impact my current employment and prevent me from working as a contracted employee. It would also hinder my return to school. Please help, please help me get a single point of contact to assist me.

This is a formal complaint against AMS SERVICING LLC now known as Seneca Mortgage Servicing LLC- Loan # XXXX they serviced the mortgage from XXXX XXXX to XXXX XXXX A tax lien was paid by XXXX on XXXX XXXX XXXX I spoke to XXXX today and they said it was paid off and we can ascertain that information from XXXX County Creditor the delinquent tax section . Seneca was definitely aware of the Tax Lien. Furthermore, after receiving a breakdown from Seneca- it is clear that I do not understand who they were paying our money to in the disbursements. That is not a way to do a breakdown and analysis of other people 's money. I am not sure who is responsible at this point for the willful failure to pay our School Tax for period ending XXXX or the second half of XXXX or the General Tax for the second-half of XXXX Everyone that we have encountered so far should be in prison for all I care. XXXX will deal with them accordingly, trust and believe. I just learned that XXXX XXXX got permission from one of these crooks to pay of the lien but we are doing our own investigation. We will file a formal complaint against them also as XXXX XXXX was under investigation by New York State Department of Financial Services Financial Frauds & Consumer Protection Division in XXXX XXXX. Seneca Mortgage has messed up our home loan since XXXX XXXX the very first month and has taken almost two years to resolve a payment dispute of XXXX payments from XXXX and XXXX XXXX when the payment XXXX up from the first month took 9 months yo review and kept getting excuses snd put off even tho called for status constantly. Was told these were in a " suspense '' account. They still have not admitted this error and despite being sent numerous bank statements and electronic transaction information from XXXX Bank as well as us, they still claim we owe this and theres always another excuse or accusing us of not sending the correct info or that they need thisbor that permisdion. Anything to not fix this or take responsibility! Especially after receiving information from the bank. They also sent emails they claimed not to send and have tried to recall emails their staff realized was sent to us instead of internally talking about us and info that was being requested!! Totally unprofessional and complete liars! Now they are claiming payments were not made from XXXX to XXXX XXXX despite thevpayments being sent priority mail. They insinuated checks were returned that were cashed also! They have misasplied and have this account so messed up and then always get different answers, they lie, and are unprofessional. My loan was sold to a different servicer. I set up bill pay with my bank. The new servicer rejected my first payment. When I called to find out why, they advised that they had received my payment but were rejecting it as their policy was to not accept bank billpay for the first payment after a transfer. I asked how I was to know that and the agent referred me to my welcome package. We reviewed the welcome package together and the agent, and a supervisor, confirmed that nowhere in the welcome package did it indicate that a billpay payment would be rejected XXXX the instructions even provide a reminder to update the billing information with the billpay provider! XXXX. When I raised this with the supervisor, she advised that they knew the welcome package was wrong and they had not gotten internal support to update the letter content to indicate that initial payments would be rejected. I let her know that I could not believe they were letting this happen as it would mean that every transferred customer would have a rejected first payment and therefore a late payment. Her response was that late charges would be waived - I told her that was not the point as we were not intending to pay late. I was given the option to make another payment with the agent to replace the one I had already made that was rejected - for a {$15.00} fee. Completely unacceptable service from Seneca XXXX Servicing.

I had a mortgage for XXXX years with XXXX XXXX XXXX My original payment started out at about {$1600.00}. The next year when the analysis was done they lowered it to {$1400.00}. They recently sold my mortgage to seneca mortgage and I have received a letter from them on XXXX XXXX 2015 stating that my mortgage will be going up to {$1900.00}. I called to inquire and was told that my escrow had a shortage and I could also pay the shortage in a one lump sum. I do n't have that kind of money. I then called XXXX who sold my mortgage to seneca and was told that who ever did my analysis made an mistake and did n't include my pmi insurance but not to worry because they paid it for me. I find that hard to believe. I want to know how the new company can charge me this money when the previous company made an error in the analysis.XXXX said they were aware of the mistake but no one took the time to call us so that we could have rectified this before it got to this stage. I had spoken to the new company and they are not willing to work out anything other than payment in full of back escrow or up my payment $ XXXX.How is it our mistake when the bank created the problem.I 'm sure if we made a mistake they would be the XXXX ones on the phone to get their money.This is like selling a car to someone and then realizing you could have gotten more and then go back to that person for the difference.

