Alameda mortgage was in receipt of my cancelation of loan XXXX for XXXX XX/XX/XXXX. The law and contract says all of lenders interests in my property are canceled immediately period. They sent me a bill for the canceled loan while I made payments on the original loan for XXXX with Alameda. After I cancel Then they prove to me they have canceled all interests. Then they return the money they took from me for the loan, XXXX XXXX They did none of that. But I gave back money per contract, after a reasonable time for alameda to fix their breach of contract and law. I gave back almost XXXX of the XXXX they gave me. They paid off XXXX in cc. The contract said and the law that they have to ask for any more money or property or I may keep it. They did not ask. Then they sent a bill for the canceled mortgage then their attorneys said I was 44 days late to my attorney and then they sent their attorney to intimidate me again stating they credited the payments I made to them for the XXXX loan, to the canceled loan. They asked for escrow payments they never set up. My home was uninsured for 3 months because of them. But they continue to bill me for escrow and sent that to the money source. Now the money source is trying to collect on a canceled loan and for escrow payments. I fail to see how this company continues to get this agencies support when it isnt even trying to hide their unlawful conduct. Its a free for all on predatory lending, breaking the law, and unlawful debt collection because this agency gives them the green light to do so. This loan was canceled and they broke the law by not canceling it and you agree. Then you agree I have to pay an additional XXXX $ a month for 30 years to this company and I got NOTHING from this but ongoing serious financial injury, lost retirement income, lost hope, anxiety, and a firm understanding that this agency serves the criminal predatory lenders and punishes the single family homeowners who are retired and alone. The law means nothing here!

I went through Alameda Mortgage Corporation to finance the purchase of my home. The original closing occurred in XX/XX/2019. Soon after closing, I was contacted by Alameda Mortgage Corporation that they needed to quickly refinance due to a glitch in their system in order to make it possible to sell the mortgage to a bigger bank. The refinance closed in XX/XX/2019 and my mortgage is now with XXXX XXXX. The original mortgage that closed in XX/XX/2019 was never released when the refinance closed in XX/XX/2019. I currently show two mortgages for the same parcel filed in the county I reside. I am currently in the process of negotiating a HELOC through another financial institution and in order to close, they need to have the release/reconveyance of the XX/XX/2019 mortgage from Alameda Mortgage Corporation. I have been contacting them on a daily basis for the past 3 weeks, the loan processor from the financial institution has also been trying to work with them on having this document filed. The law within the state I reside says that in the event of a refinance or when the grantee has satisfied the mortgage, the grantor is required to file a release of the lien within 21 days. This indicates that Alameda Mortgage Corporation should have filed the XX/XX/2019 release in XX/XX/2019. I was just notified today by Alameda Mortgage Corporation Chief Compliance Officer that the document will be finally be recorded today - 1 year and 2 months after it should have been, and I still have not received the actual document.

XXXX XXXX made promises to me in XX/XX/2022 that my loan would be for XXXX cash out and take about 2 months. XXXX made the samXXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXXXXXX made the XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXXXXXX from XXXX to XXXX. I thought my loan had started, I gave XXXX every piece of document he used in the loan by XX/XX/XXXX. However, XXXX said he needed my certificate of occupancy to go forward. He needed that in order to make the appraisal work for the loan. So he lied to me to make sure that he increased my interest rates XXXX % for the entire loan. XXXX also said I did not qualify for a home equity because XXXX XXXX is qualifying for a home equity anymore since covid ''. the qualifications have changed, you don't qualify. But that was also a lie so he could refi the entire amount of the loan he did a year an half earlier. How is that the Alameda Mortgage standard of care that XXXX XXXX the board of XXXX agrees with and says its a competitive loan??? Its fraud!!! The claim at the California Department XXXX Financial Protection and XXXX is the same as the one here. please answer my question, why is this ok>? >?

Alameda Mortgage in CA closed a loan XXXX. XXXX XXXX I closed another refi. I canceled the loan within the 3 day period and gave them back XXXX of the XXXX cash out and XXXX in cc payoff, so all money returned less XXXX in actual damages they caused me. Alameda has resold the loan to the money source. Alameda never communicated with me except to bill me for new loan. The sent their att to harass me and extort XXXX or no cancelation. XXXX in tax n ins they never paid was requested or no cancel. I sent in payments to 1st loan on checks and electronically with loan id and month and p+i. The payments were applied to loan 2. I canceled a check, they knew, they sent it to XXXX XXXX XXXX as payment on loan 2.

Please explain what a mortgage credit is. You charged me XXXX XXXX dollars for mortgage credits in my first loan. Then the second loan had a XXXX fee.
