Name : XXXX XXXX Mailing Address : XXXX XXXX XXXX XXXX XXXX XXXX Sunrise, FL XXXX Lender Name : Angel Oak Home Loans Lender Staff Involved : XXXX XXXX, XXXX XXXX, XXXX XXXX, XXXX XXXX, XXXX XXXX XXXX XX/XX/2022 : I established communications with XXXX XXXX ( XXXX ID # XXXX ) and made my application ( I was buying a portfolio of 3 condo units located at XXXXXXXX XXXX XXXX XXXX XXXX XXXX TX Units XXXX, XXXX and XXXX ). - XX/XX/2022 : I was impressed by the extraordinary performance of XXXX ( sometimes he worked with me until XXXX XXXX ( until landing me ) and we together completed uploading all the required documentations ( as per him and the the portal ) and I signed all the disclosures. - XXXX XXXX handed me over to a very incompetent lady called ( XXXX XXXX ) that she doesnt know what she is doing and what type of documents she is looking for and her incompetence created a lot of ping ponging that I needed to contact XXXX XXXX times asking for his help and XXXX started to brag that it is not his job anymore and XXXX should do thatetc. but XXXX is not capable to service the requirements. To the level that she doesnt recognize tax transcript from 1099 or Condominium insurance from XXXX XXXX. - XXXX XX/XX/2022 : We reached to the Appraisal part, I paid for XXXX separate appraisal ( XXXX USD each, XXXX USD ). - XXXX XX/XX/2022 : Appraiser requests information and no response from XXXX. - XXXX XX/XX/2022 : I followed up and pushed XXXX XXXX then he replies no appraisal is received yet : I call XXXX ( the appraisal company ) and they inform me about the above unanswered information request from XXXX XXXX 2022. - I pressured XXXX and XXXX and they responded to XXXX and appraisals were shared at XXXX XX/XX/2022. - XXXX said XXXX will need 5 business days after the appraisal is received. - The closing date was initially scheduled to XXXX XX/XX/2022 and we hardly managed to convince the seller to extend until XXXX XXXX ( based on feedback from XXXX above ). - XXXX and XXXX went offline and at XXXX ( after wasting 3 business days XXXX came to say she doesnt have HOA insurance documents ) subject documents were sent to her at XX/XX/2022 ( over emails ) ( XXXX XXXX was engaged in this with insurance while XXXX XXXX the document sitting at her inbox ). - I ping ponged with them a lot for 2 days then XXXX came to inform me the Conditional approval is there, and the case is with another person called ( XXXX XXXX ). - I emailed XXXX right away and then called her, the phone number that is she using is disconnected and not working ( documented over emails )- I pressured XXXX a lot on XXXX XXXX afternoon : then he came back to say it is XXXX and she will share the list of needs ( he was talking about 15 items needed as XXXX didnt know how to collect required items ), XXXX also stated that XXXX says XXXX XXXX is impossible to close at and we will need a second extension. - Brittni First reached me out ( by email ) at XXXX ET XXXX XXXX evening ( which was a Friday ) - Following Monday XXXX sent a long list of requirements that discards everything was shared, collected earlier... I re-uploaded everything to XXXX portal and completed everything at XX/XX/XXXX. - As the scheduled XXXX XXXX became impossible to catch : I requested XXXX XXXX and XXXX XXXX ( over the phone ) to inform how long it'll take her to close so make the extension. and the answer from both was should not go beyond XX/XX/XXXX. - We -myself and my realtor- hardly convinced the seller to extend until XX/XX/XXXX on the condition of that he will take the earnest money ( XXXX USD ) if we don't close. - XX/XX/XXXX, XXXX went offline and never replied me after that. - XX/XX/XXXX, I got a shocking email from XXXX XXXX requesting me to do everything from the scratch ( for the third time ) and XXXX is not there anymore and he will be the point of contact. - Everything was emailed to XXXX again the same day ( XXXX XXXX ) - XXXX XXXX became hard to reach and demanded to keep everything over email. - I was running out of time and the only question that I wanted them to answer : are you going to catch up the closing date or not : they rejected to answer. - I tried to reach everybody in this company : Nobody takes the responsibility to answer or