On XXXX/XXXX/16 Seneca Mortgage Servicing debited our escrow account in the amount of {$3900.00} to pay property taxes. On XXXX/XXXX/16 we refinanced and paid our loan in full. We also made a payment of our property taxes at that time. I contacted Seneca Mortgage at the time of the refinance and was told that the escrow money debited for property taxes would be refunded to us. On XXXX/XXXX/16, I contacted Seneca because we had not received the refund of the money debited from our account. I was told that Seneca could not reimburse us until the property taxes had been paid to the county and the county rejected the property taxes as a duplicate payment. I was told Seneca would submit payment to the county on XXXX/XXXX/16 and that the entire process should be completed and the money refunded to us by XX/XX/XXXX. Today is XXXX XXXX. I contacted Seneca for a status update because we still have not been refunded the money. I was told that the county did reject the money and return it to Seneca on XXXX/XXXX/16. When I asked why it has not been returned to us, I was given the run around and told that it will be a minimum of 15 more days before Seneca will issue a refund check. I have requested an expedite but Seneca is unwilling to do anything. They have been holding {$3900.00} since XXXX/XXXX/16 on a closed account despite repeated requests for reimbursement.

To whom it may concern, I disputed more than XXXX times on the phone regarding your request HO-6 insurance and escalated the insurance coverage certificate that I provided but your insurance team and servicing keep ping pong the issue each other and ignoring my proof insurance documents that the original mortgage company already accepted. My insurance agent told me that should cover the mortgage lender requirement based on the XXXX guide line. It covers Walls-In and I do n't have any improvements in the house so the current insurance certificate should be good enough as attached. I discussed XXXX ( loan servicing manager ), XXXX ( insurance supervisor ), XXXX ... but they just sent me letter saying that they will purchase the expensive insurance {$730.00} and will pass it to me which is not fair and very frustrated. We had our mortgage thru XXXX XXXX XXXX and was paying {$1900.00} on XX/XX/XXXX our new statement went to {$1600.00}. In XX/XX/XXXX our mortgage was sold to Seneca Mortgage Servicing and payment remained the same {$1600.00} until XX/XX/XXXX we received a letter from Seneca Mortgage Servicing stating as of XX/XX/XXXX or payment was going to increase to {$2200.00}, unless we paid a shortage of {$4000.00} plus add PMI back on which would still have our payment go back up to {$1900.00}. We had no clue what was going on so we called Seneca Mortgage & they said there was a shortage on our escrow which they paid when they took over loan in XX/XX/XXXX, so we then called XXXX XXXX XXXX and they acted as if they had no clue as to why, then after several attempts to talk with someone concerning our loan they said there was a computer error back in XXXX that dropped our PMI and lowered our mortgage payment so for a year we paid what was in our statement each month from XXXX XXXX and also Seneca. In XX/XX/XXXX we paid Seneca the {$4000.00} plus took our mortgage payment from {$1600.00} to {$1900.00}. We was told by both mortgage companies there was nothing we could do nor was either willing to work with us on a problem on there behalf. Is there anything that can be done about this?

I originally requested PMI cancellation from Seneca Mortgage in XXXX after our county appraised our property at XXXX times our purchase amount. Seneca responded that they needed more time and to not file a written request yet, as they had made a mistake in acquiring the loan and only had record of XXXX of our XXXX acres. I made numerous phone calls over the next couple of months, spending 5-10 hours on the phone checking on the status of Seneca 's progress in servicing all XXXX of our acres. Finally in XXXX, they assured me they had resolved the issue. My written request for PMI cancellation was processed in XXXX. However, Seneca denied my PMI request for cancellation after an appraiser completed his appraisal of XXXX of our XXXX acres - appraising less than 33 % of the value of our property. After fighting with Seneca for 4-5 hours on the phone over the course of 2 weeks, they agreed to conduct an appraisal of our property that did not violate the Home Owners Protection Act. Seneca failed to complete this appraisal. In XXXX, over 5 months after requesting PMI cancellation, Seneca transferred my loan to XXXX. XXXX is currently claiming that Seneca refunded my appraisal fee at the request of Seneca, effectively cancelling my request for PMI removal.

