Even though it appears that, on this platform, should AAG do nothing more than respond to my complaint within 60 days then no matter how hollow their response, they win and I lose as my complaint will be summarily " closed ''. Nonetheless, I figure that I will begin my effort to get some sort of justice by beginning here before I become more aggressive in other fora in pursuing my rights. The facts are straightforward. An AAG rep contacted me late last year to tell me about the benefits of refinancing the existing reverse mortgage on my home originally extended to me by AAG in XXXX. In addition to lesser benefits, the Mortgage Insurance Premium ( MIP ) which I was paying on my existing reverse mortgage loan was going down from 1.5 % to .5 % and the maximum amount of mortgageable home valuation was increasing from approx. {$650000.00} to approx. {$950000.00} which, if my home appraised as it should have, I would have been able to borrow an additional {$150000.00} or so. Given those significant benefits, I decided to pursue the refinance. Bizarrely, the appraisal in XXXX for the refinance came in at {$800000.00}, which was {$50000.00} LESS than the appraised value of my home for the original reverse mortgage loan in XXXX when home values in my neighborhood were significantly less ( as they were across significant parts of the country ) and when I hadn't yet expended ( verifiably ) nearly {$150000.00} on home improvements. Upon review of the appraisal, I realized that, beyond the foregoing, there were several significant errors including the following : one of the comps had an address for a property which hadn't been sold or even listed in years ; another comp was nowhere near the lake on which my home has lakefront and the adjustment by the appraiser for that fact was so low as to be beyond comprehension ; the third comp, though listed for sale, had not sold and the appraisal failed to note this fact ; the 4th comp, however, was perfect in almost every way as it was my nearest neighbor and that property had sold within months of the appraisal. Though I am very familiar with the last two comps, it is my neighbor 's house, specifically, which undeniably demonstrates the flaws in the appraisal. Put simply, that house sold for {$800000.00} or {$800.00} p.s.f. ( based on 1000 sq. ft of living space ) though it hadn't been improved or updated in decades ( in fact, the new owner has gutted and rehabbed the home and is prepared to attest to that ). As the usable land and lakefront for both mine and my neighbor 's house are comparable, the significant issues here are, first, the usable area of that home is awkwardly laid out as nearly a third of it is under a sloping A-frame roof which makes that portion either untraversable or demands one 'duck and cover ' to cross it, second, more significantly, my home has 450 square feet of additional, very usable, living space, and, third, and most significantly, my home was completely renovated in XXXX ( at another verifiable cost of nearly {$250000.00} ) and further updated in XXXX ( that {$150000.00} expenditure ). Nonetheless, the appraiser valued my home at only {$530.00} p.s.f. After I pointed out these and other notable shortcomings in his appraisal, the CT appraiser promptly agreed to correct it but said AAG would have to make the request, which I conveyed to the AAG rep. She then advised me that AAG 's internal appraiser required that there be three NEW comps offered in order to get a corrected appraisal. Knowing not only of the scarcity of additional comps but, more critically, that a simple correction of the shortcomings in the existing comps, especially with regards to the comp involving my neighbor 's property, would satisfy my concerns, I asked why the need for those additional comps and requested, numerous times, to see whatever internal or governmental rules demanded that new info. I never got an answer to my request. So, up against that kind of resistance, I ended up surrendering and went back to the outside appraiser who, being agreeable to help me given his deeply flawed original appraisal, came up with the additional comps. Now, here 's the first rub. After demanding the new comps, AAG 's internal appraiser then claimed none of them were appropriate. Beyond the rather " Catch-22 '' nature of this determination is the arrogance that someone sitting in an office in California knows the local real estate market in CT better than an appraiser who is actually on-the-ground in CT. Pointedly, though, if the AAG internal appraiser were that certain about the inappropriateness of the new comps offered by the CT appraiser, then why wasn't she or he also suspicious about the appropriateness of the existing appraisal which, as a result of his/her decision, was the appraisal which would determine the amount of my loan. And, remember, the problems with the existing appraisal -- i.e., the inclusion as a comp of a property which had neither been sold nor even been listed ; the ridiculously low adjustment of a non-lakefront property for a lakefront one ; and the fact that one of the comp properties included had only been listed, and not sold with the appraisal failing to disclose that distinction. Those, alone, should have raised even concern about the need for a corrected appraisal. To me, though, the best evidence that the decision by AAG 's internal appraiser to refuse to request a corrected appraisal was, itself, deeply flawed is her/his decision that, since a picture of the outside of my neighbor 's house ( THE most relevant comp ) had been included in the appraisal, there was no need to make any further inquiry about the house notwithstanding the easily verifiable factual evidence of the seismic differences between its condition and awkward layout and that of my own home which, critically, were acknowledged by the CT appraiser as a significant factor in his failure to properly assess the valuation of my home. Here 's the second rub. Because of the low appraised value of my home which AAG 's internal appraiser insisted upon using to determine loan to value ( and which no higher authority was prepared to overrule notwithstanding my repeated attempts to get them to do so ), AAG advised me my loan did not satisfy the " benefit ratio test '' required by HUD to assure borrowers are not taken advantage of by mortgage lenders and, so, no loan could be made. That determination seemed preposterous to me because, at a minimum, I was both saving a full percentage point on the MIP and I was increasing my borrowing availability from {$330000.00} under the original reverse mortgage to {$410000.00} under the new mortgage loan, even at the low {$800000.00} appraised value. Given my already deep suspicion about the competence, in not the motives, of the AAG reps, I asked that they provide me the details of how the " benefit ratio test '' was calculated. They refused. I was stunned. I thought how can it possibly be that a governmentally regulated bank is able to avoid any transparency on a financial issue having such negative consequences for its customer. But they did. I can think of at least two reasons why the AAG reps may have been less than professional in their refusal to request a correction of my home 's appraised value and in their refusal to provide me with the calculations for the " benefits ratio test. '' At this point, however, all I want to do is to get sufficient information from AAG to either confirm my suspicions or to allay them. Specifically, I want a copy of AAG 's internal guidelines ( or other sufficiently trustworthy guidance ) for deciding whether and when to request a corrected appraisal including, without limitation, the protocol for when an appraisal is self-evidently in error ( as was mine ) and for when an appraiser has acknowledged that new information has been made available to him or her which they agree would significantly affect the valuations made in their appraisal. Also, I would want the reasons behind demanding that additional comps be offered in a revised appraisal rather than simply demanding that the existing comps be corrected by whatever additional information is available. Finally, I want the details of the computations made in the determination that my loan did not pass the " benefits ratio test. '' If AAG refuses to provide me with the info I'm requesting above, which I think most reasonable people would agree is reasonable ( as would, I hope, the Federal agencies responsible for overseeing AAGs activities in the reverse mortgage market ), then my suspicions that I was treated dishonestly by AAG will be heightened and I will almost certainly pursue my rights elsewhere. XXXX months ago, my husband and I expressed interest in getting a reverse mortgage, from American advisors group ( AAG ), as my husband was hoping to retire in XXXX of XXXX, and we wanted to set ourselves up to be better prepared for his retirement. We contacted AAG in XXXX of XXXX, and were approved for a program ( XXXX ) they had available that would pay off our home, and provide monies we could use to do some improvements and give us more stability in his retirement. We were told the program would pay our property taxes and home insurance for the time we owned the home and the process would take 6 to 8 weeks. We had to pay {$700.00} for an appraisal, which we did. The appraiser came out on or about XX/XX/XXXX. The process of getting the appraisal results took until XXXX, and was blamed on COVID-19, and that HUD was running behind because of the virus and that HUD had to approve the appraisal. Once that was completed, we were told the loan could close in 2 weeks. We received a call from the financial advisor we were working with, XXXX XXXX, in early XXXX stating that everything would be completed and the loan would close before XXXX. A couple of weeks later, we were told it would be just after the XXXX XXXX. Then we were told we needed to now have a foundation inspection be completed before the loan closed. I expressed concern that this was not revealed at the beginning of the process, and was told that he didnt know, that normally this is not something that is taken care of last minute. He set up with a national company for us to get the foundation inspection completed. The cost at that time was approximately {$450.00}. This amount could be paid at closing of the loan, if we did not have the cash available at the time of inspection, but at that time the charge would be {$650.00}. We agreed to these terms because my husband was retiring in a month, and we wanted to have this completed by then. The inspector came out and checked the foundation, and my husband spoke with him before he left and was told that everything was fine. Weeks later, I contacted XXXX for results of the inspection and when we could close the loan, as it was time for my husband to retire. I was told that they were waiting for the report, and that my husband should not retire, as this would cause problems and more paperwork for us to complete the loan. XXXX finally called to give us the information from the foundation inspection, and we were told that our home was not secured properly, and that we needed to have that repaired before the loan could closed. He provided us with an estimate to complete the repairs of almost {$5000.00}. They could get the foundation corrected and the proceeds could come from the loan at closing. I asked for time to think about this, and requested the report from the inspector. Our home is a double wide mobile home on 3.3 acres of land. It is on a permanent foundation. The inspector found that to follow HUD guidelines that the home also needed to be anchored with tie downs. XXXX informed me that it was great that we found this problem so it could be corrected, and that we were lucky because the house was going to be blown away or some other catastrophe. Even though it was anchored to the permanent foundation. He had me afraid that not only was I not safe, but in the future, I would never be able to sell the house as it wouldnt meet HUD standards. I still wanted to give this more consideration. I contacted the company that installed the home on the permanent foundation 25 years ago, and they came out and put in the tie-downs and anchors required at no charge. Once this was completed, I called and told XXXX that we would not be having them or their company repair this issue, or pay that much money to have it done. And that in fact, I had the company that sold and set up the home come out and add the additional anchors. I also told him we needed to complete the loan, as my husband was retiring soon, and property taxes were due, etc. XXXX advised me again to tell my husband not to retire, and in order to keep more cash in hand, that I should also not pay my property taxes that were due. That once the loan closed they would take care of the taxes. I had pictures taken of the anchors we had installed, so that AAG could see we were within HUD standards so we could finally close this loan. My husband retired, and thankfully, I didnt listen to XXXX, and paid our taxes. Soon after I was told that my home was still not anchored properly, according to HUD specifications. That the engineers at AAG were saying that the way our anchors were wrong, that my home was still unsafe and could be blown away, and that we still did not meet HUD requirements. That while the anchors/tie downs were there, they were wrapped incorrectly and would allow my home to move in strong wind. ( We live in Wind XXXX XXXX ). I asked XXXX to send me the specifications that HUD was requiring and that AAG was using, so that I could see exactly what they needed/wanted. What XXXX emailed me was not HUD specifications at all, but was an instruction booklet prepared by a Commercial company that sold anchors and tie-downs for mobile homes. I responded to XXXX, after doing some research with actual documents I downloaded from HUD.gov, that described how mobile homes were required to be tied down. HUD does not specify how the anchors are wrapped as whether it goes over or under does not make a difference. HUD specifies how far apart and how many anchors are needed, and how the anchors are attached to the footers. I have been told each time that I call, that AAG is waiting for their engineers to approve the loan. That they are looking the HUD requirements. My complaints are these : AAG has approved my husband and I for a reverse mortgage program, and eleven months later, while our case is still supposedly open, that we have had no results. This is a process they told us would take 6 to 8 weeks, 12 weeks at most. We are now 11 months in. After we would not allow their company or their affiliates to charge us almost {$5000.00} to repair my foundation and bring it up to HUD standards, and had this fixed ourselves, the contact between us and AAG dramatically went down, and we were constantly told we are still waiting for approval from our engineers. They are holding us to standards not of HUD, which we meet, according to HUD manuals and regulations for anchoring mobile homes. Instead they are holding us to an instruction manual from a commercial company that sells mobile home anchors. The home appraisal that was done, the delay was blamed on HUD approval of the appraisal, which took months and we paid out of pocket for. However, I have researched and found that HUD appraisals also include a home health and safety inspection that would have included an inspection of the roof, foundation, Heat and Air system, among other things. These were not done at the time of the inspection. Someone simply came out and took pictures of the outside of the home and the property, and never made contact with us. Had this been a true HUD approved appraisal, the issues with the foundation would have been found at that time, if they actually existed and were not just a way for AAG to take more money from us. The stress and anxiety that we have dealt with during this eleven months has caused me to have concerns about the safety of our home and our future in it, loss of sleep, etc. Also of the stress and anxiety of waiting for approval, lack of contact, the lies they have told, and the misleading scare tactics they used when communicating with me when they tried to get us to agree to pay someone they were recommended money we could not afford in order to make sure we were safe. This company should be held accountable for how they have treated us and handled our process, and those of probably others that are reaching out hoping to make their retirements better. They have lied, misled us, and in my opinion used sub-standard business practices during this process. I contacted AAG ( American Advisors Group ) about a reverse mortgage in XXXX, XXXX. My contact at AAG was XXXX XXXX. He explained the process and what was required to secure a reverse mortgage. In XXXX decided to move forward with the application process. A counseling session was scheduled, then an appraisal of the house - and all went well. My credit rating is in the low 800s, and the house was appraised at {$860000.00}. ( Later on in the process I was told by XXXX in an email, that was all meaningless. ) As a result of the appraisal, it was determined that the loan would be for {$420000.00} and the closing costs would come out of the proceeds which would net me {$390000.00}. I was assured that the appraisal fee and counseling fee were the only out-of-pocket expenses. I had explained to XXXX and to the counselor that I needed the funds for living expenses, so I could stay in my home and avoid selling shares in my company which I had expected to greatly appreciate in value over the next two years. All of the supporting documents requested for income and expenses were submitted by the end of XXXX. I was then introduced via email to XXXX XXXX on XX/XX/XXXX, a processor who would be taking the loan to closing. The following is the chain of events that followed over the next 7 weeks. Copies of emails to follow. XX/XX/XXXX I asked for an update and was told by XXXX that my loan was being submitted for clear to close and we are just about at the finish line. And I hope to be scheduling the closing with you next week. XX/XX/XXXX I learned that XXXX was no longer involved and XXXX XXXX was my new processor. She requested a copy of my most recent XXXX statement, which I sent on XX/XX/XXXX. XX/XX/XXXX Email from XXXX all conditions should be approved within 48 hours and the loan should move to clear to close. XX/XX/XXXX XXXX requested copies of my checking accounts, and stock accounts. Apparently, the loan process had now dragged on to the point where everything I had provided in XXXX was outdated and underwriting now needed current statements. I am beyond frustrated at this point and I expressed my frustrations in an email to XXXX and XXXX. XX/XX/XXXX In an email response from XXXX, he wrote First, the loan is approved. And then he goes on to explain about the delays in the process and why the underwriters are requesting more info. He also explained there was concern because the balances in my checking account had dropped {$30000.00} since XX/XX/XXXX. Im confused at that point since it was understood that I was applying for the loan because I had household repairs and expenses that needed to be taken care of, and since I was assured on more than one occasion that this was a done deal, I had moved forward with many of those expenses. No one had ever mentioned the amount of funds that were required for me to close. My income and expenses had not changed since the day we first spoke in XXXX. XX/XX/XXXX I submitted via email all of the requested statements which showed that the CASH I had in checking accounts totaled {$65000.00}. I also explained that I had funds in an investment club ( with four friends ) which added another {$22000.00}. I was then asked to provide supporting statements for the investment club. I was told on XX/XX/XXXX that the {$22000.00} would not be included because my share of ownership is at 24.396 % and I must own 25 % of the company. XXXX refers to it as a company, not stock ownership so there is much confusion there. More emails going back and forth where I offer to provide copies of XXXX for investments I have in other businesses. No response. This is not looking good and I have no idea why. XX/XX/XXXX I followed up with XXXX via email and once again asked for an update. In the same email, I let him know that I would be leaving for Michigan and would be having my mail held. I told him that I was also concerned about AAG sending anything via XXXX, since I did not want any packages or envelopes sitting at my front door while I was away. This happened once before and I was trying to avoid it happening again. XX/XX/XXXX Since I had heard nothing, I once again followed up and asked for an update. I received a one line email from XXXX XXXX that said We still need asst statements in your name only. No details, just that one line. I was confused. What else? I had already sent everything she requested on XX/XX/XXXX. At that point, I had no idea what else they were looking for. The loan approval wasnt going any further and I had no idea why. I once again expressed my frustration with the process, the miscommunication, and all the false hope that I had been given. XX/XX/XXXX I was told by XXXX in an email that the second income and asset check revealed a dramatic change in your funds and indicated you were short of the residual income necessary. THIS was the first I was hearing about residual income necessary to close. And {$65000.00} wasnt enough? The closing fees were supposed to come out of the loan proceeds anyway. But according to XXXX, the loan wasnt going any further without proof of additional assets. And it gets worse. XX/XX/XXXX - I returned from Michigan and found a letter in my held mail, that was dated XX/XX/XXXX ( the day l notified them I would be traveling ). The letter states Closing Instructions ; Note : Need assets totaling $ XXXX in borrowers name alone. And according to the letter, it was needed by XX/XX/XXXX ( that very day ). I was so confused at this point. What was all the back and forth concerning lack of adequate funds and additional assets. I had already provided them with proof that I had MORE than that ( {$65000.00} ) when I submitted all the bank statements on XX/XX/XXXX!!! I wrote to XXXX immediately and attached a copy of the letter, hoping it could still be salvaged. He responded via email at XXXX that night, telling me that even though the letter was sent with his name on it, it was the first he was seeing it - and that it was sent by the processing department. AND in that same email he wrote based on your inability to produce more assets and your displeasure with the process, I gave instructions to cancel the loan. So my loan was cancelled because I was unhappy? Or, was my loan cancelled because - unlike the claims made in AAGs commercials - reverse mortgages are really NOT meant for seniors who need the money in order to stay in their homes? Or, was the loan cancelled because the internal communications were so bad within AAG that XXXX really had no idea that processing XXXX XXXX? ) had sent a letter to me with his name on it detailing exactly what was needed in order to close. If he had emailed this extremely important, time sensitive letter ( knowing that I was traveling ) instead of allowing it to sit in my held mail this nightmare of a loan process could have ended with a closing. OR, I would have known exactly why it was never going to close. I still dont know the answer to that. XXXX isnt the only offender. Right from the start, XXXX XXXX could have cared less. When I questioned the need for the updated statements, she screamed at me to send the statements or the loan goes no further. Instead of providing details on what exactly the underwriters required for final approval, she sent cryptic, scattered notes with vague requests and ultimatums. XXXX XXXX and XXXX XXXX and AAG are now left to do this to someone else - while Im left to figure out what to do next sell my shares prematurely, sell my house, or apply for another reverse mortgage with what will hopefully be a more transparent and professional lender. This should never happen to anyone else, ever again. The emails from XX/XX/XXXX to XX/XX/XXXX are attached, along with a copy of the XX/XX/XXXX letter supposedly sent from XXXX XXXX.

