On XX/XX/XXXX I paid in full {$1600.00}, for my new flood insurance policy through The XXXX XXXX XXXX. I paid using funds from my personal checking account. Not from my XXXX ( mortgagee ) escrow account. My old FEMA policy was due to renew on XX/XX/XXXX. The new policy replaces the FEMA policy. On XXXX XXXX, I faxed XXXX the new flood policy ( purchased through The XXXX XXXX XXXX, serviced by XXXX XXXX ), the receipt for payment and a request to not renew with FEMA. On XXXX XXXX I followed up the fax with an email to Aimloan, requesting verification that they received the documents. On XXXX XXXX I again followed up an email to XXXX, requesting verification that they received the documents. On XXXX XXXX I again followed up with an email to XXXX, requesting verification that they received the documents and specifically stated I 'm trying to avoid a double payment. Do not distribute funds from my escrow, the policy is already paid in full. On XXXX XXXX, XXXX distributed funds in the amount of {$1600.00} to XXXX XXXX. This resulted in a double payment for my flood policy. On XXXX XXXX XXXX sent me a email ( attached ) stating that XXXX received the new flood policy. They did not address the escrow payment for the flood policy. ( the double payment ) XXXX has repeatedly stated that it is my responsibility to recover the funds from XXXX XXXX. The check is a XXXXXXXX XXXX XXXX ( XXXX ) check, so requesting a refund has been virtually impossible. I have documented over 20 calls to XXXX, with additional calls to XXXX XXXX and XXXX XXXX XXXX in attempt to recover the {$1600.00}. As of XX/XX/XXXX, I have not been able to recover the {$1600.00}. Some of the documented phone calls are below : XX/XX/XXXX : Call XXXX XXXX. XXXX : Spoke to XXXX XXXX. He said I need to call XXXX to get the money back even though the check was issued from XXXX XXXX XXXX. Noted that XXXX issued a refund check in XXXX. Openeing a request to find where the check is. XX/XX/XXXX : Call XXXX XXXX. XXXX : Refund was approved by insurance company on XXXX/XXXX/XXXX. Told to call back in 10 days for an update. XX/XX/XXXX : Call XXXX XXXX. XXXX : Spoke to XXXX. Call told me to call back in 10 days to get another update. XXXX XXXX : Call XXXX at XXXX at XXXX. - Agent directed mot to call XXXX Claims status Line. - I spoke with XXXX. Verified the Check Number and that is was cashed on XXXX XXXX by XXXX XXXX. XXXX then transfered me to XXXX, which is the XXXX XXXX XXXX. - XXXX XXXX XXXX stated that the policy has expired. He was looking at the old flood policy. - I called the XXXX XXXX XXXX XXXX. I was told to call XXXX. XX/XX/XXXX : Call XXXX XXXX. Spoke to XXXX : XXXX : XXXX sent XXXX a 2nd request for refund on XXXX XXXX. XXXX sent XXXX a request for refund on XXXX XXXX. XX/XX/XXXX : XXXX - Send me a copy of the check cashed by XXXX XXXX. XX/XX/XXXX : Call XXXX XXXX to get copy of cashed check. - Told to call back in a couple of days to speak to the " research '' department. XX/XX/XXXX: Call XXXX XXXX to get copy of cashed check. They said I need to call XXXX and ask about the policy number ( make sure it 's correct ), and who I need to talk to at XXXX to get a refund. XX/XX/XXXXXXXX XXXX : 1. Called XXXX XXXX, They told me to Call XXXX XXXX. 2. I called XXXX XXXX, they said they 'll only talk to an XXXX Agent. 3. I called XXXX, spoke to a supervisor ( ). They say I need to contact XXXX XXXX myself to have the funds returned. Called XXXX : XXXX XXXX says Check sent to XXXX XXXX XXXX Check XX/XX/XXXX ( so the flood agency has recieved 2 payments ) XXXX XXXX XXXX XXXX. Called Aimloan, they could n't do anything. XX/XX/XXXX Called The XXXX XXXX XXXX. They stated they need a copy of the cashed check ( from XXXX ) in order to recover the payment from XXXX. I called XXXX. They hung up on me. XXXX Call XXXX to find where XXXX is. XXXX in insurance dept. XXXX hung up on me. XXXX Call XXXX to find where {$1600.00} is. They " updated '' the new flood policy information, then gave me the wrong phone number to call about a refund.

I have four conventional loans, on four different properties, serviced by Aimloan ( XXXX ). Issue 1 In late XXXX, I sent an email to Aimloan inquiring about forbearance beginning as of XXXX, on the four loans. I did not receive an email response. However, I saw that my loan payments in XXXX were automatically withdrawn from my bank account as they normally are. As I did not receive any confirmation and funding was pulled from my bank account after the XXXX date, my understanding was that I was not in forbearance. Further, Aimloan mailed me docs for all 4 loans instructing me to fill out and sign related to the forbearance request. As I did not want to be in forbearance, I did not fill out or return the docs. Aimloan called me a few times to discuss issues with being in forbearance. Each time, I told the Aimloan representative that I was not in forbearance, was not requesting to be in forbearance, and I wanted my payments to continue to be automatically withdrawn from my bank account. On XX/XX/24 I received an email from Aimloan titled " Understanding Forbearance ''. I responded to this email stating : Hi XXXX, I'm not sure what this is all about. I have 4 loans with Aimloan. They are all on auto pay, and my expectation is they are all current. Your email implies I am not current. Can you please dig in and confirm? To reiterate, as of now, it is not my intent or belief that I am in forbearance and it is my intent and belief that Aimloans is automatically withdrawing amounts due on each loan each month, as per usual. Summary of issue 1 : Despite a mountain of communication from me to Aimloan that I did not want to be in forbearance, no docs signed by me related to forbearance, and me continuing to make my mortgage payments monthly, Aimloan put me into a forbearance program. I did not discover this until it was brought to my attention by a lender refusing to lend on the purchase of a primary residence due to claims by Aimloan that I was in forbearance. Issue 2 Aimloan mailed me 4 letters dated XX/XX/XXXX ( one for each loan ), claiming that I was no longer in forbearance. The letter went on to state that if I wanted to resume Automatic payments, I needed to take certain actions. I did not take those actions to resume autopayments, as I was in contract to sell XXXX of the properties in early XXXX. I made payments on all 4 loans on XX/XX/XXXX. Aimloan then withdrew payments on all 4 loans as if I was enrolled in autopayments. Aimloan did not apply the second payment to principal only, but rather to a combination of principal, future assumed interest owed, and escrow.I immediately brought this to Aimloan 's attention, and let them know they had taken money from my bank account, without my authorization. And what is worse, applied those payments to interest I would never owe -- as I sold XXXX of those properties on XX/XX/XXXX. Summary of Issue 2 : Despite Aimloan sending me the XX/XX/XXXX letters specifically claiming that funds would not be withdrawn from my bank account via Automatic payment, and despite Aimloan being able to see that I manually paid on XX/XX/XXXX, Aimloan withdrew money from my bank account for all 4 loans. Aimloan applied those payments to interest I will never owe, as I sold 3 of the homes. After numerous emails and calls, there is no indication that Aimloan plans to resolve. That is, the money has not been refunded yet, and Aimloan has made no attempt to communicate their planned resolution.

