FACT : I am XXXX XXXX and Im submitting this complaint myself, as a consumer, and there is no third party involved. FACT : APPFOLIO and XXXX XXXX do not have a written contract to conduct business yet APPFOLIO has several internal consumer profiles containing personal and private consumer information alleged to belong to XXXX XXXX. FACT : APPFOLIO is a consumer reporting agency per Federal law 15 USC 1681a ( f ) and has been willingly and maliciously reporting false and private consumer information. FACT : I have reason to believe that this organization, APPFOLIO, is furnishing and selling my private consumer data for financial gain. I, XXXX XXXX, never gave APPFOLIO expressed written instructions to furnish a consumer credit report per Federal law 15 U.S. Code 1681b ( a ) ( 2 ). FACT : I, XXXX XXXX, consumer, do not consent to any use of a consumer report relating to XXXX XXXX in connection with any credit or insurance transaction that is not initiated by me, XXXX XXXX. APPFOLIO has unauthorized use of my credit card ( social security card ) as defined by Federal Law 15 U.S. Code 1602 and has been housing it inside its private databases. FACT : APPFOLIO has private medical information furnished on a consumer report that I did not consent to be compiled. A consumer reporting agency shall not furnish for employment purposes, or in connection with a credit or insurance transaction, a consumer report that contains medical information ( other than medical contact information treated in the manner required under section 1681c ( a ) ( 6 ) of 15 U.S. Code 1681b. FACT : No consent is identity theft and I did not consent for my private information to be furnished, housed, kept, or collected in any public or private system, record keeping, corporation or database. FACT : APPFOLIO has never conducted an investigative consumer report and conducted personal interviews with my family members or close friends as required by Section 1681a of the Fair Credit Reporting Act. FACT : There is a need to ensure that consumer reporting agencies exercise their grave responsibilities with fairness, impartiality, and a respect for the consumers right to privacy as stated in Federal law 15 U.S. Code 1681b. My privacy was gravely breached by APPFOLIO and the information that was furnished impacted my livability, access to credit and access to a safe, healthy place of abode. FACT : The communication from APPFOLIO has been incredibly stressful for me as a Consumer. Receiving their communication dated XX/XX/XXXX made me feel anxious, afraid, frustrated, exposed, helpless, confused and offended every time I saw their company name or logo on a piece of mail. Their recent letter dated XX/XX/XXXX contained personal identifiable information including my name, my place of abode, private contract information, multiple names that I do not use, date of birth, social security number, telephone number, and inquiries. This is a gross neglect of my privacy. FACT : I never contracted with APPFOLIO or gave them written permission to contract with me. My employer has received information from this consumer reporting corporation without my written consent. As an employee of the XXXX XXXX XXXX XXXX XXXX we undergo routine credit checks and APPFOLIO gives me severe XXXX XXXX XXXX XXXX thinking that I will lose my job because it reported false allegations on my creditworthiness. FACT : APPFOLIO has several consumer profiles alleged to be XXXX XXXX ( see Exhibit A and Exhibit B ). One states XXXX XXXX and the other states XXXX XXXX XXXX. Their searches however state a XXXX XXXX which is not XXXX XXXX. This is fraud! FACT : APPFOLIO has several consumer profiles with incorrect and unverifiable information that they have sold to other people. In their correspondence dated XX/XX/XXXX they show that the initial LANDLORD/TENANT civil lawsuit that they were reporting in XXXX and XXXX to other people on XXXX XXXX was never in a public record database. APPFOLIO conducted an internal record search using a third party that I have NEVER AUTHORIZED OR CONTRACTED WITH to release personal identifiable information. FACT : In a continuous attempt to falsify my consumer information APPFOLIO included in the consumer file sent to XXXX XXXX a personal and private consumer information by the name of XXXX XXXX XXXX with a birthdate of XX/XX/XXXX ( see attached ). I do not know who this person is or what his information has to do with my consumer report. This further proves the grave negligence for consumer privacy that APPFOLIO has breached. Because I have all of XXXX XXXXXXXX personal information I will be contacting him personally to know of this grave privacy breach. FACT : Ive never asked APPFOLIO for a credit score yet one was calculated and included in my consumer report without my consent. FACT : I spoke with XXXX XXXX on a recorded line and she confirmed that APPFOLIO did not do any investigating into my consumer file but relied on incorrect third party sources that were never verified until XXXX of XXXX. FACT : APPFOLIO has seventeen ( 17 ) pages of my private information that contain OVER 500 violations ( labeled EXHIBIT A and EXHIBIT B ). FACT : A complaint on APPFOLIO has been made to the CFPB, XXXX XXXX XXXX as well as the Illinois Attorney General. FACT : As a result of this company 's gross misconduct I have been damaged under 15 U.S. Code 1692k ( a ) ( 1 ). I have been denied access to an affordable, safe, clean abode, crucial lines of credit and it has impacted my health.

