In XX/XX/XXXX contacted Academy Mortgage Loan Administration Customer Service about the escrow statement they sent. The issues reported at that time via phone call was : 1 ) The company made multiple payments to PMI during XXXX some months 2 ) The company was paying the wrong amount to PMI in XXXX every month 3 ) The increase in mortgage payment to cover an escrow deficiency was too high, and I requested an explanation about how such an escrow discrepancy occurred. I was informed they opened a case and would get back to me, and that the Escrow account was being looked into. I was also told to email XXXX about the PMI issues. I did this on XX/XX/XXXX and received an auto response from PMI that something would be mailed to physical mailing address on file by 30 days. This never happened. I called Academy Mortgage CS again in XX/XX/XXXX, spoke with a different CS rep who said that the inquiry from the other agent I spoke with was " closed having been opened in error ''. She also said the email address I was given was only for removing pmi from the account, therefore I would never get a response. Frustrated I requested how to deal with this in writing since calling CS was not working and was told there was zero option whatsoever to submit a written issue. Then I was told the only option is to fax this number XXXX with my issue. I don't have a fax. At this point I enlisted the assistance of the Academy Mortgage brokers I used to purchase the home and they got involved. Via email communication I requested to know who I can escalate the issue with to get some type of resolve because a fax number was unacceptable option and having gotten the run around for over a month now I wanted things in writing. The brokers stated they would see what they could do to help. The disclosure statement indicated PMI was XXXX but what was being paid was XXXX per month, sometimes multiple times a month. They said the shortage was due to taxes being estimated at XXXX which was on the disclosure form as well, but they were XXXX in actuality. The hazard insurance was also short by XXXX. Therefore the total shortage in the escrow account should only have been XXXX. To resolve this deficiency, Academy mortgage raised the monthly mortgage by over XXXX a month to " catch up '' the escrow account. That is XXXX more per year to pay into the escrow account, when the total yearly payout from the escrow account should be XXXX. That increase seems to be well above the 1/6th allowed cushion. The brokers stated that they got the PMI issue resolved as far as the correct amount going forward which should only be XXXX. They stated the over payments in PMI would be refunded back to us. Several weeks later when the refund didnt happen they said they were told that the refund would be handled by not making a PMI payment for the month of XXXX of this year. However, in XXXX they paid the wrong amount of XXXX, and then every month since they paid the XXXX twice a month. To date we have not gotten the refund in our escrow account or via snail mail. They also tried to sell a refinance to remove PMI completely which would incur additional costs of broker fees. After looking at the fees and costs of a refi, I requested that the issue be corrected instead and declined a refinance which doesnt help financially and at this point we have zero confidence in the competence of this company. They also email the PMI email address at the direction of their contact on the servicing side with me CC 'd. After 60 days, the PMI response said the PMI email is for removal of PMI only and PMI can not assist with the issue. PMI said to contact Academy Mortgage Customer service. Getting absolutely no where on these issues which just seem to be compounding, and meanwhile now having to pay a much larger mortgage than expected, on XXXX I contacted academy mortgage loan administration via the secure messaging on their customer portal. I created three separate tickets for the three separate issues as defined in their portal. PMI, Escrow, and Taxes. In the PMI payments issue I attached a scan of all the emails with the brokers regarding the incorrect PMI payments and the refund requested. The response was very predicable, they said Dear Borrower, Thank you for your recent inquiry regarding the mortgage insurance requirement on your mortgage.If you feel you have met the guidelines for removal or you have any inquiry about the requirements, please submit a written request to : XXXX.You may continue any ongoing dialog regarding PMI through that email address. Thank you for being a valued member. To which I responded that was not helpful that email doesn't handle the question. The next response was Thank you for your recent inquiry regarding PMI. This message is to inform you that your inquiry has been acknowledged and is being researched at this time. Please anticipate a 12 day response time for this particular issue. After 12 days I inquired on a status update and got this response : This is in response to your recent email regarding your Private Mortgage Insurance ( PMI ) payments. Please be advised that the turn around time for an accurate response is 30 days. You may follow up with our PMI Department for further assistance. PMI Department XXXX XXXX XXXX XXXX, NJ XXXX Fax : ( XXXX ) XXXX XXXX Alternatively, the request and any additional questions may be sent via email to XXXX. I responded with : XXXX XXXX stated 12 days to respond on XXXX, XXXX XXXX stated 12 days to respond on XX/XX/XXXX XXXX XXXX says 30 days to respond on XX/XX/XXXX It has been over 30 days since this issue has been brought to your attention and resolution has been requested. In fact it has now been 90 days since putting this issue in writing originally, and about 30 days additional if we just go by when I called into CS the first time to report this issue. So the question is : When will we be refunded our money that you incorrectly paid to PMI? Given the excessive amount of time to resolve this issue, it really should have been refunded by now. And the response was Dear Borrower, Please be advised we have an open task for our Conversions Department to take a look at your PMI Discrepancy. We have attached the original correspondence you sent on XX/XX/XXXX for their review. Please follow up after XX/XX/XXXX for an update. In the Escrow ticket I gave a summary of the escrow issues I saw requesting why we were being asked to pay XXXX more per month to catch up a max shortfall of XXXX ( which includes their mistake of paying to much PMI in the balance ). Their response was a breakdown of the monthly payment and to say the shortage was XXXX which didn't match their own escrow statement. I responded asking how they were going to correct the incorrect PMI payments which where largely contributing to the shortage, pointed out the multiple payments that went out as well as a new estimated tax which was additional and not part of our loan also causing an incorrect amount. The response was : Thank you for your recent inquiry regarding PMI. This message is to inform you that your inquiry has been acknowledged and is being researched at this time. Please anticipate a 11 day response time for this particular issue. After 11 days followed up and got : Please be advised your PMI concern is still under review. We ask that you allow additional time for resolution. after a couple more weeks inquired on an update and got : Thank you for your recent inquiry regarding your account. Our records show the PMI inquiry still being researched. Regarding the tax issue I sent : Currently the loan shows taxes and insurance upcoming in XX/XX/XXXX of a value of XXXX. I am writing to request what this is related to exactly? This appears to be in error and should be removed from this account. Also if you review the escrow disbursements from last year you will see that you only paid one tax for the property. The response was predictably unhelpful : Dear Borrower, Thank you for your recent inquiry regarding your loan. Please be advised that the tax amounts listed in our servicing systems and secure website may be different than what is requested by the taxing authority. This amount is updated only upon payment of the taxes and not based on the amounts reported due this year from