In XXXX using my corporation XXXX XXXX, XXXX. I purchased a property with funds from hard money lender company American Heritage Lending LLC based in California. The property needed restoring work and didn't qualify for a normal loan. I purchased it with my corporation. The lender requested {$46000.00} in funds for repair and placed them under their control. In our contract, these funds should be accessible on stages and during the property 's remodeling. After the loan was established, another company took control over the funds XXXX XXXX XXXX. Both companies involved in the process never ever gave me access to my fund and always were transfering my calls back and forth. During the last three month I asked for a pay off amount on the loan. Now I am on the title of the property and want to refinance on my name. I want to refinance with a regular loan. XXXX XXXX XXXX is sending me a pay of balance of {$230000.00} - $ XXXX $ XXXX {$180000.00} During the loan term I was paying interest of 11 % on the entire amount of {$230000.00}. I wasn't able to access my {$46000.00} and now I also can't.
I need my rehab hold back in advance or the latest at the time of closing where I will repay the loan amount of {$230000.00} back.
I can't access the American Heritage Lending LLC company. There always is someone who gives promises to let their superior to know and return my call, but it never happened.
