I applied for a loan to refinance my rental property with ACC Mortgage in XXXX, GA. While going through the loan processing, the lender ordered an appraisal from XXXX XXXX and XXXX XXXX. The assigned XXXX called For appointment to inspect the property on XX/XX/22. Three days later, the appraisal report was completed and turn in to the lender. I spoke to the Loan Officer, XXXX XXXX who told me the property value came in very low and he was surprised because prior to ordering the appraisal he had check the comps. In the area and according to the recent sales the estimated value for the property shouldnt come in between {$300000.00} to {$320000.00}. However, to his Surprise the appraised value came in at {$180000.00}. I was shock and surprise because my loan application request was for {$220000.00}. The value of my property was grossly devaluated and I told him that I wanted to challenge the appraisal which was my rights. He agreed and the lender send 4-5 current comps with higher sales prices to the appraiser for reconsideration of value. To the lenders and my surprise, the appraiser refused to use any of the five comps submitted By the lender and didnt make any changes to the value, which was devastating to me. He also refused to complete an additional form 1007 required by the Lender to verify the current rents in the area. I believe this appraiser was very Bias and XXXX and this was a typical case of discrimination in real estate appraising. Because the property is in a predominately minority area, own by XXXX XXXX XXXX XXXX XXXX XXXX XXXX tenants living in it. Unfortunately for me the lender had to denied my loan application for the reason Stated : INADEQUATE COLLARERAL, VALUE IS NOT SUFFICIENT. I had to get another and applied for a new loan in order to get another appraisal, which I did, A new appraisal was completed on XX/XX/22, with an appraised value of {$270000.00}. I am attaching and uploading both appraisals to this complaint.

In XX/XX/XXXX I purchased a new condo in XXXX XXXX CA from XXXX XXXX. The financing company at the time was XXXX XXXX. From what we can tell, in XXXX, XXXX sold the loan to XXXX XXXX We are now trying to sell the condo and our title company discovered a lien on the property from the XXXX XXXX XXXX company. As the loan was bought and serviced by XXXXXXXX XXXX, XXXX XXXX should have removed the lien. Unfortunately, XXXX XXXX is no longer in business and XXXX XXXX will have to research the loan and they are not sure they have records that far back. I need to get this lien removed from the property and have no one to contact to get it taken care of as records are not in existence.

I entered into a contract with XXXX XXXXXXXX XXXX XXXX and Synergy Capital XXXX XXXX XXXX on XX/XX/XXXX for the purchase of a XXXX XXXX XXXXXXXX XXXX XXXX XXXX and I have reasons to believe that XXXX XXXX XXXXXXXX XXXX willingly and knowingly took advantage of me and my consumer credit. I was not disclosed on my right to rescind, I was given false and deceptive information as I was informed that a down payment of {$1500.00} was needed for me to drive off the lot and they were not transparent regarding the process of the consumer credit application being the financial asset

I called ACC Temecula Home Loans to get information about the Section XXXX XXXX Home Loan. Their website says they are specialists in XXXX loans. I found out that they are not approved to offer the XXXX loan. When I called to ask questions about working for them and being a Loan officer they assured me I could offer this loan to clients. This just seems like false advertisement and bait and switch to me. This is not right for XXXX that want the XXXX XXXX loan.

My Loan Originator/ Realtor signed Documents on my behalf without Authorization to do so. My husband and I were reviewing Residential Purchase Agreement and received word that XXXX XXXX went ahead and completed a Residential Purchase Agreement on our behalf. The Documents were signed Electronically using her own personal email and work email. She does fraudulent things like this often and we are tired of it.