your tax office. Please be assured that our Tax Department will verify the correct amount due prior to disbursing payment. Once payment is disbursed from your escrow account, the site will reflect the actual payment paid. I responded with : This response did not address the question. You are showing two estimated tax accounts, there should only be one. I sent these correspondences to the brokers very frustrated they said they would escalate on their side but it's not their department. The person that it got escalated to called me on XX/XX/XXXX to walk through all the issues directly, clarify her questions said she had been working on it for over a week at that point was hoping for an update on friday XX/XX/XXXX. Friday came and went and in the meantime, PMI responded to the brokers email turfing the PMI issues to academy mortgage customer service. Followed up in email again. on XX/XX/XXXX the update from the person it was escalated to was no update on the PMI and escrow issue, but on the Tax issue they requested a refund from XXXX County for the tax amount of XXXX and said it may take 120 days to get the refund back from the county. I responded to this update providing their own Escrow statement which shows they never made a payment for that amount. Reiterated that the question was why did that amount show up as estimated tax due in XXXX because it should not be on the account at all. Requested documentation and proof that they ever made a payment to XXXX county and also inquired why if a payment was made it is not on the escrow statement? I requested that a resolution and response on all the issues occur by end of day XX/XX/XXXX because at this point after over 4 months of dealing with this, 3 of them in written format via email it was beyond ridiculous that we are this far down the road with zero resolution. On XXXX after I emailed asking for an update the response was no update and they sent it over to a relationship manager to assist. At this point I believe this company is violating several Mortgage servicing regulations. Improper Error Resolution procedures, Improper Timely Response practices, etc. Their staff clearly need training on how to handle issues and inquires, as well as how to response with accurate information. We are owed a minimum refund of XXXX that they incorrectly paid out to PMI per their own reporting statements. This refund is way past due in our perspective. It should be returned to the Escrow account Immediately. The escrow account discrepancy is directly a result of mistakes they have made with PMI payments and the additional Tax estimate of XXXX which are entirely their errors. The additional shortage is because the tax for the property was incorrect on the disclosure and short XXXX. The hazard insurance was also incorrect, and the actual amount different between the disclosure and true pay out it is XXXX. It is their responsibility and obligation to correct these issues in a timely manner when reported to them. They have failed to do this. This was reported originally in XXXX. Its now XXXX and still unresolved. The amount of labor and time involved on our side should be compensated because it is significantly time consuming having to deal with this company and their incompetence. They have increased our monthly mortgage to be over XXXX per month more than originally disclosed at time of purchase one year ago. That is way to high for the total shortage in taxes and hazard insurance, which is only XXXX. When bringing this to their attention they have yet to explain why it is required for us to pay over XXXX a year more to make up a shortage of XXXX. They have refused to re-analyze the escrow account, and they have failed to refund the PMI money they paid in error to the escrow account or to us directly. They are required to remove incorrect tax estimates for properties that are not part of the loan from the escrow account. This is not a tax payment they will make on our behalf, nor is it a property tied to this loan. Now that they are stating they made payments and requested refunds for said payments, but they did not report the payment as coming out of our escrow account, they are also required to provide the proof of this once it has been requested by us. They have not done so.

After speaking with our real estate attorneys and having them review all pertinent documents, they advised us to request to speak to the underwriting attorney immediately. At this point, we feel like we are being discriminated against and led on some kind of wild goose chase which has now left us not only homeless, but also now responsible for unexpected additional financial obligations such as storage units, additional movers for a longer period of time, and temporary rental housing ( dog friendly hotel ). As you saw in the email from XXXX XXXX mortgage they reviewed the divorce decree and as we expected, did in fact confirm they would not count the children as dependents which was what the VA this morning made very clear to us as well after going over everything with them and answering many questions. We have submitted a complaint to the VA regional office in XXXX and are supposed to hear back soon. However, now if we take this over to XXXX at this point when we couldve last week had we known this would still be going on, it will legally take them 9 days to close us and we then lose the house. Whilst reviewing some of the formal complaints with the XXXX it is evident this is not the first time Academys underwriting dept. has continually requested documents they are not entitled to but claim will be sufficient to sign off on the loan, then received what they claimed was all they needed, only to make up something new the next day, XXXX next hour at this point in our situation. I dont know how many times this underwriter just needed one last document and then we were good only to make up something totally new once we got them that information. I have included information here directly from the VA and included notes on each document individually but will review each since I know this is a lot. 1. ) Predicted income for underwriting : -XXXX has sent you the executed lease agreement on his townhome through XX/XX/XXXX for $ XXXX/month. His note is $ XXXX/month. Even with only 75 % of the rental income taken into account we are at $ XXXX/month, making this property has a {$100.00} positive monthly cashflow. -The XXXX XXXX house was purchased in XX/XX/XXXX, therefore as stated below ( directly from VA ) the property was purchased in the middle of the year and therefore only shows a portion of rental income. Its a matter of being able to show proof of the propertys income POTENTIAL. Well I went one better and sent you the final XXXX P & L showing the XXXX XXXX property taking in to account all expenses including mgmt fees, monthly bills, etc. still garnered a profit of {$15000.00}. This can obviously ALL be backed by monthly statements from the rental company and bank statements for that account but I am pretty sure I already sent those or was told they didnt matter. As a matter of showing proof of the propertys income potential, if they wanted to use the same figure of 75 % of rental income vs the total note, our total payments responsible for XXXX was {$37000.00}. Our Gross total on the monthly statements is {$58000.00}, 75 % of that net rental income is XXXX, once again leaving us with a POSITIVE cash flow of {$6300.00}. " When is predicted rental income accepted for underwriting? Sometimes, rental income cant be proven via a tax return. Say, for example, youve just purchased the property, or you purchased the property in the middle of the year and only show a portion of the rental income on your tax return. In that case, the rental income would be considered predicted and may be used under certain circumstances for underwriting purposes. Again, its a matter of being able to show proof of the propertys income potential. If the renter has a tenant, lenders will take a percentage of the income thats outlined on a lease and use that to determine projected rental income. They usually use 75 % of your total reported income 25 % is subtracted to account for potential vacancies and ongoing maintenance. '' 2. ) Debts and Obligations : This ties