reply. - for 3 days : XXXX XXXX : XXXX XXXX only answered ( I don't have feedback ) over emails and blocked me from calling him by phone. - at the afternoon of XXXX XXXX, I came to know that they are still ping ponging emails with appraisal company and appraisals are still not finished ( I was copied in an email from appraisal company to the lender ). and when I faced XXXX XXXX with that and told why you are not transparent with me ( over emails ) he called me by phone and told me ( You should be you afraid of picking my phone ) ( you XXXX don't understand, it is not rocket science, I don't know why I'm dealing with a XXXX like you... etc. of unnecessary badmouthing ) then he he hung up on my face before I make it to respond to him and then he never picked up my calls after that. - During the period XXXX XXXX till XXXX XXXX I sent dozens of escalation emails about lack of timely response, unprofessional attitude and behavior to XXXX XXXX and XXXX XXXX, left tons of voicemails in their phones... they never responded. - The voice tone and way of behavior of XXXX XXXX, XXXX XXXX and XXXX XXXX left no doubt that they are acting because of my name ( XXXX ) which gives a clear idea about my background and religion and also they knew that I'm an XXXX ( I shared my XXXX XXXX with them as part of the required papers ). another proof was the total ignoring from their line managers ( XXXX & XXXX XXXX who -both- didn't bother to respond to any of my emails or calls during 45 days of this suffering. - I didn't leave them because I'm stuck : XXXX USD in Earnest money, XXXX USD in appraisal fees, XXXX USD inspection and XXXX in HOA Transfer fees : All will be gone from my pocket. XXXX doesn't care about this significant financial damage for an XXXX who is trying to build a life like me. It was a exhausting process, I decided to end it up without further damage to my psychology and health. I'll do my best to get a way to be compensated for all this financial damage and it might ring a bill at your end to address the unprofessional performance of these companies. All what I requested was an answer : I wouldn't mind even a decline if it came in a timely manner.

XXXX XXXX, and XXXX XXXX completely mishandled my loan application. Repeatedly asked for information that had already been submitted, claimed they were not aware I had a Chapter XXXX bankruptcy until a month after I applied, apparently withdrew my application w/o my knowledge and reopened it after I recvd approval from court for purchase, disclosed my personal credit info to the seller 's realtor, pulled hard inquiry on my CR 4 times in three weeks, lowering my credit score, delayed processing of application and treated me unfairly, different from others by repeatedly requesting specific letters from student loan processors and bk atty when payment history and status documents which are normally sufficient had been provided, claimed my middle score was XXXX even though I received a credit disclosure letter from Angel Oak stating my middle credit score was XXXX, refused to give me a copy of my CREDIT report or scores from the 4 times they pulled the report, Did n't get my consent to pull my report 3 of the 4 times, refused to provide me with a conditional approval when they claimed there was one in the file but instead tried to make me liquidate my 401K account and deposit it in my checking account prior to getting a loan approval, attempted to charge excessive closing cost and refused to explain these cost and ignored numerous calls and emails from me, my attorney and my realtor for status on the account. The result was that after almost 3 months of extensions the sellers cancelled the contract which resulted in my losing {$1000.00} on appraisal and inspection and I am still waiting on refund of the {$1000.00} Earnest money. I incurred hotel costs due to the fact I was supposed to close on the houseXX/XX/XXXX and committed to move from house I was renting. The landlord gave me an extension until XX/XX/XXXXbut when the loan still was n't closed I had to move with my XXXX children and dog to a hotel. The details of exactly are explained below. On XX/XX/XXXX I submitted mortgage application on lending tree. I immediately received a call from XXXX