On XX/XX/XXXX my mortgage company, Aimloan.com, made a payment of {$1000.00} out of my escrow account for my homes hazard insurance, but the payment was made to the wrong payee, XXXX XXXXXX/XX/XXXX. I learned about this on XX/XX/XXXX when my insurance company, XXXX, sent me an email saying my premium had not been paid. After months of communication between the XXXX, Aimloan and myself, Aimloan finally made another payment of the same amount on XX/XX/XXXX, which was addressed to the correct payee and my insurance policy remained active. However, the incorrect payment made on XX/XX/XXXX has never been refunded to my account. I have called Aimloan many times, spoke with many different representatives and supervisors, and wasted countless hours on the phone during the past four months to no avail. As a result of the incorrect payment, my total mortgage payment has increased from {$1000.00} to {$1100.00} after the annual escrow review in XXXX, and my escrow account balance has turned negative in XXXX. After speaking with a supervisor in XXXX, who escalated the problem to Aimloans Research Department and guaranteed me my problem would be addressed, I received a letter in the mail dated XX/XX/XXXX stating : We have not completed our investigation of the error ( s ) identified in your correspondence. We appreciated your patience while we prepare a response. We will respond no later than XX/XX/XXXX. If you have any questions, please call us at XXXX. On XX/XX/XXXX, no one contacted me. I waited until XX/XX/XXXX to call again and speak with another supervisor. She told me she would escalate the matter and I would be contacted within XXXX hours. Once again, no one contacted me. On Friday, XX/XX/XXXX I called and spoke with another supervisor, XXXX, who promised me he had escalated the matter and someone would contact me by the end of that day, either by phone or email. And again, no one reached out to me. Today, XX/XX/XXXX I tried again. I spoke with XXXX in the escalations department, and she seemed to be more helpful. But she was not able to resolve the issue at the moment since it had to be escalated ( again ). Given my experience with previous unsuccessful attempts by Aimloan to resolve the matter, I am filing this formal complaint to, hopefully, motivate my lender to refund my escrow account. Every representative I have spoken to recognize that Aimloan has made a mistake, but no one has been able to get the money back into my account. And there has been a complete lack of care in reaching out to me and respond to my requests. The only communication I received from Aimloan throughout this entire process was the letter dated XX/XX/XXXX asking for more time to investigate the matter. Other than that, it has always been me reaching out to them for countless times and telling my story over and over again to different representatives that have so far been completely ineffective in addressing the problem. I have also sent three messages through Aimloans Secure Message Center in the web portal, dated XX/XX/XXXX ( XXXX ), XX/XX/XXXX ( XXXX ), and XX/XX/XXXX ( XXXX ), and none of them received a reply. I hope this complaint reaches the right people at Aimloan and they finally make this right.

We refinanced with AIM loan ( closed XXXX of XXXX ), we set up escrow so they would pay our taxes and insurance so we wouldn't need to worry about that. XXXX got a letter from AIM of insurance expired. In XXXX they paid the insurance but shorted the payment and caused a late fee. They did not correct it, I paid the shorted amount of {$180.00} on XXXX. Then they did not pay the premium of {$1100.00} when it was due ( XX/XX/XXXX ), I paid the premium in full to prevent being cancelled, later they paid XXXX XXXX for the premium. They didn't reimburse me for paying it, however they put on my statement that they did on XXXX. I filed a complaint with XXXX then they responded ( I have the letter for reference if needed ) and then reimbursed me {$1000.00} on XXXX and another check for {$98.00} on XXXX because they shorted me on my reimbursement with the first check. XX/XX/XXXX I contacted XXXX to see if our insurance was paid, it was due on the XXXX. It had not been paid at that point. I checked again on XXXX it still had not been paid so again I had to pay it out of pocket to prevent being cancelled. We received notices of cancellation in XXXX, XXXX, XXXX, then in XXXX my insurance agent contacted me saying that if we get cancelled again we will not be reinstated, so I paid our premium to prevent that happening. AIM always claims that they pay early but nobody ( XXXX or myself ) see a check for way too long for it to have been sent when they say. I contacted AIM recently ( forgot to write down the date ), I had received a check for excess escrow money in the amount of {$1000.00} ( not the amount I had paid, so this was not reimbursement ). I was asking for reimbursement, and trying to get escrow cancelled. They broke the contract by not paying the bills when they were due. I was told that to get out of escrow I would have to pay them 2.5 %. I talked to their insurance dept. and was told they can't find any of my records before XXXX of XXXX. I was told that they would call me back the next day ( evening ), I waited by the phone and they never called. I looked at my closing docs. and on page 4 of 5 of the escrow disclosure it states that we can cancel escrow but then we are liable for paying these amounts on our own. It does not say we will be charged any fees for doing that. I again contacted them on XXXX because there had been a problem with my payment and I wanted to talk to them about all these issues. I asked to speak to a manager, he was helping someone else and said he would call back by end of the business day. Again I waited, and no call. I am now asking for full reimbursement, interest on the unauthorized loans they got from me, loan origination fees like they would charge, late fees for every month they hold my money, and payment for my time going through records and waiting for the calls they promised and didn't fulfill. I also would like the federal government to do a full audit on this company followed by a class action lawsuit. I believe full heartedly that if they are doing this to us they are doing it to thousands if not millions of other clients.

At the end of XX/XX/2020 I entered into a forbearance agreement with my mortgage servicer, XXXX XXXX/AIM Loan. This forbearance was a result of a reduction in income from the COVID-19 pandemic. On the date I entered into the forbearance I was a couple days away from being 30 days late on my mortgage. Once I was offered the forbearance, I used the funds intended for my mortgage to cover other expenses. I later discovered that the lender was reporting by account 30 days late every month during the forbearance period. After discovering this, I made one months payment to cover the amount that was due before I began my forbearance period. In XXXX of 2020 I communicated to the servicer that I wanted to end my forbearance agreement and I resumed making payments on XX/XX/2020. However, after checking my credit report I discovered that my servicer continued to report my account as 30 days late even after making the one months payment that was due prior to my forbearance agreement. After speaking with them they told me they would continue to report my account 30 days late until I have repaid the entire lump sum amount that accumulated during the forbearance period or completed the loss mitigation process. As a result, every month I continue to go back and forth with them on documentation for loss mitigation, they continue to report me as 30 days late. Currently, my credit report shows me as 30 days late for every month starting in XXXX of 2020, despite the fact that I paid the amount that was due before the forbearance period and resumed making regular monthly payments in XXXX. Moreover, I was denied a deferral without an explanation or an opportunity to respond. The CARES Act provisions of the law state as follows : ( ii ) Reporting Except as provided in clause ( iii ), if a furnisher makes an accommodation with respect to 1 or more payments on a credit obligation or account of a consumer, and the consumer makes the payments or is not required to make 1 or more payments pursuant to the accommodation, the furnisher shall ( I ) report the credit obligation or account as current ; or ( II ) if the credit obligation or account was delinquent before the accommodation ( aa ) maintain the delinquent status during the period in which the accommodation is in effect ; and ( bb ) if the consumer brings the credit obligation or account current during the period described in item ( aa ), report the credit obligation or account as current. First, I don't believe I entered the forbearance agreement 30 days delinquent because they gave me approval of my forbearance in XXXX a week before I was 30 days late. Second, I paid the delinquent amount during my forbearance period bringing my account current. To interpret current as also including the amount accumulated during the accommodation period would ne an absurd interpretation of the law.

Summary : For a closed mortgage account, AIMLOAN overpaid my property taxes by {$880.00}. According to XXXX at XXXX XXXX XXXX finance department, the town refunded the overpayment on XX/XX/XXXX. AIMLOAN 's escrow company, however, returned the town 's refund check. The town sent the refund check again on XX/XX/XXXX, and AIMLOAN cashed it on XX/XX/XXXX. An image of the cashed check was provided by the town, and I gave the check number to AIMLOAN on the phone, as requested by the customer service supervisor. AIMLOAN promised resolving this issue by XX/XX/XXXX and now the customer service supervisor said the next update might be until XX/XX/XXXX. Customer service at AIMLOAN insisted that they had not received the refund check, and I was also told there was no one in the company who could help resolve the issue. I have been attempting to resolve this issue with AIMLOAN for 6 months without success. More details : In the beginning, AIMLOAN told me that they had not overpaid the property tax and had not received a refund check from the town. I called AIMLOAN and the town more than ten times. In XXXX, XXXX, AIMLOAN acknowledged the issue and the supervisor entered a work order to refund the overpaid check. I kept in touch with AIMLOAN every week or two after they deposited the refund check on XX/XX/XXXX. Customers service representatives and supervisors at AIMLOAN told me many times that they have yet to receive the check, and that the issue will be resolved by XX/XX/XXXX, but may not take that long. I followed up with AIMLOAN at the end of the day on XX/XX/XXXX, as suggested by the customer service supervisor. XXXX ( Initial XXXX, customer service supervisor ) confirmed that AIMLOAN has received the refund check. After I confirmed that fact with her, she acknowledged it, but refused to put it in writing. When I asked if anyone in AIMLOAN could address this issue, she said no one could do so. She could only send an email to the tax department asking for an update, and there was no guarantee she would get a response. When I called on XX/XX/XXXX to request an update, the customer service supervisor played hardball with me. According to her, AIMLOAN has not yet received the check ( which differs from what XXXX told me on XX/XX/XXXX ) and the next update may not come until XX/XX/XXXX. She told me I asked for help rather than admitting that AIMLOAN had made mistakes twice ( 1. overpaid the property tax 2. returned the refund check in XXXX, XXXX ). She said an update might take until XX/XX/XXXX, since I called two days ago ( XX/XX/XXXX ) and AIMLOAN requires this much time. I explained to her I have been trying to resolve this issue with AIMLOAN for 6 months, and that the refund check was deposited on XX/XX/XXXX by AIMLOAN 's escrow company, she just said bye and hung up.

