I purchased a home on XX/XX/2018, with XXXX XXXX XXXX XXXX ( XXXX ) in XXXX XXXX, New Jersey. The home was purchased with a XXXX Loan. The Loan product was presented to me as one that would allow for me, a first time home buyer, to purchase a property and have all necessary repairs completed and violations fixed through this transaction.
XXXX was aware of violations/repairs needed on the property and referred me to a consultant/home inspector in XX/XX/2018 who was supposed to identify all repairs necessary to meet HUD minimum standards and obtain a Certificate of Occupancy with my local municipality.
The inspector/consultant, XXXX XXXX XXXX, sent 2 inspectors to the home in XX/XX/2018. XXXX XXXX, personally, did not visit the property until XX/XX/2018, over a month after we closed on the property. At the time of the visit, XXXX XXXX stated that he would compile a new list of repairs needed as well as adjust the list that we went to close with. XXXX XXXX advised that XXXX would not allow this.
The original Work Write-Up, prepared by XXXX XXXX, that the property went to close with ( valued at {$74.00}, XXXX ) was reviewed by XXXX, underwriters at XXXX, and the appraiser, XXXX XXXX XXXX, prior to close. XXXX certified that once the work identified in this Write-Up was completed, the property would meet HUD minimum standards.
After I closed on the property and began to settle in as the homeowner, I started to realize that the repairs identified in this Write-Up were inaccurate.
As of XX/XX/2018, no repairs have been completed.
In XX/XX/2018, at the request of XXXX, I reached out to city and state inspectors in order to have them complete inspection reports that would identify violations. The State of New Jersey has scheduled a re-inspection for XX/XX/2018. On XX/XX/2018, the city of XXXX issued a vacate order on the property. I was required to vacate all tenants from the property.
The property is now without tenants, which means that rents are not being collected. I am also out of work as a result of all of the issues with the purchase.
XXXX continued to stall and would not allow for me to do a change order or adjust the Work Write-Up. As such, in XX/XX/2018, I found another XXXX Consultant ( XXXX XXXX ) to come to the property in order to complete an inspection as well as integrate all of the reports given by the state and city. I shared this with XXXX and they also agreed that XXXX XXXX was not willing to communicate in order to resolve the repair of the property. XXXX then retained a new XXXX Consultant, XXXX XXXX. I canceled my inspection with XXXX after XXXX advised that XXXX, an expert, was best suited to complete a new report. XXXX was not allowed to speak directly to me after his inspection but was able to complete a new write-up in XX/XX/2018, that incorporated the city and state violations. XXXX 's bid came in at {$130.00}, XXXX. This number includes a 10 % contingency. XXXX advised that I should allow contractors to bid on XXXX 's Write-up. After I was able to secure a contractor, XXXX stated that they would offer a credit to cover the shortfall and once an estimate was received, they would identify a dollar amount.
Upon my meeting with over 35 contractors and gaining more knowledge/experience with the property, I learned that repairs that are required by HUD, state or local municipalities were not included in XXXX 's report. After I shared this with XXXX, they advised that I get another opinion by a qualified professional. I retained the services of XXXX XXXX, the same XXXX Consultant that I canceled with in XX/XX/XXXX. XXXX completed his XXXX XXXX. XXXX 's bid came in at {$330000.00}. This number also contains a 10 % contingency.
Out of all of the contractors that I've met with, only XXXX have returned bids. I believe that is because XXXX has worked with contractors behind my back in order to stall the project. They did this with the contractor that I went to close with and sabotaged his bid process back in XX/XX/XXXX and XX/XX/2018. As of XX/XX/2018 the bid estimates are as follows : Contractor 1 : {$400000.00} ; Contractor 2 : {$250000.00} ; Contractor 3 : XXXX. All of these bids are considerably higher than the report produced by XXXX via XXXX XXXX. It shows that the prices that XXXX quoted are not reasonable for the project.
After Battles ' report was shared with XXXX, they determined that new material would allow them to renege on the promise of offering a credit for the shortfall. They claimed that I did not share violations with XXXX and because they were not aware of these code violations prior to the closing of my loan, they would not be offering any additional monies or credits toward the project.
I responded to XXXX with proof that their office was aware of the repairs prior to close and they followed up, asking if I could provide a time stamp as to when it was reviewed by members of their team. This back and forth strong-arming approach is the reason that I am writing this complaint.
We are currently at a stand-still until XXXX reviews further evidence.
However, as XXXX takes their time to review evidence, I am currently without a suitable home. The home with without heat and the moving of the tenants has caused rodents to appear.
XXXX continues to give insufficient responses and deny a solution from being reached. Still outstanding are the following questions which I sent to XXXX : 1. Who are you expecting to cover the gap AND the shortfall?
2. In addition to the shortfall, how much of a credit can XXXX XXXX give to a contractors bid? ( Be reminded of lender responsibility and know that XXXX prices are not reasonable. ) 3. If XXXX is still not willing to own their mistakes and operate in good faith, what is the path forward? Some questions include : a. What will happen with the XXXX in escrow?
b. What, in terms of documentation, is needed to access the funds? What does an acceptable bid need to reflect? Specifically, please address pricing of each line item.
c. Who will be the consultant on file?
d. What SOR is the one the lender is requiring be used?
e. What repairs do you/ANMAC or the lender consider to be part of the program? What repairs become mandatory?
f. What will be the result of not securing a contractor or losing the one I have secured because of these issues and/or an ANMAC lack of forthrightness?
g. How will draws be administered? Who will do inspections?
h. What forms have been and will need to be submitted to HUD and FHA? When will they be submitted?
XXXX XXXX XXXX XXXX in XXXX XXXX, New Jersey, has been less than professional or ethical. They presented a product that they are not willing to use correctly. They altered documents that I signed and have lied in order to cover their missteps. They have not owned any wrong in this transaction.

I received an escrow analysis on XX/XX/XXXX from my mortgage company explaining that I had a shortage and that my mortgage payment would be going from {$2000.00} to {$2200.00} because of that shortage. I reviewed the details and saw that they have my county tax for XXXX listed at {$2000.00} instead of the {$740.00} that was paid this year. I submitted a request to review this incorrect amount via their website on XX/XX/XXXX and received the following reply : Dear XXXX XXXX, Thank you for your inquiry dated XX/XX/XXXX, regarding your loan. The message we received advised you feel our projected disbursals for your XXXX XXXX property taxes are incorrect.
This is in response to your request to update information listed in our records for your XXXX taxes. Please be aware that no updates could be processed at this time. In order to review this matter further we would require an updated XXXX XXXX XXXX tax bill or a letter from your tax authority to verify the new total estimates for your property taxes. Such documentation may be sent to one of the following : ATTN : Escrow Department XXXX XXXX XXXX, XXXX XXXX XXXX XXXX, IL XXXX Fax Number : XXXX Email : XXXX Please include your loan number on all correspondence.