into # 1 as well. The lender may disregard the payments on the outstanding mortgage ( s ) and any consumer obligations which the veteran intends to clear if available information provides a reasonable basis for concluding the equity to be realized from the sale will be sufficient for this purpose. The underwriter is definitely not taking this into account. You have all documentation from XXXX XX/XX/XXXX showing the refi out of the hard money was approved and set at a rate of 2.75 % back in XXXX before we halted the refi to get this deal done. That re-fi which the veteran clearly intends to clear backed with available information, would make the XXXX home payment in escrow roughly XXXX/month. Again take 75 % of our current rental agreement which shows monthly rent at {$2400.00} through XX/XX/XXXX and you get {$1800.00} and AGAIN we are in a positive monthly cash flow. 3. ) Exceptions for considering all members of the Household : This one is so black and white ( literally as stated not only in the divorce decree, but also in an email from XXXX backing that since apparently a legally binding document wasinsufficient for the underwriter which is also super inappropriate for him to even ask for ). This one is REALLY makes us feel discriminated against, since it clearly states the lender may omit any individuals from family size who are fully supported from a source of verified income which, for whatever reason, is not included in effective income in the loan analysis. Examples : A child for whom sufficient foster care payments or child support is received regularly. Again, reinforcing what we were told this morning from the national VAs office who suggest we file a report with the regional office. 4. ) Compensating Factors : These factors are especially important when reviewing loans which are marginal with respect to residual income ( since he wants to use all aforementioned against us to factor insufficient residual income ) or DTI ratio. Significant liquid assets may compensate for a residual income shortfall include but are not limited to : See document for all underlined and notes emphasizing another reason we feel as though this underwriter is not at all taking this into consideration. We asked several times if more cash or proof of more liquid assets or increasing down payment ( even though we are already over 20 % which is crazy ) and were told to not even bother sending proof of any of that because it didnt matter. The VA is in direct disagreement with that statement and in addition to those things we asked about we meet many other of these factors that should be taken into consideration as well. The fact there are assets that could be liquidated ( half already are sitting in cash ) for over XXXX is mind blowing enough, then factor in excellent credit history for both parties, long term employment ( XXXX 19 years working for XXXX ) satisfactory home ownership, etc. It is clear this underwriter does not care at all about the VA guidelines set forth to aid those who have served our country, and it is recognized by us and the attorneys we have spoken to as both discriminatory and disrespectful.

Academy Mortgage was untruthful in the response to the CFPB regarding complaint number XXXX. I am submitting documentation that contradicts their responds. Regarding XXXX Complaint No. XXXX against Academy Mortgage. Academy Mortgage response XXXX. AMC ( Academy Mortgage Corporation ) is untruthful when they say that everything was going smoothly until XX/XX/XXXX. As per attached emails page XXXX to loan office XXXX XXXX asking for help on XX/XX/XXXX which was 4 days after we arrived back in town from vacation. While out of town the builder had poured our basement foundation which according to our plans was supposed to be a daylight basement ( plans attached page XXXX & XXXX ). Once we returned and saw that the basement was a full basement and not as our plans showed we immediately notified AMC via phone and email and sent pictures ( attached ). I informed AMC that this was not correct and asked them not to pay the builder. I told them that I would pay the subcontractors, if necessary, out of our pocket because we did not owe anything on our construction loan at that time. AMC was reluctant to listen and said we would need to take this up with the builder ( email page XXXX ). Our closing documents require all changes to the building plans to have a signed change order ( page XXXX ) no changes where ever approved by us or AMC. With this said the basement poured required us to pay for over excavation, more gravel and French drain system which added cost to our build and not in the plans. This was also not approved by us. AMC continued to pay the builder after we told them not to we had an Attorney involved. AMC was asking the builder for invoices all the way up to XXXX XXXX. XXXX ( See attached email thread page XXXX ). When asked why they replied we signed an Authorization to Draw giving the builder the right to draw on our behalf. We were misled by XXXX title company which is who AMC uses and they are in the same building as AMC. The builders name was printed on option XXXX and they told us we had to sign just to give the builder permission to draw ( page XXXX ). This went against our contract with the builder ( Addendum XXXX which states we had to sign and approve any and all draws ( see attached XXXX ). AMC was reluctant to monitor the bills that the builder submitted and paid double invoices without questioning. I contacted some of the contractors and collected money back for AMC ( see attached page XXXX ). One of the builders subcontractors that was paid double sent a check back to the builder and AMC didnt ask the builder to pay it back instead let the builder deduct more double bills and wanted the builder to send a check to us for what was left. This is poor bookkeeping on Academy Mortgage. ( See attached emails and check pages XXXX & XXXX XXXX ). The money should have gone back to AMC with backup for the bills they claimed were outstanding. AMC also paid the builder over the 10 % profit that was agreed on in our contract ( see attached contract with addendums page ) I have attached ( page XXXX ) a worksheet of all the builders draws and how much AMC should have paid ( {$7400.00} ) vs how much AMC paid ( {$8700.00} ) overpayment of {$1200.00}. AMC never corrected this error. When I contacted AMC about this, they offered to give us an extension on our loan saying that the extension was worth more than the amount the builder owed us ( email page XXXX ). In AMC response to the CFPB they said it was extension to find a new builder. This was not true. AMC was going to charge us a fee for the 90 day extension one way or another nothing was free to us. ( Email XX/XX/XXXX page XXXX ) AMC response to CFPB that on XX/XX/XXXX there was a disagreement in the window placement in the foundation. This is also a false statement. The Windows had never been delivered to the property and had never been placed in the foundation. We sold the property in XXXX of XXXX and still did not have the windows in our possession. AMC paid for the windows plus a delivery fee out of our construction loan. According to our closing documents ( page XXXX and page XXXX ) this was not supposed to be paid in full until the windows were delivered and placed in the home and inspected which never happened. The windows where finally delivered in XXXX of XXXX to the new owners of the property. See attached for sale listing and pictures. AMC continued to send important documents up to XX/XX/XXXX to the builder after they knew he didnt work for us. Attached page XXXX. Soon after selling our property AMC sent a refund check for {$1000.00} with no explanation and the Promissory note stamped paid and also stamped WITHOUT RECOURSE. As of now I have not cashed this check because I feel they are in fault of miss use of our funds. I feel Academy Mortgage owes us compensation for this loan and hardships it has cost us. Academy Mortgage needs to own up to their mistakes. I am requesting that the CFPB look into all of the documentation that I have provided along with the closing documents that dont add up and investigate Academy Mortgage for the way they handled our situation and our money.