Company : American Internet Mortgage ( AIM ) Issues : ( A ) Unauthorized Automatic Withdrawal Payment, ( B ) Fraudulent Journal Entries In Loan Account, ( C ) Fraudulent miss-allocation I am in the process of refinancing an existing mortgage with AIM. I was advised by new lender that I should not make the XXXX payment because it would not be credited in time to be reflected on the AIM loan payoff letter. Accordingly, in late XXXX XXXX, I cancelled my automatic loan payment for XXXX XXXX with AIM ( I received an automatic cancellation receipt from AIM ). Subsequent to my auto payment cancellation, I discovered the new lender anticipated delay in closing on the AIM replacement loan. Therefore, I decided to make a one-time payment to AIM for the XXXX XXXX payment, which I set up to to occur online, in late XXXX XXXX. *During this time AIM had already received 2 payoff request letters from the new lender plus one payoff request letter from me, so AIM KNEW I WAS IN THE PROCESS OF REFINANCING* Issues : 1. Despite my cancellation of the auto payment ( for which I have a receipt ), AIM illegally, and incorrectly processed the XX/XX/XXXX auto-payment anyway. AIM loan account shows this transaction as having taken place on XX/XX/20 ( I learned about this on XX/XX/20 ) 2. I made an online one-time payment in full, for XXXX AIM loan. My personal bank account posted this transaction on XX/XX/XXXX, and AIM posted this on the loan account on XX/XX/XXXX. 3. On XX/XX/XXXX AIM posted XXXX transactions to my loan account, ALL OF WHICH WERE INCORRECT. First incorrect ( Fraudulent ) transaction was a payment reversal for the auto-payment which was originally cancelled online, but actually illegally pulled from my bank account by AIM on XX/XX/20 ; second incorrect transaction was a payment credit with the incorrect principal and interest amounts reflected on the AIM account ; third was another payment credit posting to my account, by which interest was charged for a second time in XXXX. 4. the third transaction posted to my account on XX/XX/XXXX was a second payment, by which I was charged interest for the same period of time ( double charged interest, instead of full principal amount applied to loan ). This was a fraudulent application of funds. In summary : I only authorized one ( 1 ) payment for XXXX, but AIM debited my bank account by two payments in net. AIM then incorrectly reports a reverse payment on my loan statement ledger, which was a fraudulent entry ( the only two entries on my account should be two full amount payment for XXXX XXXX period, one on XXXX, the other on XXXX. There should be no reversals ). AIM then re-added / credited my loan statement with both payments, but fraudulently charged me interest for both payments covering the same period of XXXX XXXX.

On XX/XX/XXXX, Aimloan ( XXXX XXXX XXXX XXXX XXXX, XXXX XXXX, CA XXXX ( XXXX ) XXXX ), a XXXX XXXX based mortgage lender, charged {$450.00} to my credit card to initiate the refinance of my house located in North Carolina. the {$450.00} was an appraisal fee. For months I provided every item of documentation that was requested of me, then on XX/XX/XXXX, 3 months into the loan process, I was told by XXXX XXXX, an Aimloan representative, that I would be required to provide replacement cost insurance coverage for the property, in order for the refinance to fund. When the refi process was initiated, I did not have replacement cost coverage. Neither XXXX XXXX XXXX, XXXX XXXX, XXXX XXXX, or XXXX XXXX have ever required such coverage on either of the older houses I own, which were built XXXX XXXX. I spent hours on the telephone and took time off from work to try to make this refi happen. My insurance agent contacted representatives from several companies, and I completed several applications, only to find that replacement cost insurance on a dwelling built at the turn of the century is so expensive that lenders do not require it. In my case, acquiring such insurance would negate the purpose of the refi, which was twofold. It was indicated to XXXX XXXX of Aimloan at the onset of the refi process, that one purpose of the loan was to save money, and the other was to pay off the mortgage for a second house. At the onset, of the refi process, I submitted documentation of my current homeowner 's policy. It was at Aimloan 's request that the payee ( policy owner ) on my North Carolina homeowner 's insurance be changed. The updated certificate of insurance was emailed to XXXX XXXX of Aimloan on XX/XX/XXXX. The bottom line is, Aimloan had my policy in their hands at the onset, but nothing was said about the necessity for me to provide replacement cost insurance until much later in the process. An unreasonable request that no other lender has ever required of me. Aimloan neglected to advise me of this requirement up front, which would have been optimal, but they also had the opportunity to advise me before XX/XX/XXXX, before the appraisal ( my appraisal copy was generated XX/XX/XXXX ). It was Aimloans duty to disclose their requirement/policy concerning homeowners insurance at the onset of the refinance process. They failed to do so until after they spent the appraisal fee of {$450.00}, which I paid up front. I continue to await a refund. If it will be of help, the loan number from one of the many Rate Lock documents generated by Aimloan concerning this matter is : XXXX [ The attached screenshot shows that Aimloan was in possession of my homeowner 's NC homeowner 's policy before XX/XX/XXXX. Item 4 is a request that my husband 's name be added to the policy ].

Aimloans advertised a mortgage rate with a certain APR. After I filled in an application, they, I saw a DIFFERENT APR /fees. When I inquired, a representative informed me the fees are third party fees??? then what is the point in publishing the APR if it does n't include the TOTAL FEES? I originally refinanced with American Internet Mortgage Inc. towards the end of XXXX. The appraisal I got at that time was {$240000.00}, which will be relevant for later. Since that time, my issues have compounded throughout my experience with American Internet Mortgage Inc. Last year ( XXXX ) I went through the refinance process again with this company to get a lower rate. My loan officer very unfortunately got XXXX and never followed up and the refinance did not close. I later followed up and tried to refinance again ( early XXXX at this point ). Towards the end of that process, I posed the hypothetical question of " if I wanted to rent my apartment in the first year of the mortgage, is that something the company is usually willing to sign off on? '' This was due to my wife becoming pregnant and wanting to explore the possibility of moving into a larger unit. I got a call back ( after I had wired the money to fund and after the loan close date ) saying they weren't going to go through with my refinance ... How is that even possible if the loan was supposed to have already been closed ...? This is not to mention that had my initial refinance in XXXX closed, I would have already been coming up on a year in my unit, and this would not have been an issue. Fast-forward to today and I am trying to cancel my PMI. During my refinance process, I received an appraisal of {$270000.00}. The appraisal on my initial mortgage issued through American Internet Mortgage Inc. was for {$240000.00}. Despite the company telling me the appraisal lasted up to 1 year for refinances, they are telling me that the appraisal only lasts 90-120 days ( I forget which one ) for determining value to remove PMI. They are trying to force me to pay to have it appraised, yet again, in order to determine that the property is still worth no less than {$240000.00}. I would have to pay my mortgage down to 78 % of the {$240000.00} despite receiving an appraisal of {$270000.00} from the same company ( and literally the same appraiser ) less than a year ago. This issue is further exacerbated by the fact that they tell me that the department that deals with PMI within their company is not consumer facing, so I can not debate this fact with the very people who are supposed to be making the decision. I am told that I need to speak with customer service, who just repeats the same script over and over again and has left me on hold for upwards of half an hour at a time. I have been thrown through hoops by this company and every single thing they have done to me is immoral and I question its legality.

I disclosed to Aimloan that I was retiring from military service and provided them three ( 3 ) different documents to substantiate my current income and future income. 1 ) Two pay stubs from my current XXXX XXXX military service that substantiate my pay until my retirement date of XXXX XX/XX/XXXX. 2 ) A statement from the United States XXXX XXXX indicating my discharge date of XXXX XX/XX/XXXX, the honorable character of my service, and my retirement pay/pension amount, which commences on XXXX XX/XX/XXXX. 3 ) A Firm Offer Letter of Employment from the Federal Aviation Administration, which identifies the start date on XXXX XX/XX/XXXX and future salary for my post retirement job. Aimloan refuses to use any of these income sources as creditable income for securing the loan. I provided substantiating documentation for all three sources of income. Aimloan ( the lender ) has stated in reply that because I am retiring my current military pay can not be considered as a source of income for the loan application even though retirement occurs three months after the planned closing date ( XXXX XX/XX/XXXX ) on the home purchase. They further state that because I am not currently retired and have not received any pension payments that my retirement pay can not be considered as a source of income for the loan application. Lastly, because I have not started in my new job and do not have pay stubs that the Firm Offer Letter can not be considered as a source of income for the loan application. Aimloan is discriminating against me as a military service member transitioning to civilian life and refusing to recognize my current income and my future pension payments, which is preventing me from securing a mortgage and putting my future employment opportunity in jeopardy.