I was checking your parcel, and you are correct, that your real estate tax bill for XXXX XXXX is currently only {$740.00}. Currently, we are still waiting for county administration to determine what the new millage rate will be for the year XXXX, so we have no idea what your XXXX XXXX XXXX bill will be yet, and furthermore, we never independently reach out to mortgage companies since we dont know everyones mortgage companies, so we dont know how they have determined that kind of projection for next years bill. Unfortunately, since we still dont have the set millage rate for next year, ( we usually dont get the final vote until the beginning of XXXX ) we dont have anything we can give you to send to your mortgage company at this time. I received this reply back from my mortgage company this afternoon : XXXX XXXX ( Research ) XXXX XXXX ( 1 hour ago ) to me Dear XXXX XXXX, Thank you for your inquiry dated XX/XX/XXXX regarding your loan. The email we received advised us of errors found in your most recent escrow analysis regarding your taxes.
As stated previously, our tax information on file reflects the estimated tax amounts for the XXXX taxes once your property has been re-assessed with your own tax rate. In order to further assist you, we would need an updated copy of your XXXX tax bill or a letter from the taxing authority verifying the new total estimates for property taxes. Please provide this information to our Escrow Department in one of the following ways.

MY MOrtgage company ( ANNIE MACXXXX ) transferred my mortage to a different lender ( XXXX ) XX/XX/2017 without notifying me.
My last payment of XXXX was XX/XX/2017 to ANNIEMAC I WAS NEVER NOTIFIED THAT MY LOAN WAS TRANSFERRED TO A DIFFERENT LENDER Either thru email communication, phone call, Portal communication ( which i used to pay mortgage ) or mail ( i lived out of state at time ) I found out that it was transfered to a different lender when OLD servicer provider ( ANNIEMAC ) notifies me that it's no longer servicing my mortgage.
( Caller at time had no idea where i should send my payments to ) I had no idea where to send my payments OR what was going on with my mortgage.
AnnieMac provided me with some phone numbers and address END of XX/XX/2017. They did not have access to my new Loan # # I called this new lender and was unable to get anyone to help me. I did not have a Loan # # to reference and they did not have my Social Security in their system either.
The NEW LENDER reported me to the CREDIT BUREAU 60 DAYS BEHIND XX/XX/2017 FOR THE AMOUNT OF XXXX THIS IS HOW I RECEIVED THEIR CONTACT INFORMATION.
I think Annie Mac did not provide me with a loan ownership transfer notice when mortgage was sold.
The New Owner did not notify me within 30 days of the effective date of transfer I did not have the the new owner 's name, address and telephone number ( and if different, the person who can resolve issues concerning your loan payments or any right to rescind the loan ), the date of transfer, and whether the transfer of ownership is recorded in public records.
The new Lender also was to blame because when i called i couldn't get personnel to assist me and provide me with my new loan info # I called new lender and they had no records of me or my loan # # to explain if everything stayed the same during transfer??!
My Loan went into default with New Lender OLD Lender and New Lender could not help provide information in a timely manner.
After 6months of going back and forth i got a lawyer since they reported me to creditors and i was getting credit collection calls.
I was so frustrated by this miscommunication and lack of knowledge of what was going on with my file.
Lawyer adviced Died in Lieu and Short Sale as best options to just get rid of property.
I didn't want to deal with stress so i said lets give the bank the property back.
New lender refused Died in Lieu/ Short Sale after multiple offers, hiring a realtor, photographer, and trying to sale house for them.
I feel like I was Collateral Damage during their mortgage transfer process. If i had been notified of process my loan payments wouldn't have fallen behind creating this snow ball effect. A huge snow ball affect that affected me personally for the next 7 years.
Now i have a FORECLOSURE ON my credit for 7 years.
I can not remove this FORECLOSURE on my credit. I need it removed. How can bank not tell me it's selling my mortgage!!??
I don't care if Bank has their property. They took it and it's over.
They can keep it.. but i shouldn't have to suffer for their negligence and poor communication efforts I HAVE TRIED EVERYTHING on my side even selling house myself.
I have all lawyer info and communication trail with banks Please help me. I can't imagine going 7 years with this on my credit report.
I understand the process of transferring servicing rights is challenging logistically ... it might involve moving thousands of loan documents .. i think this is what caused this lack of communication and transperancy but why iam I as the consumer the collateral damage?

Hi, AnnieMac Home Mortgage/XXXX XXXX During this process, someone asked me to file a complaint with this office ( CFPB ) but I was so afraid and was informed it was best not to do that if I wanted to keep my home because I already had missed payments over 120 days passed due on my default and I thought then yes I own this money and they can take my house away at any time.
if I did I had the same consequences I do today - they will take my home away due to failing to pay my mortgage. My financial Hardship started to become a concern to me in XX/XX/XXXX after COVID-19 started I was one of many homeowners laid-off due to the pandemic. Grateful my lender granted me a Forbearance Plan to give me time to find employment. Forbearance was approved for the year which gave me enough time to change my circumstances.
Two months after the Forbearance plan was approved I became very ill with XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX had to be administered in a hospital facility and under a family doctor 's care. However, I started working in XX/XX/XXXX.
I contacted my Lender/Services and was advised I was employed and wanted to start making payments to catch up on my default balance and also reinstate my monthly mortgage payments. However, I was informed I needed to pay the default balance first to start making payments. Given I just started to work I did not have money but I asked for a repayment plan or workout solution to allow me to bring my mortgage loan current. My lender stated I needed to apply for Loan Modification because of my default balance and my mortgage loan was already in Loss Mitigation Department. I was then asked to fill out a loan modification application package which was submitted on XXXX XXXX, XXXX.
Since then, based on my Lender/Servicer submitted several Loan Mod applications, reached. My servicer also suggested applying for assistance which I did. Overall was Human Resources Dept in XXXX granted me over 8 mortgage payments in additional help with utilities and HOA. However, my lender won't disclose if and when the mortgage grant was applied- the servicer said since my loan is in default funds are in a suspense account and they wouldn't accept any payments until a work-out solution for mitigation was decisions. Encourage them to continue requesting assistance.
I was concerned and reached out again to Rent Relief Programs, Homeowner Assistance Program, etc. Additionally, called for counseling from FHA, HOPE, and XXXX aside from However, my current default balance is over XXXX XXXX as of today and the foreclosure has started although I have not received any decisions or workout solutions from AnnieMac/XXXX XXXX
XX/XX/XXXX - I received a call from Sale Team advising me to refinance and use my equity to payoff my delinquency after the Loan officer checked my loan account- he said " neverminded you can not apply for Refi because you need to bring your loan current first also no other bank can help you because we reported you a loan for 15 late payments and XXXX score is too low.
XXXX The loan Office from XXXX Servicer called and suggested my only option at this time is to Short-Sale my house as an accommodation requested from Annie-Mac Lender and advise my , loan solutions representative at AnnieMac Home Mortgage/XXXX. Since I have a Loan Modification under review pending a decision, I asked if my modification was denied. He stated YES, and we moving on and taking legal action & foreclose my house if you don't short-sale or try to sell your house ''.
I still waiting on a decision to assist. I've been waiting for a workout solution and although I can pay now afford my mortgage monthly payment of {$2500.00} a month I have also been informed the payments were increased to {$2800.00} a month without my awareness. Please see attached documents for additional information.