Around the XXXX of XX/XX/2021 I was working with a man named XXXX XXXX representing AAG to do a cash out VA refinance on my home in order to pay off some credit cards and auto loans to simplify my monthly payment cycle and to provide money to pay for some serious dental work needed by my wife ( {$15000.00} worth ) There was sufficient equity in the house to do all we wanted to do. My wife 's and my credit scores were in the XXXX 's at the time. My current mortgage was and is up to date with about a XXXX XXXX % interest rate. They got an appraisal for about {$290000.00} with a balance on the existing mortgage about {$210000.00} The requested cash out was about {$40000.00}. I was assured via email by XXXX XXXX on XX/XX/XXXX that the new rate would be 5.00 % with {$410000.00} cash out and XXXX Monthly payment with Taxes and insurance. I received and signed off a form formalizing all this. Even with the increase in the interest rate from my existing mortgage, I was going to realize a lower monthly outgo because all of my existing car loans, credit cards and one collection were all going to be paid off so I was OK with that. Then the trouble began. XXXX XXXX was laid off by AAG, reportedly due to a downturn in loan activity and I had trouble reestablishing contact with AAG for what seemed like a long time, probably several weeks. Eventually a woman by the name of XXXX XXXX contacted me to say that she would be finishing the loan processing for us. But she had a list of things she needed me to document and tests or reports that needed doing including a drinking water test ( even though one had been done only about 1 1/2 years prior when we bought the place originally and we had upgraded the well system by adding a water filter and water softener as well as a series of water filters just prior to a new drinking water faucet on the kitchen sink that included an RO filter ), a XXXX XXXX Report and possibly others. Well, I provided her with the info she needed and she contacted two firms to get the tests done. I was not allowed to draw the sample myself as she said, in essence, that I could not be trusted to do it myself as I might cheat. I should have stopped the whole thing right then but we had already gone longer than XXXX XXXX XXXX had said it would take and I didn't want to lose the time already expended. The Water test was completed first and I authorized a quick turn test, but the sample when it was taken had to be sent to a lab in XXXX XXXX and sit in line until they could find time to do the test and they were busy. Then a local man came out and crawled around under the house for a while and when he came out he said we were missing two sets of XXXX XXXX straps which needed to be placed at the corners of the house. Now we live in an area that the XXXX XXXX XXXX classifies as Never getting hurricane force winds since among other things we are located in the high XXXX area west of XXXX XXXX. But, I researched and found a supplier in XXXX XXXX who said he had just what we needed and off to XXXX XXXX I drove ( 200 mile round trip ) only to find that my Manufactured House was too old to use the supplied kit because the main rails were not I-Beams but were C-rails and there was no way to secure the tie-downs. So back I drove and came back with a different kit that could be used and My son and I proceeded to install these straps and document them photographically and I sent the photos to the engineering firm on the east coast. The date is now towards the end of XXXX. Oops! The XXXX firm contas me to say that while we did a good job with the ties we installed, there was no evidence that the OTHER 10 sets of straps were present. After going back and forth ( I actually downloaded a 400 page document from HUD to look this stuff up ) a few times I was unable to convince the Engineer in Training that those straps were not required according to the HUD document. So back to XXXX for another set of straps. They sent them via XXXX but shorted me 5 sets. So drive back to XXXX to pick up the remaining 5 sets. ( another 200 mile round trip ). To a local tool rental place to rent a heavier duty impact drill than mine which sped up the process off drilling 10 5/8 '' holes 4 '' deep in 40 year old concrete runners which supported all the piers that support the house. This was necessary because the older concrete gets the harder it gets, a process that never ends. So, The entire XXXX XXXX weekend spent under the house ( quality time with my son ) installing the rest of the straps, documenting them with the camera, and sending them to the engineering company, who finally signed off on the foundation report. All this on a house that had a masonry wall all around the periphery that was far in excess of any HUD requirements. Done? Not quite. They wouldn't accept a photograph of the required HUD Data plates on the back of the house so they had another person come out to verify them which he photographed for the purpose. Done? Not quite. The credit scores were now older than a month ( for the 2nd or 3rd time ) and a new hard check had to be provide ( again ). By this time all the credit checks had banged the credit scores down into some deep holes and we were told that we n longer qualified for a loan and were denied. So. More than 5 months of effort, over a XXXX dollars expended in what were probably unnecessary tests and retrofits and an excessive number of hard credit checks later we were denied. By this time the " Fed '' had also been busy raising the interest rates which had been going on from probably the beginning of this effort. I now suspect that their underwriters saw the rates going up and since they had committed in writing to 5 %, needed something to use to get out of funding the loan at those now lower rates. So multiple credit checks until they were too low to qualify. That or a large amount of incompetence on the part of AAG or their " underwriters ''. Either or both ways, it has left me in a bad position. Since it was originally going to be only a month or so to close, I went ahead and borrowed the money needed to get my wife 's dental work done expecting to soon have the cash to pay it off. That turned out to be a bad decision on my part, but she really needed the work. Now I'm left with tanked credit scores, insufficient monthly income to pay off the dental work loan and no way to claw my way back up to a decent score again. Had this refi been completed as promised I would be sitting on no debt beside the mortgage, a decent credit score and sufficient income to pay the mortgage every month with no angst. And on top of all this inflation keeps chipping away at me like a crazed beaver. My only recourse is to find a decent job ( coming out of retirement ) that can help pay all this stuff off, which is what I am doing.

This is the latest email that I sent to XXXX The short sale amount is for XXXX. I have been dealing with them since XXXX. To say that this experience has been the most frustrating experience I have ever experienced is an understatement. I honestly hope this is an isolated experience and not your normal procedure. The is the first time we have ever gone through the short sale process and had no idea all that it entailed. The number XXXX problem that has been consistent since the beginning of this process is lack of communication on your part. It first started with their death certificates that I had to resend several times not once did you send a simple email or a phone call to let me know that you couldnt read the death certificates. How am I suppose to know you cant read it if you dont notify me. So a simple email or phone call could have taken care of this but a simple procedure took around XXXX months to rectify. I was told the reason that the property was put in foreclosure status was because I didnt get my paper work in due time. We would send in what was asked of us. Then we would call and I would be informed you needed something else. This all started around the first of XXXX and here it is the middle of XXXX. So fast forward to now I am going to put down a time line from XXXX XX/XX/XXXXXX/XX/XXXXaround XXXX talked to XXXX I believe she told me all the paper work was there but to be honest Im not really sure. But she did say that the foreclosure was put on hold. XX/XX/XXXX around XXXX talked to XXXX and I think she also told me all the paper work was in. She informed me that the foreclosure was on hold. I then called the attorney handling the foreclosure and she informed me that in fact the foreclosure hadnt been put on hold and that they had filed at the XXXX XXXX XXXX on XX/XX/XXXX. I called back and honestly did not put down who I talked to because I was so upset by this time I believe I hung up on them. XX/XX/XXXX around XXXX talked to XXXX by far she was the rudest of all the people I had talked to. She informed me that they didnt have the HUD report or the XXXX I asked how was it all of a sudden all of the paper work wasnt in. She had no response we talked for several minutes then I asked about how a loss of mitigation and a foreclosure could be happening at the same time? She then informed me she couldnt talk to me because I wasnt an authorized person to speak to. After I informed her that I was she told me that the foreclosure was put on hold but couldnt provide me with a date. So once again I call the attorney that is handling the foreclosure and she said no it isnt put on hold. XX/XX/XXXX around XXXX talked to XXXX to try and get XXXX to respond to our emails to update us on what was happening and find out why everyone keeps telling me that the foreclosure has been put on hold when it has not been put on hold. She connects me with XXXX. I asked XXXX about not being able to have a loss of mitigation and a foreclosure at the same time. He informed me that I was given misinformation and that the foreclosure wouldnt be lifted until you have funds in hand. After I talk to XXXX and he assures me that all paperwork is in and that all she has to do is accept the offer. I asked him when I can expect for her to get back with her and he said I should hear back by Wednesday XX/XX/XXXX by the latest. I then asked if I could email him on that Friday if I hadnt heard back and if he would respond and he said most definitely. I emailed and no response from him. XX/XX/XXXXaround XXXX talked to XXXX he said everything was in just waiting on XXXX he emailed XXXX and XXXX responded to him I asked to talk to XXXX but XXXX connected. XX/XX/XXXX around XXXX talked to XXXX where she informed me a new appraisal has been ordered. I lost it!!!!!! She starts digging around and looking and she discovered that in fact the appraisal is still good until XX/XX/XXXX at midnight. She got higher ups involved and even called me back after hours to see if I had heard back from anyone. Im feeling really good at this point because Im thinking finally. WRONG!!!! XX/XX/XXXX around XXXX talked to XXXX and he basically said that a new appraisal has been ordered after I explained that the appraisal is still valid he tried to reach out to XXXX and XXXX both had left for the day. I will be calling back in the morning. Here is the questions XXXX XXXX was assigned this short sale on XX/XX/XXXX and she ordered the appraisal on XX/XX/XXXX she received the appraisal on XXXX what was she doing from XXXX to XX/XX/XXXX? This was the first and only contact she sent to our attorney. My attorney has even reached out to her and no response. Now here it is XX/XX/XXXX and she still hasnt sent an acceptance email to anybody. I just want to get through this sale and be done with XXXX but your company just keeps hiting me with something. I have not been able to sleep since we received the foreclosure papers form XXXX XXXX. I have been advised to file complaints which I guess at this point its the only thing left to do. Living in Louisiana we have unique laws that no other state has. I chose to believe the lawyer that your company hired and telling me that the foreclosure is in progress and we are just waiting for them to knock at my door with the papers. It is a simple procedure that you can go on XXXX XXXX website and open a rail and start a task to put the foreclosure on hold but for whatever reason you choose not to do this. I have been informed by XXXX different attorneys that I need to file a complaint with CFPB because of us having a loss of mitigation in progress. In closing I wish you would pull my file and listen to all of the phone conversations and use this as a training session as how not to handle a customer. There is a serious problem with the entire Reverse Morgtage Loan Process.This includes the HUD authorized issuers of the required Reverse Morgtage Counseling Certificate, which educates borrowers to the realities of a Reverse Mortgage Loan prior to applying for the loan. No one is protecting the elderly seniors. When the XXXX XXXX finds out that AAG wrote a loan for a man who XXXX months prior to the Loan Closing was being treated for amongst other serious ailments a, " History Of XXXX, '' I pray for condemnation from the public and outrage so potent it leads to a review of all of loans written by AAG. I have attached a discharge summary from XXXX XXXX in XXXX, XXXX from XXXX XXXX that is absolute proof of my Dads XXXX. I saved my Dads Home from Foreclosure this past XXXX when a XXXX XXXX XXXX XXXX XXXX ruled in my Favor against AAG ( Morgtage holder of the fraudulent loan given to my demented Dad # XXXX. ) The Judge found out that the issuer of my Dads Reverse Morgtage Counseling Certificate added a note to the HUD database that stated, " Understands Most of The Concepts. '' Yet, this XXXX issued a XXXX of XXXX to either my Demented Dad or someone purporting to be my Dad. The esteemed XXXX felt a citizen should understand XXXX ' of the concepts of a Reverse Morgtage XXXX when life 's biggest asset is at stake, ones home. How many countless other XXXX Citizens who are mentally ill with varying degrees of mental illness or totally UN-diagnosed have had their homes fraudulently taken by AAG??? There needs to be a through investigation of all AAG loans. CFPB, what are you going to do about this my forth and final Complaint regarding this Fraudulent AAG XXXX XXXX XXXX # XXXX. They gave a XXXX to a senior XXXX who was long suffering with and being treated for XXXX!! CFPB, can a citizen suffering from XXXX enter into any type of legal agreement in XXXX? This loan needs to be voided due to fraud and the XXXX cancelled as homeowner was not legally able or mentally capable of entering into any legal agreement. In foreclosure court AAG finally admitted the initial XXXX Application was fraudulent but that my XXXX somehow was duped into actually signing closing Documents thereby making the XXXX valid. What?? That ; XXXX XXXX!! But XXXX records show its true. My Dad was being treated for Medically Documented XXXX ... Now XXXX? AAG, do you remember the amount of money I told you I was going to sue you for!?? You doubted my word and caused me great pain, time and expense!! Now you will pay!! I had submitted my Dads autopsy report which stated XXXX XXXX ' to you and the CFPB in my initial complaint. Also, I submitted emergency room visit notes that mentioned my Dads XXXX. Being permanently XXXX an taking harsh debilitating XXXX XXXXs for XXXX XXXX XXXXXXXX It took me quite a while to get copies of the medical records I needed, records prior to the Loan Closing that prove without a doubt my Dads suffered from XXXX, thereby illegal for him to sign any binding contract. Now What!! Simply checking the identification of the woman ( XXXX XXXX ) listed as XXXX Contact on the Loan Application would have revealed she was too old to be my Dads Granddaughter as she was stating to AAG. Simply checking the telephone number listed as my Dads home phone number would have revealed that number belonged to XXXX XXXX not my XXXX. Simply taking a real look at the imposters picture pasted onto my Dads expired drivers license that was submitted for ID, the XXXX XXXX should have been deemed fraudulent. If the XXXX Notary would have checked the race of the borrower listed in the loan documents ( which was listed as white male ) against who was before him at the Loan Closing this loan should have been cancelled. AAG chose to just attempt to bully and lie ( thereby making themselves criminally complicit in the fraud ) their way thru the court system in their effort to just steal my Dads home via Foreclosure truth be dammed. Something their legal machine appears to routinely do. AAG you have run into a XXXX and XXXX situation. I have not even begun to load my slingshot. I told you I am a firm believer that truth stands on its own. CFPB please contact me and utilize this case to call for an audit of all AAG loans. Please contact HUD to inform them to tell their Reverse Morgtage XXXX XXXX XXXX that if they have any hint of doubt regarding a borrowers ability to understand loan concepts, they should NOT issue a certificate of completion. Are the HUD approved Counselors actually abiding by current HUD rules? CFPB simply giving a copy of this complaint to AAG and accepting whatever they say, then closing this complaint... Your agency is not going to look very well in the eyes of public opinion. Do something!! Additionally, I have opened a complaint with the N.C.Commissioner of Banks and the XXXX XXXX XXXX of The Department of Justice regarding this matter. I'm retired, in constant pain, permanently XXXX with XXXX separate disabling conditions and fighting metastasized XXXX XXXX... Those ailments pain pales in comparison to my anger with AAG at what I've had to endure. What my sister did is so hideous you don't even offer a choice for it. My mother passed XX/XX/2021. She left us ( my sister and I ) a house that was paid for and nothing owed against it. Approximately 30 days after my mothers death my sister, her boyfriend, and her daughter took out 2 loans against the house, using my sister daughter as the borrower, which my mom may have put 10 years ago when she got mad at everyone and said she was giving all to XXXX ( my niece ) but my niece changed and my mother reconsidered back to original plan ( original will of to my daughters XXXX and XXXX ... share and share alike. ) In addition my sister contacted an attorney and had the new will my mother had written ( i never got to see ) to make " some changes '' this attorney told me. He never met me my mom in person until the day of signing. My sister was there. I knew nothing about it. My sister was acting as my moms caretaker the last year of yer life. So my sister told my mom she found an attorney who would make her new ill legal and binding and protected, but instead my sister took the will my mother wrote and and had it modified. After my mother signed the will that looked like the one shed written in a hurried scene at the front door of the hospital she was at where becasue of the onset of coved 19 no one was allowed in. The will was slipped through the crack in the glass doors my mother signed and returned original to attorney. My sister than approached attorney that she needed the original so the attorned scanned the paperwork while sitting in his car ( according to him ) and my sister took the original. 2 weeks after my mothers passing my sister came forth with this to the family via email. Upon registering the will for probate it turns out there is no longer an original and it is clear why. 2 pages of the will are different and appear to have been " slip-sheeted '' in after my moms signing. these are the two pages that are most important as to what is left and my mom would have noticed these changes even though she have not noticed others, unsuspecting, and my siseter chose an 18 page will that was full of unnecessary content. These pages are darker and do not include the same line down the left side of the page left by the printer as the rest of the pages. I know my mom did not write this will. In the will there was one statement : " This house does have a reverse mortgage '' {$180000.00} HUD shows {$250000.00} ( appraisal district shows house valued around {$130000.00} ). The money was deposited into my mothers account and at one time at a Federal Hold on to Reclaim benefits. My sister has been mean and shady then entire time. Our first probate hearing is set for XX/XX/2021. In addition, i contacted the Lender, AAG prior to the first dispersement and told them my mother was dead. They asked for a death cert which i didn't have but said i should send probate papers so me contesting will and they would give a financial record of the property. They never did. I called several times trying to stop the loan until i was left a voice mail messge saying i had no authority to inquire about the property. My sister worked on this plan for about a year and half before my mother died I have since discovered along with the additional details i can provide, dates, amounts, etc. Thank you for any assistance you can provide. I can not even find a probate attorney who will take my case once they start hearing about the potential fraud and possibley illegal manuevers that were done. Once i acquired the death cert on my own because my sister has locked me out of the house drives my mothers new car made her funeral arrangements without me and has apparently been slandering my name for the last year so that my absense would be explained. My mother just died and I am heartbroken. I don't even know how to explain to you finding out what she has tried to do has affected me but i'm keeping it together for one reason. My mothers Last Will and Testament has nove even been presentede. My sister re wrote her will so that my sisters wishes were heard. Not my mothers. My mother worked so hard as a single mom and paid off her house to leave to us. There were no favorites, no unoridinary issues, just a greedy sister. But my mom more than earned the right to have her wishes heard. There was never a second of doubt when i read the will my sister said she found via email that my mother did not write that will. And i believe the the will submitted to the attorney my sister hired posiing as my mother was my mothers original will. I haven't seen any of them except the very first one my mother wrote. American Advisors Group XXXX XXXX XXXX XXXX. XXXX XXXX Chairmans Office XXXX, CA XXXX XXXX : Loan XX/XX/XXXX Mr. XXXX XXXX, This is my 50th attempt trying to get resolution to a problem that started on XX/XX/XXXX, so I am a little out of patience and definitely entering the shock and awe point. I hope you can help. Last year, in late XXXX ; the City of XXXX had a computer glitch ( and a shortage of employees due to COVID ) that caused thousands of eligible people who were on their tax relief program to get mistaken bills. I alerted AAG immediately both by FAX and email. I got no response from either. I dont consider a BOT response on an email that says we will get back to you in 48 hours, a reasonable response. Of course the City recognized their era and once again I was in the tax relief program as I have been for a decade. And my email to AAG was unanswered. I sent a copy of the Citys letter to AAG by FAX and assumed since no one responded, that the matter had been handled. It wasnt. Your company paid the taxes AFTER getting my letter, which I am sure no one read. They slapped the tax onto my loan plus interest and immediately put my loan in default. There have been at least ten phone calls, where I get shuffled from department to department. Sometimes hung up on, always talking to someone who never follows up. It can eat up the better part of an day. On XX/XX/XXXX the City of XXXX sent the money back to AAG. But still it appears on my statement as due/ default and I get periodic threatening letters from AAG telling me that in 30 days you will call my note. I LOVE having unnecessary stress dumped into my lap during a pandemic when I am already in a high risk group. One of your agents in the default department, actually said this to me ; we get the info from faxes and emails but we dont answer. We just dont. Just ignore the letters we send if theyre in error. What exactly does that mean? Too busy to be bothered or we just send out what we want, deal with it? I have never heard such a disconnected attitude. He talked to me in the same manner as everyone connected to AAG does, as if I am of little consequence being a single, senior woman. I am not owed an explanation, its beyond insulting in this current climate. But heres the bigger issue, my house was undervalued at closing. I live in a hot neighborhood and rates are low right now, I want to get far away from AAG and look to another lender. But I cant because my loan isnt in good standing. I posted a review on XXXX and on XXXX. Ironically, after dealing with this for almost 5 months with no answer ; someone from AAG responded to my review in 24 hours and gave me your CARES line. That was interesting. The woman I spoke to explained a lot to me about how there is barely even a skeleton crew handling all these mortgages. She promised it would be resolved. It wasnt, but I did get a semi personal response from AAG that you were looking into it a few days after that call. But that was almost a month ago. This problem started 5 months ago ; thats beyond excessive. Please dont cite COVID as the reason ; customers dont get a COVID break, why should you? You certainly didnt give one to the City of XXXX for their error. AAG is falsely reporting my loan history and continues to do so. This is adversely impacting my life. I have more than done my due diligence in this matter. I want this loan taken out of default, the money refunded with interest and I want a letter confirming all of this has been done. If I dont see it in a timely matter or some acknowledgement that a live person is working on it, I will have to seek any legal recourse available to me. AAG has to have the worst loan servicing department ever. Please see supporting documentation. Thank you for your help, I sincerely hope someone will respond. I suspect it might be time for AAG to consider its relationship with XXXX, a company with XXXX employees!!! Theyre not helping your reputation. And why they service 90 % of all reverse mortgages is another topic. ( And as I finish typing this, I just missed a call from the Default department. It was XXXXXX/XX/XXXX Of course its that 800 number that no one ever answers and no name on the voice mail. Its after 5, its a recording anyway. ) ABOVE LETTER SENT TO AAGs chairman, no response. Since sending it AAG has called twice to verify that I live here and two days ago sent a stranger to my door to inquire if I was the owner. THIS IS HARASSMENT AND INTIMIDATION