Seneca Mortgage Servicing has misappropriated {$3200.00} from the escrow account attached to my home mortgage. On XX/XX/2015 they took a scheduled withdrawal of that amount to pay the scheduled property tax installment, which was indeed recorded as paid a week later on the county website. 22 days later, on XX/XX/XXXX, XXXX took another withdrawal of the same amount, creating an escrow deficit of XXXX. They have told me on the phone that this withdrawal was not sent to the tax agency but remains in Seneca 's control. It is easy to see the second withdrawal from my account on the attached activity listing from my mortgage account with them. When I demanded that they return the unauthorized withdrawal to my account immediately the replied that it would take two months tho " investigate '' the matter. It does n't take a genius to look at the statement of activity and see the duplicated withdrawal. Two months of " investigation '' time amounts to theft of my property with no promise of returning it. Since I am closing a refinance today I am forced to pay XXXX extra to pay off the existing mortgage, to cover the funds that were improperly withdrawn by Seneca. After requesting PMI removal in XXXX 2016 and fighting for months to obtain a fair appraisal of our property, two separate customer service representatives from Seneca Mortgage told me ( in a recorded call that both agents agreed to ) that my request for PMI cancellation probably was n't being taken seriously because " my property was n't worth anything. '' The customer service agents then proceeded to argue this " fact '' based on their own assessment of the land using the property taxes that my husband and I paid on the farm land. Neither agent understood what a " farm deferral '' was and that we pay a large reduction in property taxes, as we 're currently XXXX this land that is zoned for a subdivision of XXXX houses. Over the course of 5 months, Seneca failed, refused or was unable to complete this appraisal and transferred our loan to a different carrier. My husband and I feel that agents with Seneca conducted their own unofficial and unprofessional appraisal of our land and our request for PMI removal was ignored, despite the value of our property being appraised by our county at XXXX times our loan amount and us being current on all requirements of PMI removal via the Homeowners Protection Act.

Seneca has erroneously begun evaluating my mortgage for PMI cancellation, which I did not request. This is a problem because it leaves me exposed to subsequent illegal fees ranging anywhere from {$12.00} to {$1200.00} for BPO, appraisals, inspections, etc. according to the fee schedule on my mortgage statement ( Exhibit A, Page XXXX ). On XXXX/XXXX/2016 I sent a " secured message '' via Seneca 's website ( Exhibit B ) requesting that they re-analyze my escrow ( and lower my payment ) since their latest escrow analysis failed to take into account that PMI will terminate automatically in XXXX since my loan will have reached 78 %. Please see the attached screenshot of my account from Seneca 's website to verify the date of automatic termination ( Exhibit C ). On XXXX/XXXX/2016 Seneca posted a " Letter '' to my online account on their website informing me of the erroneous evaluation ( Exhibit D ). It is worth reminding that PMI cancellation and termination are not the same thing and that PMI termination happens automatically, without fees, and without any sort of evaluation, which is precisely why I opted to not request PMI cancellation and instead let it terminate automatically XX/XX/XXXX.

1. Did not receive notice of the sale of loan to XXXX, from XXXX XXXX. 2. Original Loan agreement did not stay in tacked when my loan was sold to XXXX. 3. My loan changed to also include tax and insurance, which was not part of my original loan agreement. 4. Incurred late fees due to the above 3 issues. 5. XXXX sold my loan to Seneca. 6. Paid to the incurred late fees, because I was unable to get them to honor my original loan. 7. They said my loan was modified by XXXX XXXX, which I did not. 8. Could not get the modified documents from XXXX. 9. Even though I paid the incurred late fees, I 'm being bill a Corporate Advance Balance Fee, which never gets paid down. 10. Seneca has of today has not given me itemized detail of the Corporate Advance Balance Fees. 11. Because of the above I can not get my loan refinanced. 12 Each time have called they say they will research and get back to me or send me the information, but I do not get a call back or the information I requested. And the info they do send does not make sense. I have been unable to attain or find a lawyer that understands this situation or even knows what the Corporate Advance Balance, response have heard of it.