I contacted " American Neighborhood Mortgage Acceptance Company LLC '' ( DBA " AnnieMac XXXX '' ) in XX/XX/XXXX. I received a quote which was competitive and decided to proceed to obtain mortgage for our first home from AnnieMac. I was putting 20 % of house value as downpayment and 30 year fixed rate interest of 3.75 %. I received the loan estimate on XXXX/XXXX/XXXX and then closing disclosure form on XXXX/XXXX/XXXX after I submitted all the documents I was asked for. The closing was scheduled on XXXX/XXXX/XXXX but a day before closing, I was informed that I can not purchase the house because there is a judgement of {$34000.00} against me from XXXX. This should not have been surprise to AnnieMac since I submitted my paychecks ( spanning up to 2 months ) that mentioned the garnishments for that judgement. I was even asked about the garnishments by the underwriter. I explained to her that the judgement is more than 7 years old from a medical bill and I am already paying for it via these garnishments. I also submitted a judgement summary indicating the judgement date, judgement number, case number, debt amount and creditor 's attorney contact information. However, AnnieMac waited for the title company report, which they received a week before closing. No action was taken until the day before closing. On XXXX/XXXX/XXXX, my contact person for AnnieMac asked for all the available documents I had relating to the judgement along with Wage Transcript for past 2 years from the IRS because they were unable to obtain it directly from IRS. I had to leave my work to obtain wage transcripts from IRS and then rushed home to scan and email the judgement documents. Few hours later, I received an email from AnnieMac 's director of consumer lending stating that I can not close tomorrow because I need to pay off the judgement against me. Being a first time home buyer, I did not know this clause. The supervisor suggested that he can reach out to XXXX on behalf of AnnieMac on Friday ( XXXX/XXXX/XXXX - the scheduled day of closing ) or we can proceed to close with 10 % down payment after paying off the remaining judgment. He informed all the involved parties that XXXX XXXX, XXXX as the new closing date. I had to be on the standby all day on Friday in case I need to take action or be present for the conversation with XXXX. I did not get any useful information from the supervisor all day Friday and Tuesday ( Monday XXXX/XXXX/XXXX was XXXX ). After receiving an email on Tuesday ( XXXX/XXXX/XXXX ) afternoon that the supervisor is unable to reach XXXX, I called XXXX myself and paid off the remaining balance of {$30000.00}. I informed all the involved parties ( my realtor, my attorney, title company and AnnieMac 's contacts ) that I have made the payment. The closing date was changed to XXXX XXXX by AnnieMac. My contact person and the underwriter from AnnieMac have not responded to any of my emails or voicemail messages since Thursday ( XXXX/XXXX/XXXX ). Only their supervisor has been responding to inquiries, mostly via email. Also, please note that there was a difference of {$1300.00} between loan estimate and closing disclosure forms. Also under " Cash to Close '' section, the difference is {$39000.00}. The AnnieMac contact did admit that there had been calculation mistakes and they would rectify it in their final version on the closing date, which never came. We have the apartment packed in boxes and still have to live few more weeks here with an XXXX baby. We just had to pay another month of rent because of last minute cancellation. If the underwriters were more careful, proactive and worked in accordance with the closing date, we could have avoided the misery we went through.

Late XXXX XXXX contacted XXXX XXXX and wanted to make arrangements to come up to date. They told us that we needed to be 3 months behind in order to put it on the back of our mortgage.They stated they would send out the packet for this to happen.
Early XXXX XXXX- Contacted XXXX XXXX to establish where the packet was and they told me that they forgot to to send it and it would be out right away for loss-mitigation request of information.
XXXX XXXX XXXX XXXX sent information ( packet as requested in early XXXX. We found out that they had my wife as a co-borrower but never agreed to this as my credit was the only pulled for the loan.
We were requested to send her information as a co-borrower but she is not a co-borrower.
We sent the information on my behalf for Borrower information and was told we would receive the requested information in 5 days of what we needed further to move forward.
My wife called XXXX XXXX after being told by XXXX that she should call to see if she had authorization on the loan. She did not and she then requested that we be sent information that they told us they needed.
XX/XX/XXXX, XXXX we finally received what was needed in order to continue with loss-mitigation.
We then were sent several certified letters as well as mailed letter requesting my wifes information as a co-borrower.
We have been confused since she is not on the mortgage nor should she be.
We also found out with our Loan that they stated we paid points but it is not on closing disclosure and only in the form of XX/XX/XXXXmortgage paper for taxes. We also found out that the loan is to be FHA but papers state at bottom it is XXXX.
We have reached out to the company throughout to straighten it out and they keep giving us the run-around.
We also realized that they put us down for a higher interest rate then agreed upon.
We tried to make a payment end of XXXX then were sent letter that we can only pay all of what we are behind before foreclosure begins yet we can not get them to clarify what they want and why they stated to wait 3 months of being behind and also requesting my wifes information as a co-borrower.
We have reached out to lawyers, XXXX, Mortgage Officer, XXXX XXXX XXXX Officer is no longer employed as she left after our mess with our loan and offered for us to call the XXXX and all numbers on papers for loan. We have done so to no prevail. We also have reached out to XXXX XXXX in order to help.
We were also told in the beginning in XX/XX/XXXXto not reach out to a counselor, yet XXXX said that is ridiculous.
We have been going round and round with the company and no one can clarify why my wife is on the mortgage, why we are showing we paid points, why we are paying higher interest, why they told us to wait 3 months in order to put the payments on the back of the loan.
We have tried to work with them but again we are going in circles and now since my wife has called we are each receiving letters as borrowers and co-borrowers but she is not authorized to speak on the loan.