XXXX XXXX XXXX XXXX of Angel Oak Home loans stating I had been pre-qualified and could start looking for a home to purchase. He sent me a letter with the documents I need to submit to get the approval. I returned these documentsXX/XX/XXXX and received a Pre-approval letter. I submitted a contract to purchase home on XX/XX/XXXX. OnXX/XX/XXXX I received email from Appraisal Company XXXX which Angel Oak uses advising I needed to pay for appraisal and have it scheduled. I paid {$490.00} for appraisal and it was done XX/XX/XXXX. On XX/XX/XXXX my realtor contacts XXXX to see if appraisal was ok to get seller concession. XXXX advised realtor he would check on it. OnXX/XX/XXXX loan officer XXXX tells me I need to get approval from bankruptcy court to get mortgage. I called BK atty made arrangements called XXXX back to advise Bankruptcy atty will go to court XX/XX/XXXXto get approval My attorney sent letter advising everyone we had received an extension until XX/XX/XXXX. XX/XX/XXXX I emailed the court order to XXXX XXXX XXXX ( XXXX ) and XXXX XXXX at Angel Oak home loans. The week of XX/XX/XXXX I was told by XXXX the loan was delayed because they were not aware of my bk but they were expediting it now. This was strange because my bankruptcy atty emailed the bankruptcy petition to XXXX and myself. XX/XX/XXXX we were told get extension until XX/XX/XXXXI was told the loan was suspended until I could provide bk, payment history, student loan status and payment history, child support court order and payment history. I submitted those the same day.XX/XX/XXXX XXXX spoke to the sellers realtor and disclosed info personal credit information to the listing agent without my consent.XX/XX/XXXX we were told I needed to show funds to close in my account before loan could be approved. But we were told there was a conditional approval in the file.XX/XX/XXXX we were told there were disputed items on my credit report that the underwriter wanted removed. XX/XX/XXXX we were told my credit score had dropped to XX/XX/XXXXso I needed to pay off some items. I paid these and sent proof. XX/XX/XXXX I received a credit score disclosure from Angel Oak in the mail showing XXXX but when I asked XXXX he said that was a mistake and my score was still XXXX. It is worth noting however on the denial letter XXXX emailed me on XX/XX/XXXX it still shows only the credit score disclosure of XX/XX/XXXX showing my middle score of XXXX. There is no indication that my score ever dropped to XXXX as I was told onXX/XX/XXXX by XXXX and then again on XX/XX/XXXXby XXXX. On XX/XX/XXXX I was told they needed an actual letter from credit card company showing balance. XX/XX/XXXX I was told the loan would be sent to processor. XX/XX/XXXX received an email from XXXX with info from processor requesting proof of funds to close.XX/XX/XXXX I spoke to processor and advised that I wanted to get an approval before liquidating my 401k. She agreed. XX/XX/XXXXXXXX sent email saying underwriter had all the documents but was questioning bk payment history document and student loan history doc and wanted an actual letter from Student Loan company and bk atty. I called my BK atty they advised the lender was being ridiculous and the docs I provided were all that is available. BK atty advised me to tell underwriter to call the atty and they would verify info or answer questions but there was nothing else to provide. I advised XXXX and XXXX what my BK atty had stated. XX/XX/XXXX spoke with XXXX who told me without the child support ( {$610.00} ) my DTI was 2 % higher than what is needed for program but we might be able to get around it on the " front end ''. I asked what were they considering because I have not debt. He says Student loans but they should be able to get around it on the friont end. I began to ask about the excessive closing cost and errors in funds to close statement and he advised he had to go to a meeting and ended the conversation. XX/XX/XXXX XXXX sends email stating we have reached the end or the road and if I refused to liquidate my 401k nothing else could be done. XX/XX/XXXX The seller did not agree to another extension and cancelled the contract.XX/XX/XXXX I received an email from XXXX stating my loan was denied due to DTI being to high.