On or about XX/XX/XXXX, Academy mortgage was contacted through my real estate broker, XXXX XXXX, in regard to financing for a home at XXXX XXXX XXXX in XXXX, NV. I was contacted by XXXX XXXX, a loan officer from Academy mortgage, and the process was initiated and XXXX signs were received by me and immediately signed digitally and returned promptly. In addition, many documents were uploaded to the Academy mortgage portal as requested by Mr. XXXX. At that time, I had a credit score of XXXX, as relayed by Mr. XXXX, also as I had no debts, liens, or any other negative information on my credit report. On XX/XX/XXXX Academy mortgage requested and received immediately a {$540.00} appraisal fee as part of the loan process. That fee was paid with my visa credit card through the Academy mortgage portal. On or about XX/XX/XXXX I was notified by my real estate broker, via text, that she had talked to XXXX and he said youd find out an answer in regards to the appraisal, as it was relayed to me that there was a problem, my agent then stated in the same text message that he would get back to her with an answer but never did that day. To the best of my knowledge he never did recontact again. I did make contact with Mr. XXXX, via email, and this was his response : Dear XXXX, I spoke with XXXX late yesterday about the property and situation with the property description. She indicated that she wanted to speak with you. Title had sent us the prelim stating that the property was converted to XXXX. We in fact processed your loan as such. Upon receipt of the appraisal XX/XX/XXXX. It was deemed by our underwriter and manager that the property in fact must remain as manufactured housing and not as XXXX even though bolted to a perimeter foundation. The title report was in error mentioning the above information. XXXX does not allow, or purchase manufactured homes as investment, only as 2nd homes or primary residence. Our underwriter was willing to consider as 2nd home, I asked that the appraisal be updated for this option. The underwriter then explained that you would be required to occupy the property within 60 days of closing as 2nd homes fall under the Primary residence category. I verified with XXXX late yesterday that the tenant is in place until XXXX, as we did not have the lease to review, so this option would now not work with Academy either. So, Academy would not be able to complete the transaction for financing based on the current situation with the tenant in place. I have now requested that the declination letter be sent to you. You also should have received a copy of the appraisal that you paid for. This can be reassigned to another lender as I had also discussed with XXXX. I have also attached a copy for you. Most Sincerely, XXXX I immediately replied to Mr. XXXX, via email, that being a mortgage financial institution they know full well that and appraisal can not be taken to another institution for use. All mortgage companies use their own appraisers and do that for specific reasons. Im sure XXXX XXXX does the same thing. It also came to my attention through my realtor that XXXX XXXX, or at least this particular branch, as closed for business and is no longer in operation. I have made email requests and voicemails to XXXX XXXX to satisfy this situation but have received no responses whatsoever. At this point I have disputed the {$540.00} charges on my credit card through the bank XXXX XXXX XXXX, and done so under the basis I was defrauded. I have also attempted to contact corporate headquarters in XXXX Utah in an effort to talk to XXXX XXXX, Mr. XXXX I was told by the person who answered the phone at the corporate office is the one that handles these types of situations. All I got in three phone calls was voicemail and messages were left with no response from Mr. XXXX, at least at this point. My demand in this situation is return of the {$540.00} paid for the appraisal fee that was done in error and apparently hastily prior to them closing their office doors. Due to that appraisal fee that was done in error the underwriter did not approve the loan. I still have not received a certified copy of that appraisal as is said that I could use that, though not true, to go on to other places for financing. This issue was totally at the fault of the preparation and execution of the appraisal done on the property and at no point was this default borrower, me XXXX XXXX. I have a XXXX-credit rating, I have little to no debts other than household expenses, I have no liens, lawsuits, judgments, or any other issues that would prevent me from being approved from this loan. Also, in excess of {$200000.00} in assets. This was entirely the fault of Academy mortgage and whatever the issues are involved there of them closing the office.

In late XXXX I signed for a one-time close fixed rate 30 year conventional mortgage on a new construction house with Academy Mortgage. Due to XXXX, it took a very long time to build the house. When it was finally time to move in and convert the loan from a construction loan to a mortgage, Academy told me I would need to refinance ( at the current prevailing rate, which was much higher ). I stated that I had paid extra to lock my rate and have a guarantee and that it was explicitly stated in writing that this was a one-time close loan that had already closed, and merely needed to be converted, not refinanced. Academy insisted they were right despite overwhelming evidence. I was forced to use a local law firm to show them their error and fight them, otherwise I would be left without a home. This cost me about $ XXXX, which Academy never reimbursed me for, despite them backing down and losing. Academy then proceeded to keep their loan on their books instead of selling it, as they would have otherwise done had they been able to force me to refinance. The loan is being serviced by Academy directly. I have faithfully made my payments on time. In XXXX of this year ( XXXX ) Academy sent me written notice in the mail that I would need to send my payments to a new address AND use a new account number. The mail was extremely confusing and did not clearly designate which account number was the new one and which was the old one. I pay my mortgage via XXXX XXXX XXXX 's online billpay feature. I logged in and updated the payment information. But it looks like, while I successfully changed the address, the account number either did not update or their mail was so confusing that I believed I had the correct new one. I made my XXXX payment as usual. Much later I received a notice from Academy that my payment was not accepted. There were funds in the account. It was merely not accepted because of the account number issue. So Academy did receive my payment, yet rejected it. Much later, the funds came back into my account. I did not notice since it took them so long to return them, and thought everything was fine, since the funds had left my account. I then went to pay my XXXX installment. Unbeknownst to me, this was credited for XXXX, since they had rejected the XXXX payment. I called Academy about the letter and they said to ignore it and that everything was fine. Recordings of my calls with customer service will reveal this. I received letters in the following months stating that my mortgage was late. Each time this happened, I called Academy and each time I was instructed to ignore it and that my mortgage was paid up and fine. I kept making my usual payment, but unbeknownst to me, it was being credited to the prior month due to the " missed '' payment. I would even call Academy multiple times in the same day since I thought the advice to " ignore it '' was suspect, and thought maybe I just got a bad customer service rep. Over and over again, I was told by different reps everything was fine, over the course of months. Finally on XX/XX/XXXX, my XXXX XXXX app alerted me Academy Mortgage had reported me late. I called and inquired why. I had been making my payments and they were being credited XXXX month in arrears because of the " missed '' payment, and I had been making those payments BEFORE the XXXX of the month. XXXX 's was made on the XXXX, and any payment made after the XXXX is reported late to the credit bureaus. This is how I finally found out that I had " missed '' a payment and everything was not in fact fine. I had to escalate to supervisors and my call was disconnected multiple times. I made the " missed '' payment as well as the current month 's payment immediately, but Academy refused to remove the blemish from my credit report despite this situation being entirely their fault. The mortgage is current and I need the late reporting removed from my credit report immediately.