I have been under contract since XX/XX/XXXX. My first closing date was XX/XX/XXXX. I submitted all requested documents, was conditionally approved, had the home inspected, and paid for the appraisal on XX/XX/XXXX. When I paid for the appraisal was the last I heard from Annie Mac Home Mortgage ( company NMLS # XXXX ) until XX/XX/XXXX when my loan was outright denied due to me being paid on commission. My loan officer, XXXX XXXX, was made aware of how I was paid in early XXXX and did not give me any indication that this would cause a problem. He never communicated with me at all. I found a new job in a few days and started on XX/XX/XXXX. The new closing date was set for XX/XX/XXXX. Since then I've had to : 1 ) request a copy of the appraisal report because I was never sent it, and I was asked to sign the disclosure saying that I declined to see it.
2 ) provide complete account information for my grandmother 's bank account to validate gift funds, as opposed to 30 days transaction history like they requested.
3 ) provide full account information for my father in law 's bank account and his business account to validate gift funds, as opposed to 30 days transaction history like they requested.
4 ) resubmit my bank statement from XXXX because that was not given to the underwriter.
5 ) resubmit my PIF letter for my car because it was not given to the underwriter.
6 ) submit the invoice for my engagement ring to prove I'm engaged.
7 ) submit photos of my engagement ring to prove I'm engaged.
8 ) write and sign a letter stating how I'm qualified for my job and show my GPA in university to prove I'm able to remain employed.
9 ) resubmit my father in law 's business bank statement because the processor, XXXX, said he never received it.
10 ) make a dedicated social media post about my engagement because they still did not believe I was engaged.
11 ) submit my fiance 's birth certificate to prove he and his father are related, which was rejected for not being an American document.
I have emails regarding all of this information. The gift funds were present in my account all through the month of XXXX for the original closing date of XX/XX/XXXX and none of this information was requested. Nothing was communicated, they never spoke to me. I attempted to resolve my confusion with the company, sending emails to XXXX, XXXX, XXXX, and XXXX, on XX/XX/XXXX and it took four days of my fiance and my realtor calling XXXX to get him to answer me- and when he did, none of the information he asked me for fulfilled the requests of the underwriter. At this point this company has all of my and my family 's bank account information multiple times over and they are clearly untrustworthy. The lack of communication and the increasing stakes of the documents being requested- as well as discriminating against my partner- is unacceptable. I am supposed to close Friday and I still have not been cleared to close, and no one is responding to my complaints.

We have a VA loan and our servicer is XXXX. Our property is in Maryland and currently being used as a rental property, we occupied it for 2 years and got XXXX XXXX elsewhere. We intend to reoccupy the property in 2 years when we get sent back to the area.
We were in forbearance last year due to the COVID-19 pandemic and our renter who stopped paying rent. We were unable to evict, due to restrictions at that time. We were in forbearance until XXXX of this year, when the tenants lease was up and they vacated the premises.
We were told from XXXX representatives all last year that with the VA loan, we just needed to modify the loan to roll the missed payments into the end of the loan. We have several recorded phone calls stored of different representatives telling us the same thing in that regard.
We called XXXX in XXXX to get the account back in good standing. The representative told us to make a payment in XXXX and they would send us paperwork for remodification of the loan. We have proof that we made a payment on time. A week later we got a letter saying our account was in default and on XX/XX/20 the foreclosure process would be started.
We have called every day for the last XXXX XXXX weeks, since receiving the letter, to get this resolved. One representative admitted that someone had screwed up on their end and the account should have never left loss mitigation. We have a recorded call of that representative telling us it should have never gone to default. They then told us it would take 2 days to get transferred back over to the loss mitigation department. It has been XXXX XXXX weeks since that phone call. We have called daily and we have been taken through the ringer with the same excuses itll be two days. Most recently, this week, the new excuse is our systems are down, we will call you back today. And nobody ever calls.
With a default hitting our credit scores, they will plummet and we will risk losing certain clearances within our jobs. This is unacceptable and XXXX is directly responsible. We are now looking into contacting the VA loan representatives ourselves to cover ourselves, in addition to retaining an attorney for their colossal screw up. We have given them ample time to correct their mistake and they continue to push us off with a looming default and foreclosure, despite us making a payment and trying to get our loan remodified to end the forbearance process.
Certain restrictions came out within the last year when the pandemic hit, to protect homeowners from companies that would seek to further ruin their assets and protect homeowners from foreclosure when they could not make payments. XXXX has proven to be a company that does not take those restrictions seriously, with this military family, by not taking the appropriate steps to correct their mistakes on putting us in default - something that should not have been an option on their end.

I applied in XX/XX/2019 to refinance a private mortgage I had with AnnieMac, after months of processing the loan they told me that I had to close as a purchase loan and not a refinance even though the mortgage was recorded. At the subsequent closing they finally did it as a refinance and I had a subsequent 3 day rescission period.
At the closing I was never given copies of any of the closing documents and spent several months trying to get AnnieMac and/or the title company to send me a copy to no avail. To this day I still do not have a copy of my HUD 1 settlement statement after several requests to the title company they made me use and requests to AnniMac.
Subsequently, I never received a first payment letter or any information regarding a payment due date, I tried to make a payment online with them, AnnieMac, in XX/XX/2019 after several phone calls to their origination office and subsequently their servicing center without any assistance from them at all. I was repeatedly told by AnnieMac that I would receive instructions in the mail. I then stopped payment on the XX/XX/2019 payment I made because I had no information and wanted to make certain my payment went to the correct place.
Subsequently I finally did have contact from them, AnnieMac when they sent someone to my home to serve me with a default notice and intent to foreclose. Three days after their agent showed up at my house I received a copy of my closing docs from them without a HUD 1 settlement statement which as of today I still do not have.
I do not want to lose my home, I have been here for over 6 years with a monthly payment very similar to what my payment is now with AnnieMac. I have never missed a payment until this fiasco with AnnieMac. They have destroyed my credit and every time I try to talk with them I get different answers and they are trying to push me into a forbearance agreement or deed in lieu of foreclosure. While I do not intend to stay here forever I certainly do not want to leave now. In addition they have now destroyed my credit and I do not know what to do. Is this a situation where I need to hire a lawyer and spend thousands of dollars to save my home just because I had the misfortune of doing a mortgage loan with such an unscrupulous lender?
I'm in a situation where I need to purchase a car and because of this situation that will be impossible or at the very least triple what it should cost.
At no point in the entire situation have they made any attempt to make this right and they have repeatedly, and I would say knowingly, violated almost every aspect of RESPA and have XXXX regard for me as a customer and homeowner.
I have not contacted the FHA directly as of yet, however, it is my intention to do so if we can not get this resolved immediately.