1st Issue : For two years, since the creation of a Deferment, which I did not ask for and was derived without my knowledge or consent, in the amount of {$8700.00}, I have been asking for a complete payment history that includes the column showing the Payment and Transaction ID numbers. However, after prolonged delays, all I have received are handmade spreadsheets derived from a second set of books/ledgers that XXXX XXXX XXXXXXXX , the third-party vendor for AIM Loan, derived during the period my loan was in forbearance during the Pandemic. I now have a case open with the Dept. of Financial Protection and Innovation and am hopeful a resolution can be met soon. Issue # 2 : The second and most pressing issue is that sometime near the end of XXXX of XXXX, my account payment portal became locked. I have been denied access to make any online payments. Upon my initial inquiry about this, I was told that it was part of protecting my account while it was in transition from XXXX to AIM Loan in-house servicing. When my account was not released I asked again and I was told that my account was delinquent, and once I paid my XXXX payment, it would be released. And so after my XXXX payment was made payments were paid, it still remained locked. Now, four months later, the company is telling me that because I have been approved for mortgage relief assistance, my account will remain locked until the second mortgage is paid off. It is a different story every other week. Although I have been informed I can mail in a payment, I am reluctant because now that I have uncovered a second set of books/ledgers, I have reason to believe the curtailments payment I included with my checks and money orders, early on in my loan, between the months of XX/XX/XXXX through XXXX of XXXX, were not properly credited to my account. Whenever I request a copy of my 1098 forms, the bottom half of XXXX, XXXX, and XXXX arrive blank. While XXXX onward contains my payment history. Something is not right with the way my mortgage has been handled. I do not trust AIM Loan and I will send my payments until I can do so and receive a proof of payment and transaction ID # that I can immediately print out and keep for my records.

Your company will NOT reimburse you for the closing cost fee AimLoan charges you for your mortgage. If your company is paying for your move, use another lender whose fee is reimbursable. The loan officer at AimLoan clearly stated to me that their fee would be reimbursed by any employer and later stated they have never had an issue with a customer receiving reimbursement. This statement was made prior to me committing to using them as a lender for my mortgage. I chose to use AimLoan because they stated this fee would be reimbursed. Had I known the fee would not be reimbursed I would have used another lender. I am employed by an agency of the XXXX XXXX XXXX and approval of the reimbursement for my closing costs is subject to review by another XXXX XXXX XXXX. That agency determined that the fee was not reimbursable based upon the verbal and written words the loan officer provided directly to the reviewing official at that agency. Additionally, in the About AimLoan section of their website they state, Our state of the art website fully discloses rates, points, fees and all third party costs, 24/7. However this is false advertisement as part of the reason their fee was not reimbursed is because they refused to disclose an itemized list for their fee to my approving official. This is clearly false advertising since they do not and will not fully disclose the rates, points, fees and all third party costs. Because AimLoan told me that the fee was reimbursable, prior to me committing to using them as a lender for my mortgage, and that their verbal and written words directly led to me not being able to be approved for reimbursement of their fee, AimLoan must return the fee in its entirety. This is in addition to the false statement about full disclosure on their website. In discussions with AimLoan to rectify this issue, AimLoan offered only half of the fee. The total amount of the fee was {$990.00} and the remaining amount they must refund is {$490.00}. My mortgage was being serviced by : AIM Loan Servicing XXXX XXXX XXXX, XXXX XXXX XXXX XXXX, IL XXXX I refinanced my loan on XX/XX/XXXX2020 with a different lender. The payoff with AIM was processed by them on XX/XX/XXXX, XXXX day after they received the payment disbursement from the title company on XX/XX/XXXX. That is problem 1. I called to inquire about when I could expect to have my escrow refund in the amount of {$2800.00} mailed to me. They stated that their policy is to hold the payment for 15 business days and then it would be mailed to me on XX/XX/XXXX. On XXXX/XXXX/2020, I called to verify that they indeed mailed my refund check. To my surprise, they had not mailed it. They claimed that because there was a hold for regular disbursements XXXX taxes and home owners ) that they for some reason did not recognize the loan was paid off and so did not issue my check after the 15 day hold period. They did state that they would now request that my check be issued, but in order to process that request it would take another 3 business days. So at that point, they will have held my escrow balance for an additional 7 business days beyond the original 15 business day holding period interest free. That is problem 2. This seems to me to be very questionable, and if these so called delays and hold times are typical, they could actually make a decent amount of money just on the interest from the escrow balances on customer 's accounts. This should be taken seriously as this is not their money. They hold it in good faith, and I feel that has been betrayed. Had I not inquired, who knows how long they would have held my money. I escalated to a manager, and he escalated to their escalations team, but said I would have to wait up to 24 hours just to talk to them. I am requesting that they issue my check immediately and overnight the check to me, but I have not been contacted yet by their escalation team. I want this investigated by you so that hopefully this will bring attention to unethical practices and prevent future customers from experiencing at best this poor administration and at worst corporate corruption.

On XX/XX/2023, I applied for mortgage relief assistance with XXXX. On XX/XX/XXXX, approximately 80 days later, I received a notification of denial of funding. The reason given was that the mortgage servicer at that time, XXXX XXXX XXXX XXXX XXXX claimed that my mortgage had been paid off. Nothing could have been further from the truth. My mortgage had actually been transferred in-house to AimLoan.com, their employer. XXXX 's misrepresentation of my account caused me to lose thousands of dollars in mortgage assistance. After several failed attempts to have my application reopened and sent to the correct servicing department, I was forced to reapply. On XX/XX/2023 I submitted a new application to XXXX. On XX/XX/XXXX, I was notified by XXXX my application was complete and internal processes had been initiated. This included contacting my mortgage servicer, Aim Loan, for verification of the loan. As of today, 21 days, XXXX has not responded to XXXX 's request to confirm my loan information. Thus causing an unnecessary delay in the processing of my mortgage relief funds. Without this verification, my mortgage assistance application can not move forward. In the meantime, Aim Loan 's Loss Mitigation Department ( XXXX ) has begun deriving letters with false claims of speaking to me and agreeing to a new deferment plan. Aside from the fact I have not spoken to anyone from loss mitigation about crafting a new deferral, the amounts they are proposing are erroneous and do not accurately reflect the current delinquent balance in any way. There is also a reference to an existing past-due amount of {$6300.00}. with no explanation of how this figure was derived. The details of these errors and more are included in an email I sent to Loss Mitigation ( XXXX ). ( See attached. ) PS - It may be noteworthy to mention the letter I received from Loss Mitigation refers to the old Loan # ( XXXX ). The same account that had been reported to XXXX as paid off. How can my old account have all these new balances and delinquencies? Everything should be pointing to the newly derived account # XXXX.

I completed an online mortgage application ( jointly, for myself and my spouse ). Two days later, I noticed that both my and my wife 's XXXX credit scores had dropped by over XXXX points. I expect a slight drop after a hard inquiry, but nothing close to XXXX points! When I investigated, I learned that AimLoan had made XXXX separate hard inquiries one day apart - once on XX/XX/XXXX and once on XX/XX/XXXX. There was no change in the scores reported on the XX/XX/XXXX and XX/XX/XXXX reports they received ; however, immediately following the second inquiry, our XXXX scores were dramatically hit. When I initially asked AimLoan why XXXX separate inquiries were made, several representatives told me that it should only count as one inquiry and that I should " not overreact '' to a " slight drop '' in my credit score. Unsatisfied with that answer, I continued questioning AimLoan representatives further. I then learned that they first ran our credit scores individually. Then, when they realized their error ( that the initial paperwork was for a JOINT mortgage ), they ran us a second time jointly the following day. I spoke with a XXXX representative and they stated that AimLoan could call them directly to have XXXX of the XXXX inquiries removed and correct our credit scores. To date, I have asked AimLoan representatives multiple times to call XXXX and they have refused. Even though they have assured us multiple times that their inquiries should only count as XXXX hard inquiry, they are unwilling to call XXXX to ensure that result. The loan is still in process, and given the company 's lack of concern and unwillingness to make a simple phone call to correct their duplicated hard inquiries, we are beginning to feel like they 're trying to prevent us from shopping around/getting a competitive rate with this significant hit to our credit scores. I 've talked to XXXX different AimLoan representatives and attempted to work through their Complaint Department and have made no progress. No one will explain to me WHY they wo n't call XXXX to have this simple error corrected.