XX/XX/2016, my wife and I were in the market to purchase a home in the XXXX XXXX, Co market. We identified and negotiated a price with a newly built home by XXXX XXXX. As part of the offer, XXXX XXXX tied us to do the following for the deal we negotiated with them : 1 ) close before XX/XX/XXXX and 2 ) use only their preferred lender Academy Mortgage. Both our representative at XXXX ( XXXX XXXX ) and Academy Mortgage ( XXXX XXXX ) confirmed that pricing would be subject to working exclusively with them. They also represented that loan pricing would be no different than what would be offered by any other lender, and that this relationship for efficiency and a smooth transaction. We proceeded with the application in good faith, and I even turned in the taxes, statements, cancelled checks and offer letters normally required by other lender with whom I had spoken prior to receiving the application to be signed. From this point forward we had several issues that arose : -The application was sent to us, prefilled and with inaccurate information that we had to correct, and the processor we worked with at academy made the transaction anything but prompt resulting in the closing being delayed by at least one day. -Academy then stated to us that our credit scores were too-low for preferred pricing and provided us rates XX/XX/XXXX that were fully 0.50 % above relative competitors. When I asked what our options were, I was told the following in summary : 1 ) That we could submit for a XXXX through XXXX ( the credit reporting agency used by Academy Mortgage to conduct their credit investigation ). 2 ) That we would need to pay down certain cards as instructed and that XXXX XXXX would then contact our creditors to confirm the balances and then assign the higher credit score even though our credit reports would not have been updated on the regular monthly cycle. 3 ) That this would not result in an additional inquiry and we would have results in about 3 business days from submittal. We agreed to the process and paid the subject credit accounts within less than 4 days of receiving the instruction and promptly sent statements to be reviewed. We did not receive a result from credit plus for nearly 2 weeks and they simply stated that none of the accounts we had identified had confirmed our payments, and then we were further informed that the rate originally quoted to us was not available anymore due to market fluctuations. We disputed this issue with XXXX XXXX, and they only agreed to research the matter further when we sent proof from our actual credit reports showing the balances paid. However the rep I was communicating with at XXXX XXXX stated that it would be 30-45 days for response and we were scheduled to close within 8 days. To this day, XXXX XXXX has still not responded on our credit reports and we closed more than 45 days ago. To achieve a final rate of 3.75 % on our loan we had to buy 2.5 interest points at the cost of about {$10000.00} and our rate was not locked in due to this debacle until less than 72 hours before closing. During this same time period I received verbal rate quotes from XXXX XXXX and XXXX XXXX XXXX for rates at 3.75 % with XXXX points, but when we asked XXXX and XXXX if we had any options we would result in a loss of our good faith deposit and face fines from the builder for breach of contract. After closing we filed complaints with all three companies and have received no response. We feel their business relationship was coercive, corrupt, and anti-competitive. Additionally we feel these practices created an unfair and deceptive environment for us. We want either the difference of interest cost paid to us for the life of the existing loan or the cost of the 2.5 points so we can get a new loan in a fair market.