I contacted XXXX XXXX, a realtor, about buying a house in XX/XX/XXXX. She highly recommended XXXX XXXX as a mortgage originator. I first spoke to XXXX XXXX around XX/XX/XXXX about applying for a mortgage loan and at the time my credit finances were not in order to qualify for a mortgage loan. I contacted him again in XX/XX/XXXX as my finances and credit would now qualify me for a mortgage loan. In all of the conversations throughout the years I stated I wanted to use my veterans status to qualify for a VA mortgage. When I first inquired about a mortgage loan I worked at my job for two years, which was an incentive based job and that qualified me for a VA loan at that time. I left that job and started a position with a different company that was salary based for 1 year. I then started a job that was once again incentive based, which I am currently working at and have been for 1 year and 6 months. When I once again spoke to XXXX in XXXX I indicated my work history was 2.5 years of incentive based income XX/XX/XXXX-XX/XX/XXXX, 1 year of salary based income XX/XX/XXXX-XX/XX/XXXX, and now 1 year and 6 months of incentive based income XXXX-current. I have included the timeline of conversations with XXXX.
XX/XX/XXXX - I was pre-qualified for my mortgage XX/XX/XXXX - XXXX confirmed that I would qualify for a VA supplemental loan XX/XX/XXXX - The underwriting process started with AnnieMac for my VA loan XX/XX/XXXX - Transfer of funds from XXXX mutual fund for the FHA mortgage loan closing cost.
XX/XX/XXXX - I send XXXX my W-2s confirming my work history : XXXX, XXXX, and XXXX XXXX.
XX/XX/XXXX - I met with XXXX to discuss my financial status and credit worthiness XX/XX/XXXX - I emailed XXXX my assets that would improve my financial worthiness.
XX/XX/XXXX - I was conditionally approved for a mortgage loan.
I did not confirm if I was approved for the VA mortgage loan, however I never discussed any other type of mortgage loans other than the VA mortgage loan. I felt ask if XXXX know I had access to the assets if needs to cover mortgage cost, however I did not need those assets to cover any mortgage loan cost or fees.
I reported my grievances through a company survey. I reported the following : 1. Taxes paid due to using mutual funds for closing cost.
2. Having to pay mortgage insurance premium ( MIP ) with the FHA mortgage loan that does not benefit me at all.
3. Not having the opportunity to ask for 6 % closing cost with FHA loans, compared to VA loan that has a maximum of 4 %.
4. Not having a the opportunity to work overtime to pay of closing cost or the FHA mortgage loan.
5. Not having the opportunity to use the Supplemental Funds with a VA loans.

On XXXX XXXX, 2016 Annie-Mac Home Mortgage gave me a good faith estate before the election. I submitted all the required loan documents and later told I met all the requirements of a refinance through email correspondents. I was explained to submit a credit card for an FHA appraisal of {$450.00}, which would be reimbursed at closing of the loan. FHA refinance home loan conditions and terms change due to my appraisal, which came in lower then expected. I was told By XXXX XXXX at the time of the loan they can go up to 85 percent loan to value. XXXX explained the refinance loan was still doable even at a lower appraisal. At this time during closing I was ask if I had any assets to liquidate to satisfy my DTI ratio to keep it around 50 percent with the current mortgage rate offer of 3.25 percent as promised. I then sold some of my company shock worth XXXX XXXX dollars to meet their requirement. I waited several days without any updates from XXXX or XXXX XXXX my loan processor in closing.
XXXX XXXX ( processor ), explained when my deed update completes through titling we are set to close the loan in the first week of XXXX. After numerous calls recorded, XXXX failed to return any of my calls after submitting all required documents during closing, which I was explained the loan is approved and will close in XXXX. In the process I was told do not make my XXXX mortgage payment. After the election things became obvious that XXXX and XXXX was avoiding my calls. XXXX the company receptionist said, " I will not commit personally but this is n't right. '' After long hold times waiting to be transferred to speak with the above parties only got their voicemail. In XXXX, I had placed several calls to XXXX and XXXX without any return calls. I had to get Branch XXXX XXXX XXXX from the Florida office to have XXXX call me, which he did XXXX XXXX, 2016. XXXX explained the loan is still in the approval phase and working out the final details with escrow and with XXXX to go forward. Closing, I was told a follow-up call would be placed to me and not to worry about any rate changes. I then asked about my appraisal fee out of pocket. He explained the loan is on track and he would get back to me. After no followups I then contact the vice president of the company XXXX XXXX got no response. Then I called his assistant XXXX XXXX with the same results.

On XX/XX/2016 I started the ReFi of my mortgage with AnnieMAC, we did not close until XX/XX/2017. In the beginning I was working with a Loan Originator which seem like everything was fine, I responded to her questions and needs and did the same for me. A week before the election, my appraisal came back and all the other paperwork required, I emailed her make sure that we were locked in at 3.8 % with no points. The day before the election I tried to get a hold of her to make sure because with election, interest rates could go either way. I was unable to get anybody at the company, their phone tree prevented me from getting a live person. I finally got a number through the web page and talked to a receptionist, she help me get in touch with a manager, his name is XXXX, he told me that the loan originator that I was working with was no longer with the company, nobody from the company had picked-up her clients, and according to him she never locked me in at 3.8 %, by now rates had gone up to 4.125 % with 1 point. They assigned a new loan originator, his name is XXXX and I had to start all over again. I told him not to lock me in and that we would just watch the market and after doing all the paperwork again, underwriting kept coming up with more items for me to get, instead of making a list and sending it to me, they would ask for something, wait a few days and ask for something else and wait a few more days and ask for more and more. They seemed like they did not know what they were doing. Finally in XXXX tells me that everything is good and we can close last week of XXXX. I locked in on XX/XX/XXXX at what I thought was 4.125 % with a small out of pocket for me. Turned out he locked me in at 4 % with a little more than XXXX points. At this point I just wanted to get it done, I asked him if we could wait until the first week of XXXX to sign so I could skip the XXXX payment, he said fine. Then after the 1st of the year it started again, a whole of more inquires from underwriting, all the way through to XX/XX/XXXX. The whole process felt like these guys are a bunch of rookies. With what started out as a not cost to me ReFi ended costing me {$18000.00}. I have all the emails going back and forth if you need them.

Earlier this week, my mother reached out to a mortgage loan officer, XXXX XXXX ( XXXX # XXXX ) to obtain general information about a specific program that offers down payment assistance in Ohio. While my mother was only seeking some preliminary information, XXXX XXXX obtained from my mother my social security number and other personal information, which he then used to run a hard inquiry on my credit. Neither my mother nor I ever provided express permission to XXXX XXXX to run my credit. In fact, until today, when XXXX XXXX returned my call after I learned from XXXX that he had run a hard inquiry, I had never even spoken to XXXX XXXX myself. In other words, XXXX XXXX had absolutely no basis or other reason to believe he was authorized to run my personal credit report.
As someone who has been working hard to build my credit and keep it free from any unnecessary blemishes, including hard inquiries, until I know I am in a good position to seek approval for a mortgage loan, learning from XXXX what XXXX XXXX did felt like a devastating setback. When I spoke to XXXX XXXX about what he did, he showed absolutely no remorse for his actions, and instead proceeded to tell me that he runs credit for lots of other people when their family members call him for information. This is simply unacceptable ; he should not be running anyones credit without that individuals explicit permission to do so. When I told him I intended to inform the relevant oversight agencies/authorities of his actions, XXXX XXXX ( very unprofessional ) response was a sarcastic, Oh, Im so scared!
I wanted you to know because allowing someone like XXXX XXXX to be an approved lender could have significant ramifications. Not only does he lack the display of professionalism each lender should display, but more importantly, he has engaged in unlawful action by running someones credit without permission to do so. I now have to devote time to disputing this inquiry with all three credit bureaus/reporting agencies, something that noone should have to worry about.