This Reverse Morgtage loan # XXXX is an INDISPUTABLE FRAUD and is currently under criminal investigation by various law enforcement agencies. AAG is undeniably complicit in this fraud committed against my XXXX XXXX XXXX Dad. At XXXX XXXX my Dad had no online presence and the Email and telephone number used to obtain the required HECM Counseling session Certificate for this loan belongs to XXXX XXXX XXXX Evidence of Fraud Committed by AAG & XXXX XXXX against XXXX & XXXX XXXX : Summary : XXXX ) On XX/XX/XXXX XXXX XXXX of XXXX XXXX XXXX XXXX XXXX ( allegedly ) entered into a Reverse Mortgage loan with the American Advisors Group ( AAG ). In the Closing Documents under 'BORROWERS INFORMATION ' there is a XXXX XXXX XXXX listed as 'Alternative Contact. ' The Loan Closing Documents show an EXPIRED BY ONE YEAR fake drivers license was utilized as proof of ID for this loan. The picture on this fake license IS NOT my DAD. Additionally the AAG Loan Originator ( who must be complicit in this theft and fraud ) also signed off twice that my Dads race on the Closing Documents is XXXX XXXX. ' My Dad is obviously XXXX XXXX. XXXX ) On XX/XX/XXXX XXXX days after mortgage closing XXXX wire transfers were initiated from my Dad XXXX XXXX XXXX XXXX XXXXXXXX account # XXXX XXXX XXXX. The first wire transfer was a Deposit of {$45000.00} from XXXX XXXX XXXXXXXX XXXX XXXX XXXX XXXX ) into the account. That same day a wire transfer for {$45000.00} was transferred into XXXX XXXX XXXX, a fraudulent account set up by XXXX XXXX aka XXXX XXXX, aka XXXX XXXX XXXX B ) Prior to this transfer of funds the longtime Bank XXXX XXXX account # XXXX XXXX XXXX XXXX XXXX XXXX XXXX, the mailing address had been faudulently changed from his real home address of XXXX XXXX XXXX XXXX XXXX to XXXX XXXX XXXX XXXX, XXXX XXXX. I contacted American Advisors Group ( AAG ) on XX/XX/XXXX about a Home Equity Conversion Mortgage and spoke to agent XXXX ( XXXX ) XXXX. We spoke at length about the program and I requested more information. XXXX explained the process I would have to go through for the HECM and I provided an overview of my situation so he could make a pre-determination. He said at that time I was a very good candidate because I owned the home outright, I have maintained the home to good standards and my credit was good. He asked to run a credit score on me which he said would not impact my credit score. He also said that my credit would not be a determining factor in obtaining the loan unless I had defaulted on a previous mortgage or declared bankruptcy. None of these applied to me. He also informed me that it could take less than 2 weeks. I complied in all of his requests including a HUD application, HECM counseling by a certified professional and the release of all my information. On the first application, XXXX explained that since my wife was not 62 years old, he would process the application in my name only with her as a non-borrowing spouse. We filled out a complete application with an independent third party representing AAG. A few weeks later, XXXX called and said that we had to fill out another application because the the first one had expired with HUD ( I came to find out later that HUD gives 90 days for the application process, so that statement was a lie ). XXXX stated that a second application was needed in my name only. We complied with his request and filled out a second application with the same third party representative. The third party explained that AAG was expediting the application, so we did this on a weekend at great inconvenience to us. Once again, agent XXXX said that there was no problem obtaining the loan. We were provided with copies of all of the loan applications with specifics as to how much we would receive, the interest rate and all applicable charges and fees. We agreed for AAG to have the property appraised by an agent of their company to finalize the loan amount. This was done and we heard back from AAG the next day that everything was in order. During the entire process, AAG performed 5 hard credit inquiries which negatively impacted our credit scores. After that, we did not hear from AAG for about 2 weeks. Contact attempts were not returned. However, we were contacted by our home insurance agent who stated the AAG petitioned them to be placed on our policy as a financial partner. After many contact attempts, I was able to speak with XXXX supervisor, XXXX XXXX, who informed me that they would not be approving a HECM for us due to XXXXage ( XXXX ). I asked her if XXXX age precluded us for qualifying for the loan, why werent we informed when I first requested information about the program and we would wait until she turned 62 but received no answer. She only told me that she was turning our application over to senior agent XXXX XXXX for processing on XX/XX/XXXX. After not hearing from him by XX/XX/XXXX, I called him about our application. He stated that we didnt qualify because of my credit score that had been lowered by their multiple hard inquiries and the fact that all of the loan funds would be held in reserve for taxes/insurance if not paid. I believe this was a lie as well because we released our credit history showing no delinquency on either of these 2 line items. We were required to pay out of pocket for the appraisal and were going to be charged {$3000.00} for the loan fee. We have full documentation on all of these claims. I allege that we qualified for the loan but AAG was negligent in failing to provide the funds. We also were negatively impacted by multiple hard credit inquiries. Since then, we also had our personal information stolen twice ( the only times we have ever been compromised ) which we feel was due to providing it to multiple entities during the loan process. We filed a claim with the Ohio Attorney General, but we do not feel our case was given due diligence because the AG had been elected to the Governorship and had no interest in anything but his lengthy political career. We also feel lucky that we did not lose our home due the fraudulent and unethical business practices of AAG.

