XXXX XXXX was highly deceptive with his practices in securing a mortgage for our family. Since XX/XX/XXXX I kept asking if he needed more information related to my business account and continually kept telling me that everything was fine. On XX/XX/XXXX I received from advisors mortgage a pre qualified letter with a loan amount of {$630000.00} with a {$32000.00} down payment. After speaking with XXXX over about increasing the loan and getting the secured paperwork for his office I spent {$330.00} to properly pull all the relevant paperwork necessary on the property we were securing a loan for. I had to tell him to do it. That pre approval letter was completely worthless. Had a made an offer and gone to a closing it would have never closed. That suggestion came from a knowledgable third party who immediately questioned XXXX 's ethics and knowledge along with the actions of Mortgage Advisors. He explained to me that they should have already done this and that they should be looking closely at my business which I own as part of the loan. Since I'm a XXXX XXXX XXXX individual the lending institutions look at your income and debt ratio 's differently in determining the total loan. He believed the pre-qualification letter was inaccurate and that we would never be able to close. XXXX was clueless, unprofessional and should not be working with anyone trying to secure a mortgage. Mortgage advisors stance on it and lack of any training or attention to details needed in securing an actual closing loan is scary at best. His negligence cost us the opportunity to at very least secure a rental unit that building putting our family at risk since our lease is ending soon. XXXX knew all along that timing was a major factor in getting this done right. The reason I sought him out in the first place was through trusted source and I needed a professional. XXXX was continually making excuses as to giving me the proper information in a timely manner. He constantly pushed dates he said all along he would either have things done by or conference/phone calls. I finally questioned what he had done in completely destroying any reasonable loan on XX/XX/XXXX. He told me after I continued to find out what the status of the loan amount was so I could put in proper offers told me he had a meeting at XXXX at a coffee shop after being 4 days late and another half hour late for our conference call. His associate from Mortgage Advisors XXXX ( No last name given ) essentially told me I have no viable loan finally after continued questioning. XXXX said they wanted a years worth of business bank statement, my name de-authorized from several credit cards in my wife 's name and my wife off the loan. I provided to them immediately the bank statements. In attempting to get answers about the credit cards they never followed and ignored 3 emails on XX/XX/XXXX. This happens all on the day that XXXX says we are going to be ready to go and it looks great all along. In questioning him about why he didn't get this information together prior his response was to say lets move forward and he should have it in a few days. I explained to him again that I'm out of time and need to have concrete dates and answers from him and XXXX. They just said I was high priority for the office. It was obvious to me I had made a huge mistake believing his office and him. It was one lie after another and the office goes along with the big show they put on all the while it's a waste of time. They put my family in huge bind as a result of their negligence. We all knew it was not an easy loan and if they had done their jobs properly this would never have happened. If I had known this weeks ago I would just taken the rental which are very tough to come by in this building and dealt with the purchase in a year. I offered a very substantial co-signer which he said we don't need over and over again. He then sent me a text message saying " I would go to another mortgage broker ASAP '' because of me questioning his negligence. He clearly was uncomfortable with me questioning him and XXXX about their negligence in handling the loan correctly. XXXX was well aware of my time line, was already over a week late and had full access to any documents he needed which I repeatedly offered. It was only until XX/XX/XXXX that the truth came out. His and his offices way of dealing with the issue was to ignore all requests for additional actions. They also refused to release my own credit report to me citing " privacy laws ''. I'm not sure if that's true or just another way to make my mortgage application issues more difficult in spiteful manner. I've had to have my credit pulled again as result of his and their offices actions with an real professional. XXXX XXXX who I spoke to at their offices about the incident then backed by telling me after all the time and money spent that we should mutually part ways and that his office never received documents. That is a lie. I continually was pushing XXXX to do his job and explained on XX/XX/XXXX and would quickly get him anything he asked for which I did when he asked of it. He is dangerous to anyone trying to secure their loan. XXXX 's way of dealing with what he and said was " The highest priority '' was to go home early on XX/XX/XXXX and head out on vacation.This after he said he was calling me back right away. He never called me back and ignored several emails. He emailed me saying he went on vacation. That certainly isn't the actions of a reputable manager who says he's working to help fix the issues his office and XXXX XXXX said. That's someone who knew they failed completely to follow what are the proper steps in getting a mortgage and then cut me loose when they were questioned why. What they did instead of informing me of the issues, keeping me in the loop and asking for the proper documents needed to secure the loan is string me along and then drop my family the minute I complained. They simply didn't want to hear they had completely mismanaged and wasted a month and half 's worth of time I didn't have. They also put my wife and XXXX small children at risk being that our lease ends in XXXX and XXXX XXXX knew it on day one that spoke to him. Something needs to be done to restrict, fine and/or bar them from doing this to other families. Who knows they may already done so and I have no idea what other improper actions they may or may not have taken. It's clear thought that the general attitude of this company is to have no compassion, care or professionalism in what they do. I've never written a complaint like this in my life nor am I seeking any money.