We are in the process of building a XXXX XXXX home. The affiliated lender with the builder is Academy Mortgage. Because the builder offered $ XXXX towards closing costs if we used Academy Mortgage, we went with them. We have been incredibly disappointed in their customer service and they have violated a number of laws. Please see below:1. We, the borrowers, never received a " Good Faith Estimate, '' which is required by law to be provided within 3 days of loan initiation and within 3 days of closing if there is a change to that document. To date, we have NEVER received a " Good Faith Estimate. " 2. In addition, it is required by law to provide the borrowers with the appraisal at least 3 business days prior to closing, which in our case, closing was scheduled for XX/XX/XXXX at XXXX. The first notice of any appraisal was emailed and time stamped at XXXX on XX/XX/XXXX, not 3 business days prior to closing. The email containing the appraisal stated that Academy Mortgage had not reviewed this document as of that date and time, thus we really never had a shot of closing on time and this information was not relayed to us. The date listed on the appraisal report generated by appraiser was XX/XX/XXXX. This was a full 6 days that Academy Mortgage would have potentially had this document, prior to sharing that with us on XX/XX/XXXX at XXXX. 3. Lastly, we were never provided a Truth in Lending Document which is also required to be provided to the borrowers. We feel these violations played a large role in Academy Mortgage pushing our closing date back and not " being at the mercy of XXXX '' as described by our loan officer. If indeed we were " at the mercy of XXXX, '' it was due to the delay of Academy Mortgage getting the appropriate documents to XXXX in time, as we the borrowers provided all documents in a timely manner in spite of the poor communication from the loan officer and processor. Also, we had to continually reach out to Academy Mortgage, asking if they had all the necessary documents from us. They continued to tell us that they did have everything they needed. We reached out to Academy Mortgage on Tuesday XX/XX/XXXX since we were 6 days away from closing and had heard nothing from them. Academy Mortgage then sent us an extensive list of last minute items they needed for closing on Tuesday afternoon. XXXX of these items included my ex-husband 's XXXX from XX/XX/XXXX. I had provided all required tax information to Academy Mortgage back in XXXX and let the loan officer ( XXXX - yes this is his legal name ) know that I did not have my ex-husband 's XX/XX/XXXX XXXX. XXXX assured me in writing that my ex-husband 's XXXX were not needed as long as a divorce decree was provided, which it was. I have emails to prove this communication from XXXX. I was in a mad rush last week trying to track down my ex-husband so he could call his HR to get his XXXX ( since I am not legally married to this man anymore, I am not privy to his financial documentation ). We also learned from our neighbors who also bought a XXXX that their divorce decree sufficed in the same situation. This seems unfair that a divorce decree could suffice in XXXX situation but not in another and that I needed to get my ex-husband 's XXXX within 6 days of closing. My husband and I were wanting to refinance our primary house and our XXXX plex. We called XXXX XXXX with Academy Mortgage Corporation in the beginning of XXXX and received the interest rates. We then told him we wanted to " shop '' because obviously we wanted the best rates. On XXXX XXXX, 2015 we contacted him again and asked for the current interest rates for both properties. He was informed by us that we wanted to also pull money out of each property. We were given not only the different interest rates but also the approximate settlement fees. We also asked if the interest rates were locked and he told us they were locked for 30 days. We also asked him approximately how long the loans would take and he told us 30 days. We also asked him what if it took longer than 30 days and not our fault would the rate still be the same. He told us that the rate would be the same. Once we agreed to the interest rates and fees we told him we wanted to get started on these loans. On XXXX XXXX, we emailed him the documents that he requested for a total of XXXX pages. On XXXX XXXX, his assistant XXXX, requested more documents from us. On XXXX XXXX, we emailed her a total of XXXX additional documents. We never heard back from her so we emailed and left a voice message. XXXX then calls us to tell us that she is no longer working for them and for us not to worry because everything will be fine. We come back from vacation and call him on XXXX XXXX because we never received XXXX text, XXXX email or XXXX voice message from him. My husband asked him what was going on with the loans because now we are approaching two months ( all along thinking we are locked in because we have sent them everything they requested in a timely matter ). XXXX tells my husband that he needs to get the appraisals done so that we can lock in the rate. Well you can just imagine we were sery surprised to hear this. My husband questioned him regarding the rate not being locked and he told him that he could not give us a rate lock because it depended on how much we were cashing out?? At this point the rates are now 1/2 of percent more. At this point my husband told him to do nothing because we really ca n't trust him or the company. We feel that XXXX XXXX used the " BAIT AND SWITCH '' on us. He knew that if he told us in the beginning that he would not be able to lock our rates then we would have gone to some other institution. We would have never wasted our time. He thought we were desperate and would just go along with this. Many people are desperate or having to close on a home by a certain date and the consumer has no choice or time to make other loan arrangements. XXXX XXXX NEVER ONCE contacted us to inform us that the rates are going up and that we needed to get the appraisal done in order to have our rates locked. He told us he is not like dealing with a bank, or online banking because he offers amazing customer service and would be there every step of the way. This is why we chose him AND because his rates WERE at the time right in line with the other banks. It took us two months with this company to get no where. We were working with Academy Mortgage to purchase a new home for our family of XXXX ( we have XXXX children ). They knew our situation, had pulled our credit report, had all financial documents and all the information they needed for weeks. We were set to close on our new home on XX/XX/XXXX. We sold our current home and had moved out on XX/XX/XXXX. All of our things were in a XXXX XXXX and we were staying in my mother in laws home ( a XXXX room townhouse with our family of XXXX plus her ) for those two days until we closed on our new home. We had the proceeds from our home sale wired directly to the title company for the purchase of our new home. Additionally, my father in law also wired $ XXXX as a gift to help cover closing costs. We received and signed the initial closing disclosures around XX/XX/XXXX. At XXXX ON THE DAY WE WERE SET TO CLOSE on the new house, the loan officer XXXX called me and said that we originally had an automated approval but because my father in law was giving us the $ XXXX gift, that prompted a manual review and NOW the only way we can have the loan funded is if we put down 10 % ( as opposed to the 3.5 % they had told us all along ). That wouldve required us to pull an extra XXXX XXXX DOLLARS out of our rear ends the day we were set to close!! Again, we were in a XXXX room townhome with XXXX people that we only had until THAT DAY to be in! We had already enrolled our kids in their new schools, paid deposits on utilities at the new house, the sellers of the new home had already packed up and moved out etc.. and now we were all completely screwed with no where to live and having to back track and un-do all the changes and updates. I also want to mention that as a small business owner, we were told that we needed to file our XXXX taxes and that the net profit had to be at a certain level to get approved. We messaged the woman at Academy Mortgage while filing our taxes and she said the net profit may be showing as too low so we had to reduce quite a bit the LEGITIMATE business expenses we were claiming so that our net profit would be higher, causing our taxes owed to increase by XXXX XXXX DOLLARS!!! and in the end we were told to come up with XXXX XXXX more or not get the house. So now on top of everything else, we owe the IRS $ XXXX in taxes that we shouldnt actually owe. Weve worked with Academy Mortgage before and had a great experience, and so I actually felt kind of bad to file this complaint but it was so egregious and has such a HUGE negative impact on me, my wife and kids lives that I couldnt not report it. To be very clear ; the issue is not that we didnt qualify at terms we could work with. The issue is the way it was done and the fact that we were strung along for 3 weeks when everyone involved knew and had all the information way before the closing date and yet they waited until that day to tell us that the down payment required had increased DRASTICALLY and if not met, there was no way we would be approved. THE DAY OF CLOSING!! Completely unacceptable, unprofessional and quite frankly un-human to do that to a family.