XXXX XXXX Receive Escrow Analysis Letter from Annie Mac Home Mortgage stating Surplus amount of {$970.00} would be sent to me via check if account current within 30 days of receipt of the letter.
XXXX XXXX XXXX Each month had to call customer service at XXXX to make payment as they stopped sending monthly statements to me. Inquired each month as to why I never received my escrow surplus check, agents claimed that it showed in system, requested check be sent- verified account not past due. They were unsure as to why the check was not sent.
XXXX XXXX Called to make May mortgage payment again, no statements received still. Inquired about escrow check again, agent verified Escrow check amount had been wiped out of system and check denied for past due account. Agent verified account was not past due. Agent suggested I email the company at XXXX and ask for formal inquiry.
XX/XX/XXXX, XXXX sent email with copy of escrow analysis letter, copied personal lawyer on email, to Annie Mac XXXX giving them 7 business days to resume sending monthly statements and to send my escrow surplus check or would file formal complaints with government agencies.
Receive letter dated XX/XX/2023 from AnnieMac that they acknowledge receipt of my email and would respond via mail within legal time limits.
XX/XX/XXXX, XXXX Called once again to Annie Mac , no statement received, no further reply nor check received. Agent reads to me notes in system saying check denied on XX/XX/XXXX for account status being past due and increase of insurance premiums. Agent verifies account in current status- monies received by Annie Mac being put in suspense account rather than posted to monthly mortgage payment due. Agent initials XXXX, stated she was very apologetic for what her company was doing and had no explanation for them not sending my surplus check. Tried to escalate my call to a supervisor- but they would not take my call.
Advised agent I was formally filing complaints with all government agencies.

I was contacted by XXXX XXXX team from XXXX to refinance my home on or about XX/XX/XXXX. XXXX was my original loan officer, so I felt comfortable giving his team members my personal information. I even provided background information for them to best help my current financial situation. They told me I could go into a conventional loan from FHA, I said I dont think this was true due to my credit card debt & XXXX credit score instead of XXXX +. They told me no worries, we can get it done. I give them my information, they start to proceed the process, they then proceed to tell me to skip my XXXX & XXXX Mortgage payments because they would be paying off the loan in time. I did, however, by XX/XX/XXXX, I had not heard from them for about 10 days. I was starting to get concerned. I reached out via email & contacted XXXX, & his team via their direct lines. I did not recieve contact back until the following monday. They then told me that I had to do an FHA streamline, like I said / wanted in first place. And told me I should pay my XXXX payment to avoid fees, I scheduled it soon after ( XX/XX/XXXX ) but my payment didnt transfer until XX/XX/XXXX. This caused me to recieve a late fee from my current lender & lose out on the 2.5 % I was offered by them & XXXX XXXX ( Current lender ) earlier in the month. I am now being offered 2.875 % Refinance. This will cause my monthly payment to increase & my overall cost of my mortgage to increase as well. I was also asked to give my passwords, & usernames by members of his team because They wanted to get paperwork into underwriting. I believe XXXX & XXXX team acted in an unfair manner & treated me this way because im young, XXXX years old, & believe I lack the knowledge of an older, more experienced person. I believe they need more training & that they should never treat anyone of any age, race or gender with more respect & urgency like they would of someone with a larger loan or more financial means.

On XX/XX/2019 we were advised by Annie Mac Mortgage representative, XXXX XXXX XXXX, that our loan was ready to close. Our closing documents were sent to us which listed our Cash to Close as {$1300.00}. My wife, XXXX XXXX, and I signed the paperwork and sent it to Annie Mac and the Title Company, XXXX XXXX XXXX. We were advised to wire the money on XX/XX/XXXX once the title agent sent us the information. On Monday XX/XX/XXXX at XXXX hours, we were advised by the Title Company that Annie Mac was sending over new closing documents to correct the Cash to Close. We were told the amount had increased to {$6300.00} and given wiring instructions. We were not given the mandatory 3 business days to review the change in closing costs associated with the loan and expected to wire the money by XXXX hours that same day. Our Mortgage Broker, XXXX XXXX, had assured us that the mistake was a " massive clerical error '' and that they would " do the right thing and give us the {$5000.00} as a principal adjustment after closing. They said the amount increased because they had us signed up for the " wrong program '' that also required " more seller cash to close. '' Upon reviewing the closing documents closer, there is a {$3500.00} seller credit removed from one set of closing documents to the other. We wired the money under the instruction of the Mortgage Brokerage and Title Agent, with the understanding the $ XXXX increase would be applied post close to the principal. Since closing, we saw no principal adjustment and when finally pushed, were given a {$1700.00} adjustment and instructed " that was everything we owed you from the program. '' In Summary : Closing Costs Raised by $ XXXX 16 hours before closing and three hours before deadline to wire money. Promised $ XXXX increase as principal adjustment by brokerage. Given a {$1700.00} adjustment and told they owed us nothing else.

On or around XX/XX/XXXX, during the application process the mortgage originator asked me why I had been out of work and I responded " due to medical reasons ''. He probed further and I explained that I have a XXXX. He then went on to ask me what my XXXX was and I explained that I am being treated for XXXX and XXXX. He then asked if I have any supporting documentation to prove that I am indeed XXXX? I explained that I could get a letter my my doctor and I am also willing to write a letter and provide any other requested documentation. My FHA loan was then denied. I was told that the reason was because I had not been on my job long enough, however, I had discussed the possibility if changing jobs with one of the mortgage originators and was told that it would not affect me as long as I did not switch jobs during closing. I also told XXXX XXXX that I had received the go ahead from the referring loan originator that I had just changed jobs and I had been assured that it would not affect my application. I believe that knowledge of my XXXX influence the loan decision resulting in a denial of my FHA funding. This situation has caused me a great deal of emotional distress, it has affected my ability to purchase the home, which will effect me financially and emotionally, especially due to the fact that I have been renting in the same high crime area since XX/XX/XXXX and I am feeling trapped and I have now lost the opportunity to purchase an affordable home due to the fact that my XXXX was used to discriminate against me and deny my loan. I also believe the fact that I am a single one income female coupled with a XXXX led to the denial. XXXX XXXX then had me apply for a conventional loan, which was also denied.

Hello, I sold my home at XXXX XXXX XXXX XXXX XXXXXXXX XXXX and purchased a new home in XXXX XXXX. We were scheduled to close on the home in XXXX on Wednesday, XX/XX/XXXX. I was advised it would be completed on time, I signed the closing documents, and turned over the keys on XX/XX/XXXX to drive to XXXX. We were scheduled to close on the home in XXXX on XX/XX/XXXX.
Due to misinformation and the gross negligence of the buyer 's lender, XXXX XXXX, the closing of the house in XXXX has been delayed indefinitely. I am unable to close on the new home in XXXX until we finish closing on the house in XXXX because I can not afford two mortgages.
Its been two full weeks and we still have not closed on the house in XXXX. I've been homeless in the XXXX XXXX area during this time and have had to pay for a hotel while waiting for XXXX XXXX to give the clear to close. I have two pets and with the hotel and additional pet costs, it's cost me over {$2000.00} in living expenses while waiting for XXXX XXXX.
I've contacted the buyer 's lender, his branch manager, the Chief Complaint Officer XXXX XXXX, the Vice President of Compliance XXXX XXXX, and the XXXX XXXX President and CEO XXXX XXXX. I've also submitted a formal grievance to the Colorado Housing and Finance Authority, the Colorado Attorney General 's Office and the Colorado Department of Regulatory Agencies, Division of Real Estate.
We still have yet to see resolution from XXXX XXXX. Their negligence has negatively impacted the livelihood of both my family and the buyer 's family significant.
Any assistance the CFPB could provide in urging XXXX XXXX to take action would be greatly appreciated.