My name is XXXX XXXX and I'm a single working mom of XXXX beautiful children - XXXX age XXXX, XXXX age XXXX and XXXX age XXXX. I am XXXX XXXX with a XXXX XXXX in XXXX, steadily employed by XXXX XXXX in XXXX since XXXX. My children, XXXX year old mother and I have been living for the past six years in a two bedrooms/one bath apartment in XXXX, New Jersey. Since my divorce in XXXX I've been working hard to provide my children a good life and education, as well as a decent place to live. My ultimate goal has been to become once again a homeowner and give them the benefits of fresh air, a safe place to play, much needed privacy and a healthy environment. During the divorce proceeding I didn't have legal representation and the only important thing for me was to obtain custody of my children. Due to financial constrains at the time of the divorce I was still living in the formal marital home with my ex-husband that was unemployed. Because we were living in the same household the Judge didn't award any child support forcing me to move out. My ex-husband remained in the house for four more years and failed to make any mortgage payments. In XX/XX/XXXX the house was foreclosed by Sheriff XXXX. In the beginning of XXXX I was in a better financial position and I started the process to acquire a mortgage. I started by reaching out to a Loan Officer to find out if I qualify for an FHA loan. I reached out to Mr.XXXX XXXX XXXX XXXX XXXX XXXX. My first conversation was by phone with Mr. XXXX, on XX/XX/XXXX. During this conversation I disclosed to him my foreclosure situation, I provided the date of the Sheriff Sale, and I asked if I qualify for a FHA loan. Mr. XXXX stated that he has to send a request to the HUD/FHA and needed my date of birth and social security number. On XX/XX/XXXX he reached back by phone and reassured me I was approved for an FHA loan. Based on Mr. XXXX professional advice I went ahead and start searching for a home. Between XXXX and XX/XX/XXXX I received from Mortgage Advisor Group several pre-approval letters ( attached ) At the end of XXXX my offer on my dream home was accepted and a closing date of XX/XX/XXXX was established. I can not even attempt to describe to you the joy and happiness my children, my mom and myself felt at that moment. We were all laughing, crying, hugging and jumping up. My children were already calling dibs on bedrooms and making plans of play dates and sleep over with friends. The children were extremely happy because they were getting to stay in the same school district as well. Everything was perfect and our spirits were high. From the moment my offer was accepted I follow to the letter everything that was required from me. I submitted requested documentation to the lender, I hired an attorney, I scheduled house inspection, oil tank sweep, radon testing, pest inspection and appraisal. The whole time I was acting in the good faith and understanding that the Lender approved me for an FHA loan. On XX/XX/XXXX I received the appraisal performed by XXXX XXXX and the house appraised at the purchase amount. Everything was going seamlessly. On XX/XX/XXXX I received a phone call from Mr. XXXX letting me know that the mortgage loan was not approved. The reason for denial - the foreclosure of the former marital home. I was stunned and my immediate focus was on my children and mother on how I was to give them the bad news. As you can understand this has greatly impacted my family emotionally and financially. I am still working through the brutal emotional impact. I reached out to XXXX XXXX XXXX trying to recoup the financial losses incurred due to their false and misleading statements. My subsequent inquiries were met with hostility, half-truths and reinterpretation of facts. I find their response and the way they handled the situation to be unethical and not a good business practice. I am reaching out to you as my last hope of recuperating the {$3200.00} expenses incurred. I am attaching for your reference some of the documentation supporting above statements ( pre-approval letters, text messaging between Mr. XXXX and I, copies of checks reflecting expenses incurred, appraisal ) Looking forward to your help and assistance. I found the house I wanted on or around XX/XX/XXXX. Signed contracts to close XX/XX/XXXX. For a FHA 203 ( k ) loan. XXXX XXXX of Advisors mortgage group LLc was my mortgage officer. He told me that he could have everything ready in 60 days, that is why we set the date to XX/XX/XXXX. Within those 60 day I was to get the house inspected ( on my choosing ) and get a contractors estimate. In order for me to have the house inspecected I had to have the OK from HUD and turn the utilities on. Between the inspection, turning utilities on, and getting the ok from HUD it took about 2 weeks. After that I was to get a contractors estimate. The first contractor took a whil and I decided against him. The second XXXX was great and we decided to go with him. This whole process took ablit 40 days. Which would leave XXXX 20 days to finish the loan. Only problem is, he never started the loan itself. He did n't even have the application started. Now moving forward he said he. Needed another 60 days to do the loan. Which was {$370.00} for each 15 day extension. Coming down to the end of the process. He informs me I have to pay for another FHA inspection ( {$800.00} ) and an appraisal of the home ( completed value ) ( {$400.00} ). All of which I believe advisors should have paid for. The appraisal took a while to get in, and I was waiting on the value of the home to decide if I wanted to. Change the bathroom to add more value to it. After The appraisal came in I decided to ask XXXX if I could add {$10000.00} worth of work to the home he said that would be no problem. I added the work and finalizing contracts were to be signed. XXXX also faild to gather my employment history completely until the last minute they sent my employer a worksheet to fill out. Now the loan is suspended and I can not show sufficient funds in my account because I have been paying for all of these extensions ; while trying to pay my own rent and bills. I talked to the heads of ADVISORS MORTGAGE rehabilitation department and they also told me my qualifications were great and I should have no problems ( XXXX XXXX ). All of a sudden I have to make changes to the repairs I was told I could do. While being expected to pay for another extension. I knew buying my first house would not be a easy task, but this has been one of the worst experiences of my life. The stress and frustration that I have experienced from people who were supposed to be there to guide me and help me through this experience was the worst display of professionalism I have ever seen.