Academy Mortgage owes us money due to over charging us for PMI for the year XXXX and XXXX. They charged XXXX instead of XXXX. Some months they charged duplicate PMI payments. This company over charged PMI and has failed to reimburse the full amounts overcharged. Academy Mortgage contacted us by phone and email. They gave a designated point of contact XXXX XXXX. He stated response to the issue was going to be provided by XX/XX/XXXX. It was not. We received several letters, the most recent XX/XX/XXXX stating they required more time to research the issue. 1 ) Academy Mortgage stated check XXXX for {$160.00} was mailed to Borrower on XX/XX/XXXX. We have received no checks from Academy Mortgage, or any other amount for that matter. From our perspective this is a false statement. 2 ) Academy Mortgage did an Escrow analysis on XXXX. However as the escrow account was still incorrect because it had not been corrected on refunds owed due to PMI overpayments, the escrow analysis was incorrect. I emailed XXXX XXXX asking about this issue. I did not get a response. I applied for a mortgage with Academy Mortgage in XXXX 2015 in the State of XXXX as a first time homebuyer. I was given a good faith estimate along with my loan application which included loan origination fees and an estimate of all the fees and funds that I should anticipate to cover upon closing. The last communication I received from my loan officer, XXXX XXXX, was in XXXX when she verified that she had all of the documents required for underwriting and gave me an estimated cash to close which was around {$24000.00}. My original closing date was scheduled for XXXX XXXX, 2015. My closing was delayed until XXXX XXXX, 2015 and it was n't until XXXX XXXX that I received any additional communication from Academy Mortgage. A different loan officer/loan processor, XXXX XXXX, from XXXX contacted me and started requesting essentially all of the same documents which I had already provided to XXXX XXXX in the month of XXXX. On XXXX XXXX, 2015, I was given notice after inquiring with XXXX XXXX that my cash to close had increased by approximately {$2000.00} dollars with no real explanation as to the difference from my original GFE. I was told that she was assigned to close my file and was merely doing her job as a processor of my loan. The morning of the closing, XXXX XXXX, 2015 I finally received the HUD-1 which detailed how my loan origination fee increased and my tax escrow increased from XXXX months escrow to XXXX months escrow. This increased my amount to close by another {$500.00} dollars the morning of the closing. At the closing in the afternoon, the HUD-1 presented at the table showed another increase of an additional {$1000.00} required of the buyer to close due to a processing error. I later found out that Academy Mortgage broke apart early XXXX and all of the loans processed in XXXX by my original loan officer, XXXX XXXX, and sent up to the XXXX office of Academy Mortgage to be closed. I was not given any notice, I was left in the dark and ultimately had to place my household in financial distress in order to close on this home a few days later. According to my contract I had to either come up with the additional loan funds or risk default on the contract and forfeiture of my security deposit of {$10000.00}. Academy. My loan processor did not work on the day of either of the closings ( XXXX XXXX or XXXX XXXX ) and since I went from having a local officer to having an offer in XXXX, I had no representation from the mortgage company at the closing table and all concerns that were raised related to the mortgage were left unanswered. Mortgage was very unprofessional and unethical in the manner in which they handled me and made the home buying process very XXXX for me and my family. Our attorney estimates that Academy Mortgage held in excess of {$4000.00} of property tax escrow that is not required by the State of XXXX for home loans. This money in addition to the added loan origination fees took away my ability to buy things for my new home and pay for various utility connections after closing.

I was working with XXXX XXXX to get pre-approval for a loan which we received. I asked for two good faith estimates to be generated so we have an idea of closing costs and payments before we made the final decision to accept a counteroffer from the Seller. I received these Good Faith Estimates on Wednesday XX/XX/2023. After I reviewed these, I called XXXX we went line by line to understand all the costs. I asked at the end of the call to confirm what my closing costs were going to be, and he verbal agreed that number was as I stated. I then immediately followed up at XXXX with an email confirming what we discussed. I received a text message at XXXX stating that their own broker fee was placed in the wrong spot on the form and my costs would increase by {$12000.00}. We had already based out decision to accept the counteroffer after the phone conversation we had earlier and the email confirmation of what was told to me on the phone. Per the texts from XXXX, I was told that the system messed up where the fee was applied. My question is how many other people have gone to closing because of this issue and paid more than they expected but had no recourse shop around because it was too late. I received a call from XXXX, the area manager, who informed me per the small print on the good faith estimate they are free of any errors and miscalculations. I could understand a thousand here or there but ~ $ XXXX and your own fee is what was wrong seems a lot bigger deal. She refused to cover that mistake and since we were not contracted to work together has no reason to really help. She did offer to cover half the amount, but I am sorry this was a huge mistake on their part and again this is their own fee and how they make money how do you mess something like that up. I also, like others I am sure, make decisions based on closing cost as to how much out of pocket do I want to be at closing. I was using these numbers to decide if I want to put more down or buy more points to get a better note which I used to determine if this investment property would be worth getting. Having to spend nearly $ XXXX more then what was on the Good Faith Estimate sheets and my total which was verbally agreed to was correct, puts a huge impact on my investment decision. This additional money because their standard system generated form that they always use placed their own fee into a wrong category almost cost me my deal since I had to now go shop for a different loan provider and in the end cost me more money. This is better than being surprised at closing with $ XXXX and being told oh well our estimate says we are not responsible for bad calculations even. I entered into a purchase agreement because of the numbers they represented to me and from that point my clock starts ticking before closing on everything I must get done. I did not have time to waste shopping around for another lender nor was not looking to take more hits from credit inquires since I had to shop around.