I was trying to buy a distressed house in XXXX CT using FHA XXXX loan. My lender was AnnieMac, seller XXXX Mortgage represented via XXXX Real Estate 's agent XXXX. Due to excessive scrutiny imposed by the lender I was unable to find a contractor to work on the house in due time and informed about it the lender on XX/XX/XXXX ( 23 days before proposed closing date ). The loan process should have stopped at this point, however the lender essentially forced me to continue by ordering an appraisal and XXXX consultant inspection, {$450.00} and {$500.00} respectively. Eventually we have received a bid from a contractor but it was too late, there was not enough time for underwriting. The seller refused to grant extension, but then asked for $ XXXX!!! fee for delay. My attorney advised me to execute finance contingency to avoid loosing my earnest deposit ( {$1000.00} ).
As a result of this I was unable to buy a house and lost {$1900.00} in fees ( inspections, appraisal, attorney ). I 'm currently also unable to return my earnest deposit, even though my attorney made every effort for this.
The lender business practices are completely unacceptable and appear as predatory lending tactics, and led me to major losses.
Same applies to the seller of the house, which is also a mortgage company - they asked for atrocious fees for extension of closing date and now refuse to return my earnest deposit without even stating any reason.
The seller 's agent does not return calls, and does not respond to emails.
Please help to bring the justice here, I have done nothing wrong, yet lost substantial amount of money with no hope on recovery.

XXXX XXXX XXXX. XXXX was the lender for a property at XXXX XXXX XXXX, XXXX, XXXX that was FHA financed. The closing was in XXXX, 2016. It was sold under the XXXX ( XXXX XXXX XXXX XXXX XXXX ) aka 24 CFR 291.545 ( c ). which gives the selling broker the right to collect their commission from the purchaser. This was in accordance with HUD 9548 contract between the buyer and HUD which showed no real estate commission was to be paid by HUD. A written agreement was entered into between myself and the purchaser for the payment to me of a {$10000.00}. commission. XXXX XXXX received a copy of this agreement prior to the closing. However, they also received a commission bill from a HUD listing broker*. ( who would later admit in writing ) that they performed no selling services in the transaction. Annie Mac prepared the RESPA DOCUMENT that the Title Company subsequently used to make the commission payment to be made as shown in the RESPA statement on lines 700-703. The HUD 9548 HUD approved did not have a commission stated because the sale was a GNND Sale. HUD sells these properties at 1/2 price as part of a " XXXX XXXX XXXX '' to teachers, police officers, teachers, and EMT 's. They did not qualify as a " third party beneficiary '' in this sale.

My mortgage company American Neighborhood Mortgage company failed to pay the premium for my homeowner 's insurance and as a result, the policy has lapsed.
I had set up direct deposit to pay my taxes and insurance along with my mortgage payments thinking I should not miss any payments inadvertently.
American Neighborhood Mortgage 1 XXXX XXXX XXXX XXXX IL XXXX Loan Number : XXXX The insurance company sent me an offer to reinstate by postal mail dated XX/XX/XXXX which I took it up with the mortgage company through their customer service dept. they assured me that it will be taken care but they did not until I noticed on XX/XX/XXXX.
On speaking to them they acknowledge they received two bills on XX/XX/XXXX for the amount of {$1200.00} and another bill for {$560.00} which was for my other property. They also acknowledge that they received another bill of {$560.00} on XX/XX/XXXX for my other property and Evidence of Insurance on XX/XX/XXXX. A notice of Cancellation was finally served to them, yet no one contacted me or the insurance company to reinstate the policy.
My insurance lapsed and was canceled as a result and I was unprotected for almost 4 months. I am now forced to buy a new policy at a higher rate as now I am being treated as a defaulter for non-payment of the premium which attracts higher rates.
They are not refusing to take the differential cost of the premium ... and it is not fair to me as should they have paid it on time I wouldn't have had to pay the higher rate.
Request you to please investigate it and help me get the adjusted amount back for at least this year.

I was told to Contact you, by the office of State Senator " XXXX '' XXXX, New jersey XXXX.
I applied for a home mortgage in XXXX XXXX, at that time and repeated times after that I had asked the loan officer XXXX lender Representative of XXXX, if I would be able to pay off the loan at anytime with no penalties or fees associated with the loan, his response was " I can pay off the loan at anytime without penalties or fees ''.
Then, in XXXX XXXX, I was notified by a supervisor from " XXXX ' That I could NOT pay off the loan until XXXX XXXX!
I asked why, his response was " how can we ( the mortgage company ) make any money if I pay off my loan?
Then they made me go to a Notary and sign a statement that said as per telephone call, I will not pay off the loan until XXXX, I said what would happen if I do not sign it, they said " Then the Settlement will not take place ''.
Under undue pressure I was forced to agree, and then signed the paper on XXXX XXXX XXXX, That I will NOT pay off the mortgage loan until XXXX XXXX.
I feel that for some reason it is Illegal for them to pressure me to sign a paper that protects the Greedy mortgage company to make more money, taken it from me, after telling me I multiple times that I could pay it off at anytime in XXXX XXXX.
I am ready, willing and able to pay off the Mortgage at anytime, and was willing to do so 1 week after settlement on XXXX XXXX XXXX.
Do I have any legal rights???? Or do just the Mortgage company 's have legal rights to do and say what every they want, to make money at the expense of the consumer???????

She called me and e-mailed and offered me refinancing my property to save my mortgage payment. After we talked over the phone, she e-mailed me requirements to submit to their company directly to her. My partner and I submitted our documents together. Our documents contains our personal information, financial information, tax records, from our social security to our pensions together were all submitted to her. After completing submitting all the documents, I never hear from her anymore. I called and left messages and emailing her and still no response from her. After couple of days, I called back again and the sales department told me that she was no longer working there and he told me, the manager will be calling me. I never received any calls anyone of them until now. Just our concerned was, " where are our documents ''? Are they safe? Are they with XXXX XXXX? Despite of my calls and e-mails to this company, nobody will email me back at least will tell us what was happening? They claim that has been in business for 20 years helping families, but it seems that they are scammers getting personal financial information to innocent family like us. In the process of applying for a mortgage, the lender significantly interrupted my employment through urgent requests stemming from their own internal failures.
Three days before closing, the lender called and sent three emails and two text messages within a 90-minute period urgently requesting a signature on a document that they had the ability to prepare at least two weeks earlier.
The lenders closing disclosure provided three business days before closing had errors totaling over {$10000.00}. I notified them of the errors the same day, but they did not provide a corrected version until closing.
After closing began, they sent a third request for employment verification. 13 minutes after receiving the request for employment verification, the lender indicated that they had contacted an individual at my employer who they found on a public website. The individual contacted is not responsible for employment verification, nor are they authorized to provide the information. Furthermore, the lender was aware of the procedure my employer used to verify employment but did not offer me the opportunity to complete that procedure.
The XXXX XXXX apologized for the errors multiple times throughout the process, but the repeated failures suggest ongoing systematic problems in lending in a manner that respects applicants time and employment situation.

