We told the lending company that we wanted to add our closing costs to the loan. I was told by lending company it is. We were a day before closing and still did not have closing documents to verify that it was getting added to our loan. The next day we are supposed to close and still have no closing documents. Called amcap and they wouldn't tell us why we still don't have closing documents and this is one hour before we are supposed to close. And that's when we got blind sided for an additional {$15000.00} for closing costs. We call amcap and they tell us they didn't add the closing costs to the loan because she isn't a mind reader and didn't know we wanted to do that after we have mentioned it several times. After she said she wasn't a mind reader and didn't know we wanted to do that she then said we can go back and add it to the loan but it will push us back from closing multiple days knowing we didn't have multiple days and closing was already delayed once. After we said that's fine we will wait until it gets fixed because we really needed that additional {$150000.00} for appliances, furniture, and to pay off a bill. After we said we will wait amcap then proceeded to tell us we can't add it to our loan now because if we do we wouldn't qualify for the additional {$15000.00} on our loan and that we would have to start all over and likely not get the house we wanted. This company lacks integrity and has bad business ethic. Their lack of honesty and using our loan against us and blind siding us with an additional {$15000.00} out of pocket really put my family and I in a bad spot. I regret using this company and wish I never did. They then proceeded to the US that we should be grateful that we got approved for our loan and the only reason we got approved was because all the favors they did for us. This company ruined the whole experience for my family. They I L ed to us and played games with us. We did not get the final closing disclosures until minutes away from closing. I feel the closing disclosures should have been emailed to us multiple days before closing so they can be reviewed and if there are any discrepancies they could be rectified properly. Instead we did not get the closing documents until minutes before signing and there was no way to fix anything especially after they lied to us multiple times

We just refinanced our home and our loan was sold to AmCap Mortgage, LTD. My loan number is XXXX. Our first payment was due on XX/XX/XXXX and I set up recurring payments of {$2800.00} which is the total amount due each month. My XXXX pymnt was drafted out of my checking account for {$2800.00}. On XXXX a pymnt was drafted out of my account for {$3400.00} which I did not authorize. This caused an overdraft of my checking account and I was charged {$30.00}. I contacted AmCap several times- I was always on hold a minimum of 20 minutes and transferred several places and sometimes disconnected. I sent inquiry messages which were not returned for over a week. I first contacted them on XXXX when I saw the charge. I resorted to trying to chat with an agent. Each time I was told that this was done by me ( understand I set up a recurring pymnt for my minimum and never authorized this ) and applied towards my principal. I was on XXXX to send a copy of the bank transaction and my overdraft fee. I sent on XXXX. I had to f/u several times and each time was told I authorized this. I finally got to someone named XXXX who said he apologized for the error and submitted the paperwork for a refund. Again, I did not receive a refund. I contacted them again and finally talked to a " supervisor '' on XX/XX/XXXX and was told it was approved and would be processed within 2 weeks. I was very upset about this because this is still money out of my bank acct that was not authorized and I needed to be reimbursed. He told me he would try to rush it. Today has been 2 weeks and I still have not received a refund. I just did a chat with a " XXXX? '' and they said it still has not been approved. I want a refund asap.

My husband and I are currently in a right to purchase agreement with our landlord, and we wanted to buy the home from them. We decided to apply for a mortgage loan in the Early part of XXXX with Gold Financial Services. We did application process and we were pre approved for a loan. We sent the necessary paperwork over, and began the process. After careful review of the paperwork, we decided to use my credit score and information for a better rate etc.. The loan officer at that time told us that FHA was the only loan that I qualified for without the use of my husband ( XXXX and his CPA was still working on his taxes ). USDA was out because of income. He never mentioned a conventional loan or any other types of loans to us. I asked him did student loans count and was told NO. My husband was present. I was not made aware that with FHA your student loans had to be 1 % of the payment to qualify. I found out at the very last minute after I had to jump through many hoops and produce letters many times a couple days before closing at end of XXXX. I have text messages from the loan officer telling me at the last minute about the FHA loan policy and then he advised me to sell my car to my husband to reduce my income to debt ratio a couple days before closing. These unforeseen circumstances caused my family and me financial hardship. We are now having to pay a higher rent fee because we missed to the deadline to move out of our current home. The loan officer and branch manager breached their fiduciary duties.