XX/XX/XXXX I sold my house. Taxes and insurance were paid up to date by the transaction escrow company during the closing. I had an excess in escrow funds collected by the loan servicing company AimLoan.com. The loan servicing company owes me a tax/insurance escrow refund of {$620.00}. I provided a change of address to reflect my new mailing address. A refund was not received. On XX/XX/XXXX, an escrow summary letter from AimLoan.com was sent to my previous ( sold ) house and the USPS forwarded it to my new mailing address. I called AImLoan.com to make sure they had my new address ( I had changed it online ) and questioned when I could expect a refund check. They said it had been issued XX/XX/XXXX. No check was received. I was told I had to wait 30 days to be sure it wasn't just slow mail before I could request another check be issued. On XX/XX/XXXX, the re-conveyance of Deed of Trust was mailed by AImLoan.com to me at the old address. I called to have the address corrected again. Each time I called, I had to start over with the change of address routine. It seemed like a delay technique. On XX/XX/XXXX, XXXX 30 days after their issue date ) I made an official request in writing to have my refund check that was never received, re-issued. I was told it would take 2-3 weeks to check with their bank before they can re-issue a check. I received a letter ( at my new address ) dated XX/XX/XXXX from AimLoan.com research department stating they received my inquiry and referred it to the proper department for review. On XX/XX/XXXX my Wife and I settled on a purchase money loan from AimLoan.com for {$250000.00} against a purchase price of {$270000.00}. We were correctly obligated to pay PMI and did so with each and every payment. By agreement dated XX/XX/XXXX, AimLoan accepted us into a Loan Forbearance program established pursuant to the Federal CARES Act. Following a sale of of other property, were able to make a prepayment to AIM on XX/XX/XXXX in the amount of {$240000.00}, thereby reducing our loan balance to approximately {$13000.00}. We subsequently voluntarily terminated our forbearance agreement, and by letter dated XX/XX/XXXX, AIM confirmed that we had terminated our forbearance. We resumed our monthly payments via ACH. In early XXXX, XXXX, upon review of a statement from AIM, I realized that we were still being charged PMI despite the fact that our mortgage balance had been reduced to approximately {$13000.00} upon a property valued ( as of less than 1 year prior ) at {$270000.00}. I contacted AIM to ask for a review and an appropriate refund of the PMI payments, and have now received a letter from AIM refusing my request. The stated reason given by AIM is You had payments 30 or more days delinquent in the past 12 months. We were never delinquent in any payment. The only interruption in our timely payment history was the 2 month period of forbearance and, to my understanding, treating a borrower 's participation in such a program as any violation of the terms of a mortgage loan is prohibited by the Federal CARES Act. I believe that by construing payments subject to the forbearance agreement as delinquent is unfair, unjustified, and contrary to Federal Law. Refusing to abate charges for PMI following reduction in my loan amount to roughly 5 % of the property value is unfair, unjustified, and contrary to Federal Law. I ask the CFPB to pursue my complaint and, if I am correct in my legal analysis, to ensure that AIM reimburses me for prior unjustified PMI payments and halts all further PMI charges.

On XX/XX/XXXX, I applied for a mortgage loan ( refinance ) with American Internet Mortgage XXXX Inc. ( AIM Loan ). AIM Loan quoted the lowest loan processing fees out of all the lenders I applied with. A few weeks after receiving the initial loan estimate, AIM Loan advised of fees for services they knew were required from the beginning, such as completion of a condo certification and the requirement for the property address to be listed on the Master Policy. I noted that since the services were required by AIM Loan and known during the application process ( when I identified my unit as a condominium ), estimates of required third party services and fees should have been listed in advance. AIM responded that these services ( condo certifications, etc. ) are usually free so the fact that there was now fees were 'material changes ' they had no way of expecting and were just notified of. AIM noted on the same day as my complaint that the appraisal for my unit had also just come in at less than the estimate I had on the application, which would also result in a 'material change ' in circumstance. What I've noticed in the appraisal report is that in addition to the date of the appraisal being incorrect, the appraisal uses lower sales comps from XXXX - XXXX XXXX, even though higher sales comps ( including one of the exact same floor plan and model in my complex ) was available for XXXX XXXX and is what I based the property value estimate in my application on. It seems the lender is influencing and justifying significant additional fees during the underwriting and closing process by falsely claiming 'change in circumstance ' events in their disclosures.

I purchased a townhouse in Arizona in XXXX. My HOA provides a master insurance policy that covers the structures to the inside walls. My understanding is that if my property burned down today, the lender would be made whole with that coverage ( they could, with that insurance, rebuild my townhouse ). My loan servicer just changed in XXXX as it has many times over the 16 years I've had my mortgage. The new servicer is requiring an " HO6 '' policy to supplement my HOA 's policy. My understanding is that an HO6 policy covers improvements I make to the inside of the property. Currently, I have no improvements to the inside of the property to insure. Everything is original builder-grade from when the property was built in XXXX ( flooring, window treatments, kitchen, etc. ). I called the new mortgage servicer to ask what coverage limit I was required to have given that I have no improvements to cover. They are requiring that I cover the entire $ XXXX unpaid balance of my mortgage. They didn't have any answers on how that balance relates to improvements inside the home, and they are placing their own expensive insurance until I come up with my own. This seems abusive to me. It seems like they are using a backdoor to get the equivalent of private mortgage insurance from me. I worked and saved to put down a down payment that avoided such a requirement, and have since gained substantial additional equity. I have excellent credit ( XXXX ) and have never missed or been late with a mortgage payment. It seems unfair for them to add a new $ XXXX bill to my monthly expenses to cover their own risk with no conceivable benefit to me.

They haven't even checked my documents to see if I am capable of paying off the loan without their help or if I am taking any money from PPP or taking Mortgage Forbearance help etc. They haven't even checked if I missed any payments or even where do I stand in my mortgage or financial position. They ARE accepting W2 candidates even though they have been taking financial benefits such as PUA and/or state unemployment benefits!! Now this is distinctively case of discrimination. In Country of Opportunity and small business owners are discriminated!! On one hand Mr President and government is talking about protecting economy by lowering rates and help common man reduce financial burden by refinancing, BUT, on the other hand lenders are disqualifying applications WITHOUT even taking a look at there application BUT just at a category " self-employed ''. We had disputes about how AIM Loan handled our escrow accounts ( XXXX houses with them at the time ). They made double payments for our property taxes. As a result, we had access payment on our escrow account which they refunded to us ( {$5800.00} ) and closed our escrows. We misplaced the checks and called them on XX/XX/XXXX to reissue them. Today as of XX/XX/XXXX, we have not received them. Below are our attempts to contact them with no solution. Good afternoon, I have 4 home loans with AimLoan.com. I have always made my payments on time. I requested a 3 to 4 month forbearance just in case my tenants had any issues with paying. Everything was okay, so I requested to leave forbearance and I continued making my mortgage payments timely and have done so for 6 straight months. When the company recalculated the new loan balances after I requested " payment deferral '', I received my new statements. I called the company to go over the new loan balances and if they applied my mortgage payments properly. I noticed they " suspensed '' the mortgage payments during the 3 month process to complete the payment deferral, and I am afraid they did not properly apply these payments properly. I did get a call from a manager and he stated he would go over all 4 loans with me to see if payments were applied and new loan balances were correct. He never called me back after initial phone call. I'm afraid that this company is not processing payments correctly and I need them to send me a detailed breakdown of payments received, principal applied and forbearance payments added back in. I have called this company probably a dozen times over the last 4 months. I have reached out to XXXX XXXX customer service and they are trying to help. Please help me figure this out. I understand everyone is busy due to covid and the forbearance process, but I should be able to get an accounting of my payments to my mortgage servicer. Thank you in advance for your help. I closed on my home in XX/XX/XXXX. I was told at the closing table that I would receive my escrow refund within a month. I went online and got a form from Aimloan to change my address to ensure they got my new address. When over a month went by and I didn't get the refund, I called Aimloan. They said they had mailed the check to my old address. I had my mail forwarded, but for some reason it didn't get forwarded. I then asked them to change my address again, to ensure it would come to the right place. They told me they would send a check immediately. I never received a check. I called back several times. Once I got an agent and they told me their computers weren't working so they couldn't help me. Another time the agent told me they had my address wrong, so I had them change it again. In XX/XX/XXXX I called and was told a check would be sent to my correct address immediately. Finally I called again in XX/XX/XXXX because it still had not arrived. The agent told me I should not expect to receive the check before 60 days had passed. It is now XX/XX/XXXX and I still have not received my escrow refund. The law says 20 days. It has been 7 months. I have called no fewer than 6 times to resolve this. I have also mailed an address change form. All the agents I have spoken to have told me different things about where the money is and how long it should take to receive it. At this point, I think I am never going to receive it and further calls to Aimloan customer service aren't going to help.