We started the process to purchase our home XX/XX/2021. We explained to the lender that we only wanted to use the money from the home we were selling. We were asked how much were we selling our current home for and we said maybe {$200000.00} but he never followed up on what the home sold for. We didnt speak with him until XX/XX/XXXX. I reached and asked if there were any updates and how much would we need to close and we didnt receive a response in til XX/XX/XXXX and our current home was set to close XX/XX/XXXX and our new home was also set for the same date. On the XXXX he asked for w2s and about our current debt. He wanted to know if we had paid anything off. We were not aware that we needed to pay anything off so I asked was there a problem with our finances. I repeatedly called and texted. He didnt reply until XX/XX/XXXX and said he was in a meeting and wanted to text but I was as work. I received a doc sign on XX/XX/XXXX and a phone call saying we have to pay my husband truck off in order to get the house. I texted him when we received the doc sign and told him I was nervous about the numbers and he tried to insure me that it was only a high projection. He said thats not what it would be and that it was only a projection. I called on XX/XX/XXXX because we hadnt heard anything else after the projection and he texted and said he would call me back. I texted again later that day and no answer. I finally received a text the next day stating that he was still working on the estimate and cash to close on XX/XX/XXXX. We were set to close on the XXXX and we still didnt have any idea of what we were looking at, as far as, numbers. He sent over the numbers and I asked could I call him and when I spoke with him he had realized that he had been doing our projections on our house for {$10000.00} more than what we actually received. We were so far in with our current home set to close the next Friday. We had no choice but to move forward because we werent about to be homeless. I texted him to relate that Im disappointment and that someone had dropped the ball. There was a lack of communication and this should have never happened a week before our closing. So on XX/XX/XXXX, we had to find money to pay a additional {$10000.00} and and pay {$13000.00} at closing for my husband truck. Weve already paid {$4000.00} for earnest money. I called on XX/XX/XXXX letting him know that we both were available to talk and he could call us back. He texted instead of calling saying that he was waiting on a loan estimate and would call me ASAP. We didnt hear from him till XX/XX/XXXX. He said that we had a problem with my business not being in operation a full 2 years. Were told that we may have to start the process over with only my husband being on the loan. So we agreed to go ahead and do it with only my husband. Were now being told that we wouldnt be closing on the XXXX. So I texted him multiple times trying to see what we needed to do and if they would contact the sellers of the house to ask for a extension. I didnt get any response until XX/XX/XXXX saying that he had to verify my husband job and hours that he works. I asked him if he could contact my husband and no response until the XXXX. We received a doc sign of a closing cost details. So we texted back and forward about estimate projections. We didnt hear anything else until XX/XX/XXXX and that were set to close now on the XXXX. I had to get a letter from my CPA saying that we could pull {$10000.00} from my business in order to get the house. This was not suppose happen! We only wanted to use the money from our home that we had sold. I texted him to make sure of what I needed and he told me he was at a baseball game and it would be a while before he could let me know. At this point, we were already homeless and had no assurance of what we needed to even get the house that we were told we could get. He finally texted and we spoke about the estimate still being high and that it said we needed an additional {$4000.00}. XX/XX/XXXX we needed the additional {$10000.00} for his error on the house, {$14000.00} for my husband truck to be paid off at closing and an additional {$4000.00} because he said that he thought we would net {$48000.00} but we only netted {$44000.00}. He states hes not really sure what happened. I asked him to call me and he said give him 30 minutes. He ended up contacting me on the XXXX to say that I would have to get a gift of a additional {$5000.00} in order to close on the XX/XX/XXXX. After that someone else has contacted me to try to resolve the issue. We didnt know the total until the morning of closing and it was a totally different person. So at closing we had to pay a additional {$17000.00} all together to close which brought our closing to almost {$61000.00} altogether. We were backed into a corner and taken advantage of with the whole situation. We were lied to, mislead, frauded in a very unprofessional and distasteful manner.

