I am an XXXX man. Im also a XXXX XXXX homeowner who was termeritous, foolish enough to present my own home to 30 year veteran, XXXX male appraiser, XXXX XXXX XXXX, of XXXX & XXXX XXXX ( XXXX XXXX # : XXXX ) thinking hed fairly and diligently evaluate my property. He was hired via XXXX XXXX XXXX XXXX XXXX, an XXXX-owned appraisal management company located in XXXX, CA, who was secured as the AMC for AMWEST FUNDING CORP , the lender. In pursuing a modest Cash-out refinance of my home, the appraisal conducted XX/XX/XXXX, returned on XX/XX/XXXX gobsmackingly $ XXXX under the expected valuation. My house, located in XXXX XXXX, is a custom-made, XXXX, XXXX square foot, beautiful XXXX XXXX style home in good shape ; most people consider it to be the best house on the cul-de-sac ; the crowning jewel at the very top of our hill. On XX/XX/XXXX ( just 2 months prior ) a neighboring home XXXX doors down is a XXXX sq ft, XXXX XXXX bth house XXXX remodeled in XXXX to emulate mine ; it sold for $ XXXX. Somehow XXXX appraised my, again XXXX sq ft, substantively larger by XXXX sq feet, luxury home at just $ XXXX, literally $ XXXX LESS than a similar quality, smaller house, with nearly no amenities ( no hot tub or pool, garden, XXXX views, fireplaces, etc ) and the jokes on me, because the lender had me pay for it! In searching for a 2nd appraisal yesterday, I happened to find and spoke with a XXXX star XXXX reviewed XXXX veteran XXXX, who gave a careful and detailed examination of the XXXX appraisal and after XXXX XXXX minutes of going through the document, he called this appraisal " Criminal '', " packed with errors '', and he further explained that my house can not come in lower than $ XXXX ( on the low end ) due to recent sales ( particularly the home XXXX doors down on the same block ), very obvious missing adjustments, and guided me towards filing a formal complaint against the lender 's appraiser at the California Bureau of XXXX XXXX XXXX XXXX XXXX XXXX. This debacle is costing me time, mental anguish, and his appraisal is not just a libelous insult, it would take over $ XXXX off of my Cash out refinance and be undeniably financially damaging to my net worth. It is my contention that Zhangs appraisal is out of compliance with Uniform Standards of Professional Appraisal Practice ( USPAP ) Standards Rule XXXX which states, When a sales comparison approach is necessary for credible assignment results, an appraiser must analyze such comparable sales data as are available to indicate a value conclusion. '' I have written a detailed report which lays out why XXXX XXXX appraisal is not only in violation of the USPAP, and Fair Housing laws, but that his entire report is completely indefensible and should have immediately been rejected by the lender. I will enunciate on how he is a promulgation of a systemic XXXX system which is growing in saliency robbing XXXX American homeowners like myself from our duly earned wealth.

Dear XXXX, I'd like to report inappropriate business conduct from my mortgage company, specifically, a broker by the name of XXXX XXXX XXXX XXXX XXXX. The broker edited my banking statement without getting me or my bank 's authorization. I wasn't aware of this until the lending company sent us the loan refusal notice. You can tell by comparison of the bank statements ( see attachments ). The XXXX statement 's date was illegally tampered with by computer software or other means when compared to the XXXX statement. Even the banker 's signature is in the exact same spot as the other statement. When I questioned Mrs. XXXX ( broker ) about this, she didn't admit it. There was no one else who could possibly do this other than her or her team. My closing date was delayed due to this issue. I also had to extend my lease because of this. I was shocked, frustrated, and shaken by what I had experienced. How difficult was it to just ask for permission to get a new bank statement from the bank? How could a professional team do such unprofessional work? At this point, it is dishonesty and fraud. She displayed ignorance, cynicism, and uncivil attitudes throughout the whole process. Even with the forged bank statement, she displayed zero remorse or regret. I am a XXXX impacted heavily by Covid-19. I initially reached out to Amwest in XXXX, informing them of my listings and sales being cancelled and I would need a deferall. They weren't very cooperative until I filed a complaint, then agreed to move the two months payments to the end of the loan and slightly increase my payments and remove late fees. I have attached the statement where they continue to charge me a late fee. I contacted the XXXX department again in early XXXX, letting them know that we are rolling back again due to covid, and i did manage to pay my property tax and insurance but need help with my XXXX mortgage and now XXXX. I didn't get any response, I emailed again, with no response. Their website states they help and will continue to help for covid impact, i attached a screen shot, but no response. I finally called XXXX XXXX at XXXX, he said he would get investor approval and let me know, never heard from him, i emailed again, and again, he finally responded and said he is waiting on the investor. This is very hard on our family to keep reaching out and get no help and response like all other regulated banks are helping my neighbors. I am asking for help and doing my part communicating and staying pro-active. please help, and also the unecessary late fees should be removed.