On XXXX XXXX XXXX, before the rate increase, I applied for a mortgage with AimLoan.com. I was given a set of required steps and required documents. At no time during the application process was I told that XXXX of the lenders requirements was XXXX transcripts of tax returns. My rate lock expires XXXX XXXX, XXXX. On XXXX XXXX, AimLoan supervisor advised me that " Proof '' that the XXXX taxes had been filed was required. A signed copy of the tax return was not good enough. We had a brief conversation that if I submitted false documentation to obtain a mortgage, that would be a felony. The AIMLoan supervisor did n't care. I contacted XXXX Tax Advocate for my area to see if there was a fee I could pay to expedite making transcripts available. There is not. This is a 6 to 8 week process and there is nothing I can do about it. He mentioned that XXXX XXXX should allow for stamped copy of the tax return, showing it was filed in person. I went to the XXXX office and filed my taxes in person. I received a stamped copy showing they were filed. I advised AIMLoan and provided them a copy of the XXXX Stamped return showing it was filed. AIMLoan decided that this did n't meet their lending requirement. That they must be able to receive a transcript. Even though today is XXXX XXXX and 6 to 8 weeks is way past my loan lock and since Fed raised interest rates in XXXX, after my rate lock, the person who is losing thousands of dollars and maybe the contract to purchase this house is me.

I requested and received a forbearance on my mortgage for 90 days. This covered payments normally due XX/XX/XXXX - XX/XX/XXXX. I had made the three previous payments for XXXX XXXX XXXX ) and was up to date at this time. I resumed payments starting in XX/XX/XXXX and have made all payments since then. I requested and was given a deferral for the 3 payments during the forbearance period, moving them to the end of the loan term. I was in a bankruptcy at the end of XXXX but did not miss any payments, and entered into a reaffirmation agreement with the mortgage holder in XXXX. Since XX/XX/XXXX, the mortgage holder has claimed I am one month behind every month. They have sent me notices of Breach and threatened foreclosure. I have tried more than a dozen times to clear this up with them, and each time the person I speak with gives me a different reason for the problem. No one so far has been able to tell me what month I missed. I have provided proof of payments to them, but they have not acknowledged this. I have given the dates of all payments to several people on the phone and all of them have agreed the payments were made, but still insist I am behind, possibly from years ago. No one seems to know. This seems to me an attempt to collect a deferred payment in violation of XXXX XXXX rules ( it is a XXXX XXXX loan ) and the CARES act, as it has been suggested several time by the mortgage holder that paying the deferred payments would solve the problem.

When processing our new mortgage AimLoan.com, used an automated estimate from the county assessor 's website with erroneous data that produced a tax estimate more than three times the correct amount. This was not disclosed until they provided a loan commitment letter on XXXX/XXXX/2015, and we immediately brought the error to their attention. Since we were already well past the originally scheduled closing date, they advised we could close with the erroneous tax estimate, and it could be corrected immediately after closing. Based on the bad estimate, at closing, AimLoan collected a large escrow deposit that more than covered a whole year 's worth of taxes and insurance. After closing, we notified the servicing company of the problem verbally over the phone, and they instructed us to e-mail the correct estimate from the assessor ( which we had to obtain ourselves ), and they would fix the problem. After not hearing from them for a week, we received a statement listing a $ XXXX monthly escrow charge, so we sent them a RESPA notice about the error dated XXXX/XXXX/2015 ( now up to more than 4 separate contacts about the problem ). The only response we received was an acknowledgement dated XXXX/XXXX/2015 that they had received the RESPA notice. Then, on XXXX/XXXX/2015, we received another mortgage statement with the {$480.00} charge still listed. The lack of responsiveness and inability to correct an obvious mistake has prompted this complaint.

We have a loan modification approved since XX/XX/XXXX. Our payments would be {$590.00} for a 40 year term until XX/XX/XXXX which we began making those payments and have paid on time every month. Prior to the modification we had paid our payment of {$770.00} on time for the previous 24 months following the XXXX forbearance program. Everything was going smoothly until they sent a letter as of XX/XX/XXXX they would be doing in-house servicing. Ever since they had made account error and compiling errors. They added late fees, they increasd our payment amount on XX/XX/XXXX with payments to begin on the XX/XX/XXXX statement by 35 % and posted an {$11000.00} second loan on our account without our knowing. They also sent a new account number where we can not print from the previous account info. They repeatedly made payment errors. They have made damaging credit reporting stating late payments and loan balance increases. We have been communicating regarding the error since XX/XX/XXXX without a response. We finally had to send an additional " Not of XXXX '' XX/XX/XXXX asking for a response in 5 days as we were told from the Mortgage company and then following up with a letter as well to their Board without response. Prior to that we send an " note of error '' by email which was ignored, thus the postal letter. To date, we have had no response nor any error corrections to our mortgage account.

American Internet Mortgage sent money from my escrow account to an insurance company that I did not approve or have insurance with. They never reached out to me to verify the change in policy but instead just sent a check to a random company. AIM ( american internet mortgage ) told me that I would have to retrieve the money and send it back to them. I found out who the company was that AIM paid and that insurance company informed me they sent the money back to AIM and they cashed the check. I provided AIM with a check number and date that the check was cashed by them. They are refusing to reimburse the money in the escrow account and now I have an escrow shortage for money sent to an insurance company that I did not approve. I gave AIM all this information at the end of XXXX and was told they would open an investigation. I never heard back from them again ... I spoke to them a few weeks ago and they are still saying they can not help but offered to open another investigation. I have left several voicemails over the last two weeks but I am not getting a return call. My escrow account is short by almost {$1400.00} and now my mortgage payment has gone up. At the end of the day, AIM got their money back from the insurance company and they are now taking money from me that I do not owe. They are stealing money from me!

I have a XXXX conventional mortgage closed and serviced by AIM Loan, with their corporate address being listed as XXXX XXXX XXXX, XXXX XXXX, IL XXXX. The loan was initiated in 2012, is current in all respects, more than 50 % payed off, and with a remaining LTV of less than 30 %. I live in the state of Minnesota. The loan terms and state statute provide the specific authority for me to remove escrow, given the above facts. I have repeatedly engaged AIM Loan through their preferred communication approach : AimLoan.Com. I have made 4 separate and distinct attempts to request that AIM Loan provide instructions for removing escrow. In all cases, AIM Loan confirmed receiving my request but then failed to subsequently respond. I have attempted to resolve this issue with AIM Loan for over a year. Given AIM Loan 's violation of both loan terms and state statute and their unwillingness to even respond to the requests, I seek CFPB 's engagement. I would ask CFPB to assist in requiring AIM Loan to provide specific instructions and facilitate removal of escrow per my repeated requests. I also ask that CFPB and it's partners take enforcement action against AIM Loan including restricting their ability to offer financial services to consumers until they are able to respond in a timely manner to all consumer requests.