Refinance process began with Angel Oaks Mortgage on XX/XX/ ( credit pulled on XX/XX/ ) with applications submitted for my primary residence and two investment properties. All properties were held in an LLC at the time of application as I was advised by Angel Oak Mortgage employee XXXX XXXX that the LLC status would not hinder loan approval. Applications were submitted/accepted and I received a targeted closing/signing date of XX/XX/2021from my assigned Loan Officer, XXXX XXXX. Understanding the importance of quick turn times [ I too am a successful business owner ], all documents needed for initial credit approval were provided within a 24-48 hours timeframe. I was expeditious in my response to the teams request and XXXX assured me that the same level of service would be rendered with application review and issuance of initial credit decisions. This was absolutely not the service delivered by employees of Angel Oak Mortgage. XXXX XXXX was my single point of contact at Angel Oak Mortgage. Months into the process I contended with : Sluggish communication regarding the status of my loan applications. XXXX rarely initiated contact with me and would allow days to pass before responding to my messages ; Numerous requests to provide the same documentations ; Long cycle time causing documents to expire ; hence, a need to provide updated documents ; Requests for documents that were irrelevant to my loan application ; Request to pay off liabilities for qualification purposes, and to make matters worse months into the process, I was advised by XXXX XXXX that her manager XXXX ( last name never disclosed to me ) stated that the company could not move forward with refinancing my two investment properties due to the fact that the properties were housed in an LLC. It was at this point I knew that I was beingXX/XX/XXXX against by XXXX and XXXX. I spoke to XXXX on several occasions and he was extremely rude with his tone and projected limited patience in assisting me with understanding how I ended up months into this process with their company and neither XXXX XXXX nor XXXX XXXX knew their companys supposed underwriting guidelines regarding investment properties housed in an LLC. XXXX also stated that the investment properties must be held outside of an LLC for six months before I could resume the refinance process with Angel Oak Mortgage. It was apparent during my conversations with XXXX that he harbored a resent towards me as an XXXXXX/XX/XXXXmale with an impeccable final profile who had the ability to obtain large sums of cash from real estate owned. XXXX acted as if the cash received from refinancing properties I owned were generated directly from his wallet. I requested further escalation, because I felt disrespected by XXXX as well as names and contact information forXX/XX/XXXX manager and other executives in the company to include the CEO. Neither XXXX nor XXXX would supply me with this information or return my calls. I eventually had to threatened a lawsuit against Angel Oak Mortgage in order for the refinance process to resume on my primary residence. In XX/XX/2021, I closed on my primary residence and I received a denial letter from Angel Oak Mortgage regarding the refinance application for my investment properties. Per the denial letter, my income was insufficient for amount required. Never was this mentioned during our discussion, which further supports my claim of XXXX XX/XX/XXXX The resolution I am seeking : Refinance completion on both investment properties within a 30-day period ; Honor interest rates discussed during the onset of my refinance process unless rates are more favorable at this time, Use of appraisal inspections reports completed with initial applications ; and Only work with upper-level management throughout this process. 1. Providing me false statements about Angel Oaks requirements and ability to offer a loan and breach of agreement to provide mortgage refinance. 2. Denying loan for not signing unethical and illegal document for loan approval On XXXX XXXX, 2020 XXXX XXXX ( Loan Officer ) from Angel Oak Home Loan Loans contacted me to apply for Refinancing our primary home loan. After providing detailed personal financial information Loan Officer provided an approval by email on XXXX XXXX, 2020 for XXXX. Angel Oak also took the application for refinancing our rental property mortgage. Most of the information was provided or uploaded to Angel Oaks secure email, and that email system did not allow to send copies of what we sent to Angel Oak. More than 30 pieces of documents were provided such as Tax returns, W2s business profit and loss etc. We did not sign a document deceptively titled Income COVID-19 /Continuity of Income which was in fact requiring us to sign a document that surrenders our rights as borrowers, as this was unethical and illegal. Only XXXX XXXX, 2020 Loan Officer provided an updated Loan estimate, and on XXXX/XXXX/2020 got an email from Loan officer, stating that all documents were perfect and Angel Oak is waiting for the appraisal, which convinced us that all other factors for receiving the loan were cleared, because there is already an approval made on XXXX/XXXX/2020. On XX/XX/XXXX, Loan Officer provided proof that loan was locked at 3.125 % for XXXX. On XX/XX/XXXX, we got an email from Loan Officer that Angel Oak dropped the ball to complete processing, and was trying to get it for closing next week for the rental property. On XXXX XXXX, 