I submitted several rental applications with different local Property management companies through the app folio tenant screening software. I had to pay a separate fee for each screening even though it's the same exact screening. The screening report says extremely false statements such as highly likely to default and high risk. There is nothing included in the screening showing any rental history information. There's no opportunity to input anything. I previously had electric, water, gas and garbage/sewer utility accounts and there is no record of any of it not even XXXX XXXX and XXXX. Those accounts should be in the screening because they reflect the period of time when I was leasing a rental property and paying all my utilities on time for many years. I have been denied housing because the screening says I have no rental history and am highly likely to default. I'm applying for apartments with housing assistance and could not get approved for {$300.00} a month in rent with {$2400.00} a month in income from government assistance due to the app folio software. My credit score was showing XXXX but after I signed up for XXXX and had to pay {$29.00} a month my credit score went up to XXXX. They are forcing people to pay for high numbers and still not using any valid information regarding rental history. My credit report shows two negative accounts. One of them is completely fraudulent, not mine never heard of. I follow the steps for dispute but nothing happens. The other account is a storage company I once had a unit at and 3 months after moving out of my unit they started billing me and then 3 years later they attached a bill to my credit report and somehow the balance goes up every month. It started as 3 months of storage but that's not possible because they don't let you go even one month overdue before your locked out and your property is sold at auction. My unit was paid in full when I moved out. There's no way I owe them {$600.00}. Ive disputed it and written the company many times. Also in the screening are dozens of variations of my name that I've never had and phone numbers and addresses. I've never defaulted on my rent or utilities in 24 years of my adult life. I've always paid my rent on time. The app folio screening says I'm likely to default and it doesn't even have any information input like income or housing assistance. I currently pay 100 % of my monthly income for a motel for 20 days and my kids and I sleep in our car for ten days a month. If I got approved for an apartment my rent would be {$300.00} the housing program would pay {$900.00} of {$1200.00} rent. My cash income is gauranteed from SSI and cash aid for {$1700.00} plus {$900.00} in food stamps. The {$1700.00} would easily cove the {$300.00} rent plus all the utilities and I'd have an extra {$1000.00} a month to save or spend for my kids needs. There's no way I would ever default on my rent. Paying {$300.00} for an apartment all month instead of paying {$1700.00} for one room in a motel for only 3 weeks?? Also I paid for at least 5 app folio screenings in XXXX and XXXX. Why can't they use the first one without me having to pay over and over?

This continuous cycle of redirection has created significant frustration, as my property manager lacks the authority to influence or rectify these fees. As a concerned consumer who values fair and transparent financial transactions, I am earnestly requesting that AppFolio promptly assess fees in accordance with the rates advertised on their portal, thereby ensuring compliance with consumer protection acts. My primary objective remains the resolution of this situation, and I implore AppFolio to take immediate corrective action to restore fairness and transparency to their payment portal. I trust that this matter will receive the attention it warrants and will be addressed with the urgency it demands. Your swift response and resolution are eagerly anticipated. I am attaching photo proof that the amount they are attempting to charge is not correct. There is a photo of the fee explanations and a page showing the incorrect amount being assessed for my debit card. in their previous reply they mentioned that they have no record of collecting this amount from me. That is because I had to cancel that payment and pay by check. That is not the correct resolution. The correct resolution is to access the proper fee in accordance with the law.