My loan was transferred to Seneca Mortgage Servicing LLC ( NMLS ID XXXX ) effective XXXX/XXXX/2016 from another loan servicer. The Seneca Mortgage Servicing LLC transfer letter indicated I could use my bank 's bill pay program for payments. However, Seneca Mortgage Servicing LLC rejected XXXX bank bill payments scheduled in XXXX 2016. I called Seneca Mortgage Servicing LLC Customer Service on XXXX/XXXX/2016 and XXXX/XXXX/2016 after the XXXX payments were rejected. The explanations provided by XXXX ( XXXX/XXXX/2016 ) and XXXX ( XXXX/XXXX/2016 ) in Customer Service were not consistent with the transfer letter. I was told by XXXX Seneca Mortgage Servicing LLC does not accept bill pay payments from the borrower 's bank for a newly transferred loan until after the borrower calls and confirms the loan and contact information. I was later told by XXXX my loan was flagged for research. These unique restrictions were not contained in the transfer letter or posted on the Seneca Mortgage Servicing LLC website. Seneca Mortgage Servicing LLC should have accepted my bank 's bill pay payments for a loan in good standing at the time of the loan transfer.

My home loan was sold from one mortgage company to another. the first mortgage company was XXXX. The loan was then sold to Seneca mortgage. Upon taking over my mortgage Seneca forced me to increase my loan payment to cover what they thought was a shortage in my escrow account for taxes. The taxes had been paid at closing of the original loan. I contacted Seneca and attempted to explain this to them, including sending them documentation of checks cashed by and closing statements proving the funds had been paid. Seneca still required monthly over payments from me. After calling them on three different occasions they finally told me an escrow analysis would be done. This they said would correct any problems. On XXXX XXXX they cut me a check for the overages I had been paying. Then on XXXX XXXX they sent me a letter stating they made a mistake and I should return the monies. I 've been hung up on three times trying to correct this issue. I 've been left on hold for over an hour. And had my call dropped they did n't want to address the issue. Seneca Mortgage company called me and requested that I pay {$750.00} immediately or my mortgage would go into foreclosure. They said they forwarded letters to me but I did not receive them. I called them and they informed me that I was also over {$6200.00} short and that my mortgage would go up over {$3500.00} to {$4300.00}. I paid the requested amounts ( XXXX of 2015 ) but still wanted to know where the escrow shortage was. It appeared to me that I was paying off the flood and home insurance and hence requested that they remove the these amounts from the mortgage payments. They did not agree as I had signed for these payments to be calculated with the mortgage payments. I agreed but still did not understand the why there was such an escrow shortage. After multiple correspondence the last letter ( attached ) shows the only shortage was in the real estate taxes and that was only {$1700.00}. My mortgage servicer, Seneca Mortgage Servicing ( Seneca ), maintains an escrow account to pay certain expenses on my behalf, including property taxes. My county property taxes are due in XXXX installments, the first of which is due on XXXX XXXX of this year. I have emailed and called Seneca repeatedly to ensure they know the correct amount of taxes to pay, that there will be a 5 % fee for late payments, and that they will pay the taxes on time. I have asked whether, alternatively, I should pay the first installment and seek reimbursement from the escrow account. They have only responded once to my multiple emails, and the response was entirely unhelpful ( it just told me to mail my tax information to a XXXX XXXX in California, even though Seneca had already acknowledged receipt from me of updated tax information ). When I try calling on the weekends, Seneca informs me it 's closed. When I try calling on weekdays, I am disconnected by a " courtesy hangup. Seneca Mortgage Services is a predatory company and my case is the smoking XXXX. Their business model can be outlined in three very simple steps : 1 : Buy delinquent mortgages from upstanding banks In my case, my loan was purchased from XXXX after I fell behind on my payments while experiencing a physical hardship that made it impossible for me to work. 2 : Make sure the consumer FAILS at a loan mod or repayment program. This is something I DID NOT FAIL TO DO. All of my payments were made, in full, and on time. However, this is the " smoking XXXX '' I mentioned earlier. 3 : Send the failed mortgages to Sheriff Sale so they can make money on the sale of the property. Self-explanatory. While on vacation, a letter notifying me of my property going up for Sheriff Sale was placed on my door. I did n't panic because I knew all payments were made. I received a letter today, XXXX XXXX, 2016, that the servicing of my mortgage loan is being transferred, effective XXXX XXXX, 2016, from Seneca Mortgage Servicing to XXXX XXXX XXXX. This is a horrible nightmare for me!!!!! XXXX serviced my mortgage in the past and tried to take my home away from me. They had a racket going. They were putting part of my house payments into some other type of account and turning me in to the Credit Bureaus as nonpay! Fortunately, I caught them after only two months of this, but had to hire a lawyer to try to deal with them, as they were absolutely impossible to deal with! I also had to hire a company to help get this straight on my credit, which was another nightmare. I researched online and found out that XXXX had scammed many people out of their homes with similar tactics, then sold them out from under them. Even people who were retired and were caught totally unaware!! Due to the horrible experience I had with XXXX, I DO NOT WANT MY LOAN SERVICED BY THEM!!! What can I do to stop this???????? Seneca Mortgage LLC is reporting my loan history inaccurately to the credit bureaus ( XXXX & XXXX ) stating that my Status, which is defined by the Bureaus themselves as " Condition of account when last updated by creditor or otherwise '', as " Pays 91-120 days '' when the current status is Paid off. When I call their phone number and enter my loan number the automated response literally states my last payment amount and says the words " paid off ''. Admittedly I was at one point 3-months behind but caught up the loan when settling the loan and the offer of the note holder. When I call they internally refer to this settlement as a " short sale '' when the amount I paid them came directly out of my bank account from my income and I did not sell my house until about 9-months after I paid off this account. This inaccurate reporting is severely negatively affecting my credit score which is obviously negatively affecting my ability to get a good loan program and interest when purchasing a new home.