I have some temporary financial issue, so my mortgage is behind 8 months. I tried to talk with my mortgage company, and ask them to give me an option to solve. My porperty has enough equity and so they ( mortgage company ) can give the many options but is not easy to talk with on the phone. They promise me to find someone and call me back but to failed. I tried to another organization in XXXX XXXX through HUD. My mortgage company also seems not try to help me. I asked them to separate property tax from mortgage to down the price of payment. I want to control the property tax by myself but no answer. I am so sad almost dying for a fear of losing property. I really want to protect and keep my property until I die. Please help me!!

XXXX with XXXX XXXX XXXX for a mortgage loan for a purchase and refinance. What is suppose to be a 45 day close took more than 60 days and still pending. Appraisal itself took a month to complete and was sent out for revision XXXX times. Filed a complaint to the bank to get that sorted out. No one acted with a sense of urgency to help with the client and took several days to review documents causing extensive delays. Even have the audacity to make us pay for the penalty for missing the rate lock deadline. Very very bad communications and customer service experience. The fact that both refinance and purchase loan needs to close at the same time was NEVER discussed to us in the beginning and because of the purchase appraisal holding up, BOTH loan missed the rate lock deadline. Purchase loan was approved but now the refinance loan is holding us up and we were told if the refinance is not approved than the purchase can not be approved. We have already gave them all the documents they need and last minute before closing, they request additional documents that need to be reviewed which is holding up closing.

I own a XXXX unit rental property in XXXX XXXX California, and recently, I refinance to get a better interest rate. Upon the closing doc I was made aware that my payment would be {$4.00}, XXXX which covers interest and principle, insurance and taxes. Then I received my first monthly mortgage payment which is way higher than what I signed at closing and the new amount is now {$5800.00} I have already written to them and am yet to get an answer from them. In that letter I sent, I made them aware that I will continue to pay for what I signed for which is {$4900.00} and not the new amount. I refinanced my loan for XXXX home and new mortgage company and previous mortgage companies were the same ( AMWest ). But they show discrepancy of when previous company wired the funds to title company and when title company wired the funds to new mortgage company ( which in this case is the same company!! ) by one week. So I lost interest of 5 Days XXXX XXXX $ XXXX even though title company claims they wired the funds for new loan on Monday ( XX/XX/2021 ) the mortgage company says nope they received it on Friday ( XX/XX/2021 )!!! Please note that the previous mortgage company was also AMWest and new mortgage company is also AMWest and title company says they never held the funds with them for more than few hours and immediately wired the funds to AMwest once they received it from previous mortgage company XXXX which in this case was also AMWest only )

HI, In XXXX once the stay home order was issued in california, and as a realtor i lost all my listings and business. I emailed my loan company amwest mortgage. I told them I can't make XXXX payment, please help. They finally responded after a few emails in late XXXX and said they didn't get the emails and now would agree to defer XXXX and XXXX, and add it to the next 4 payments starting in XXXX. I told them thats a crazy amount, i want to pay in XXXX since real estate takes a few months to sell again, and move the XXXX, XXXX, and XXXX payments to the end of the loan. They don't respond. Please help. all other banks are doing this or lowering rates and payments like a loan mod. I have never been late and was pro-active here reaching out. They also added a late fee, and have continued predatory lending saying the investor doesn't care about covid-19

My mortgage whose company is Amwest funding Corp . My statements from this mortgage company show that I am delinquent when I pay my monthly mortgage during the grace period and they automatically add 2 months due on statements even though the previous months were all paid but some were paid during the grace period. This looks really bad on me as it seems that I am always late when in fact I am not and definitely NOT delinquent. This is hurting me badly with other refinancing institutions who need to look at my current mortgage statements. The reason why I sometimes pay during the grace period is because of I have no other choice due to my financial schedule. Do mortgage company have the right to write on statements that you are DELINQUENT when a monthly mortgage payment is paid during the grace period?