2020 Angel Oak send an email stating that the interest rate is extended for the Rental Property refinance, and the closing date will be not later that XXXX XXXX, 2020 ; and the closing will be no later than XXXX/XXXX/2020. On XXXX XXXX, 2020, Loan Officer confirmed that the loan to value and debt to income ratios are all ok, and there was nothing contrary to that. On XX/XX/XXXX, closing disclosure package was sent to us and the Settlement company XXXX XXXX XXXX XXXX in VA. for the rental property refinance for {$240000.00} at 3.375 % Fixed refinance On XXXX XXXX, 2020, XXXX XXXX on behalf of Angel Oak requested us to get the Loan pay off statement for our primary home refinance from our current lender, which we provided to her. Since XXXX/XXXX/2020 until XXXX/XXXX/2020, no one from Angel Oak contacted us, inspite of regular emails to both Ms. XXXX and XXXX XXXX to give us an update. Very frustrated, I call the general number for Angel Oak and after several tries, I got to speak with Mr. XXXX XXXX responded and stated that our loans were rejected because of lack of income. When I stated that our income levels were found to be good, he said that it was denied because my XXXX XXXX had a loss. I explained that the XXXX had positive incomes and they are distributed into my personal tax return and that we have paid all federal income taxes regularly since more than 20 years. I asked Mr. XXXXXXXX whether if I worked for a large company such as XXXX and if they posted loss, would mortgages get denied for their employees? He did not provide a clear response. This was an excuse because they did not want to give us a loan to refinance because we did not sigh the illegal letter requiring us to surrender our rights as borrowers provided by law. All along they confirmed in writing that we will get the loan and held us for 6 months until date of not having to apply to another mortgage lender. As of today we have lost about {$7000.00} in believing Angel Oak through their written assurances.

Respected Sir/Madam, I have started refinancing 2 loans that I had on commercial properties in XXXX in XXXX this year. I started the loan process with Angel Oak Home Loans. The agent involved was XXXX XXXX ( NMLS # XXXX # XXXX ). Offered an interest rate of 3.325 and quick closing. Each of the properties are currently valued at {$360000.00} each and are carrying a loan amount of {$280000.00} each. They initially offered to close the loan with costs around {$9000.00} each. They made me pay {$2100.00} in appraisal costs out of pocket. The appraisals ( through a company that angel oak recommended appraisaltek ) were never sent to me. In XXXX ( after much persuasion and reaching out to management ) I received new disclosures which increase closing costs to {$20000.00}. They had also changed the interest rate on the loans to 3.465 %. They stated the changes were because the appraisals had come in lower than they had anticipated. I know for a fact that my properties would not appraise lower as I had tried to sell them earlier this year and they were appraised between XXXX. By then I had sent them my bank statements, visa documents and personal information ( including an IRS tax statement ). They knew my account did not carry the amount required to close with the spike in the costs. There was no communication from the team unless I repeatedly called them. Finally they send me communication ( via text on XXXX third ) casually asking if I can still afford the loan. In XXXX as i was trying to file this complaint they removed all the paper work that was sent to me on the portal. This process was very stressful. Half the times I was not even sure if my loan was being processed. All I had asked for was to let me know if they could close it or not. But they delayed it by 3 months. I had spent {$2100.00}. I feel like I was discriminated and treated unfairly. If they had not intended to close them the least they could do was to let me know earlier, rather than lead me along. I want this company to be investigated. To make sure they are not doing this with other customers. I would in the least want my appraisal amount that i paid out of pocket to be compensated. We began a mortgage refinance with Angel Oak Home loans in XX/XX/2021. As of today, XX/XX/2021 we have NOT completed this refinance. We have been asked over and over to supply additional information and had to re-submit for credit reporting and re-certification of appraisal because they were so slow/inept at underwriting & processing that many of the documents had " expired ''. XXXX XXXX was our original loan officer ( NMLS XXXX ). After some months of him being missing-in-action, XXXX XXXX tried to step in to help ( XXXX ). I was promised by XXXX that if we just run credit again in XXXX, that we would be able to close on the re-finance the following week. Obviously that didn't happen. They never communicate with me as the customer unless I reach out for a status - only re-active communication. No pro-active communication. The loan processor, XXXX XXXX did try to push this along. Much of the blame for these delays/requests were pushed to the mysterious " the underwriter '' who didn't seem to have the mental processing power to understand or comprehend the components of our application. We would have been fine if they ever just gave us a denial as a straight answer. Angel Oak is unethical and unprofessional and should not be allowed to offer mortgage services.