We, my bother and I, closed on our condo on XX/XX/XXXX. We were told that it would take a few months for the credit reports to show that mortgage is being reported. I started checking in XX/XX/XXXX, 3 months after and no mortgage was reported. I checked in XXXX, 4 months after closing, still nothing was reported. On XX/XX/XXXX my brother emailed XXXX XXXX at Advisors Mortgage- the loan manager and branch manager- with this issue and he said he did not know why that was. We also wrote that we were planning on refinancing this mortgage in XX/XX/XXXX and XXXX responded that he was going to help us with refinancing and check why mortgage was not showing as reported on my credit reports. We spoke to XXXX XXXX on the phone sometime in XX/XX/XXXX about refinancing or HELOC options. We also raised the continued issue of mortage not being reported to my credit reports, non of the 3 credit bureaus showed history of us having a mortgage. XXXX said that he would have to run our credit reports once again to see that it was not showing and then tried resolve it. We did not agree to that proposition as hard pull of the credit history affects credit negatively. I have not heard from Mortage Advisors since. I feel that something is very wrong about a mortgage company not wanting to report to credit bureaus that I am paying for my mortgage yet when I want to refinance it, they are eager to help me and run my credit report again. This is wrong. I also called the operator at Advisors Mortgage and they said I needed to speak to loan manager for this but my load manager was not able to help. I have been paying my mortage every month on time since I closed on it in XX/XX/XXXX. It has been ten ( 10 ) months of payments that have not been reported to any of the 3 credit bureaus. I called XXXX XXXX based on a recommendation re : a rental property mortgage. I met with XXXX upon request and gave him the documents he asked for and in addition my XXXX XXXX information to review as well. He stated that this is a small loan as he deals with most large loans. He told me he could save me at least {$5000.00} as XXXX adds many unnecessary fees. During most of the process I worked with XXXX XXXX.as time was of the essence. Prior to closing on XXXX XXXX I called XXXX re : Points charge {$1700.00}. We had previously spoken about NO POINTS, as the change in interest rate would be insignificant. He agreed. He said just close and if I need to send you a check to make it right I will. And proceeded to give me an example of a customer scenerio where he had given a check. After the closing I left XXXX a voicemail message. Yet no reply. On XX/XX/XXXX I sent XXXX a follow up email to XXXX. I contacted my attorney who I had made aware of the situation during the closing. XXXX XXXX sent XXXX an email XX/XX/XXXX. XXXX sent a text from XXXX saying he copied me on an email to XXXX. XXXX never once mentioned that the {$1700.00} would be put into points without any % age change in interest. How dare he state that it is a benefit to me as I can write it off! Who is he to decide that? XXXX is overly confident in his position, however misleading and deceptive to his advantage only. I had sent a follow up message to XXXX on XX/XX/XXXX but still no reply. Extremely poor customer service!!

On XXXX XXXX, I took a reverse mortgage class and was charged {$120.00}. I was told by Advisors Mortgage Group , LLC that I would be repaid at the closing. I also later found out that I didn't need to take this class since it had not been 5 years since I took the original class. On XX/XX/2019 I paid {$430.00} to have the house appraised.Again, I was told that the money would be repaid back to me at the closing. Then after not hearing back from them until XXXX, I was told that I did not qualify. When I asked about my money being refunded like they had promised, I got no reply.

This Advosors Mortgage Group it look like is not real. By mistake I applied with them for refinance my house and I received a small thank you card from XXXX XXXX XXXX XXXX XXXX XXXX XXXX, CA XXXX... Inside the envelop is a little bussiness card from Advisors Mortgage group XXXX XXXX XXXX XXXX XXXX # XXXX XXXX CA XXXX NMLB # BRANCH XXXX NWLS # XXXX A+ Rating with the XXXX XXXX XXXX ... My personal bank account was hacked 3 times after the comunication with this people. I am not sure if this people they are involve too but my responsibility is report this type of issues..