In the first XXXX years that Seneca Mortgage Servicing, LLC has serviced our mortgage, they have failed XXXX to make the home insurance payment on time. Now we are dealing with a large insurance claim to replace the roof due to storm damage. Seneca only use standard mail to exchange forms and does not use email, fax or other faster forms of communication. It took XXXX weeks for them to send us the forms required to initiate their process. They say it will take another 5-7 days after receiving for them to process the forms and release the funds to pay for repairs - and that is best case. In the meantime, our roof is vulnerable to leaking during the raining/stormy season while Seneca crawls along " protecting '' their investment. Why is an archaic company allowed to remain in the mortgage servicing business when they are actually causing problems for customers and putting property at risk? If I had a choice of servicing companies, Seneca would be on my " never use them '' list.

To whom it may concern, In XX/XX/XXXX I refinanced my mortgage on my home for a better rate. This cost a good amount of money up front and I took a great deal of time in selecting the best option and company to purchase this new mortgage from. I eventually came to an agreement with XXXX and received a Good Faith Estimate and moved froward with a refinanced loan I was happy with, though expensive to acquire, it was with XXXX. Around XX/XX/XXXX I was informed my monthly payment was increasing by {$180.00} due to a shortage of escrow. My mortgage has escrow since my home is worth less than I paid for it. The problem with this increase is my taxes and insurance have only decreased over the years, not increased. So why should my monthly payments increase. I have spent a year ( so far ) trying get all reimbursements due on an insurance claim from Seneca. They hold the money from the insurance during this arduous, redundant process and appear to be incapable of performing their responsibilities. Since XXXX 2015, I have been told 4 times that a check will be sent and still have not received XXXX. Each time I call, they are unable to track the check or confirm one was even mailed. Today I was told the same, the had to provide the loss information again so they could create a new " claim '' in order to generate a " draw ''. I have wasted way too much time trying to get this last {$100.00} from them and pursue this only as a matter of principle. I 'm convinced they intentionally make the process arduous in order to keep money as long as possible. This is just the latest problem we have experienced with Seneca. I am a first time home buyer. I bought my house XX/XX/XXXX and I just received a shocking bill of paying back into an escrow account. My payment was lowered to {$2100.00} XX/XX/XXXX I called and was told twice that I was paying everything I needed. I have my payment auto drafted and now they want me to pay almost {$13000.00} or {$3900.00} a month when my payment is & XXXX. Seneca mortgage is a scam and is unfair. I called and asked about this issue not once but twice and was told everything was fine. As a first time home buyer I would like everyone to know I feel cheated and lied to. I would be careful with Seneca mortgaging. They do n't tell you the truth. I was not told what I need to be told that my payment was incorrectly being collected. I asked I should have been told. XXXX withheld {$0.00} for my county taxes and now has raised my mortgage payment by over {$500.00} to cover their self-created shortfall of {$3700.00}. Seneca is also withholding insurance in escrow but is not paying the insurance, which I just paid in full yesterday XXXX {$1000.00} XXXX to protect myself from Seneca. I am able to afford this increase but I am deeply concerned after reading those XXXX reviews that other people might not be so lucky and might lose their homes to this pattern of predatory mortgage servicing. Since I am not in default, I do n't think that there is any relief for me personally to be had but I wanted to bring Seneca to your attention before they do any further harm to others.