Applying to refinance through Angel Oak Home Loans out of XXXX. I gave all of my info required for the loan. I have great credit, income, job history etc. In addition, the refi is for way less than the home is worth. The loan was so basic that a survey and appraisal was not even needed. Even though it has been over two months, all was progressing all be it slowly. I was given two fake closing dates and no details of where etc. One was even on a federal holiday. All was at least proceeding until I pointed out inappropriate charge in the closing document. I was being charged {$450.00} for the survey that I actually supplied to them. That was on XX/XX/29. After that, they stopped communicating. I have called/emailed and even tried reaching out to a manager and no one will respond. At this point, they have all my private information, committed to a locked interest rate and have run my credit etc. I am not sure if there is not some fraud going on here and/or identity theft. I provided anything that was asked of me nearly immediately with the exception of the survey and that was 24 hours.

Received notices in the mail from our homeowners and flood insurance companies that the policies had not been paid by the XX/XX/XXXX deadlines and the policies had expired. I called Angel Oak to discuss the matter and spoke with XXXX on XX/XX/XXXX. She acknowledged that the policies had not beed paid out of escrow because they had to " work out the kinks '' in their new system and she had only received " training yesterday '' on how to make payments. She acknowledged that Angel Oak was aware it was not making payments out of escrow even though they were due, and hadn't notified customers. I asked her to send me confirmation of payment as soon as possible, as well as have someone call and explain how they were unable to make payments due to a " new system ''. As of today XX/XX/XXXX, they haven't made payments on the policies, provided evidence payments were made, or contacted me with any explanation. I've had to pay the policies myself, and hope for a refund if and when they pay them.

On XX/XX/2022, sent and verified via Certified Mail, Angel Oaks Home Loans LLC received a request for full disclosure of the amount due on our precomputed consumer credit account and a demand for a prompt return of our unearned interest. They were notified that they had a XXXX day period to comply with our request pursuant to 15 USC 1615 of the Truth in Lending Act and they have failed to comply. Its past the XXXX day period in which they were to give us a prompt refund of our unearned interest as well as give full disclosure of the amount due on our precomputed credit account. I have called them twice in connection with our request and they have failed to comply with an oral request in addition to failing to comply with a written request. They have acklowelded my request but have not done what is required under the Truth in Lending Act.

I looked at Angel Oak Home Loans LLC for a refinance I did not fill out the application Because they wanted my SS number which I did not want to give I called and they said they could do a Bank Statement loan and asked that I send my bank statements which they received and reviewed They called and said I did not have enought cash flow on XX/XX/21 Than on XX/XX/21 I got a letter in the mail saying they had run my credit Showing my credit score I did not give them permission to run my credit nor did I ever give them my SS number Angel Oak Homes Loans LLC XXXX XXXX XXXX XXXX XXXX XXXX GA XXXX XXXX XXXX Took upon themselves to find out my SS number my guess through my bank statements And run my credit again without me ever giving them the number or did I sign anything giving them permission

On XX/XX/2022, Angel Oak Home Loans transferred my mortgage to XXXX XXXX XXXXg. The notice, sent by XXXX XXXX XXXX, was dated for XX/XX/2022, failing to meet the 15 day minimum notice period for a service transfer as provided by 12 CFR Part 1024 ( Regulation X ), subsection 1024.33 paragraph ( b ) ( 3 ) ( i ) and did not meet exceptions from paragraphs ( b ) ( 3 ) ( ii ) or ( b ) ( 3 ) ( iii ). There were no other notices from Angel Oak Home Loans. The notice was not received until XX/XX/XXXX, after the XX/XX/XXXX payment. I had an automatic payment scheduled for the XXXX with Angel Oak, but due to the servicing transfer timeline, this payment was not drafted ; resulting in a late payment. Although no late payments were assessed, this conduct was illegal and unprofessional.

After speaking with the company XXXX XXXX XXXX XXXX XXXX representative XXXX gathered all my financial information for 2 years in the approval process for a mortgage. Was pretty sure my income documents were valid and strong enough to qualify for financing. Was denied the fianancing for the amount I was requesting ( XXXX ) and never given any follow up of any steps necessary to get qualified since I did not meet the " Requirements '' at the time.