AAG A PREDATORY LENDER FOR THE ELDERLY! To whom it may concern, I have every intention notifying the ILLINOIS Atty. Gen. AND the XXXX XXXX XXXX and writing a letter to the XXXX XXXX & local news channel XXXX XXXX because of the predatory practices of a AG. I will tell the ILLINOIS attorney general that after five months of leading MY XXXX YEAR OLD MOTHER on this lender had no intention on giving us a reverse mortgage. We were told over and over again by the gentleman handing our account that we were finally approved and it was just a matter of time, well five months later we still don't have loan. I have all the texts of all the promises that XXXX our AAG loan professional had sent me. Countless times in my text I told him that we were going to quit because we didn't think we're going to get a lone. XXXX the AAG agent was frustrated by the underwriter too, he kept convincing us that we were already approved and they were just slow an understaffed at the time and that was not an issue of our ability to get this loan. This let us on for months and months. I have all the text that show the dates were supposed to close and XXXX convincing me not to give up because we're already pre approved. I decided to run my own credit report today XX/XX/2020 only to find that because of another hard inquiry into my credit report by AAG my credit score dropped another ninety one points because of this ill-advised inquiry that I never approved, had they told me they were going to investigate my credit report again I would've told them don't you dare. So now with two hard inquiries my credit score is dropped 180 points, my ability to get a loan for my mother and me is all but gone! this emotionally devastating process to an elderly woman has aged my mother 10 years because of the roller coaster ride an promises not kept. What's XXXX telling us we were excepted and just the way we wasted all that time we got behind in our debt now we are dead in the water with terrible credit scores and nothing to show for. This practice should not be allowed especially for the elderly my mother is beside yourself I've washed your decline every time I walked in the room and told her they want more debt paperwork add me three years of tax returns wasn't enough they had to keeps streaming along and then checking my credit again not you down 98 points was the last straw. I speak to you is a client of a AAG whose credit was ruined by them because of their lies and falsehoods whose mother 's health has declined because of them and just want to warn anyone over the age of XXXX that if they really need the money and they're getting all excited about getting it don't get too excited. If you have a weakened condition I don't recommend a AAG it will run you through the ringer because you've more hardship than you already have. It's amazing to me Credit score and ability to collect income especially because in two months I will easily be able to make my reverse mortgage payment if I choose to do so and I'll still be collecting Social Security and also I have a pension on the way and a 401 ( k ) needless to say I'll be making as much money in retirement this I make now. Dear CFPB staff, My name is XXXX XXXX XXXX , and my American Advisors Group Loan No . XXXX was initiated on XXXX . My " debt-free '' property was appraised by an AAG co ntracted appraiser for the amount of {$700000.00}. I was very patient during the processing of my application, even when encountering less than professional and efficient service from their staff . One of seve ral incidents has occurred with my loan processor, XXXX XXXX . I emailed my AAG Sales Manager, XXXX XXXX , on XXXX to check on my loan, and he advised me that XXXX XXXX tried to call me on XXXX but that my line was busy. Of course, I do have an answering machine and when the line is busy calls go directly to voice mail. I have no record of receiving any such call to either my home or cell phone numbers. XXXX XXXX claimed that the reason for XXXX XXXX 's call was regarding her inability to locate some of my financial documents, when in fact I sent all of the documents listed on the AAG Conditional Approval N otice dated X/XX/XX . So I immediately called and then followed up with an email since she did n't answer her phone. I continued calling XXXX XXXX on XXXX and she finally answered the phone and said that she was busy with another client and that she would call me back in XXXX minutes. I never heard from her. So I sent her another email asking what additional information she needed. XXXX XXXX did not respond to my email. So over the period of approximately eight days I continuously called her leaving voice messages along with emails. I was finally able to speak to XXXX XXXX on X/XX/XX , and reiterated to her that I did provide all of the required documents via a " confirmed '' XXXX 2nd D ay service delivery to her attention on XXXX XXXX XXXX . XXXX XXXX 's request for me to re-submit documents via email which I had already provided causes me to believe that this company was irresponsible and failed to securely handle the requested documents containing my highly sensitive and personal information. Again not receiving any updated information from XXXX XXXX , I conti nue to email XXXX XXXX and ask him to assist me.by forwarding my messages to XXXX XXXX and that she please call me. After my initial contact with AAG in XXXX XXXX XXXX , I was informed by XXXX XXXX that the loan process could take as few as 60 days and that the average was about 90 days to complete. Based upon this information I secured money from a private source for legal fees which had to be paid immediately. However because of the excessively long processing time of my AAG " Advantage Loan '', this private funding has cost me over {$8000.00} in interest. In addition, t he estimate d AAG origination charge of {$7200.0 0} ( equaling approximately 4.9 % of the total loan ) is unreasonably excessive ... and further contributes to the financial burden already placed on me. Then on X/XX/XX , af ter five ( 5 ) month s since initiating the process, I received a Notice o f Denial from AAG. I t stated that they are not able to approve my loan due to " Insufficient equity for XXXX loan amount requested ''. First, AAG offered m e the specified loan amount. Second, it seems apparent that the CFPB Consent Order a nd civil money penalty issued to this company on XXXX XXXX XXXX did not sufficiently motivate them enough to ensure that I would be provided with the highest quality of customer service. Due to my XXXX, I can not submit my account number at this time. I applied for a Reverse Mortgage, I submitted all the required documentation. The loan officer 's name was XXXX XXXX with the American Advisor Group. It took me a little longer to gather the information, because of previous XXXX. Finally, I submitted all the required documents. I had to keep calling to get updates, about the loan. XXXX XXXX did not follow up with me with status reports. After XXXX XXXX, did not respond I reach out to her manager XXXX XXXX at XXXX. I talked with XXXX twice about the loan, telling him that his employee told me one thing after making several calls, to her and was unable to contact XXXX XXXX I was told something different, for instance ; I first mention I needed XXXX. My mortgage balance was or about XXXX. I had about XXXX equity in my home. I did consent to XXXX pulling my credit report once, then a second report pulled for XXXX only because I was within the 30-day time frame without being penalized. After submitting my documents, I was told I could only receive XXXX. I mention that I had made some commitments and the XXXX would not work. XXXX came to my home with documents for a new application and told me my credit was fine and ask me to endorse the documents, she also mentions she would ask her Manager XXXX to wave some of the fees, and was pretty sure he would wave the fees. Therefore, netting me with XXXX and she asked me if it would work for me. I endorse the documents and never heard from XXXX, so I repeatedly called her to conduct a conference call with me and my daughter, and XXXX never responded back to us. On the following Saturday, I tried to reach out to XXXX XXXX and left a message for him to call me at my daughter 's home with no success. My daughter and I had some additional questions. I emailed XXXX my daughter 's phone number for her to reach out and answer some questions and XXXX never followed up. After trying to contact XXXX several times, I finally called again, and XXXX answered her phone ; she mentioned I had a problem with my credit after telling me my credit scores were fine. That's when I called my credit monitoring agency and found out that AAG had made 15 credit inquiries to my credit file. I email XXXX XXXX about this matter and reply by asking me if I could prove the matter and I replied yes I could prove it. I also mentioned that there was a difference in the credit scores stated my recent scores were higher than the score notification I received from AAG inquiries. In addition, when I first received XXXX XXXX 's packet to complete, there was a counseling booklet, where I had to pay {$100.00} for a counseling session before my application could be processed. I called the agency, reached a male counselor who took my name and ask me for XXXX XXXX 's information and my credit card for the {$100.00} and told me he would email me a form to send to XXXX, and the call was completed. The counselor never talked about the information in the booklet, but yet I was charged {$100.00}. I mentioned the matter to XXXX XXXX. I also asked XXXX XXXX about me qualifying for the revere mortgage, I mentioned in XXXX XXXX XXXX commercial about Reverse Mortgages, XXXX said you did not have to qualify, but yet XXXX XXXX 's company pulled 15 credit inquiries for my file. If youre thinking about taking out a HECM Reverse Mortgage with AAG ( or with someone else ; shop around and talk to a financial advisor or planner first ) be very, very careful ( if you have an older house ), it is risky - YOU CAN LOSE IT IF YOU DO NOT MAKE PAYMENTS. It maybe good for some, but for me it was a big mistake to consider it. Example : First they required me to sign a stack of legal documents about one-half inch thick ( Im not exaggerating ) late at night just before the cafe was to close with a notary public without reading over the documents which would have taken a few hours and the copy of documents I received, for some reason didnt exactly look like the ones I signed when I got home ( I maybe wrong on this there were so many ) ; these documents were based on the value of my home from what a XXXX price was. A value AAG does not accept. They do not tell you the fees associated with it up front ; you have to apply for the loan first. Fees are VERY high. Second, I had to have a talk with a consultant for {$120.00} as to what a HECM is which was a waste of time and money because if one goes to XXXX XXXX XXXX it explains it very nicely and in more detail. Third, I had to have a HUD inspector come to the house for {$450.00} to evaluate the house and bring it up to HUDs standards at my expense. Either she was incompetent or HUDs evaluation procedure needs fixing. The price she placed on my home was way below the value of the house by half or more by comparing it to similar homes within five miles that had been recently sold ; this would work if the house was in a track home complex where every house looked the same but not all different types of houses as in my area that may or may not be similar based on square footage, acreage, and whatever else. Fourth, AAGs fees are too high. Initiation fee and all the other fees ( thousands of dollars ) they tack on using a higher interest rate than the national mortgage rate, plus, if a Line of Credit is used, they can jack up the interest rate over the life of the loan ; its not a fixed rate, so when it comes time to sell, one doesnt know what the actual cost of the loan is. Fifth, having to deal with someone over the telephone or email whose a thousand miles away. Sixth, if one takes too long to accept all their paper work, understand it, and terms, they ( seems like ) will pressure you to accept or have the application canceled. Seventh, Not deciding if I want to take the loan or not, AAG switched my home owners insurance to them, did not pay the bill, and I got a notice my house insurance was being canceled - they made a huge blundering mistake! and hinted huffily I made the mistake - I never told my insurance company. Eight, I sent them emails with questions only to get some questions answered, some partly or incomplete and some not at all. Ninth, I started on the premise I wanted a HECM ( and still do? ), but after all of the above, I decided it wasnt worth it with AAG. They offered me a paltry sum up front and said maybe Id get more in a year while charging thousands of dollars upfront that would be tacked onto the loan balance and charged variable interest for the life of the loan. Like I said, for some it may work, I consider it a scam. If you need money, there are other alternatives to consider like talking to a bank, financial advisor or planner first - research & research & research. XX/XX/2021 ( Friday ) The appraisal company left a message on my phone to set up the appraisal. XX/XX/2021 : I emailed the rep at AAG " Because of a life changing event in my family, I am postponing all further action on the reverse mortgage until further notice. The appraiser contacted me for the first time on Friday, XX/XX/XXXX ( wrong date should read XX/XX/XXXX ) by leaving a voice message on my phone during my work hours. Seeing that nothing was scheduled I would appreciate it if the charge to my credit card ending in **** be reversed asap. When things settle down in my family, I will reconsider a XXXX and contact you. We have to clean baseboards and floors after the appraiser has already reinspected our property once. Now we have to have the foundation inspected at a cost of {$620.00}, after the appraiser reinspected our property and passed the crack repairs to the exterior wall. After looking at the reverse mortgage handbook provided by HUD / FHA i do not see any mention of cleaning requirements. Why is this necessary according t o AAG a nd XXXX XXXX ? We have taken the counseling class twice becaus e AAG is so s low to process the loan. {$150.00} total cost of {$300.00}. IN FACT THE FOUNDATION INSPECTION IS BEING PAID FOR BY US IF IT IS INCLUDED IN TH E MORTGAGE FUNDING. No need for foundation inspection at a extra cost of {$620.00}, does AAG make extra money or kickbacks for ordering multiple inspections? However, I am required to get a card to put on hold in the even you decide to back out of the loan or the loan does not go though. I see you are already working on the boards and cleaning the flooring. I would like to explain why. The stains and substances could potentially be a hazard to the property. In order for FHA to insure the loan the property must be to their health and safety standards. We have to play by their rules considering this is an FHA insured loan. Value of your home- We have a set appraised value to your home already done by a licensed appraiser. I believe your loan officer h as gone over that with you. Unfortunately, sites like XXXX and other real estate site do not give accurate lending values and can not be used in any professional lending institution. Please make sure all your mortgage payments are made as you usually have them done, until the loan has funded. I hope all is well and will continue to work on your loan on this end and please let me know once the work has been completed regarding the stains and I will send the appraiser out to sign off on it. My father passed away XX/XX/XXXX and as Successor Trustee of the Living Trust the asset is held in, I contacted the reverse mortgage company in writing on XX/XX/XXXX of my intent to sell the property to pay them off. The communication was sent to the email address they provided, and I received an automated confirmation they received it. I inquired with them to determine how much my father owed but they would not speak to me until they received the required paperwork in the XX/XX/XXXX communication. I called on several occasions only to be told the paperwork was under review but that it has not been completed yet, so they were still unable to tell me how much my father owed them. After several weeks, one of the clerks form the company told me they never received my paperwork sent to them on XX/XX/XXXX and gave me another " expedited '' email address to send it to. I resent the information on XX/XX/XXXX and that clerk did remain on the line with me to confirm it was received. Upon obtaining an offer to purchase the home, a payoff request was sent to the company in accordance with their instructions. Their internal policies require a 7-10 business day turnaround time upon receiving a written authorization to quote a payoff. They received said written request on XX/XX/XXXX. Multiple calls to the company confirmed receipt but that they will not quote the payoff, and had until XX/XX/XXXX to do so, which is 11 business days from the XXXX ... Today is XX/XX/XXXX and after not having received the payoff quote, they were contacted but advised that they " never processed that request. '' First, we were told they never received the request, which appears to be standard operating procedure in the first response customers are given. It was only with persistence and demanding they review again that they found it being received on the XXXX. I have had to delay the closing on the sale of the property solely due to their lack of submitting the payoff to us in a timely manner and it appears I may have to do it again. I believe the delay in my loan closing and payoff of the debt with this company should not cost me any additional interest or fees that the company will tack onto the loan since it is their gross negligence that causes these delays. It is apparent that the company intentionally drags out these processes to earn more and more income off of their clients. Further, I believe the company operates under standard practices that are unfair and deceptive in that they intentionally make it difficult for their clients to do business with them when they are faced with a client wanting to satisfy a debt. I am in the XXXX industry, XXXX specifically, and I am disgusted by the lack of regulation on these companies when other XXXX industries are hammered by regulation.

On XX/XX/XXXX my wife and I applied for a reverse mortgage with American Advisors Group ( AAG ). The application was taken in our home by AAG representative XXXX XXXX ( NMLS ID XXXX ). On XX/XX/XXXX we completed the home counseling with XXXX XXXX as a prerequisite to the loan application. We received a U.S. Department of Housing " Certificate of HECM Counseling '' ( Certificate Number XXXX ) signed by XXXX XXXX XXXX XXXX. On XX/XX/XXXX our home was appraised at a market value of {$680000.00}. The appraiser was XXXX XXXX XXXX, XXXX ( License No.XXXX ). We paid for both " counseling '' and appraisal and had no issue with the individual or company involved. Our file was assigned to AAG processor XXXX XXXX on, or about, XX/XX/XXXX. I sent Mr. XXXX all requested documents including bank statements, retirement documents and tax returns and he confirmed receipt on XX/XX/XXXX. At some point between XX/XX/XXXX and XXXX Mr. XXXX resigned or was terminated. The loan reassigned to XXXX XXXX. Documents I had submitted to Mr. XXXX were lost and had to be resubmitted. I wrote a letter stating my concerns and spoke to AAG Divisional Manager, XXXX XXXX, On XX/XX/XXXX I received an email from Mr. XXXX that our loan was " conditionally approved ''. This is where the actions of AAG become suspicious and lack transparency. For the past month I have not been able to secure a final loan approval. These are the relevant facts ( 1 ) my wife and I are over 65 years old, ( 2 ) we took the required HUD course, ( 3 ) our median credit scores were both well over 720, ( 4 ) we were never late on our primary mortgage ( 16 years ), and had no other mortgage or loan payments late in the past three years. Despite all of this positive history an unidentified AAG underwriter raised an issue about homeowner association ( HOA ) monthly dues that were paid late. These HOA payments were oversights of very small payments and did not result in any collection accounts or liens. Once AAG was satisfied with our HOA explanation, the unnamed, unidentified AAG underwriter questioned our income. This is suspicious since our reverse mortgage will ( 1 ) require us to bring over {$60000.00} to closing ( which we have and provided documentation ) and, ( 2 ) will reduce our monthly expenses by {$2500.00} per month. We we not seeking payments from the reverse mortgage because we did not need any additional income. The reverse mortgage in our case is not a necessity but a proactive retirement action. Finally, what we are seeking is clarity and transparency. This is a Federally insured loan program that should be processed in a clear and nondiscriminatory manner. It is now XX/XX/XXXX, and despite several promises of closure we have yet to receive any.

This complaint follows and complaints numbers ; XXXX, XXXX andXXXX. The complaints are all related to the same loan and are hereby incorporated by reference. This will be my final complaint filed with the CFPB regarding this matter but it an important because it underscores the issue set forth in my initial complaint. The issue from the outset has been a lack of transparency and honesty by representatives of the American Advisors Group regarding the basis for the denial of a reverse mortgage loan my wife and I applied for in XXXX of XXXX. Since we had never been denied a mortgage loan in our 45 years of marriage, had credit scores over XXXX and a net worth more than three times the amount of the loan we requested we were taken by surprise. In XXXX of XXXX I wrote a letter to the CEO of AAG stating my concern that someone in the process may have seen our drivers licenses, that were collected during the process, and decided they did not want my wife and I to get the loan because of our race. Next came a call from an attorney for AAG, XXXX XXXX and a conference call with three AAG employees for the stated purpose of explaining why the loan was not approved. Then came the series of CFFB complaints and replies from AAGs XXXX XXXX, Complaint Resolution Manager. Mr. XXXX role has been simply that of a gatekeeper who denies or rephrases every issue with the hope that the complainant will simply go away. While this will be my last CFPB complaint on this matter it is not because I am going away. I will be filing a HUD complaint as a prerequisite to Federal Court filing, which I have one year from the time of the incident to file. I do not believe I will be able to get answers to from AAG without the legal discovery process. The only reason I filed this final CFPB complaint is to put into the record that AAG has made yet another claim that is not true. Mr. XXXX claims that a copy of the XX/XX/XXXX Statement of Credit Denial, termination or Changesent on XXXXwas delivered to your residence on XX/XX/XXXX at XXXX XXXX. I am attaching to the complaint an Affidavit signed by me, under penalty of perjury, stating that no such letter was included in that mailing. This is a critical document because it will officially establish AAGs basis for the denial of the loan. As I have noted in my previous complaints, my wife and I have yet to receive written notice that the loan was denied and why. AAG has asserted that HUD guidelines prevented them from approving the loan. If this is so they should simply cite the relevant rules. As I have said from the outset, my only concern is determine if discretionary decision were influence by illegal discrimination.

To whom it may concern, This letter involves damage, theft of personal property and possible fraud caused by the property preservation company XXXX XXXX XXXX XXXX XXXX, Their employees, contractors, and or subcontractors. On or about XX/XX/XXXX XX/XX/XXXX secured and winterized this property at the request of the servicer and/or lender due to taxes that were not paid by the borrower. During this time frame the property was vandalized, Items were taken form the home, and the improper winterization of the property caused major water damage within the home. The property preservation company replaced a roof on a shed stating that they replaced XXXX square feet of roof deck and roofing material. The issue is that the shed is only XXXX '' by XXXX '' for a total of XXXX square feet. Then they charged for XXXX sq ft of roofing material but install XXXX different roofing materials on the roof. It is my understanding that HUD has to approve these repairs and in just this one issue I believe the maintenance company may have committed fraud based on the false statement of square footage of the shed roof. I have been dealing with these issues since XX/XX/XXXX with The Maintenance Company ( XXXX ) The Servicer ( XXXX ) and The Lender/investor ( AAG ) as well as the insurance carrier at the time ( XXXX ) Insurance Co. Obviously to no avail. All entities involved refuse to accept responsibility. I have detailed documents supporting all my concerns and have run into walls with all involved. I am requesting that someone contact me so that I can get some questions answered and hopefully offer a solution on how to move this issue forward. I am currently seeking {$7700.00} in restitution for Vandalism, Theft of personal property, Fraud, and water damage due to improper winterization of property. In the XX/XX/2016 I submitted a request for a reverse mortgage with American Advisors Group ( AAG ) a nationally advertised finance agency which specializes in allowing seniors, age XXXX and over, an opportunity to " remain in their own homes '' by establishing a line of credit and freeing them from monthly mortgage payments as long as they remain in their home. Soon after the process began I was hit with a series of financial demands. First there was a fee of {$120.00} for a required reverse mortgage counseling course. Next there was a {$450.00} fee for an appraisal. As a result of the appraisal there was a requirement that co2 and smoke detectors be installed in my home 's XXXX bedrooms at a cost of about {$150.00}. The appraisal said the home is worth {$120000.00} with an outstanding principal on first and second mortgages with XXXX of {$93000.00}. In addition to the appraiser I also had a visit from an AAG agent and during his visit he had me sign a series of what I assumed were contract agreements which, among other things, notified my home insurers, XXXX XXXX, that AAG was now my mortgage holder. All this occurred by XX/XX/XXXX. I had no further contact with AAG until after the holidays. I had been told in XX/XX/XXXX that the process would be completed by early XX/XX/XXXX and that I would be able to use money that would be going in lieu of a XX/XX/XXXX mortgage payment to buy XXXX presents. This statement was made by my mortgage counselor, XXXX XXXX. During the second week of XXXX after weeks of not being able to contact AAG, I finally contacted XXXX XXXX. I was informed that his loan committee had declined to approve the reverse mortgage. The reason he gave was that the {$34000.00} equity to loan debt margin was not large enough to approve. On XX/XX/XXXX I received a 2nd-day air package from AAG with a form letter explaining the denial. Their reason was listed as not being able to verify enough income to cover closing costs. At no time was I ever asked in I could cover such costs nor was it ever suggested as to the amount of closing costs or that it would be my responsibility to bear them. At no time in the process prior to XX/XX/XXXX. was there even a hint that the request would be denied. I find this all ironic in that AAG 's advertising campaign makes reverse mortgages seem like a constitutional right guaranteed by President XXXX and endorsed by high-credibility spokesmen such as the late XXXX XXXX and XXXX XXXX.