In XXXX of 2022 Annie Mac gave a false estimate on our monthly mortgage payment. The broker gave us an estimate on the high end of under XXXX dollars monthly with XXXX percent down. We put in an offer towards the house based on this confirmed number. We kept questioning his estimate, finally it was proven to be at least a XXXX dollar difference with XXXX percent difference down. Over a XXXX year mortgage, that would be XXXX dollars difference on the low end. In addition it cost us losing out on the seller paying rent to us. The broker said he would give XXXX dollar credit and a XXXX dollar credit. However we would also have to pay for mortgage points. We could only buy XXXX, and the final result would still be over XXXX dollars a month that would lock in the same day. We contacted Annie Mac and the broker 's father rather than the manger/the broker 's reached out that Friday. We asked for written contact rather than a phone call. The broker 's father is not even in the same office or state. There is more details, but I am not sure what I can disclose here.

I applied for an investment property loan and got a pre-approval from AnnieMac Home Mortgage / NMLS # XXXX and rate was locked. Once we locked the rate I was told not to shop with any other landers, so I did. I provided all the documents and was told all is well. But after a month they started harassing for more document, and they mentioned that federal lending rules changed as they can not use my rental income towards this loan. because I do not have a primary home. I verified with local lenders and they say its incorrect. I had to liquidate my personal stocks, sell my vehicle to come up with more money for down payment. After providing all the documents, statements, proof of sale of vehicle, proof of stock liquidation still they say its under review. When I try to call the loan processor ; I get nasty emails. I feel I am being told incorrect information and discriminated. This company cost me over {$6000.00} in money and lost revenue from potential rental and {$10000.00} in earnest money. No Proper communication and response.

After i had provided him with all necessary information including XXXX, he put hard inquiry on my credit report and refused providing me estimate in the form referenced here in the XXXX XXXX website saying he ca n't provide me with this form until i signed disclosure package and commit to them. I were thrown off, because all other lenders had no problem and gave me their estimate in this standard unified form, so it 's easier for me-consumer to compare terms.
Moreover, he was rude and very argumentative, claiming he knows what the guides are and that all other lenders who provided me with this Loan estimate form did it illegally and he completely ignored that it 's clearly outlined on the XXXX XXXX website.
In other words he made sure, i will take my business elsewhere, at least where the people are polite and have professional manners.

I recently purchased a home through XXXX XXXX XXXX XXXX. The closing process was rocky as paperwork was continually misplaced and things did not quite go as intended. Despite all of that closing happened on XX/XX/XXXX. In mid XX/XX/XXXX one of my family vehicles was totaled in an accident. I wen to go apply for an auto loan and it was brought to my attention that my credit report showed double the real estate debt than I should have. I immediately contacted my mortgage company who initially told me this was impossible. Upon further inspection they realized that during the process of transferring my loan from one office to another they had opened a duplicate loan. They have turned me in circles trying to resolve the issue and refuse to offer any sort of compensation. The error has prevented me from buying a vehicle as no bank will offer me a loan when my real estate debt is listed as a false XXXX on XXXX income. This has caused me to have major expenses for a rental car and I see no resolution in sight.

Hi! I am a real estate agent. My buyers applied with XXXX XXXX at OVM Financial powered by XXXX XXXX XXXX XXXX on XX/XX/2023. We ratified on a home on Sun, XX/XX/XXXX. My buyers formally asked for an official Loan Estimate to be emailed four times over the past 3 days.
The loan officer XXXX XXXX ( XXXX : XXXX ) and his superior the VP of Sales XXXX XXXX ( XXXX : XXXX : XXXX ) both refused to supply a loan estimate because they didn't want their clients to use the loan estimate to shop around for a better deal. This is a basic consumer right, especially in this environment of high interest rates.
XXXX called and texted my clients promising he could be the best deal, but refused to actually put it in writing after several requests. Eventually, he point blank refused to work with my clients after they had already completed their application. This is beyond unprofessional and demonstrates a serious lack of transparency. He is asking for trust from his clients without being forthcoming himself.

Communications from me were not returned, no one could explain what was happening and my closing date of XX/XX/2020 came and went without an update on why it was not met. As per the Cares Act I needed to do a Mortgage forbearance due to loss of income due to covid-19. I was approved for a 90 day mortgage Forbearance. I paid 30 day and only needed a Forbearance for 60 days two months. As my forbearance ended XX/XX/2020 it was immediately reported to my Credit agency as being Delinquent and over 60 days past due. Which caused over 85 points to drop on my credit score. Now putting me at risk for not getting the proper credit needed. I even called the mortgage company at the end of XXXX to see how I will pay back the 60 days I owed and was told the results will be mailed out to me. And to continue paying my current payments which is after the forbearance which I did. This is a violation to the Cares act put into place to help People like myself who was trying to keep a roof over there family during these hard times.

I called the main Annie Mac customer service number to complain against XXXX XXXX, and I said I needed to speak to the owner. I was given to XXXX.
When I called back to customer service, I told the female I needed the owner to complain, and I was told that was not an option.
I was then hung up on. The loan officer called me, and told me I could not speak with the owner, and he would relay the message. I told him this seemed weird and unprofessional. He said he would loop me in on a call. I told him that was unacceptable.

Started the refinance of home mortgage process with cash out option on XX/XX/2016. Necessary documents were submitted by XXXX. After initial review, got good faith estimate with loan amount and closing cost. Based on this estimate, a deposit of {$350.00} was made towards appraisal. Appraisal came with lesser amount by {$5000.00}. Agreed to reduce the loan amount to that extent. XXXX XXXX we get an email ( not call ) saying someone screwed up numbers and they are doing their best to correct and make the closing happen. That issue was resolved, but not in time, had to reschedule everything for Friday. Get an email today ( XXXX XXXX, no call again ) XXXX, need a XXXX form from XXXX 's employer in order to hopefully close by Friday XXXX XXXX. I asked why this was addressed weeks ago? Signed the CD, scheduled closing date/s and receive emails ( the day of closing ) that paperwork is still in underwriting! I took out a loan with XXXX it was a HUD loan. It cost me {$35000.00} at closing and I was told that was the cost of buying the house at {$270000.00} because it was a XXXX loan.