I represent a homeowner who is doing a short sale and has been approved under the HAFA guidelines to receive XXXX at closing which was approved by the sellers first mortgage holder ( XXXX XXXX ). The XXXX mortgage servicer at Seneca mortgage told me that they did not know that HAFA incentives were at XXXX and thought they capped at XXXX so if the seller was going to get more than XXXX then the investor at Seneca Mortgage wanted the difference between those XXXX numbers to go back to Seneca Mortgage and not to the seller. Seneca Mortgage also was offered 10 % of their unpaid principal balance, so they not only wanted that XXXX %, but also XXXX that the homeowner is supposed to receive from HAFA at closing. I told them that they had no right to collect the sellers incentive money if they already are being offered XXXX % of the UPB and also receive TARP money.

We refinanced our home through a mortgage broker. It was underwritten by a major institution ( XXXX XXXX ) but immediately sold to Fannie Mae and then to Seneca Mortgage Servicing, within a week. This place is a nightmare ; almost every online comment about them is maximally negative, but because they buy loans consumers have no choice about being stuck with them. 1 ) They claim to have sent payment information in the mail but we do n't have it. They called my cell while I was at work, but were unwilling to send the information via email - they insisted I call them back. 2 ) The biggest issue is that their contact number, XXXX XXXX XXXX, has a nonfunctional robot answering it. Regardless what one enters, it just restarts its instructions a couple of times and then hangs up. So I ca n't contact them to get the information I need to pay them.

Seneca Mortgage Servicing is infringing on my rights as a senior citizen ( over XXXX ) to pay my real estate taxes in accordance with Texas law section XXXX which allows taxes to be paid in XXXX equal amounts due XXXX, XXXX, XXXX and XXXX without penalty or interest. On XXXX, I received a letter from Seneca regarding non payment of delinquent taxes even though I was on schedule and my taxes were being paid. I 've made XXXX phone calls to the Seneca tax office and customer service with no resolution. This is an obviously ploy to unethically/illegally set up an escrow account.

Seneca Mortgage is a loan servicer for XXXX. They collect the loan amount as well as hold money in escrow for taxes and insurance. Seneca Mortgage frequently changes the monthly amount owed in order to collect late fees - I automatically pay my mortgage the same amount monthly. Seneca will then make harassing phone calls that we have n't paid our mortgage in full and access a late fee. This is incorrect. We 've payed the mortgage and they 've changed the amount owed for taxes and insurance and then issue a late fee. I have requested that Seneca Mortgage no longer collect our taxes and insurance which they 've denied. I am well with my rights to do this as per XXXX guidelines XXXX I believe this is a fraudulent practice that must be affecting others that have loans with XXXX and being serviced by these crooks.

In regards to CFPB Complaint # XXXX : Seneca Mortgage Servicing LLC claimed that they " ... previously responded to [ me ] regarding [ my ] complaint on XXXX/XXXX/15. We have attached a copy of that response for [ my ] reference. " This is a false statement, as evidenced by the XXXX mailing label which they provided as proof, dated XXXX/XXXX/2015, clearly showing that they did not in fact previously respond to me regarding my complaint. In fact the copy of the response that they reference which they attached to their CFPB response was the first time I had seen it. This just goes to show that Seneca is at best, incompetent, but I suspect there is something more going on here and implore you to open up an investigation of Seneca Mortgage Servicing for possible predatory mortgage servicing practices.

Company bought up mortgage from another company. As they are supposed to do, they did a escrow review, however, they used false and misleading numbers, thus triggering a refund of a portion of my escrow. I called them, and told them I believed they used bad numbers, they did n't care. Company then within 2 months did another review of escrow, this time they used real numbers, found I was going to be underpaid by a little less than the refund, and now are charging extra for the shortage as well as increased my escrow as I should. Complaint is that company did not handle escrow reviews correctly by using the false numbers on the first review, and if they would have, they would have easily left my escrow amounts alone, not causing me extra payment amounts to cover a self-generated shortage.