On or about XX/XX/2016 I called AAG about a reverse mortgage we went through the steps needed and the-the appraisal. On XX/XX/XXXX when we received the appraisal, a XXXX XXXX XXXX XXXX Processor we talked to and was told about things on my credit report ( In which I took care of. ) XXXX repair. XXXX called with an attitude mad because we contacted XXXX, He started taking up for XXXX asking us in a smart way She never contacted you back, you never heard back from her? we told him then and before that she never responds. I called back and asked for XXXX manager and a recording we received, and I told her how XXXX was acting an ask for an apology. XX/XX/2016 Nothing yet. So I called XXXX XXXX ( The people who handle the appraisals ) I spoke to XXXX and was informed that he had not received nor heard anything from XXXX XXXX XXXX about the appraisal not being correct, And they are the ones whos suppose to contact them about this, and he will email XXXX about this concern. So from XXXX When we received and told XXXX about this, it was never taken care of nor sent back for correction.

We contacted AAG mortgage company in hopes of obtaining a Reverse Mortgage back in XXXX of this year 2022, they put us in contact with one of their agents named XXXX XXXX in New Jersey we filled out the preliminary application they checked out Credit and Mortgage balance and said we were qualified to proceed with the process so we talked with a HUD rep about counciling after that we sent in all the proper documentation and they said everything was fine so they set up an Appointment with a HUD approved appraiser they needed our Appraisal to to be a certain number and it came in over that figure our processor XXXX XXXX sent us a document to have the Appraiser to come back out because she had to signoff on a carbon monoxide installation XXXX XXXX called back and said all documents were done she called XXXX XXXX to get the loan closed he sent a document for us to sign for the payoff and it had a loan approval # on it we sent it back and he said we will close by the end of XXXX then XXXX XXXX called and I asked her if I should make pay my Mortgage payment and she said I can't tell you to make or not to make a payment but if you do you will just get a check back so we decided not too so XXXX call me a few days later and said we found a document and couldn't fundthe loan so we told him we wanted our Appraisal and our counciling money back because before we went through all the application and documents they should have checked everything from the beginning so he said he would look into it never called us back so We called AAG told them our issue and we were told we would receive a call from the head of the cares dept they said she was higher up than a supervisor or Manager she called me Friday and asked what I wanted done do you want your money back or I see your loan is showing you are approved what would you prefer I said we still want the Reverse Mortgage her name was XXXX said she would call us back on Monday and she did not we have made numerous phone calls left messages and have been completely ignored we need help since we are on a fixed income and need some answers sounds like these people don't even know what they are doing and bunch of liers and thieves we need a solution to this problem either fund the loan or at the least give us our money back for the financial pain suffering and heartache they have caused.

I began the process of refinancing my current reverse mortgage in XXXX, I was informed in early XXXX that the loan was approved and everything was moving on fine, we were just waiting for the appraiser and the property survey. I paid {$2400.00} on the survey which took everything from my emergency funds. This was done in early XXXX, what they were wanting was for someone to tell them that Zone D was not used in this area. I contacted HUD and they sent an email informing the underwriters that the flood mapping was not used in this area as there was no way to get certificate of elevation. I have been calling everyone I could think of trying to find out if there was such a thing for the area I live in and not even the County offices of XXXX XXXX has this information, this in an unmapped area and covers all of the unincorporated areas. I was told in the middle of XXXX that the paperwork from my original reverse mortgage will be used and the loan could continue. Then at or around XX/XX/XXXX I got an email demanding a statement from someone the the Certificate of elevation be written by someone, they had me call my insurance company, the FHA, HUD or anyone else that just I am above the 100 yr flood zone. I have sent all information that is on the FEMA web site that states there are no information regarding the flood level in zone d. Therefore I am not able to provide them with the certificate they are requiring when it does not exist. I feel that the underwriters are only following what AAG has in their manuals and refuse to accept the fact that this can not be done and are not using due diligence to take further steps to check that the information I have given them is true. They have refused the approval of the loan until the receive something that does not exist. I am a the widow of a XXXX XXXX on a fixed income, they have already made me use my emergency funds for the survey and holding at least {$11000.00} in a trust account to pay property taxes for which I am exempt from paying. I feel that I am being discriminated against because of a Certificate of Elevation which does not exist. How can they demand something that doesn't exist then refuse to approved the closing of my loan when I already have a reverse mortgage with this company.

I had a reverse mortgage with American Advisors Group in XXXX, but they sold the account to another company, on XX/XX/XXXX, I received from them telling me the amount of the equity that I have on the house and I want to redo the loan, so I contacted them, but I told them that I want to do a conventional loan this time, they assigned the loan to someone named : XXXX XXXX XXXX and his licenced ID is XXXX they phone number is XXXX, he never talked to me about the loan I always be the one who called him to find out about the loan after I called him over and overabout the loan, he told me it was his manager who was on the loan and would processed the loan, I waited and waited, his manager has ever called me nor anyone else then I called XXXX XXXX again, thent he told me that loan was assigned to someone called XXXX, in the two week frame, I received a disclosure paper to sign which I did and returned to her, and never heard anything from her, I waited and waited, called and called, left a message and message to her, still no response from her, after I wait so long with no response, I called the customer service department explaining the situation asked to talk to Mr.XXXX manager and the customer service department representative told me that she would email him regarding the matter, he never called me nor emailed me regarding the situation, but after several weeks, I received a voice mail by someone called XXXX telling me that she is on the loan and she just wanted to introduce herself to me and she wanted me to call her which I did, when I talked to her she seems to be nice and we had nice chat, she told that she was sorry but she would review everything and in the couple day she would call me, she never did but every two weeks I have called her and any time I call her, she told me the same thing by saying in the couple day I would called you she never did, I called her four separate time two weeks apart frame, she kept saying the same thing, I am really tired of it, that cause a great harm because if they told me they could not do it, I could contact another company, even now I know what is going on, it has been six month since this transaction started andit is on that, I am filing this complaint today

I applied for a reverse mortgage with AAG in XX/XX/XXXX. I was approved but they said there were a few things I needed to fix. Clean up a few spots, and install carbon dioxide detectors. There were some other things that they said I needed to fix but they were outside and we had an early snow so they were going to set aside some money from the loan, after my contractor gave them a bid, for the work to be done in spring but I had to pay for the work first. Than they would give me the money back. I had to have the appraiser come back to check the few things I had to do. At issue was I have a lot of stuff in the basement and their underwriting department is making a big issue of this and they wanted me to move everything out of my basement so the appraiser could spend 5 minutes looking at the walls. I also had to pay for a structural engineer to come who gave me an all clear of the basement other than the few things to be done in spring. I have written 2 letters to the president of AAG. I never received a response from him. I have spoken several times with a XXXX at their XXXX office who after dragging this out for yet another week told me today that now the underwriting department has decided that I have to now pay for the grading outside to be done that they already approved to be done next spring, that I have to pay for a mold inspection to be done, even though the appraiser only noted one mold spot and noted that it had been cleaned up. The spot was because my tenants wash machine leaked. And than I have to have the engineer come back. Again payment has to come out of my pocket. {$600.00}. And my application and appraisal will expire in 4 days. Tomorrow is XXXX eve. XXXX said they could do an extension but I have to have all the above done. When I asked why there was a change and basically the underwriting department can do what they want. I feel this is in retaliation for my complaints to the president and complaining about there processes. I feel basically harrassed. I am asking for your assistance in this and I think their should be some consequence for their behavior. American Advisors Group. Summer XXXX until XX/XX/XXXX. I applied for reverse mortgage on my home. I was told my application was approved but I had to finish my application by a certain date I ( I believe it was XXXX XXXX, XXXX ) to lock in a XXXX XXXX FIXED interest rate. I finished by the date. After months, I received my contract. It was a XXXX XXXX variable rate! They just shove it under your nose and expect you will be stupid enough to sign it. I do not believe it was deliberate fraud. As I will show below, I believe it is a result of sheer INCOMPETENCE. I had four different representatives, and each one seemed to know nothing of what the predecessor was doing. I was asked for dozens of things, which were difficult to obtain or which they could have easily obtained. For instance, they wanted proof that there was no mortgage on another property I owned that was not the subject property. How do you prove the non-existence of a property interest!!!! They wanted receipts for property taxes paid. This is XXXX and all the information can be easily obtained from public records by them. Nevertheless, after obtaining all the information they wanted, the next agent would come in and not want any of the things the predecessor did, but rather would ask for all new things. They tell you that they will have a property interest in the management of your property because they hold the mortgage, and I do not object to that. But they want control over all properties you own anywhere, not just the one they will have a mortgage interest in. They wanted me to put a homeowners policy on another property I own in another state, and to pay property taxes on that property. But the other property is absolutely none of their business. Even if I were to lose that other property, or for that matter even the subject property, under California law it would not affect one iota their mortgage interest in the subject property. Apparently, they are just too stupid or incompetent to understand this. They really need a course in real estate!! Reverse mortgages can be a good idea for many. And there are many reputable companies. I am a California attorney. I recommend consumers use a company other than AAG.

My name is XXXX XXXX and I started a reverse mortgage application with American Advisors Group ( " AAG '' ) in XX/XX/XXXX. I believe the start date was XX/XX/XXXX. It has been over 5 months and I still do not have a reverse mortgage. I have been lied to and led on by this company. When we started this process in XX/XX/XXXX, the agent at AAG told me he would have me closed in XX/XX/XXXX. XX/XX/XXXX came and went with no reverse mortgage. Meanwhile, my present home mortgage company was calling me because I have been unable to make my house payments. The agent at AAG told me not to talk to my present home mortgage company. He said we would have this reverse mortgage closed before they could start foreclosure proceedings. Well, I AAG toward the end of XX/XX/XXXX and got some excuse about not closing after the XX/XX/XXXX of the month. So, XX/XX/XXXX came and went. Then in XX/XX/XXXX, AAG had me do sheetrock and painting repairs in my house. The agent at AAG told me to just hang some sheetrock and paint. He said we could get this reverse mortgage done after that. I called the agent the first week of XX/XX/XXXX and he told me we were just days away from closing. About three days after that, they came back with another repair I had to do. I had to put covers over some outlet boxes. The agent told me to take pictures of the repair and send it to him. About 5 days after that, they called me and said they could use my pictures and would have to have the appraiser come out and take pictures, but they finally got around that. Then, the agent called me on XX/XX/XXXX and asked if I could find the phone number for the notary service we had used before. He said that we could close on either the XX/XX/XXXX or the XX/XX/XXXX if I could find the contact info for the notary. I found it and gave it to him. I also gave him a second notary contact information. On XX/XX/XXXX, he told me we would close on XX/XX/XXXX. Well, that did not happen. Now, my present home appraisal expires on XX/XX/XXXX. So, we have to get another appraisal, and who knows how long they will drag this out. XX/XX/XXXX will be 6 months of trying to get this reverse mortgage. I feel I have been lied to and led on.

A reverse mortgage was taken on the residence in XX/XX/XXXX. The mortgagee died in XX/XX/XXXX. As a trustee of the estate, I have tried since XXXX to get the payoff amount on the loan, to pay it off so the house can be sold. The company, American Advisors Group, has stalled and avoided providing this information since XX/XX/XXXX and it is now XX/XX/XXXX. I have been told the the payoff amount will be sent within 7 to 10 business days at least 3 times. Each time the payoff amount changes before I can get the payoff on the loan. I have since found a buyer for the property and the American Advisors Group ( Reverse Department ) then required their company to do an appraisal on the property. This took several weeks and I am now having the same trouble getting the appraisal from them. I have spoke to several customer service representatives regarding this issue and each time there has been an error on their part to include sending the information to the wrong email address! My frustration has peaked and I asked to speak to a supervisor to get the problem resolved and get both a payoff and a copy of the appraisal. I was again told 7 to 10 days before it could be sent. I spoke to XXXX who claimed to be the supervisor and she told me that nothing could be done and that their procedures involved other departments and the 7-10 day timeline would still be observed even though the mistake was theirs, meanwhile the interest on the reverse mortgage continues to grow and consume the equity left in the property. I asked to speak to XXXX 's supervisor and she refused to accommodate the request and said that it was n't necessary and that she was the only supervisor necessary for me to talk to, preventing me from escalating a complaint. This is a clear stall tactic being employed by the company to delay the payoff of the loan and to bolster their profit. There is no recourse or process available internally to get American Advisors Group to provide timely service on such a predatory tactic, contacting an actual supervisor to file a complaint is impossible at this point. I am begging for assistance through the Consumer Financial Protection Bureau. Please help!