I am a XXXX female who was discouraged and denied credit because I was told I could not use XXXX income to qualify me for my home. My builder was charging XXXX to build my home on land I owned valued at XXXX. I was told XX/XX/2022 XXXX. Yes I got a denial letter after the fact but I have a written text from XXXX XXXX who stated otherwise. XXXX XXXX at XXXX XXXX told me : I confirmed with underwriting we can not use your living and food stipend that is non taxable for qualifying. Non taxable wages can not be used towards qualifying income per underwriting guidelines. One way to look at it is to earn the taxable wages it requires you to have expenses for living and food, so the money you receive for those items are being used to cover an expense needed to make wages and are not additional income in the end. 2 options I can think of. We can look to add your husband to the loan and utilize his income so long as he qualifies with his credit score, we also have to factor in debt in just his name. Second option might be contacting a credit union or small bank. They might have different rules in which they could use your additional income towards qualifying. If I could use the full {$9200.00} in income listed on the application you did qualify for the {$250000.00} requested. A different loan processor told me my income could be used her name is XXXX XXXX ( XXXX ) XXXX. She also told me she was working on a ( white ) client in my sans situation with non taxable income and she had gotten approval.

XX/XX/2020 started process of purchasing manufactured home from XXXX XXXX XXXX XXXX XXXX XXXX, XXXX XXXX They refuse to give us the cost of the home we chose. We were told that they couldn't give us a price until we have been approved for financing. XXXX XXXX XXXX, XXXX Sales person XXXX XXXX requested many financial documents from us, which we provided. Then another person from XXXX XXXX XXXX XXXX requested the same documents. Then we got requests for the same documents from XXXX XXXX AmCap Mortgage, Ltd. XX/XX/2020 we put down a deposit of {$1000.00} went over options, were sent a list of options we chose that was incorrect, and were told things that come standard were optional extra upgrades. We felt we were getting the run around and contacted another XXXX XXXX dealer in another state. We were given the name of someone higher up that may be able to help us XXXX XXXX who has been putting us off. XX/XX/2020 we paid an assessor fee of {$820.00}. Another person from AmCap contacted us XXXX XXXX and asked for all the documents again including current statements. XX/XX/2020 we asked XXXX XXXX for an update ; his response " I believe the lender is working with the appraiser on some corrections. I don't have an eta for completion ; but, I would think they are nearly done ... '' To date we have had no communication whatsoever from any individuals/entities associated with these organizations.

On Saturday, XX/XX/2021 around XXXX XXXX eastern time, I applied for a home loan through AmCap mortgage out of XXXX TX. I received an automated response from someone named XXXX XXXX but it was from his regular email at AmCap. It said that they were going to search for the best programs/loans for me and get back to me soon with the information. I replied to his email stating that I was a veteran and was interested in a VA mortgage. No other response or contact was received and I was not acknowledged in any way. Im assuming that my credit wasnt strong enough for them to work with me as I know my credit score is either right below or right at the score needed to get a VA loan. What I dont understand though is why businesses dealing with financial transactions like this feel no responsibility to follow up with customers when there is less of a chance of a successful placement of a mortgage right away. Also, I am of the understanding that if I dont qualify that I am supposed to get some kind of explanation in writing. It would also be nice to have someone follow up with me. Based off of this companys reviews it appears this is a common thing for them and I felt it necessary to report this so it doesnt keep happening.

due to miscalculations of taxes and we were now {$7000.00} short in the escrow. I contacted XXXX XXXX to inquire why we were being penalized for this and basically were told it is what it is and we need to pay the monthly payment. There was no way we could afford this due to other obligations as well. We are now three months in default and fear foreclosure. I contacted XXXX XXXX XXXX XXXX representative and inquired what could be done. She recommended to either refinance with them or ask XXXX XXXX for a modification. I contacted XXXX XXXX and inquired as to a modification and they stated we did not qualify. I then contacted HUD and they referred us to a counselor. I do n't believe our delinquency is due to any fault on our part, as we were making our payments on time. If it were not for the errors of XXXX XXXX miscalculations of taxes at the purchase time of the home, we would not be in this predicament at this time. I believe and feel that XXXX XXXX sold us out upon discovering this and cleaned their hands of any responsibility. I do n't believe we should be responsible for the incompetency of XXXX XXXX and XXXX XXXX coming after us, instead of going after the real culprit ; which is XXXX XXXX.