Good afternoon, I own several rental properties and I decided to go into forbearance on 4 loans with AimLoan.com. This was for XXXX, XXXX and XX/XX/2020. I called the company in early XXXX to let them know I would like to end forbearance and have the payments deferred to the end of mortgage period. The company agreed. I did receive one payment deferral agreement about a month later. I have been waiting for 4 months for them to provide the agreements on the other three loans. I have paid all 4 mortgage payments ( current ) for XXXX, XXXX, XXXX and XXXX. I contacted XX/XX/XXXX about a month ago to help. They have been in contact with Aimloan.com but I have not received any agreements as of today XXXX XX/XX/XXXX ). My credit has been affected as it still shows me in forbearance. I am not able to refinance or purchase any property. I have personally called at least 6 or 7 times and I have asked politely to move the process forward, but I get alot of double talk. In addition to all this, Aimloan.com initially placed a 90 day late on my credit report which according to the Cares Act, they should not have done. This affected my credit and caused significant problems. They did eventually fix this, but have not performed on the 3 payment deferral agreements. Thanks in advance for any help you can provide.

After XX/XX/2023 I received notification by mail that my Mortgage holder, Aimloan.com, had changed their payment processing address from the state of Illinois to XXXX, California. I changed the payment address before scheduling my XX/XX/2023 payment to arrive on XXXX at the XXXX XXXX XXXX XXXX, CA. By XX/XX/2023 my payment to Aimloan had still not processed and my loan payment was recorded as late. I contacted Aimloan ( which provided no help ) so I schedule another payment through Aimloan website ACH payment for the XX/XX/2023 payment. I contacted Aimloan and told them that they could process the mailed check for the XX/XX/2023 payment. They obviously received the check because they processed the check toward the XX/XX/XXXX payment on XX/XX/2023. I checked the account online on XXXX to see that the check was now no longer applied for the XXXX payment but was in an escrow account and after calling I was told that a check had been mailed to me. As of today, XX/XX/2023 I have not received said check. My ACH payment through Aimloan website for XX/XX/2023 was processed but the account that the funds are drawn from has not been debited. I believe there is a problem with the Aimloan company. I am very concerned and I want Aimloan.com investigated.

I submitted an application to refinance my personal home mortgage. Wanted to take advantage of the lower rates and refinance for 15 year term instead of the curent 30 year term. I have excellent credit, a good job, plenty of cash in a savings account, and more funds in a XXXX I have very little personal debt. No credit card debt and one car loan for approx. $ XXXX. After submitting all of the documentation, I was told my loan was approved and just waiting to schedule closing. I sent several emails inquiring about the closing date. I travel frequently for my job and wanted to schedule closing so it did not conflict with my work travel plans. XXXX has so many loans to close, they basically didn't have time to get my loan closed. Now they claim the rate lock has expired and I need to lock my rate again, of course it will be higher. It's not my fault the rate expired, they caused the delay. I feel that they should honor the original rate and I should not be forced to accept a higher rate due to their delay. I don't even know if they would have told me. Since XX/XX/XXXX, my mortgage lender, aimloan.com, has been requiring monthly contributions to my tax escrow account that are almost twice as large as necessary. When my mortgage payments started in XX/XX/XXXX, they were collecting $XXXX per month, which was more than sufficient to pay my property taxes for the XX/XX/XXXX tax year. After paying the first installment in XX/XX/XXXX, there was a balance of $XXXX in the accout. After paying the XX/XX/XXXX installment, there was $XXXX left in the account. In XX/XX/XXXX, aimloan.com more than doubled my required contribution to the tax escrow account even though annual tax increases on my property are limited to about 1% (due to California Proposition 13). I pointed this out to them at the time, but since I did not have the bill for new tax year, I was ignored. Now I have received the new tax bill and aimloan.com has made the November tax payment leaving a balance of $XXXX in the escrow account, which is $XXXX more than is necessary to make the XX/XX/XXXX tax payment. This overage is more than 1/6 of my total tax bill ($XXXX) which I believe is the maximum amount allowed by RESPA. Yet aimloan.com has refused to return the excess or lower my required monthly escrow payment.

I am filing a complaint against Aim Loan. On XXXX XXXX, I scheduled a mortgage payment to process out of my checking account on XXXX XXXX. I did this at Aim Loan 's online mortgage website. On XXXX XXXX and XXXX, I tried to cancel that payment, but I could n't find anywhere to do that online. On XXXX XXXX, I called Aim Loan, and their offices were closed. On XXXX XXXX, I called Aim Loan and got through to customer service. I was informed that I could n't cancel or change the appointment because it was " outside of the change window. '' I asked what the change window was and was told that I had ONE HOUR ( after I scheduled the payment ) to change or cancel that payment. Nowhere on the website ( as confirmed by an Aim Loan supervisor ), does it tell me that I had only ONE HOUR to change or cancel that payment. Had I known that, I would n't have scheduled that payment. The supervisor told me that the only way I would have known that is if I 'd called and asked. I called my bank to stop the payment, and it 's {$20.00} to do that. I will pay it, but I should not have to since there was no information about the ONE HOUR. Also, I have no idea if Aim Loan will also charge me. Please let me know how to proceed.

Our house has been sold and we requested a payoff statement from AIM Loan for XX/XX/2022. Our payoff statement was issued as good through XX/XX/2022. We had an issue with the sale and the new closing date became XX/XX/2022. On XX/XX/2022, I sent a message stating that our mortgage would be paid off, and making sure I did not need to make any payments since a payoff statement had been requested. AIM responded in the affirmative, that it is policy I did not need to make any payments once a payoff had been requested. On XX/XX/2022 I received a letter that we were late on our payment and had been assessed a late fee. My husband called AIM to tell them that we had already checked about not paying this month since there was a payoff coming. The AIM customer service person was obstinate that if they did not receive payment by XX/XX/XXXX, they would be reporting to our credit and they had already assessed a late fee. Now AIM wants to report to our credit that their payment is 30 days late and assess us a late fee and charge us an extra {$500.00} or so. They have refused to hold to their previous statements or their own policies and are simply trying to steal even more money from us.

Aimloan.com either 1 ) is committing fraud, 2 ) has provided poorly trained employees, 3 ) is understaffed and not able to effectively resolve issues in a timely manner. I contacted the company to inquire of them on XXXX XXXX, 2015 that the mortgage payoff was sent per their instructions on a house closing completed by XXXX XXXX XXXX XXXX, CO branch Office : XXXX on XXXX XXXX, 2015. Aimloan.com support department were unable to help me and would not escalate the case to a manager to research and solve the problem. The title company claims they followed the written instructions for the payoff exactly as provided by AIMLOAN.COM and the funds were wired through XXXX XXXX XXXX from XXXX XXXX on XXXX XXXX, the same day of closing on the sale of the property. Aimloan has now sent out numerous credit collection letters and will not work toward solving the problem within the 60 days allowed by law. I had a total roof loss and submitted the insurance payment to Aim loans, they sent payment to me for a portion of the insurance check. They kept $ XXXXof the funds to refund on completion. I called on XX/XX/2020 to have an inspection done because the roof was completed. So the funds would be released back to me to pay my contractor. The inspector rescheduled for Monday XX/XX/XXXX and did not show up. On XX/XX/2020 I called XXXX XXXX XXXX that schedules the inspections for Aim Loans, XXXX referred me to another inspection company named Big Red XXXX, she gave me a number to call for an inspection his name was XXXX XXXX, he said XXXX XXXX was a distraction and he did not get enough inspections to full with and he told me that I needed to call them back for another inspector. I called Aim Loan 's and waited on hold because a supervisor was not available, I left a message for XXXX which her voicemail said she would return the call within 24-48 hours. My contractor has advised me that he would put a mechanics lien on my home if payment was not paid in full. Please help me with this situation, Aim loans is a horrible mortgage company.

Hi - We bought a home using a first lien mortgage ( XXXX yr fixed ) product and then refinanced it again from AIMLOAN. We have always used the online portal to pay the mortgage payments. To log into the online servicing portal, the website uses XXXX step authentication process ( first login and password, and second sends a XXXX digit passcode to email ) process to validate credentials. More than a month ago, the process broke down : After completing first stage, the portal stated that XXXX digit code has been sent but I stopped getting the code without which I am unable to login and make payments. I called and escalated and even communicated with their XXXX - XXXX but in vain. They have been giving run around and communicate sporadically but have not been helpful. Meanwhile I had to call their customer service and had to make payments after spending XXXX mins every time. The service and approach to customer complaints resolution has been awful. I have been unable to ascertain the amount due for my XX/XX/2020 monthly mortgage payment. I have asked AIM Loan to tell me how much is owed for the payment but they have failed to respond. On XX/XX/2020, i sent an electronic message via their secure message function on their website asking for them to advise on the amount due. As of XX/XX/2020, they have failed to respond in any way. On XX/XX/2020, payment for the amount I -believe - is owed was paid to AIM Loan. The payment cleared the bank. However, AIM loan 's account service website does not show the payment being reflected as of XX/XX/2020. On XX/XX/2020, I contacted AIM via telephone to confirm payment was received and that payment was full. The agent advised payment was received but was unable to tell me why it was not applied to my mortgage or if the amount paid was correct. AIM Loan does not appear to be responding to even basic inquiries and appears to be misappropriating consumer funds. I ask for CFPB to review and take action, up to and including seeking to prevent AIM from initiating or servicing mortgages.