Appfolio colluded with property management companies to defraud me as a consumer. I have no credit score with XXXX, nor did I give Appfolio or XXXX the authority to defraud me by coming up with a credit score not offered by XXXX. XXXX provides the only credit scores authorized to be reported for me. I also pay for credit monitoring. This is relative because no inquiry was made of my credit profile by Appfolio although I paid them for two separate applications. In order to commit fraud and to wrongfully collect applica tion fees, Appfolio colludes with property management companies to collect fees from consumers without running their credit profiles. My credit profile was never accessed by Appfolio and when I made several written demands from XXXX XXXX XXXX XXXX and XXXX XXXX requesting my tenant screening report, neither company complied with my request. These companies had already verified my references and they checked out. However they never ran my credit profile and denied my applications. However, they presented a fraudulent, inaccurate report to two property management companies to prevent me from renting due exclusively to race. Appfolio presented a completely different score that exceeded this score by more than XXXX points to another Appfolio client that rents slum apartments to XXXX people. The reports are identical and have the same credit information. However, one report scores my credit at XXXX while the other report scores my credit at XXXX. This score was given to prevent me from renting from two rental management companies XXXX for discriminating against XXXX people. Upon inquiring to both of these companies without race being disclosed, the properties were available. In person, the properties were renting. Appfolio may not assist in the discrimination of XXXX people by XXXX companies that would rather not rent to XXXX people.

I moved out of a property that was run by local by XXXX I was there almost 2 years until management changed last XXXX some how section 8 paid them XXXX and I paid my portion which was only {$8.00} dollars some how me and section 8 was back and forth with them and they were paid I got ready to move I got denied because they put on my rental screening I missed XXXX payment so he tried to clear it up but was to late because I lost out from being approved so me not knowing that he still left it on a screening app that I had know way of knowing until now and I finally figured it out after losing money so I just went with my gut feeling and said drive to they office to see if it's still open and yes under a different management again I remember 2 individual from before and brought it to they attention she took my info and said I'll contact you after I look thru some ledgers she emailed me and said I didn't never owe anything and gave me a letter head stating that I tried reaching out to AppFolio numerous times and sent them proof of everything I have called called and called and left messages know response besides a email saying they are not removing anything it's said so I'm being turned down can't move have health issues it's mold and issues with were I reside since they moved different people in here that don't take care of things they saying I owe {$200.00} and I don't owe them anything that man XXXX did that on purpose and I want to sue them for damages and money I lost

I have been paying my rent monthly to my landlord via Appfolio, an online portal that helps tenants pay rent and other charges online to their landlords. Starting XX/XX/2023, when I went to pay my rent in advance, there was a {$2.00} transaction fee added to the total. I called my landlords, and they said that Appfolio sent out a notice claiming this fee will be added onto all online rent payments starting XXXX ( I never got this notice ) and the fee is going directly to Appfolio and my landlords can't change it. I can avoid this fee by delivering or mailing in a rent check. However, this fee is ridiculous - online payment of rent is common practice, and passing a " transaction fee '' cost to the rent is unreasonable! I am not a customer of Appfolio- I am a customer of my landlord, and having an online portal for paying rent has helped save me time and stress! Now I have to make a monthly trip to my landlord 's office to issue rent in order to avoid this fee. Additionally, Appfolio 's service didn't improve at all over the past 18 months I've been with this landlord. They are increasing the cost of their service without necessarily increasing the quality of their service. It's very clearly a junk fee and just an additional cost to consumers and renters for no reason. Additionally, this transaction fee is PER transaction e.g. if a renter needs to pay their rent in 2 payments, they would be charged {$2.00} for each transaction. It's completely dismissive of the consumer.

I currently use the online portal/payment service AppFolio to make monthly maintenance payments for the condo I own and occupy. I have set the account up to automatically pay the full amount every month, on time, via XXXX from my bank. This has been a convenient way for me to pay since I purchased the property in XXXX. As of XX/XX/XXXX, Appfolio has decided to begin charging a {$2.00} fee for every monthly XXXX transaction. I believe this fee is ridiculous given it is an online, automatic payment direct from a bank. It seems like an arbitrary " processing fee '' designed to offset some real or fictional bank fees Appfolio is incurring and they are just passing it on to the consumer. I was unable to find a direct number to call Appfolio and their website directed me to my property management company. I reached out to the property management company via email on XX/XX/XXXX noting my displeasure and also brought the matter up directly at a board meeting on XX/XX/XXXX with a management representative present. I was given two other inconvenient payment options but was told that something would be done about the {$2.00} monthly XXXX transaction fee at some point. Today, XX/XX/XXXX, my XXXX monthly payment was deducted from my bank account and I was charged the {$2.00} transaction fee. Again, this fee seems highly predatory and I hope a qualified individual could look into it and properly assess the situation.