In XXXX my mortgage monthly payment increased dramatically, causing me a hardship which led to eventually not being able to afford a mortgage payment. XX/XX/XXXX, XXXX XXXX started a foreclosure process against me. Months later a different bank XXXX started to send me collection letters. Now, a company Seneca is requesting payment from me for my mortgage. In XXXX, I tried to do a loan modification with XXXX but it was denied. Then, in XX/XX/XXXX submitted XXXX other loan modifications which were denied without specific reason with XXXX. In XXXX XXXX, I submitted another application with Seneca but it was, again, denied for no reason, just day after the application was sent out. There is something wrong with the legality of this loan. Something tells me that this is a fraudulent loan.

Seneca Mortgage Servicing was servicing my loan through XXXX 2016. My designated insurance company, XXXX, sent an invoice to Seneca in early XXXX to renew my policy by the end of XXXX 2016. Seneca refused to pay XXXX and the policy was subsequently cancelled for non-payment. Seneca force placed an insurance policy without sending me the policy or any information about the company. Per Seneca 's web site, they have their own insurance company and might have force placed my insurance for their financial benefit. Per the XXXX for 2016, they paid twice what I was paying to XXXX - {$1100.00} which must include a walls-out policy which I am not required to have for a condo. My mortgage on my renal property was sold by one com pany to another in XXXX XXXX XXXX and I was under the impression that I needed to mak e two mortgag e payments to the new lender in XXXX , as they were taking over the loan as of X/X/16 . I was with XXXX, they went under and FDIC took over, they sold it to AMS Servicing LLC and now Seneca Mortgage Servicing. I have been paying my mortgage and they have not applied my payments to the new loan modification of {$650000.00} that started XXXX/XXXX/2014. My credit show a late of 180 days since XXXX 2014. I had a mortgage with XXXX XXXX XXXX that was refinanced with XXXX and closed in XXXX 2016. The loan has since been transferred to Seneca Mortgage Services from a letter that XXXX has sent to me. I have not heard anything from current mortgage company Seneca. No statements, welcome letters, calls or any contact whatsoever. I have also tried to contact Seneca 's customer service but it 's all automated and ca n't get to a live person. My mortgage was sold to Seneca Mortgage and I had no idea until over XXXX days after the closing. I 've researched my consumer rights it and I should 've been notified XXXX days prior to this occurring not XXXX days after. At that point there was no XXXX payments due and the new mortgage company changed my due date to almost XXXX weeks different than my prior due date. I have also asked them to only call my cell phone and not my office phone XXXX times now and they still have n't called my cell phone and only call my office. By far the most frustrating situation I 've ever been a part of and from my research they did n't follow the guidelines.

First off my mortgage lender ( Seneca mortgage servicing ) makes it extremely hard to get hold a live person to talk to over the phone ... and the web sight has multiple issues with the access to loan information or the web site in general. when talking to a loan rep on the phone the refuse to give me account info over the phone and tell to submit a request in writing this has been goin on for months is there any legal action that I can take to resolve repeated issues with this lender ... this not an isolated occurrence there is a long list of complaints on the internet and there customer reviews about there business practices.

My husband and I split our mortgage payment. We XXXX made our payment, but mine was dated with last year 's date of 2015. XXXX mortgage sent my portion back stating it had the wrong date. I immediately bill paid the payment. I received a late fee of {$79.00} because my half of the mortgage payment was past their grace period. I received a letter stating that my property was near to or possibly impacted by a Presidential Major Disaster Declaration. That is not true. I called to register my dismay at this vaguely threatening letter and request they update their data. The C/S Rep said he was unable to help me and would transfer me to a department who could. Seneca Mortgage is now refusing to pay the invoice for my condo/homeowner 's insurance. XXXX mailed the annual statement in early XXXX, as they always do. They were upset last year when Seneca Mortgage paid them almost a week late and one week After the policy expired. Seneca Mortgage LLC has mismanaged escrow funds for my mortgage from what I 've been able to gather Senca made double payments to my property insurer on file as part of maintaining my Escrow. My mortgage servicer, Seneca Mortgage, allegedly paid my property taxes on XX/XX/2016. It transferred my mortgage to a new service shortly thereafter. The county I live in claims it has n't received the payment nearly a month later. When I call Seneca, I ca n't reach a live human to get information on the disbursement.