XXXX AKA XXXX charged me a {$47.00} late fee. They dragged their feet for over 2 months answering a question about my payments, and completely botched my escrow payment and subsequent re-calculation of my mortgage payment. I contacted them on XX/XX/2020. They replied to me on XX/XX/2020. I paid an escrow payment of {$1600.00} on XX/XX/2020, which should have re-calculated my mortgage payment for XX/XX/2020, but they dragged their feet. The reason why the mortgage payment increased in the first place was because of the escrow shortage, which I paid before the late fee deadline, but AIMLoan late fee charged me anyway. The only thing they are good at is dropping phone calls after I spent hours on the phone with them, and charging people late payments. I lost way too much time here, and I demand my {$47.00} back, and a written apology for taking more than 2 months to acknowledge my existence, and wasting my time on dropped phone calls with customer service. I recently applied for a cash out refinance with AimLoan for a rental property I have owned for several years. I am subscribed to several real estate sites such as XXXX and XXXX to get periodic updates on the market conditions in the area. Every comparable sale I could find valued my home at over {$160000.00} so I used {$160000.00} as the current market value when I applied with AimLoan. On XX/XX/2020 the real estate appraiser AimLoan hired went to the home and completed an appraisal. The results came back at {$150000.00}. The appraiser missed entire sections of the home and also attempted to use the income method to value the property based on estimated rents vs the actual rent amount I receive which was supported with the current lease agreement I sent to AimLoan before the appraisal. I called AimLoan to push back on the appraisal and the only answer I received was to go and get my own comparables which is what I did before I even started the loan process. I have been unfairly treated and this appraisal is artificially low.

We paid off two mortgages on XX/XX/XXXX to AIM loan. There were outstanding escrow balances of {$1600.00} and {$1500.00}. When the amounts were not received, we called AIM loan in XX/XX/XXXX. We were informed that the checks had been sent to an obsolete address ( we had sold the house to which they were mailed in XXXX ) and no action could be taken until 30 days from that time had passed. We called back in XXXX and were informed that we had to submit a change of address in order to receive the checks. The change of address was submitted and approved and on XX/XX/XXXX were informed that the change of address was complete and that the two checks would be sent after 7-10 days of processing time and then mail time. ( See attached email. ) When the checks never arrived, we called again in late XXXX. The customer service agent again promised these checks would be sent, but refused to promise a time frame. It is now late XXXX, more than months after payoff, and AIM loan has still not sent us our outstanding escrow balances.

Delaware governor declared a State of Emergency and banned landlords from collecting late fees from tenants, and lenders from collecting late fees on mortgages in turn : " With respect to any missed payment on a residential mortgage occurring during the state of emergency, no late fee or excess interest may be charged or accrue on the account for such residential mortgage during the state of emergency. '' My mortgage payment deadline was XX/XX/XXXX, I made the payments on XX/XX/XXXX and was immediately charged late fees on all 3 accounts. Called the company to inform them that this is in violation of the Emergency declaration, and they asked that I send a link to it ( which I did XX/XX/XXXX ). Followed up a week later and was asked to send the email again, even though the rep was able to find the original one - this time with loan numbers in the subject line. I have a mortgage with American Internet Mortgage Company, XXXX. During the first year of COVID-19 pandemic, I was facing a hardship and requested my mortgage payments to be held off per the American CARES act. This issue is in regards to effective loan servicing for a mortgage with Aimloan.com, the mortgage holder. I changed insurance carriers from XXXX to XXXX on the property in question, which is financed through Aimloan.com Inc ( American Internet Mortgage Inc. ). On the XXXX of XX/XX/2021, my insurance company, XXXX issued a refund for the cancelled policy and mailed it to Aimloan.com at XXXX XXXX XXXX, XXXX XXXX, Texas XXXX, over 60 days ago from today 's date of XXXX XX/XX/2021. Aimloan.com has updated their information on the new insurance policy/carrier but has not paid them because they have not yet cashed the check. I verified with XXXX that the refund was sent on XXXX XX/XX/2021 and still remains uncashed. It appears that the business operations of Aimloan.com are so slow that it may result in insurance for my property being cancelled because Aimloan.com has failed to pay the insurance carrier the policy premium per the escrow clause of the mortgage agreement.

The loss claim process at AIMLOAN is utterly disappointing. While all others in our neighborhood recently struck with a damaging hailstorm have all simply had their insurance claim checks endorsed by their mortgage companies within a day of receiving them and with no further strings attached, AIM finally sent the XXXX of XXXX checks, XXXX weeks after I submitted the XXXX forms of required paper work and they misspelled the roofing company so now I get to wait another week. They require all kinds of endorsements and inspections among XXXX separate disbursements. I have a damaged roof waiting for the AIM process. After finally receiving a correct claim check after XXXX weeks, shingle prices increased causing an additional {$310.00} out of pocket cost to us. I believe their loss claim process is too onerous with the threshold set too low ( {$10000.00} ) Our claim is for a total of {$18000.00} making this a very difficult process. I own & gt ; 50 % equity in my home.

The company took over payments from me alleging that i did not have insurance despite me providing insurance information. They claimed they sent a refund check and i never received it. I asked for a refund check to be sent back on XXXX. They agreed and mailed me a check dated XXXX which I received in XXXX. I cashed this check BEFORE 90 days is up and the bank said that AIM LOAN issued a stop payment on this check and thus caused me to incur fees and not have this check. When I called up AIM LOAN said that i requested a stop payment on this check on XXXX. How can I request a stop payment on a check that has not even been issued yet? I didnt. AIM LOAN stopped this check on its on account because they dont want to refund the extra money they charged me on the extra fees that I have incurred because of this. They need to refund this check, the overdraft and stop payment fees and all other fees that I have incurred because of this.

I have a mortgage with American internet mortgage ( AimLoan.com ). I was approved for the XXXXXXXX XXXX XXXX ( XXXX XXXX XXXX XXXXXXXX ) in XX/XX/2022. I am applying for a new mortgage. This is a property that was put under contract as a lease purchase 5 years ago, when the market was not as good. It has come to the end of the lease purchase and I must now complete the purchase. The value of the home has increased over the past 5 years. AIMLOAN had one of their approved appraiser put a value on the house. The loan to value ratio is 45 %. I am only borrowing 45 % of the current value of the loan but AIMLOAN is requiring that I pay Private Mortgage Insurance. I am a small business owner. AIMLOAN requested the source for XXXX deposits made into my personal account. I provided them the source along with a letter from the financial institution verifying the source, which was a corporate checking account. They said a letter from the financial institution was not sufficient that they wanted the corporate bank records. They were advised that was not going to happen. AIMLOAN is over charging our escrow account by double the amount of property taxes owed. I have tried to resolve this issue twice with them including an email on XX/XX/2023. We are attempting to refinance our home. I retired recently so my income dropped substantially. But my wife and I both receive a pension from our previous employer. XXXX different companies have " approved '' our loan early in the process, and got us to shell out {$450.00} ( each time ) for appraisals and a rate lock fee. Then, much later in the process they tell us our incomes do not support the amount we are trying to borrow at that term and interest rate. AimLoan.com used a bad tax estimate when closing my loan and owes me money back from my escrow account. However, they will not correct the problem and have not been timely responding to the RESPA Notice of Error that I have sent them. I have paid the principal and interest, but they will not apply it to my account and are charging me late fees for the whole amount when only the escrow is in dispute. What good is RESPA if the lender/servicer can continue to act in bad faith and punish the consumer at will. Even after the mortgage fiasco that caused the recent recession, the consumer is always left holding the bag and the lenders can do whatever they like with impunity.

Aimloan.com sent me an email stating what my rate would be with points. I was already locked in to a certain day. They sent 3 options I had requested via email based on the day I locked. Then when I choose an options that was less points with a higher rate they emailed back stating they had priced incorrectly and that I needed to pay more points.