I am writing this letter in hopes you can help me. I am a XXXX-year-old senior citizen who performed a reverse mortgage with AAG in XXXX of XXXX. At the time this was a positive experience but that has completely changed. In XXXX XXXX we had a issue with water backing into my home. I contacted a plumber who fixed the issue then I contacted another to mitigate dangerous wastewater that had inundated a part of my basement. I called my home insurer who after damage appraisal provided me a check for just under {$14000.00}. I also contacted AAG to inform them of the claim, it was now the problem arose. The check was made out to me as well as AAG ( the insurance company said this was standard practice as the check was over {$10000.00} ). In late XXXX the mitigation contractor XXXX XXXX, began calling me asking for payment. It was then that I contacted AAG by phone and they said to contact their claims division in Texas which I did mainly by phone. By XXXX AAG still had not paid the claim to XXXX XXXX and XXXX XXXX threated to send me to creditors. It was at this point I reluctantly decided to pay XXXX XXXX directly with the belief I would be repaid by AAG from the check my insurer paid them. THIS WAS NOT NOR HAS BEEN DONE. I have called multiple times and sent numerous emails to AAG and their claims department only to get the run around. It is now XXXX of XXXX and I have not been reimbursed for out-of-pocket expenses {$9200.00} nor has any work been started for repair much less completed. They have taken advantage of me, committed fraud and theft. Ive been suffered financial and emotional hardship because of their deceptive practices. It is my hope that you have the power to force them to do what they should have done, as well as press charges, institute fines and rescind their license to do business in the state of Colorado so they dont take advantage of other as they have me. They bride employees to go online and give glowing reviews on XXXX and XXXX, but in reality many employees are being bullied and harassed by management. The agent with whom I spoke, XXXX XXXX, mislead me into thinking there was a possibility of a reverse mortgage even tho the property ( manufactured home from XXXX ) was not eligible. I told him the type and date of the unit on the first call in mid XXXX. As a result, AAG charged me {$470.00} for an appraisal fee which was never conducted ( taken via debit card XXXX on XX/XX/XXXX ). I have been trying to get a refund of the fee since early XXXX. I stopped negotiations for this loan with XXXX XXXX & AAG on XX/XX/XXXX through email after finding information on AAG website about the elibility of the property. When I told XXXX about what I found on the website, he said the website wasn't always accurate. In email he indicated that he had submitted a request for refund of the appraisal fee ( XX/XX/XXXX and XX/XX/XXXX ). Subsequent follow up calls and emails resulted in XXXX XXXX advising me via email on XX/XX/XXXX that I had to contact the appraiser for a refund. Subsequently contacted the appraiser who had not been paid for the service as it was not performed. The funds were taken by AAG and should be returned by AAG. I am XXXX years old and living on Social Security with little savings. I felt a reverse mortgage would provide a safety net and was willing to invest in the counselling and appraisal to procure it. XXXX XXXX advised there was no issue with my credit rating. He should not have encouraged me to pursue the mortgage. On XX/XX/XXXX I received a statement of credit denial for loan # XXXX, dated XX/XX/XXXX for the reason of " Property does not meet minimum HUD standards. '' I am requesting that AAG return the {$470.00} for the appraisal fee that was not cconducted. I am also requesting that AAG reimburse me for {$120.00} that I spent to acquire a Certificate of HECM Counseling from Credit Card Management Services that was required to pursue a second mortgage. XXXX never should have referred me to such counselling as he was advised in the first contact call the type and date of the property. This is now a complaint because AAG doesn't know their business. The knowledge of HUD loan requirements, and should have never unnecessarily pulled credit prior to qualifying property. They did not disclose this to me and after inquiring they had all the paperwork that they needed however they wanted the documents that I provided the depth of that release me from my obligations and removed the obligation from my credit report. I was released from my obligation due to medical issues that occurred in 2016 I worked diligently with the company which was a timeshare company and if I agreed to forfeit all right and money that I had already invested they would release me without any ramifications or collection efforts. Once I explained I did not provide them any documents then the underwriter stated they needed a letter from the hospital which I was treated back in 2016. I explained to the company due to the pandemic and short staff that will be close to impossible however I did forward my records that I was able to go online and retrieve and sent to them noting the dates that I was in the hospital in XXXX XXXX in a XXXX XXXX they then stated only a letter would suffice. In XXXX XXXX I began discussing a reverse mortgage with XXXX XXXX of American Advisors Group. As of today, although all the paperwork has been submitted and the loan approved was approved in XXXX XXXX, they have failed and refused to go to closing. XXXX XXXX does not return phone calls or respond to emails. There is always some excuse. It took months for the appraisal of my house to be completed. At the last minute, I was informed that I had to pay for the mortgage. The appraisal was finally done and then there have been one delay after another. If I did n't need the money to do certain repairs or to reimburse my savings for repairs already done, I would not be so upset. Each week there is another problem - he called to tell me that there was a mortgage on the house - no mortgage exists - the title company did not notice that when the mortgage was released in XX/XX/XXXX, the lienholder misspelled my father 's name, which they corrected with a second release of mortgage. Within 5 minutes of receiving the call from XXXX XXXX, I was able to show him what they missed. I had submitted all documents which XXXX XXXX said they needed, yet repeatedly I am receiving calls asking for the same documents over and over again. I have called numerous times and asked to speak with XXXX XXXX 's supervisor, no one ever answers the phone or when I leave a message, no return call is received. Last week I received a call from XXXX XXXX from XXXX XXXX XXXX and we went over judgments that were n't mine. Have not heard back from her. AAG has placed me in such a financial bind that I may not recover from it. XXXX should not be an approved HUD reverse mortgage lender. Please help me! We initiated a reverse mortgage XX/XX/2021 from AAG. We had been told that we would have access to our home equity to pay off a few debts and make some improvements to our home. Instead, without our understanding or approval, AAG removed access to our equity and instead will use our equity to pay our homeowner 's insurance and county taxes for the remainder of the loan. The last thing that our Loan Administrator at AAG told us before the closing was that he submitted our account without the hold on our equity. The closing was done by a notary in our home and we were told by him that he would not be able to answer any of our questions. The closing paperwork was over 250 pages. Within a couple of days, we did being to read the closing paperwork and suddenly realized the kind of loan we actually received. When we called AAG to discuss this, they said we went past the 3 day period to reject the loan, which again we didn't know anything about a rejection period, and so there was nothing they would do for us. We have tried to talk to managers and other higher level personnel at AAG but got no response as to what set us apart from other people. Our credit report is very good and we see no reason why we have been singled out for this change in the loan as we were promised. Your help in this matter is greatly appreciated. I look forward to hearing back from you. I am happy to provide any additional information you may require. We can only come to the conclusion that the reason for withholding our equity is that of my husband 's XXXX as there doesn't seem to be any other reasonable or logical explanation. On the first day AAG and I discussed this and AAG said no problem I will get the loan said I'd get it anyrate. My house is owned 100 %, no mortgage or debt, solely by me, nobody 's name but mine is on it. In my conversation with XXXX XXXX, specific requirements pertinent to obtaining a reverse mortgage loan were disclosed. They included purchase agreement, counseling, FHA appraisal, and financial disclosure, all of which were provided. Nothing more was requested or deemed required. I explained my current and past residency and lack of credit history. XXXX XXXX clearly indicated this was not a problem since I was " the perfect candidate for a reverse mortgage considering my age, marital status, and substantial net worth ''. Since that time, endless amounts of data have been requested and furnished whether the data was relevant or not. In early XXXX the account was reassigned to XXXX XXXX XXXX immediately after XXXX XXXX XXXX had called to advise the loan had been rejected due to a conflict between the XXXX XXXX XXXX XXXX XXXX, and FHA requirements. XXXX XXXX XXXX 's explanation of the facts along with my email to XXXX XXXX XXXX, AAG CEO resolved the issue overnight. The loan was then reinstated. XXXX XXXX has repeatedly lied, misled, misrepresented and failed to disclose requirements initially, and throughout the loan process. XXXX XXXX 's standard answer is " I do n't make the rules '', but he certainly knows how to break them This has placed all parties at financial risk, and in my case, resulted in health issues. on XX/XX/XXXX my husband and i applied and were granted a reverse mortgage from AAG. On XX/XX/XXXX my husband passed away and I informed AAG in a timely manner. They sent me paperwork to fill out to stay in my home as I am considered a NBS ( non borrowing spouse ). I took all the pertinent paperwork to my attorney and he had me execute the Non Borrowing Spouse Certificate, Administrators short certificate issued by the XXXX county, New Jersey Surrogate on XX/XX/XXXX ; Death certificate for my husband, XXXX XXXX XXXX, True copy of Administrators deed for the property in question and true copy of transmittal letter to county clerk. I was told by AAG that they had to receive all these documents within a 90 day time frame. All the above documentation were sent by fax and USPS by my attorneys office on XX/XX/XXXX. By XX/XX/XXXX of this year, i discovered an appraiser was looking for me : they told me to call AAG, which I did, they then told me they had not received the documents in time and i was going into forclosure. I went to my attorney and he spoke to AAG and we discovered they had received the documents on XX/XX/XXXX, so we thought the problem was solved. I received another call from AAg today, XX/XX/XXXX telling me that an error was discovered and they were now proceeding with forclosure. AAG claims my attorney, who has been practicing law for 30 years, left out certan wording and that made my claim null. I will be speaking to my attorney first thing tomorrow morning and wewill decide how to proceed from here, but both he and I have found AAG to be deceitful, obtuse and in general a terrible lender. Therefore, regardless of the outcome of my case, I would like to file a formal complaint against AAG for harrassment and deceitful practices.

In XXXX 2014 I obtained a reverse mortgage on my home with AAG. I am attaching various items of correspondence detailing the exact nature of my complaint, as my daughter prepared a very comprehensive letter that specifically explains the issues in the proper chronological order. I believe that AAG may have deliberately pressured me into entering into a mortgage with a Repair Rider ( which I expressly objected to several times prior to settlement ), and then provided advice and assistance intended to steer me toward default. The agent I worked with to initiate the loan advised me repeatedly after settlement that commencement of repairs was unnecessary as he had alternative loan products that would be available to me after my new loan had been in place for six months. When the time came to move forward on those assurances, he disappeared with no further contact being possible. I then obtained an extension from AAG and explained that extreme weather conditions were preventing contractors from scheduling my repairs until after XXXX XXXX. An extension was granted until XXXX XXXX ; as I feared, circumstances beyond my control resulted in the need for another extension. I contacted AAG and was told to submit my request in writing, which I immediately did. When I called back to check the status of my request I was told by the supervisor of the Reverse Mortgage Servicing Department that she did not submit it to HUD for a decision. Her response to my questioning of this was that she did n't need to do so because she knew they would deny it. I feel this company quite deliberately acted in a manner intended to lead to my breaking the terms of the settlement contract, resulting in default on the mortgage.

AAG solicits for reverse mortgage loans but doesn't even know the HUD Loan requirements for reverse mortgages. So they go forward wasting time and getting your money quickly to pay for an appraisal. Early in XXXX, we closed in on a reverse mortgage with a company XXXX. Their spokesman is actor XXXX XXXX. The ads on the Tv. seemed honest. We were told we had substantial equity and assumed we had some cash coming at the closing. The notary said there is no cash instead an amount of XXXX XXXX dollars was set aside for needed repairs. The money to be given to us after the repairs are made. I told them I need some of the money for a down payment for the repairs to get started, but they say no way. Now I have been informed that the loan is in default because the repairs are not done. With the covid and no money for a 30 percent down payment, I am locked out. The XXXX not-so-nice department sent me a letter of the statement says I have a credit line of XXXX to use. I call them in XX/XX/XXXX and I asked to have the money for a down payment for repairs and they told me I can not have the money because the loan is in default. Why did they send the letter to me in the first place? Now in XXXX I contacted the XXXX office which is accounting and residency verification told me that the XXXX office is breaking the law that that money is mine and to be used for any bill or project I choose. They told me that putting the loan in default has gone against us in the credit line making us look like we are behind in payments, there are no payments in a reverse mortgage. Either way this makes us look bad, it's like we are being punished for nothing.. The XXXX office is trying to straighten things out but the XXXX is not coperating. Nothing seems to be going anywhere. I would suggest starting with the XXXX office as they are trying to be helpful.

We are retirees seeking funds to repair our home We have a manufactured home which is nearly impossible to finance through a typical mortgage so we thought we would apply for a reverse mortgage. We applied to AAG and disclosed everything up front to the salesman who of course said 'no problem ' and assured us of several things he proved incorrect on. We paid, up front for counseling, a notary and appraisal to the amount of XXXX dollars. I related my concern that tree roots had disturbed the cinderblock skirt on our permanent foundation and he said 'due to Covid appraisals were no longer inspected on site so it shouldn't be a problem. '.so we paid the XXXX dollar fee Then they wanted an engineer report which we have declined because they, after some insistence on my part revealed that the damage might need to be repaired BEFORE escrow closing.. Repairs are why we need the loan but now we've spent {$800.00} only to flush it down the toilet. I believe they are busy keeping their Vendors healthy financially so when they feel safe about future real estate values and start approving loans again they will have appraisers et al still in business for their convenience They are extremely inattentive to my calls since their anxious request to send money for the appraisal which took 6 weeks to receive after numerous requests from me as to its whereabouts. When I received it was filled with SEE ADDENDUM which basically was a disclaimer for the appraiser since he could not visit the interior of the property, but merely photographed from the street. I think they had no intention of closing this deal

My mom, XXXX XXXX, passed on XX/XX/XXXX. She had reverse mortgage with AAGXXXX. I notified XXXX to inquire what next step was. I emailed them and received confirmation of email on XX/XX/XXXX requesting letter of intent to sell along with real estate listing and asking price. I notified them on XX/XX/XXXX that an offer was accepted and the house was in contract.On XX/XX/XXXX I received a letter from XXXX stating that the property was in jepardy of going to foreclosure. I called XXXX along with lawyer after receiving letter to inform XXXX once again that house was in contract. Since then I had been in contact with XXXX up until contract was signed and copy emailed to them in the beginning of XXXX, XXXX. Date was set for late XXXX or early XXXX for closing. On XX/XX/XXXX XXXX had lawyers file for foreclosure on the property. I received several packets of foreclosure paperwork starting on XX/XX/XXXX. The property closed on XX/XX/XXXX and XXXX was sent payoff check electronically. Complaint is that I was charged {$4200.00} in unecessary legal fees knowing that property was in contract. we were also charged 7 days additional interest after waiting 7 days for payoff figure from XXXX, {$130.00}. There was also a charge for {$170.00} for mortgage insurance from XXXX! Loan # XXXX XXXX, XXXX XXXX, XXXX XXXX XXXX, XXXX, NY XXXX. How can XXXX get away with chrging legal fees on a home that was in contract and they were kept informed by email as requested! Sincerely, XXXX XXXX ( XXXX ), XXXX

On XXXX XXXX XXXX with AAG emailed me a reverse mortgage loan # XXXX. On XXXX and again on XXXX, I sent XXXX emails with several questions on this loan. I never received any communication from AAG until XXXX by a phone call from XXXX XXXX XXXX with AAG. XXXX XXXX told me XXXX XXXX was promoted within AAG and this is the reason XXXX did not reply to me. This is not true since XXXX now works with another company. XXXX XXXX stated that my original loan was not approved, but then later on was approved. XXXX XXXX ran a credit report on me on XXXX while promising to send me the loan documents this same day. But, XXXX XXXX tricked me, and stated that I must first signed up for and pay for the Counseling Course, before he would send any loan documents. I called his supervisor XXXX XXXX. XXXX told me the same thing as XXXX XXXX. XXXX is not licensed in Missouri. On XXXX, I emailed XXXX my concerns about this trickery. Later on this same day, XXXX XXXX emailed me the new loan # XXXX. On XXXX, I missed a phone call from XXXX XXXX. On XXXX, I emailed XXXX XXXX with several questions concerning this new loan. On XXXX, XXXX XXXX sent me an email stating that he would address my 'questions by phone call only ' ; and 'we had management approval to lower the margin, unfortunately, the concession is no longer available '. XXXX XXXX is high pressured, very confusing, and he has lied to me, and now I guess XXXX XXXX will no longer communicate by email, and will no longer honor this loan.

A payoff for a reverse mortgage with AAG was requested and received for XX/XX/2020. Due to some problems with the financing company the the closing had to be postponed until XX/XX/2020. A request was made on XX/XX/2020 at XXXX XXXX by the title company for a revised payoff. The AAG said it would take five to 10 days to respond to the request. Since the the closing was scheduled for XX/XX/2020 this was not acceptable. Numerous call were made to the AAG Payoff department by the title company and the mortgage holder but they refused to provide a mortgage payoff. Because of the refusal by AAG three houses could not be closed as scheduled. The mortgage holder requested to talk to a supervisor they were told it would to 24 hours before a supervisor would be available. I believe they were just stonewalling me. I would think that the payoff could be determined quickly. If I called a bank or credit union I could get the payoff of a loan while I was on the phone. Additionally, they said that the payoff would be as of XX/XX/2020. This means since the request was made on XX/XX/2020 that about 28 days of interest would be received by the mortgage company that they did not earn, in affect the broower was being charged a penalty for payoff the mortgage early. The mortgage papers said there would not be a penalty for early payoff. It appears to me that rAAG did not care about their customers and was charging them for service they did not receive.

Please Read. This is new information. AAG did not have permissible purpose to access my credit report. Even if AAG has permissible purpose, AAG did not have my authorization to pay another to access my credit report on their behalf. Why doesnt AAG pull credit reports themselves? AAG argues as a person, not as a company, that they have permissible purpose to pull credit per FCRA Section 604 ( 3 ) To a person which it has reason to believe. Who is the person this person at AAG? HOWEVER, to make this worse for the consumer, AAG THEN hires another company, XXXX XXXX to pull a consumers credit report and has XXXX XXXX company attach their name as the one who pulled the credit report.??? So AAG argues they have permissible purpose but hires XXXX XXXX to pull credit who does not have my permissible purpose?? XXXX XXXX openly admits they pulled my credit for their client and refuses to give proof that AAG is their client? AND all Credit Reporting Agencies are aware of this happening, but do nothing to stop it. They simply point the fingers at their clients requesting my information. Perhaps the CRAs could institute some policies and requirements to stop this. They are ultimately responsible for consumers information. Now a persons information is at risk with AAG, XXXX XXXX and owner, XXXX XXXX XXXX, and all the other companies affiliated. And later all the companies can stand and point their fingers at each other.

