I applied for mortgage financing through American Capital Real Estate Lending with XXXX XXXX XXXX ( NMLS # XXXX ) as the Mortgage Specialist on XX/XX/2021. XXXX gave me information related to the loan inquiry and we agreed to move forward in the process with a credit pull for the mortgage loan application. XXXX stated that he would have information to me the next day and sent a follow up communication. Following the email, I completed the application process in the online portal and sent XXXX an email noting completion. After 2 days I had not heard from XXXX and needed to move forward with a real estate transaction, it was the weekend so I expect that he was likely not available. I sent an email on XX/XX/2021 with the updated information for the loan amount and asked for pre-approval documentation. On XX/XX/2021 I called XXXX noting the aforementioned information. XXXX stated that he was out of town and had just got back and that he would complete the process over the phone. I gave him all the information I had already entered into the system and he stated that he needed to do a credit pull to verify creditworthiness. I agreed believing that a prior credit pull likely wasn't performed ( note - the first credit pull did go through on XXXX XXXX from XXXX XXXX ). XXXX pulled my credit again on XX/XX/2021 ( credit pull from XXXX XXXX ) and stated that he would have a quote to me by XXXX. I did not hear from XXXX until receiving an email on XX/XX/2021 ( a week later ). At that time I had move on to another lender. I responded to the email on XX/XX/2021 letting XXXX know that I was disappointed in the communication and the fact he ran my credit twice. XXXX did not respond. On XX/XX/XXXX another email went out ( two weeks from initial contact ), since this email followed the week pattern, I'm assuming the emails on XX/XX/2021 and XX/XX/2021 were automated emails. I selected unsubscribe and moved XXXX to the spam box. On XX/XX/2021 another email was sent from XXXX. It landed in my spam box. There is no dollar value damages involved, although there may be an impact credit wise on my behalf. This complaint is submitted to make the CFPB aware of a practice by a noted NMLS member that was adverse to a consumer and to ensure future consumers receive professional services from XXXX.

Acre Mortgage & Financial Inc., Classic Quality Homes, and their attorneys are aware of my name, and address since the information presented in the attached documents has been presented before the United States District Court for the Middle District XXXX XXXX, including the United States Court of Appeals for the Third Circuit. This has been an ongoing Civil Litigation since XX/XX/2016. The Plaintiff was victimized in XXXX XXXX XXXX XXXX XXXX XXXX real estate property predatory lending scheme. XXXX XXXX XXXX failed to comply with the CFPB 's TILA RESPA Integrated Disclosure ( TRID ) rule, failed to obtain the Plaintiff 's six pieces of information for a valid application, and failed to utilize and create the XXXX ( A ) Loan Estimate and the XXXX ( A ) Closing Disclosure. Therefore, XXXX XXXX XXXX failed to create a valid and enforceable mortgage loan application, and demanding mortgage payments without an existing, valid, and enforceable mortgage loan application. I do not mind if the CFPB publish my information so that others can learn of my experience, but I am requesting that the CFPB remove my name and address. Thank you for your assistance in this matter

Hello this is more of a general complaint that I felt obligated as a professional to let the CFPB know of illegal practices taking place in my area. There is a mortgage company Acre Mortgage and XXXX XXXX XXXX XXXX XXXX XXXX, XXXX NJ XXXX. The loan officer name is XXXX XXXX. He charged one of my clients {$2000.00} cash to help her find a loan a week before closing and told her that she would not get the loan or do the closing if she did not pay him. He also filed her tax return in the work office so that she could have a fake business loss so he can qualify her for a low income loan. He also did not sign the return as a tax preparer. Unfortunately this person is only XXXX speaking and a first time home buyer and was unaware of what Mr. XXXX XXXX was doing. Its unfortunate that as a XXXX he is taking advantage of other minorities instead of helping them.

The Branch Manager at Acre Mortgage was very unprofessional with my home buying process. He never communicated any information to myself or my realtor other than my application was in underwriting and that was 2 weeks ago. I was set to close on XXXX XXXX but had to request an extension for XXXX XXXX due to XXXX XXXX not starting the paperwork until XXXX XXXX even though my contract had been pending since XXXX XXXX. We had to contact the corporate office twice because XXXX would never return our calls to provide a status of the loan. Now today is XXXX XXXX the potential closing and XXXX XXXX still has not contacted anybody about the status of my loan. He gave me the run around for 60 days when I could have potentially been dealing with another lender. The title company, realtor, and myself are beyond disappointed in the way this branch manager handled us.

On XX/XX/XXXX I decided after not reaching my mortgage commitment date ( XX/XX/2020 ) for the purchase of my new home to seek financing with another mortgage company ( XXXX XXXX XXXX ). I wrote a letter to cancel my mortgage and release my appraisal on XX/XX/XXXX and submitted this letter to Acre Mortgage and XXXX XXXX. They have blantently refused to honor my request and now have cause me to miss my settlement date of XX/XX/2020. My realtor ( XXXX XXXX ) has requested over and over for them to transfer my appraisals to no avail. XXXX XXXX has even contacted me trying to steer me back to Acre Mortgage. Please help Acre Mortgage is ruining my life and I may end up with no where to live If I dont get this resolved ASAP.

On XX/XX/2020 I decided to go another Mortgage lendering after Acre Mortgage missed my mortgage commitment date of XX/XX/2020. Fearing loosing my house I signed a written request to cancel my loan and transfer my appraisal. XXXX XXXX the owner immediately contacted me and told me that if I left XXXX that he would charge me all types of fees. I contacted my XXXX XXXX XXXX and she told me it was illegal for him to threaten and intimidate me like that. She also told me that I did not sign anything stated I would be charged a fee for canceling my loan. This felt like predatory lending! Acre Mortgage has now cause me to miss my settlment date of XX/XX/2020. I am praying not loose out on my home purchase. Please help!

MY CLIENTS XXXX XXXX XXXX XXXX XXXX XXXX All of my clients have requested to close out there loan request and have there appraisals moved to another mortgage company. Acre Mortgage is the most unprofessional and mortgage company I have ever reffered my clients too. They miss mortgage commitment after commitment. They miss settlement date after settlement date if you think Im lying just check there reviews. They even threatened one of my clients with bogus fees if they left there company. Now they are refusing to transfer the FHA appraisals which is tying up my clients from moving forward with there settlements! There has to be something you can do to help my clients!

Im still waiting for Acre Mortgage to send over my appraisal. I requested this appraisal on XX/XX/XXXX but they still have not sent it. I almost loss my house because I missed my mortgage commitment and my settlement date was on XX/XX/XXXX. Why are they doing these things to me. I already sent them a written letter to send everything over.