CFPB, why did XXXX state in her email You also have the right to request that we send notification that your report has been modified to any person who within six months prior to the date of this letter received a consumer report about you from AppFolio that contained the disputed information. CFPB, I replied to XXXX email and asked he/she to contact XXXX XXXX XXXXXXXX and provide XXXX XXXX XXXXXXXX with an updated copy of my Appfolio Consumer Relations Report. CFPB, XXXX replied to my email and stated, he/she couldnt send a updated copy of my Appfolio Consumer Relations Report to XXXX XXXX XXXXXXXX after explaining to me he/she could send a updated copy of Appfolio report to any person I asked the agency to send the report to. CFPB, I have attached screenshot images of my supporting documentations to support my complaint against Appfolio Consumer Relations Agency.Also, CFPB I couldnt recover my email to Appfolio Consumer Relations Customer Support Representative ( XXXX ) who assisted me with my complaint. XX/XX/XXXX, attempted to fill out a rental application as a co-pay for my granddaughter with XXXX XXXX XXXX, which, in turn, uses AppFolio, Inc for a Credit background check. My issue is with AppFolio 's data collection software : First, requires a full page of my Employer data -- I am XXXX and retired. I cheated that page by filling in with my XXXX XXXX XXXX. Then they asked for my SSN, I realize they can do this, but the company is not even affiliated with the XXXX, though they are listed on XXXX. The BIG Issue : In order to show income/assets, they ask me to provide Username an Password -- In this case, XXXX XXXX XXXX This would give them a significant amount of control over my Investment account with over XXXX XXXX dollars in assets! IS This LEGAL? Obviously, I canceled the application. I tried to contact AppFolio Customer Relations twice, XXXX XXXX and XXXX, and only received a pro-forma program response " contact your rental agent to find a work-around ''. -- I had specifically asked for a phone call, but they would not comply. I realize this company does a great job for their rental agency customers, but rental payment customer? On XX/XX/XXXX, I applied to rent a house in XXXX XXXX, NV with XXXX XXXX. After paying the {$85.00} application fee, XXXX XXXX XXXX hired AppFolio to do a tenant screening on me. I know my XXXX XXXX XXXX is XXXX with XXXX and so I applied after XXXX XXXX informed me she was looking for XXXX or better. A couple days later, my application to rent was denied. I now realize this decision was based on false information being passed on as if it came directly from XXXX. I have a membership with XXXX and am in contact regularly with that credit bureau. I received a letter in early XXXX from XXXX XXXX showing the tenant screening details from AppFolio , IncXXXX with a fraudulent XXXX XXXX not matching the XXXX score being reported by XXXX as of the date their background check was done. This hypocracy must stop. Consumer 's credit info is being verified and misued everyday by so called tenant screening and we are left to deal with the fraud!! I submit my formal complaint against both XXXX XXXX XXXX and AppFolio for providing false consumer XXXX XXXX data about me, and applying this score data while passing it off as though it came directly from XXXX ( per XXXX 's letter enclosed ). I have attached copies of XXXX 's tenant screening letter and a screenshot of XXXX 's actual XXXX score on my as of XX/XX/2021 to expose the fraud.

I reported Identity fraud with my local Police department last XXXX. I have supporting documents that prove my claim. I also filed a report with the FTC. I have documents that support my claim. App Folio was contacted by myself in XXXX of last year XXXX and XXXX of this year XXXX and asked by me to stop any and all sharing of the inaccurate information contained in my file. I was a victim of Identity fraud. To date this has not been done as I requested. They continue to provide this inaccurate, derogatory information to several companies. I am unable to obtain reasonable housing because of this. An apartment application costs me {$40.00}. I pay the {$40.00} only to find this information that is inaccurate and false presented to property management companies even though I specifically requested that the information not be shared until the inaccuracies are taken off my file and investigated. They continue to ignore my requests even as it costs me time, money, and a smear on my reputation and business. It is unacceptable and I request once again that they cease to report my file to anyone else. Me being a victim of identity fraud is not something that I should be punished for time and time again. This has been going on for more than a year now and high time it stops immediately.