I applied for a reverse mortgage at AAG and the appraisal was done on XX/XX/2018 I was assured by my adviser at AAG that a local appraiser with experience in my area would be chosen by AAG 's appraisal management company. Instead the appraiser came from a different county about 30 miles away with obviously no experience here. I finally received a copy of the appraisal XX/XX/XXXX and was shocked by the incompetency of the appraisal which was filled with errors, omissions, and an inaccurate lot description ( he left out a contiguous 12,600 sq ft ) lot that two other appraisers included in the site description. This small town has homes up steep narrow hills and or very busy streets, and those were the ones chosen. My home is in the " flats '' of XXXX which have entirely different prices. My adviser at AAG " challenged '' the appraisal but I received no info on this process and had a very experienced XXXX agent/30 yr resident of XXXX provide many comps to him which supported a price of about one million to 1.5- the appraisal was for {$860000.00} I paid {$500.00} for an appraisal which is useless and incompetent and have done both a XXXX complaint against AAG and a Bureau of Real Estate Appraisers complaint which is pending. I have asked AAG for a refund of the {$500.00} to no avail. I have many pages of documents and info to show how this all happened, but not sure which ones best to send/

On XX/XX/XXXX, I inquired about XXXX with XXXX XXXX XXXX XX/XX/XXXX AAG received the property title report with a lien on my property. I had no idea about this and my townhome is payed off. The person I was dealing with had left the company. No one for a while had contacted me. Then someone called me and asked if i still wanted to do the HECM. I said of course. I went through the leg work already. All of a sudden, the notary person came to my house and rushed me through all the tons of documents. Yes i signed them and got covid after that so did not double check everything within the 3 day period. They gave me the equity of XXXX. Then i find out they payed XXXX to macintosh law firm for the medical lien on my property. NOT one person discussed that with me and also the remaining equity went to a set aside XXXX. Also no one discussed that to me. The reason I got the XXXX was to have help with retirement. I disputed the medical Judgement with AAG. A month later I got a letter saying I do not have a case. I also asked them to look at recordings from before on the fact that not one person discussed the medical judgement or the set aside.I would have never done the XXXX if I knew this. AAG said that recorded calls are unavailable.. They now have control of my property and they took my equity. I have nothing. How on earth can they even allow me to get a XXXX loan knowing I had a lien

The AAG commercials air constantly and my elderly mother succumbed and agreed to take out a reverse mortgage. However, in the meantime, she made me promise that I would make certain, as the oldest daughter, that I would " save '' the family home for my youngest sister. I made the promise. I did not know how sick she was ; she hid a lot from her XXXX daughters. We found her passed on the sofa on XX/XX/XXXX after I got home from work. I looked at the cost sheet for this reverse mortgage and the charges are unconscionable. Further, the funds were received on XX/XX/XXXX and she passed on XX/XX/XXXX. I did not know that she took out the reverse mortgage ; I advised against it and I thought she had taken my advice. Our family house was built in XX/XX/XXXX when we returned from XXXX, XXXX with the XXXX XXXX. Our family are the only ones to ever reside in this house. My grandmother passed in this house, my brother ( XXXX veteran ) passed in this house, my father passed in this house ( XXXX XXXX veteran ), and my mother passed in this house. I am terrified that I am going to be unable to keep our family home because of this reverse mortgage. My mother only owed a small mortgage of {$4500.00}. I could have " saved '' our family home had it not been for this reverse mortgage. I just do not know what is going to happen in the future. If there is anything you can do, please help.

My wife and I entered into a reverse mortgage on or about XX/XX/XXXX with AAG. The process began in XX/XX/XXXX. At that time the taxes on our homestead we're deferred since XX/XX/XXXX. Upon AAG 's request we submitted proof of the tax status along with a copy of the Texas Deferment law. AAG accepted the status and indicated they did not required payment of any deferred taxes. Insurance was required and has been maintained. In XX/XX/XXXXAAG, by phone and by US mail stated while this was once allowed, they no longer hold that position and wanted all deferred taxes paid. In XX/XX/XXXX AAG sent the amount {$82000.00} to the county of XXXX. XXXX for property and MUD taxes our our property. The amount was incorrect and done without permission. The county is refunding the money and has reinstated the deferred status. AAG is threatening foreclosure if the taxes are not paid IN FULL. HUD has stated foreclosure is not available to over XXXX or XXXX individuals a copy of the ruling has been submitted to AAG. They are insistent this will be the result and have given dates the process will begin ( after XX/XX/XXXX ). At XXXX years of age to be put in this position, without knowledge this could occur, and with their assurance we did not have to bring the taxes out of deferment at the time of signing the reverse mortgage contract, mimics predatory lending practices.

I attempted to refinance my existing reverse mortgage with AAG ( American Advisors Group ). Things went smoothly from XXXX XXXX, 2019. I was working with XXXX XXXX. His AAG office is located in XXXX, CA, and I live in XXXX, CA. From the time I approached AAG on XXXX till the XXXX, Mr. XXXX was responsive to my calls and emails. Since XX/XX/XXXX I can not get Mr. XXXX, nor his supervisor, to respond to my calls or emails requesting an update on the status of my loan application. I have copies of the emails I sent and the ones I received from Mr. XXXX until he stopped responding. On XX/XX/XXXX I had a counseling session with a representative from XXXX XXXX XXXX. I have the counseling certificate as does AAG. The session cost me {$190.00}. On XX/XX/XXXX a notary selected by AAG came to my home and I signed the loan application documents. I have hard copies of these. I received a letter about one week after I met with the notary, informing me that my loan application would be nullified in fifteen business days if AAG didn't receive the documents from the notary they sent. I have no way of knowing if AAG received those documents in time since Mr. XXXX and his supervisor have not updated me. I would like clarification. Being 'ghosted ' by AAG doesn't seem like a good business practice. XXXX XXXX

AAG authorized an additional XXXX on a line of credit to my mothers reverse mortgage. In XX/XX/XXXX ( XXXX and XXXX ) and XX/XX/XXXX ( XXXX ) see attached. These were done with a simple unverified form - the signature on file is not my mothers, this would be simple to check from AAG. My mother was in the hospital during the first authorizations and would not have been able to sign and fax these forms, she had no authorized POA in place as well and managed her finances. She was also very XXXX with XXXX and her signature would have been needed to be done with a notary. There is an approval stamp on these from AAG, but there was no verification done. This at least should have been suspect since the last amount she took out was XXXX in XXXX. I would have expected some communication with my mother on this matter prior to these withdrawls. I am the executor my moms will and discovered this during my review of the loan when my mom passed in XX/XX/XXXX. I have sent an email to AAG, but have no received any response. This is predatory loan behavior of XXXX citizens and AAG should at least follow the fraud rules of the XXXX number as a typical bank. This greatly impacted her care and her estate. My role is her daughter and also the executor of her will. This is very upsetting to the entire family.

I started a refinance on a current XXXX Mortgage. I was approved for the loan and was told that everything would go fine since I was refinancing a current XXXX. Then I was told I had to get a property survey and pay for it out of pocket, the cost was {$2400.00}. I had to use my emergency funds for this survey, then they said it didn't give them the information they needed. They wanted the 100 year flood level. They made me do the research for this information, I contacted the Attorney General 's and was told that this information is not available. XXXX, who does flood zones has the area of where I live under Flood Zone D, it has never been mapped. They then would not fund the loan and the reason that was given was I didn't meet the income. This is what shows on my credit report, the real reason was because I was unable to give them information that doesn't exist. On top of that they are not willing to reimburse my out of pocket expense. They have been holding {$11000.00} of my money in a trust account for property taxes and homeowners insurance. The only money that has been used out of this account has been for the insurance. I am exempt from property taxes as I am a XXXX Veteran widow. They say they can't reimburse those funds even though they don't pay any property taxes out of it.

Multiple, repeated calls about a reverse mortgage to my mother 's phone. Today, after witnessing XXXX dead air calls, I took over my mother 's phone when someone was on the line -- they asked for my deceased father. I told them we were not interested and that my father was deceased. Less than an hour later they AGAIN called my mother 's phone, when I reiterated that my father was deceased the man proceeded to SCREAM at me HOW WOULD WE KNOW THAT? When I asked for the address so I could formally complain, he intentionally disconnected the call. I called back, and the call was again intentionally disconnected. While this has by far been the worst, my poor mother has been inundated with requests at her number asking for my father. My father was against reverse mortgages and would have never signed up to be contacted, in addition to my work in the mortgage industry ( not XXXX, however ). I firmly believe these groups are targeting widows and widowers in an attempt to have them make these decisions under the duress of grief believing it to be the decedent 's last wish. I have caught this particular one, but plan to submit reports on others as I gather facts. The screaming at me was just so beyond the pale and indicative of the intimidation tactics of this business.

This is a response letter to AAGs response to our complaint. .We are Not satisfied with AAGs response to our complaint because it is filled with discrepancies. .here 's why. .AAG mentioned in their response, people we have never heard of and had no business dealings with Whatsoever! Our closing date for our Reverse Mortgage Application was supposed to be before the end of XX/XX/2022. XXXX XXXX was the agent assigned to us by AAG. XXXX XXXX was our assigned Reverse Mortgage Loan Officer. Where did AAG get these names of other people we have never heard of? What we don't understand if they ( AAG ) discovered the Lien on XX/XX/XXXX, XXXX why did they say we were approved for the Reverse Mortgage early XX/XX/2022? They sent us the paperwork for the payoff of the mortgage to sign, which we did and our Mortgage Company even sent the acknowledgment which had to be paid off by XXXX of XXXX? Why did XXXX XXXX ( Agent ) and XXXX XXXX ( Loan Officer ) say our loan was closing by the end of XX/XX/2022? We have undergone several hardships because of AAGs handling of our Reverse Mortgage, we were turned down by AAG even after we had a loan number and everything! If AAG would have done their Homework in the beginning all of this hardship could have been eleveated!

I highly caution anyone thats looking to do a reverse mortgage with American advisors group AAG to not do it! One hand doesnt know what the other hand is doing they stretch it out every day clicking up the charges for you. It takes 10 to 14 days in this computer age to get a pay off letter thats ridiculous. The sad part about this is this is geared towards senior citizens which could be considered elder abuse XXXX XXXX is on TV all the time talking about this encouraging people to do this Im telling you from first-hand experience do not do it its a nightmare.The Lansing office that Ive been dealing with I have told them and sent them documents stating my fathers address has changed 3 times this year, they have never done it they may have done it now they broke their contract by not sending monthly statements it is not a good situation please please talk anybody whos thinking of this out of doing it OK thats my public service announcement for today.Many elderly have to leave their home because of health issues such as my father he would never be able to handle all this nonsense that weve been dealing with and I think that they know that and take advantage of it please convince your parents or whoever not to do that!

We are senior citizens on a fixed income and recently experienced a pipe burst in our home. We made an insurance claim and was awarded {$10000.00} to address the cost of repairing the damage. As is customary the check was endorsed to the mortgage company as well as myself. when we contacted the mortgage company to be advised on the process they required us to endorse the check fill out additional paperwork and send the check. After waiting over 2 weeks, with no response they advised us that they are holding our check in escrow and will send out a list of requirements that we have to follow win order for them to release our funds, which includes us paying for the expenses upfront before they will release 50 % of the funds in addition, they advised that they will not release the remainder until the funds until they inspect the work. They are advising that we have to provide proof of license, W2, Contracts, etc ... all items that ARE NOT required by the Insurance company or the State of South Carolina for flooring repair or wall repair. We are senior citizens who can not afford to pay for the work up front. We are also advised by our insurance company that this is excessive for an insurance check so small.

I began talking to XXXX, an AAG Rep about a XXXX XXXX in XX/XX/2021. I was consistently mislead by him about whether or not my house would qualify for the XXXX XXXX. XXXX would dismiss my concerns, talk over me or make misleading statements. Do you have big holes in your walls? Was one of his most used questions when minimizing my concerns about the condition of my house. I never should have spent the {$590.00} for the appraisal and more than {$200.00} for the Counseling fee. I read about the requirements on line, attempted to discuss them with him, and my concerns were dismissed. I was consistently confused and worried. He was the expert. I feel I was intentionally mislead throughout the relationship which lasted until XXXX. In addition, XXXX knew I had been declined and did not tell me even though I asked him to email me as soon as he knew something. I received a letter in the mail. I can not understand why he was keeping me hanging on unless it was to get me to spend more money on a new appraisal. Retirees who are looking for financial assistance should have someone honest and trustworthy to help them. This was definitely not my experience with AAG. I could not afford to lose all that money.

I filled a complaint a week ago pertaining to a Reverse Mortgage with AAG they responded with justication that didnt include pertinent information saying they did things according to HUD requirements they gave me estimate again and not actual!! Just No answers! Show me proof that they have tried to help me? Yes we have spoken many times but no resolution and why cant just one person walk or talk me though I am a Senior Citizen speaking to so many people asking for things and when u send it you speak to someone different and then they ask for something else how did they address my home being foreclose on before my husband was dead a year well simply more date days after anniversary of death to XX/XX/XXXX! I am requesting assistance on a reverse mortgage issue for my brother, XXXX XXXX XXXX. He is a XXXX veteran that has had a XXXX and struggles daily with memory issues. He has been able to live in his home until a recent bout with co-vid 19 at which time he was hospitalized and is currently in a skilled facility for rehab. XXXX did a reverse mortgage with AAG in XXXX. XXXX XXXX has been his power of attorney since XX/XX/XXXX so he is handling paying XXXX monthly bills during his nursing home stay. In going through his paperwork we discovered a notice from AAG stating that XXXX XXXX has been sold at auction and he will need to exit the home by XXXX of XXXX. We made sure he was paying the taxes and home insurance. We are unable to get much information regarding this but we were told by the XXXX XXXX XXXX that it was because he did not complete the paperwork to state he was still living in the house. We have been unable to find any paperwork requesting this information. We do not know which way to go with this and don't want him homeless. Any assistance would be appreciated. I applied for and received a reverse mortgage from American Advisors Group in early 2016. My application was handled through XXXX I received the attached Good Faith Estimate around XXXX which shows an up front payment of {$4400.00} MIP ( mortgage insurance premium ) to be taken off the top of my loan to secure the property against devaluation which was supposed to be covered by the government. I was told my agent XXXX XXXX that this was required as a one time only fee against loss. Yet, on every current statement that I receive from XXXX I am being charged ad additional {$92.00} plus every month for MIP ( mortgage insurance premium. I think that it is extremely deceptive to label MIP in the initial disclosure and then add an additional MIP to the existing mortgage. The use of the same abbreviation MIP for XXXX charges is misleading and not disclosed properly to the consumer. I attended XXXX one hour required counseling sessions on Reverse Mortgages and the XXXX ongoing MIP was never detailed. These abbreviations are misleading. I am attaching the original Good Faith Estimate and my current bill as documentation.

I initiated a call to AAG Mortgage in late XXXX, and question what info i would need to get a reverse mortgage from an inheritance. They sent me a list to return to them, so i did. I sent a copy of certified will, death certificate, copy of deed pay records, insurance info. I was informed from them ( AAG ) and the County Clerks office plus an attorney 's advice that all the information i sent was enough. AAG wanted me to pay for a credit counseling, an appraisal, and pushed me into renewing property insurance. All of which was an extra expense for me. Now this company need a Testamentary of the will. I can not get this document because i am not executor. I had to seek legal advice to force my brother to file the will, and he is just not interested in getting me this document. There was a woman who pushed my insurance broker to add AAG to the policy even though a loan was not executed. My problem is i am terribly concerned that these jerks can pull people in for these loans, but change the rules before loan closes. Even the clerk of court XXXX County stated that i had completed documents.

My husband and I closed on a Reverse Mortgage from American Advisors Group in XXXX of this year expecting to be able to gain access to the equity in our home by next XXXX. Instead, after closing, we were told that the equity would be used to pay our taxes and insurance on the home only. This was neither explained to us before the loan closing or after when we questioned this.Had we realized that we would have not access to our equity for the life of the loan, we would not have closed on this loan. Our home is 72-years-old and in need of a few major repairs including replacement of our heat/air conditioning unit and the siding on the back of our house. I fear that they can foreclose on our home because we did not make these necessary repairs. We asked why our loan was structured like this but did not receive a reasonable explanation. We tried to talk to anyone at AAG to get further details but no one called us back. I understood that the spirit of this loan was to help seniors to make repairs, pay off debts and other expenses, not pay our taxes and insurance only for the rest of our lives.

At the end of XX/XX/XXXX I applied for a Reverse Mortgage with AAG. I was continually given the wrong information about what they needed in the way of forms. I have a POA. My husband has XXXX. The Mortgage Broker told me to get letters from the doctors stating my husband had XXXX and could not make financial decisions, which I did. Now we are into 4 months and they tell me they need a specific form signed and filled out by the doctor. They had me give them my original POA and now I have nothing. They are asking for the forms to be signed by the doctor and 2 times they have emailed me the wrong forms in the POA. They asked for my XX/XX/XXXX and XX/XX/XXXX tax forms, which I gave them now they tell me they need transcripts from the IRS. It is now going on 4 months since I first talked with a Mortgage Broker.If I had to do this all over again, I would not do it. I ' m just so far in now that I have to complete this or start all over again. This company is supposed to be the best. I doubt that very seriously. Last week, ( XXXX 2016 ) in applying for a Reverse Mortgage through AAG ( American Advisors Group, NMLS # XXXX ) I was instructed to submit my credit card information before an application would be sent to me in order to apply for a reverse mortgage. The credit card, I was told was needed for the cost of the appraisal fee which was not even scheduled or needed since the application was not even prepared and sent to me for review and approval. AAG said this is a policy for all Reverse Mortgage loans, no exceptions! AAG indicated that I must submit credit card information or no application would be prepared and sent to review and sign. The Reverse Mortgage Professional from AAG in asking for credit card information before receiving and reviewing their terms and conditions appears improper and may be a violation of prudent lending practices. I did not submit my credit card information and, therefore, no application was ever sent! I hope this compliant is not a waste of time to report this practice from AAG, supposedly the largest Reverse Mortgage lender in the nation.