On XXXX XXXX I started business with AmCap LTD out of XXXX Tenn. XXXX XXXX was my representative. On XXXX XXXX, XXXX, after going through the loan process and being told we were good to go and jumping through every hoop they required we were told they no longer can do my loan due to the company pulling their licenses in MD, DC and Va. Closing was supposed to be on the XXXX. I was told this after an FHA inspector, cost of {$580.00}, that AmCap contracted and I paid was sent to the house we were buying and told us everything was ok and we did a pre-occupancy agreement and had to put money down to the seller to move in before closing. Now after discovery, we found the house has mold and an oil tank in the basement and are being told to vacate after only 18 days of residing in the house and after the seller taking XXXX of my money that was supposed to be sourced as down payment. My wife is XXXX and all parties knew of this. I do n't understand how a mortgage company can get so close to closing and all of the sudden say they ca n't complete the process because of licensing.

I bought a manufactured home from XXXX XXXX and AmCap is the lender. XXXX XXXX XXXX who did the foundation did not do the foundation per the HUD code. XXXX XXXX had the company XXXX come out and inspect the house and foundation and passed the inspection. Now the foundation does not follow HUD code for drainage, grading, skirting not bolted to the foundation. Water can not drain from under the house. Skirting is sitting on blocks not the foundation due to the foundation was not made big enough. After discussing this with XXXX XXXX with AmCap, AmCap decided to send the company XXXX out to do an inspection and the company XXXX failed the inspection due to drainage issues. ( See attachment below ). AmCap then told XXXX XXXX and XXXX XXXX had their contractor come out and add sand to around the house and then they had it reinspected my XXXX which again passed the inspection. The lender, AmCap, wants me to sign off on the loan accepting it how it is which does not follow hud code. I will attach pictures and emails.

After we closed on our home XXXX XXXX XXXX XXXX TX ( XX/XX/XXXX ) the very next day, the realtor ( XXXX XXXX ) changed the locked on the home I purchased because XXXX XXXX ( branch XXXX for XXXX XXXX home loans ) said I owed an additional {$1000.00} to the title company. At the time of closing, I paid exactly what XXXX 's email stated I should bring to closing. Then after I closed, the realtor changed the locks on the home. XXXX stated we would not have to pay taxes on our home because my husband is XXXX. We lived in the home for 3 months in XXXX and had to pay between $ XXXX {$9000.00} in taxes for XXXX. For some reason at the closing, the taxes were not paid for in XXXX and were charged to us in XX/XX/XXXX. The mortgage company XXXX XXXX paid the taxes on our behalf ( XXXX XXXX ) but we were unaware that the taxes were not taken care of for the time period we did not live in the home ( XXXX XXXX - XX/XX/XXXX )

While submitting an application and required documentation for a home loan I provided earnest money for {$2200.00}. After several months submitting documentation and the lender changing the closing date several times we found that we did not qualify due to two auto loan payments not being verified by the processing manager. The house was put back on the market and the earnest money was not returned to me. We followed all the instructions for submitting documentation, and were given several Loan Estimate and Closing Disclosure packets. I emailed the loan team including the loan originator, processor and processing manager, but did not receive a response. Please let me know if my complaint is valid. AmCap Mortgage decided to raise my mortgage payment, even though I have not had any shortages in my escrow account. I do not agree with their calculations. When I contacted them to ask my options, I was told to send a letter to close my escrow account, of which I did. I received a response back that I can not close my escrow, so why would this be suggested if this wasn't an option? I have been awaiting a return call from a Supervisor for 4 weeks. Still waiting, no one has a clue, the person who I need to speak to never answer or returns my call, this is ridiculous. This Company is a joke, they increase my mortgage during a pandemic, it has already been difficult to make payments at my original amount. To increase my mortgage just because they say so without any form of dispute or resolution options should be illegal.

While I was XXXX overseas ( in XXXX ), my lease expired and I had to procure new housing. My mortgage broker told me that I I was approved for a VA loan at 3.375 percent. He asked me to engage my word to go with his company if would get me this rate. I gave my word ( in the military, our word is our bond ). However, he did not get me a VA loan. he instead got me a higher rate loan with PMI. Moreover, by the time his " bait and with '' was evident, it was too late for me to change mortgage brokers. I would lose my house and I would be homeless. I called the mortgage company about this and they did nothing about it.

I applied for a VA loan and the underwriter from AmCap Mortgage set a condition of my loan to provide medical documentation as proof of documentation as an extenuating circumstance of credit difficulties. Additionally, as a condition of the loan I was asked to provide documentation of upgrades done to my home that has been over 9 years past. Additionally, we have been asked to provide evidence of property listed as for sale or rented to support my military XXXX move in 2006, which is over 9 years ago. I beleive the underwriter is asking for obsolete and unatainable information as set conditions for a loan.