On XXXX I submitted an application for an apartment. Appfolio was the company used to obtain the report. The report listed my credit score as a XXXX from XXXX. I used XXXX credit monitoring services, my score is listed as a XXXX. Additionally the report listed no rental history. I reached out to XXXX first, they explained that the criteria for the loan, lease, rental is different and that would impact the score. If my score is based on credit then those two numbers should be fairly the same not a XXXX point difference. I contacted Appfiolio regarding the rental history, and the stated they requested the data from XXXX Rent bureau and does not compile any of the data. The Bureau stated that property managers are not required to report data to them if there's data they will report it. I believe an injustice is being done here if places I rented with aren't reporting my rental history is okay for XXXX rent bureau to negatively impact my rental score. I can not control what owner and property managers do, but I'm been held accountable for it and its affecting my ability to obtain a new lease. Please advise.

I recently received an email from the software company that provides frontend services for the property management company that I rent my house from. The company is called AppFolio. Recently, they sent the following email : " Hi XXXX We are AppFolio, the property management software XXXX XXXX XXXX, XXXX uses to provide you with services like secure online payments and maintenance requests. We are reaching out to you today to inform you of a change we are making to eCheck payments. Beginning at XXXXXXXX XXXX PST on XX/XX/2023, AppFolio will no longer waive the transaction fee for payments made by eCheck. All eCheck payments moving forward will have a {$2.00} AppFolio transaction fee. Questions? Visit the help center to learn how to update your payment information in your Online Portal. Sincerely, AppFolio '' They provide no explanation for this fee, nor do they provide any way to avoid paying the fee. I believe this company is using its monopoly power to take advantage of consumers.

AppFolio Tenant Screening has limited my abilities to reside in a desired neighborhood due to incorrect information and a much lower credit score provided to a potential landlord from my recent rental application. On Tuesday XX/XX/ I sent a security freeze request to Appfolio through email. I did not appreciate the response that I was given. An agent responded by saying " Appfolio is not a credit bureau and can not freeze your credit. '' I then responded by saying that Appfolio is a consumer reporting agency and I have the right to obtain a freeze on my credit report. They have been reporting information in my name without written consent which is a violation of 15 USC 1681b ( a ) ( 2 ). This are also violating 15 USC 6802 b ( c ) they never gave me an explanation of how I can exercise my to not have my information reported.This company is clearly depriving of my right 18 USC 242 and is conspiring against my rights ( 18 USC 241 ) by selling my information against my permission which is also identity theft.

Hello, I have been disputing this from my credit reports for years!! The furniture account was opened fraudulently. I have shared my FTC. report with this company numerous of times, stating that my identity was stolen and they will not delete it off my credit report. I also asked them for a wet signature with my name and all the could show me was a computer generated signature! This is hindering me from getting safe and stable housing. On XX/XX/2023 appfollio reported a dismissed felony charge on my rental application under my criminal records convictions, ultimately getting my rental application denied by honspartners. I have no felonys and have never been convicted of a felony. Appfollio presented them with false information claiming I have a felony on my record when the case was dismissed resulting in no felony conviction. I have written a dispute with appfollio asking. My landlord uses Appfolio to collect rental payments virtually. Understandably, fees are charged when a consumer pays with their credit card or debit card. However, Appfolio has decided to charge a {$2.00} fee per ACH payment. To my knowledge, processing these payments does not require that steep of a fee. This feels to me as a junk fee similar to the junk fees that are charged by mortgage lenders when people pay their mortgage payments. Renters are given the choice of landlords however they are not given a choice of who will collect their payments online.

AppFolio processes my monthly rent payment for my landlord. AppFolio informed me via email on XX/XX/23 that they will begin to illegally charge me a {$2.00} fee on XX/XX/23 to process ACH " eCheck '' rent payments, even though it costs them nothing to process such payments. My lease states that eCheck payments are not subject to any processing fee, which is why I pay my rent this way. My lease provides no other way to pay my rent without a fee. Tenant rights mandate a way to pay my rent without a fee, so AppFolio has broken the law.