I have complained and asked multiple times American Advisors Group ( AAG ) a simple question. Where in section 604 of the FCRA does it allow a COMPANY to receive verbal permission as authorization to access a person 's credit report? All they have to do is supply the section and paragraph in FCRA Section 604. However they cover up and dodge the question, make matters worse, and simply state " we had appropriate permissible purpose under FCRA Section 604 '' and continue by stating " We are also confident in the process and partners used to complete this action and reaffirm that our process has been thoroughly vetted and meets all applicable Federal and State requirements ''. Then they continue by making me seem uneducated and alluding I am unhappy about the outcome of my application. I was not properly vetted by AAG and my barndominium is excluded for financing. The question is simple - Where in Section 604 of the Federal Credit Reporting Act ( FCRA ) does it allow a COMPANY to receive verbal permission as authorization to access a person 's credit report?

They promised money to pay for all of his debts. The floor was never fixed. the company sent a work crew out to fix carport and paint storage building and he did not want these things done. the money for these repairs was taken out of the {$22000.00} promised. This is a complaint against American Advisor Group ( AAG ). I filed a complaint with XXXX XXXX XXXX as I filed complaints with CFPB. AAG is a reverse mortgage company who isn't skilled with HUD Loan Requirements. I am not upset that I didn't meet HUD Loan Requirements. I am upset that AAG lied about returning the appraisal fee. See attached email chain, dates XX/XX/2020 guaranteeing refund and then 44 days laterXXXX declining refund. I am upset I have a needless inquiry on my credit report. Furthermore, they can check their Quality Control tapes and see that AAG stated they were pulling credit when the truth is they hire another company, XXXX XXXX, to pull credit who I did not authorize! And this is a violation of the FCRA Code section 604. So, AAG could have refunded the {$120.00} as they promised in attached email and removed the wrongful inquiry on my credit report and this would have been resolved long ago. Ridiculous! I have been helping my sister apply for a reverse mortgage. I bought a home approximately 16 yrs ago through a mortgage and sold it to her on a land contract to help her out. Difficult times costs her a second job so it got tough for her to make the payment these past few yrs. When she turned XXXX she applied for a reverse mortgage ( XXXX 2016 ). When applying for a reverse mortgage I had to have my home appraised, for which I paid. The appraisal took a month. They only did a drive by. Then the appraisal came in at between XXXX and XXXX XXXX dollars below market price. I proceeded with the appraisal based on an approximate value of my home at approximately XXXX, XXXX. While the online estimates are just that a there is clearly something wrong with the appraisal. XXXX did a bait and switch. They dangled a carrot at a loan that a they had no intention of following thru with. I think they should round the appraisal price based on their tactics. I paid XXXX for this faulty process. I was told that my mortgage would be paid. After one year I would be able to access an equity line of credit after XX/XX/. My line of equity would be a growth account tax free. Any withdrawal for that account would be tax free if I had needs and may or may not be paid back. I went to see if I could access this account and was told {$0.00} was my line of credit. I took FHA counseling and went over what was presented by AAG. I needed to pay for a new roof that was discussed at all agents and FHA which was why I got a reverse mortgage in the first place. I was pushed to get all the paper work in and they even sent a notary to my home to push the documents through without time to review. I even called several times during the 12 month initial period and they said after 12 months I could access the growth equity funds if needed. I will submit what you think you need since there are many documents I could send in. Let me know. This is taking advantage and misleading of a senior.

After the passing of my XXXX XX/XX/2021 the company sent a condolence letter in XX/XX/2021 after which i requested an extension in order to keep the home, i was never told i had 180 days automatically and then they failed to follow the care act guidelines and updated HUD guidelines which would have afforded me an additional 180 day extension for a total of 12 months. Instead they started foreclosure proceedings in XX/XX/2021 and refused me a 90 day extension claiming they received documents on XX/XX/XXXX of my intension with the property when in fact they received the documents on XX/XX/XXXX. And they claim they were due XX/XX/XXXX even though this was still not the proper procedures extended by HUD. I would like this issue escalated to HUD and the Justice department for improper servicing of a HUD backed loan. I have attached a copy of the sign they received where they claimed no address or contact number was on the sign. I also attached a copy of the date stamped email.

The primary basis of this complaint is that American Advisors Group has provided the CFPB with false information in an attempt to undermine the CFPB complaint process. The XX/XX/2019 letter to CFPB is fundamentally false. The only true fact is that I participated in a conference call with AAG. During that conference call I asked for specific documents to verify the claims being made by AAG 's, XXXX XXXX, XXXX XXXX and XXXX XXXX. Despite several follow up emails I received no documents. The XX/XX/2019 letter falsely states the loan not approved. The underwriting department did not know what they are doing and they are very sloppy and unorganized. They are very inefficient, always asked the same information twice. First they gave the excuse of waiting on revised appraisal. they received the appraisal XX/XX/XXXX then asked for my HOA insurance policy, I got it for them the same day then said waiting for Title clearance. Why don't they check all of that as soon as they received my application XX/XX/XXXX. The loan was closed XX/XX/XXXX, it took almost 2 months that is too long, The last, not the least they paid {$150.00} expedite fee for HOA statement out of my pocket without my consent. There is no reason for it and there is no rush for it at all. After the XXXX of my father I received through title my dad 's home and it had a reverse mortgage the company I dealt with never fully explained the process. I have applied to the sameCompany twice for reverse mortgage once approved then secondly told that if I did not have a bridge amount of {$XXXX} I could not close the loan. I called the loan officer at AAG-Reverse Lending. I had to under go a counseling service according to HUD to determine if I could afford the loan. After the session, I did qualify and I obtained my certificate. I have tons of equity in my home and Reverse Mortgage companies do not need credit reports. I spoke to XXXX last Friday and I told her that I would obtain a copy of my report and send to her via email. Well, they pulled my credit report without me ever having an APPLICATION or a Credit Release form signed. This has resulted in a hard PULL of my credit and if you call the number for the company, it rings busy? I don't know WHAT THEY WANT with my credit since I'd already qualified for the loan though a HUD counselor. The HUD counselor went over my finances. THEY ARE IN VIOLATION OF THE FAIR LENDING PRACTICES AND CREDIT REPORTING ACT. They cost me points and no hard pull was necessary with over {$800000.00} equity in my home.

I purchased a home inXX/XX/2017 using a reverse mortgage. I took $ XXXX of my own cash money to put aside for the taxes and insurance to ensure that these items would be paid in my older years. I since had to sell that property because I need my children to help me and they live in and close to XXXX XXXX. This money came from the sale of the house my husband and I shared for 45 years. I called AAG regarding the refund of this money that I set aside to pay taxes and was told since I sold the house, the money disappears. I tried explaining that this is not a typical set aside. This money was not a part of any loan proceeds. This is my money that they were holding for taxes and insurance. Once the house is sold, I am supposed to be entitled to that money back. American Advisors Group license number XXXX has been promoting their reverse mortgage program on television and social media. They offer a free information kit. I have inquired a number of times over the past 6 months and they have failed to send the promised kit. My last contact with them was on XX/XX/XXXX, XXXX. I was persuaded to speak with a loan representative. He was reluctant to give me his NMLS id #. He finally said he only recently received his license. I contacted AAG about whether I would qualify for a reverse mortgage in XX/XX/2022. Worked with XXXX XXXX who stated he had many years of experience and would research comps in my area. XXXX XXXX called back stating I would qualify for reverse mortgage based on his research of comps estimating my home value @ {$430000.00}. Because of his advice and ongoing reassurances I proceeded with the application completing the appraisal and required counseling. The appraisal came in at {$370000.00} short of what I needed to qualify. I am now {$770.00} more in debt. Read the article from your organization about overinflated estimates to persuade borrowers to proceed with loan applications. The company does not offer on-line access despite the fact that assurance was given from the first moment of the application process through closing. The company and servicing center give inaccurate information, conflicting information from many representatives, does not returns calls as promised and has no way to request an e-mail with an account statement without up to a ten-day delay. I have spent over three hours on the phone attempting to secure a statement. I have no options remaining and wish to file a complaint about both offices. Please let me know how to proceed. AAG Loan Officer XXXX XXXX abused and harrassed me repeatedly. After I pointed out mistakes on documents she sent to via email. She contacted me on a phone number I didn't give to her. I explained I bought that phone for a friend 2years ago, please don't sent any personal information to that number, she continued to send text to the number about my reverse Mortgage application. I recently refinanced my reverse mortgage. I went to receive my first distribution check a few weeks ago at XXXX. Mistakenly I was given the commission check of the broker and was horrified to see he had been paid {$12000.00} to originate this loan. I discovered that the lender AAG, Inc and the broker were using " premium '' pricing to increase their profits at the expense of myself and I 'm sure many other elderly people. XXXX of MTI Toolbox had originated this loan at XXXX points above par without my permission and without any disclosure that this was happening. I believe that this is a new strategy that is being used by the reverse mortgage industry to increase their profits now that foreclosing on these loans is much more difficult due to Dodd-Frank..

I submitted a complaint previously Complaint # XXXX. I thank you for partially assistance me with receiving funds in amount of {$110000.00}. I was quoted the amount I would receive would be {$110000.00} short {$450.00}. I also was due funds being held in the Repairs Department of AAG in the amount of {$680.00} which XXXX in the Loss Draft Department said was mailed to me on XXXX. To date I have not received that check nor any explanation of where the amount of {$450.00} was applied to. AAG received a 3 party check in amount of {$170000.00} on XXXX by XXXX Overnight Mail and I did not received my funds for 30 days. I am concerned that they applied the {$450.00} to interest that I dont owe seeing that had the funds for 30 days to pay off Reverse Mortgage.

I received a mailing stating I may be eligible for a reverse mortgage & called AAG. On XX/XX/XXXX I spoke to a XXXX XXXX & he said he would research it for me. He called me back that day & said I would not be eligible. I thanked him for his time and concluded our call. On XX/XX/XXXX I received a gigantic over night package from XXXX XXXX with AAG with numerous papers to included an agreement pertaining to out agreement for a refinance. I did NOT make any arrangement or agreement with this company. Since they did a credit check on me I already have a ding on my credit & I am suspicious that they are trying to do something to which I did not consent to. Please advise me. On XX/XX/2018 I sent a prepayment to the company that holds my reverse mortgage. I had to get the check, enclose a statement and then mail the check for the prepayment to them. They did receive it. I want to pay them monthly through my banks bill payment system, the way I automatically pay my utilities. The reverse mortgage company will not allow this ; I am required to get the check and manually mail it each month. My complaint is why can't they just accept these automatic payments from my bank like my gas or water utility company would? Why do I care? Because it is time consuming and I am busy trying to make a living so I can pay off this reverse mortgage so my heirs can have something.

I decided to work with XXXX to get a reverse mortgage. At first my broker was friendly and helpful, however as time went on he started to want more information. Like proof I had money in my back account. He first wanted to know if I can effort the closing cost around {$4000.00} I said I will get it. He also push me to sign documents on an artificial closed date, not on my terms. When he sent me closings paperwork the closing cost came to almost double the cost. We received two Good Faith Estimates before closing. One in the application and one after the appraisal came in {$5000.00} less than estimated in addition to the initial estimates provided ( also 1.96 % ) which we used to choose AAG vs other mortgage companies. Both XXXX 's before closing indicated a " Margin Rate '' of 1.96 %. The index rate dropped before the second XXXX so the initial rate dropped from XXXX to 2.796 % but the Margin Rate remained the same. However, at closing the Margin Rate was increased to 2.51 % to bring the initial rate back up to 3.180 % giving AAG an additional 0.55 % of profit for the life of the loan and penalizing us when the index rates go back up.

AAG dodges a simple question which does not lend credibility to a company who claims to be professional. The question is very simple, Where is it stated in in FCRA Section 604, that allows for verbal permission to access credit? In AAGs attached reply to my complaint, they claim they had appropriate permissible purpose under FCRA Section 604, per recorded verbal approval to complete the credit inquiry. AAG also claims their process has been thoroughly vetted and meets all applicable Federal and State requirements. AAG further claims my desired outcome of the application was the reason I am filing the complaint. This is not true. But AAG dodges the question and refuses to answer.

I called AAG XXXX XXXX, in XX/XX/2022. I ask basic questions about what i needed to qualify, since my property was inherited. XXXX XXXX was my XXXX XXXX XXXX XXXX. This guy handled NC, and should have been familiar enough with the requirements, before i spent a bunch of money preparing them for the loan. When my info finallly went to their Title company, XXXX XXXX came back in mid XXXX and told me i would need a Letter of Testamentary. Had i known this, i would never have pursued the loan, because my brother is executor and would not get this. I had to force him to even file the will. My main problem, is XXXX XXXX should have known that the Title company would need more info.

The loan officer talked to fast and didn't explain details of the loan very well. I went to go sign the closing documents and it wasnt until then I found out I was getting two mortgages placed on my home ; both are adjustable mortgages ; a first and a second with a higher interest rate. None of this was explained to me, I had no idea this was what I applied forI asked the notary why I had to sign another deed of trustThe notary had to explain I was signing two deeds of trust because one is a first mortgage and the other deed of trust was for a second mortgage, she asked me if I wanted to cancel the signing and or call my loan officer and I told her no that I needed the money.

While trying to obtain a reverse mortgage we were required to have and pay for an fha appraisal from a company that aag selects. We did and all was fine until aag informed us the appraisal that they ordered from an fha appraiser was not acceptable as it was too high because we live in a manufactured home. We do not. Our broker and I tried to remedy this to no avail. I even sent them fha regulations. I spoke with the fha. The bottom line-aag wants to lower the appraisal to loan less to the elderly so when we die, they can sell our home and make even more money No wonder reverse mortgages have such a bad reputation I do have all of this documented in writing

American Advisors Group XX/XX/19 charged us {$1000.00} for Property Taxes on our closing documents. We did not have an Escrow account. They did not pay it to XXXX XXXX XXXX either. They also let our loan rate lock lapse past our 1st closing date and charged us {$500.00} to keep our rate and move our closing back another week. All representatives that we dealt with from American Advisors Group were aware of these problems. We still have not received any official closing documents with all the signatures on them. American Advisors Group promised to refund us the {$500.00} for the delays caused by them. They never fulfilled this promise.

AAG represents themselves as Pros. Per section 604 of the FCRA, companies need to have permissible purpose to pull a credit report. AAG purpose is to verify credit to qualify clients for loans. However they do not pre-qualify clients and then quickly and wrongfully pull credit reports. AAG represent themselves as Pros working on behalf of the FHA BUT they do not spend two minutes investigating if the person has a house that would qualify for an FHA loan. The consumer then pays for AAG 's inadequacies. XXXX XXXX then made the statement We were working off the information we had available when they are to be the pros.

I applied for a reverse mortgage at the urging of a loan officer and was refused the loan. I told her that I had a recent appraisal and that I did n't think I had the value needed. She looked at something in her office and assured me that she saw like homes with a much higher value in my neighborhood. I have POA for my aunt, XXXX XXXX. She received mail from AAG mortgage regarding a reverse mortgage so I called them earlier this year to let them know I do have Power of Attorney and to request they stop sending mailings. The person I spoke with said the POA was noted and the request for reverse mortgage was old. I was also told no future mailings would be sent to her address. The problem I have had with AAG is that my line of credit has not changed since XX/XX/XXXX. Since then it has varied between {$1.00} and {$1.00}. A month or so ago I called about this, I was told it was due to fees charged. I also noticed some misleading statements in their television commercials. They stated that funds could be used for medical emergencies or house repairs. There is not much I could use for {$1.00}. I also noticed that they stated it was begun in XXXX. In XX/XX/2019 I noticed that they increased my interest rate to 5.25 % and then in XXXX it was increased to 5.65 % I contacted the company I called them regarding the interest rate on my reverse mortgage. The increase rate has increased quarterly, while the interest rate at other banks have dropped. I also took out money from the loan and I was told that an interest rate would not apply to that amount. In reality, American Advisors Group applies a high interest rate on this amount each time I withdraw from the reserve.

AAG ( American Advisors Group ) refuses to supply the FCRA clause that allows companies to verbally access a consumers credit report. Attached is the letter they continue to send but they do not supply the legal reason. It appears they are not fully knowledgeable of the FCRA Section 604. Concerning the appraisal, we instructed XXXX ( Who works for AAG Case number : XXXX. ) to put in an appeal with houses that is more similar to my own a week ago. The appraiser used houses that look nor are in any why close to mine. I found houses that sold in within three months that looks and more similar to my own.