I have 3 mortgages with Academy Mortgage, totaling more than {$700000.00}. Back in XX/XX/XXXX/XX/XX/XXXX, I was having issues with their Loan Administration website, they were converting to a new online system. I was locked out of my account when trying to make my payment for Loan # XXXX. I followed the prompts to request unlock, which at the time was an email to XXXX indicating someone would respond within 24-48 hrs. No one responded to me! I sent a follow up email ( copy attached ) explaining that I was in jeopardy of being late, if I could not submit the payment online. After another day, there was still no response. Finally, I decided to call customer service and after some frustration with the phone rep, I was able to identify the issue and log into my online account. Academy mortgage had an incorrect email address on file, they had n't updated this either. I made my XX/XX/XXXX payment. A month later, I received a credit monitoring notification, that my Academy Mortgage had reported 30 Days Late in the month of XX/XX/XXXX for the XX/XX/XXXX payment. I was sickened and now even more frustrated. As a good will gesture and in good faith of my loyal business and existing good standing on 3 mortgages, I sent a letter asking them to remove the 30 Day Late for Loan # XXXX from all three credit bureaus and send me confirmation that it had been removed. I felt it an injustice for adverse credit action on my account because of their companys technical difficulties. I received a letter date XX/XX/XXXX indicating Academy mortgage was looking into the situation. I never heard back, so in early XX/XX/XXXX, I called their customer service XXXX. The rep indicated they would not have an answer until XX/XX/XXXX and to call back after that time. I questioned the timeline and mentioned that 4 months was a very long time for research. I called back the week of XX/XX/XXXX, thinking they may have finished, but told again to call back after XX/XX/XXXX. I called back today XX/XX/XXXX and I was told that Academy mortgage had sent me a denial letter back in XX/XX/XXXX indicating, I had the incorrect month on my dispute letter and she did n't know why the rep did n't tell me that the other 2 times that I had called. I never received a denial letter in the mail. Only to call back after XX/XX/XXXX. The rep said she would transfer me to a supervisor, who even further frustrated me. I am opening this complaint through CFPB to document my horrible experience with Academy mortgage loan administration and hopefully they will make some changes to their process. XXXX XXXX of XXXX, I closed on my 1st home. The purchase price was {$180000.00}, and at the time I received a {$9900.00} grant for the down payment of the home. En lieu, I had received an interest rater of 5.25 %. XXXX, at Academy Mortgage, told me that we could do a no cost refinance ( lie ) in XXXX to reduce the interest rate to a respectable amount. XXXX of XXXX, I do the refinance at a cost of approximately {$2400.00} to me ( built in the loan ). I accepted a 4.125 % rate with no PMI. I was appraised at $ XXXX, and the loan was for just over $ XXXX. In XXXX of this year, XXXX called me to ask me to refinance the loan again because they were having a hard time trying to sell the loan to their investors. She said that she would do the refinance at 3.99 % and no closing costs. I turned her down, because I did not want to jump through hoops for a few dollars. ( My intent is to sell the house in a year and a half anyways, so I can upgrade ). XXXX approached me again and offered 3.875 % and I declined. Five minutes after I sent the email declining, XXXX called me and begged me to refinance the loan for 3.75 %. I reluctantly agreed. She assured me that my payment would go from {$970.00} to {$930.00}. I signed all of the documents and received copies of them all. XXXX told me that it would not be necessary to make a XXXX XXXX payment while I am going through the refinance, so I took that money and paid on my student loans ( I have confirmations of this ). XXXX also told me that my first payment would not be due until XXXX XXXX ( again, I took my XXXX XXXX payment and paid student loans instead ). Last week, XXXX tells me that their " investors '' accepted my original refinance terms from XXXX and there was no need to do the current refinance. Safe to say, I am extremely upset about this whole situation, and this is where I am asking your help. They want me to immediately make my XXXX XXXX payment ( which I do not have ). They also want me to make my XXXX payment right away, for which I have financial records stating that I paid off student loan debt. I also have emails showing most of the correspondence with XXXX, stating it was unnecessary to make the XXXX or XXXX payment because my first payment would not be due until XXXX XXXX. Academy Mortgage called me and notified me that they would be willing to give me {$980.00} and that is all they will offer me. They forwarded the issue to their corporate attorney, XXXX XXXX. On XX/XX/2016 my XXXX XXXX School was to partner with XXXX XXXX and XXXX XXXX from Academy Mortgage to offer a 3 hour continuing education course for XXXX called XXXX at their office located at XXXX XXXX XXXX XXXX. XXXX XXXX, XXXX, AZ. We agreed Academy would pay a {$100.00} sponsorship fee ( which included a {$50.00} discount for hosting the class ) in addition to attendees paying {$20.00} per ticket via our registration website on eventbrite at XXXX. On the day of the class we had XXXX people attend who did not pay and XXXX people who did pay and could not figure out how this possibly happened. We taught all of them, and had to provide continuing education certificates regardless of if they paid to attend or not. We also tried to collect the {$20.00} fee after class from unpaid attendees and were unable to collect payment after the fact from XXXX students. We later found out Academy Mortgage had fraudulently reproduced a similar registration site on eventbrite.com with our school information and sold FREE tickets to our event without our knowledge or permission. The course they sold free tickets for is the intellectual property of my XXXX XXXX School. We learned this information from XXXX XXXX who sent us copies of their free tickets from Academy Mortgage and we had to honor ( copies of tickets attached ). At the time of the class Academy also invited XXXX additional sponsors to participate without any prior knowledge or permission from our School. I learned XXXX of the sponsors was with XXXX XXXX XXXX XXXX and another was with an insurance company but I was never able to identify which one. XXXX XXXX XXXX XXXX was sent an invoice for sponsorship which they paid promptly. Academy Mortgage refused to pay the invoice for sponsorship they agreed to XXXX XXXX, 2016 and offered XXXX agents a free benefit while allowing XXXX others to pay which is not fair. Both XXXX and XXXX acknowledged the {$20.00} fee in an email attached on XXXX XXXX, 2016. When XXXX XXXX and XXXX XXXX were confronted with this information, I was asked to speak with their supervisor XXXX XXXX. During our phone call when presented with the aforementioned information I was hung up on. I tried to collect the debt from Academy Mortgage numerous times unsuccessfully and they are still actively promoting XXXX classes. I do not want this harm to ever happen to any other persons and hope Academy Mortgage along with XXXX XXXX, XXXX XXXX, and XXXX XXXX will be held accountable for their blatantly fraudulent activities.

I closed on my home with a loan serviced by Academy Mortgage on XX/XX/2020. After closing, I called Academy Mortgage to inquire about our refund and provide a new address. We left 10 days prior to the end of the month of our last payment to Academy Mortgage, and had at least {$1600.00} in our T and I balance per our XX/XX/XXXX statement. On contacting Academy Mortgage, they informed me that they in fact paid some at my closing -- -which was certainly impossible as the amount issued by the title company at closing was significantly higher than the last account balance on our statement -- -and that they actually covered some of our final cost. I asked about our escrow balance for tax and property insurance, and they told me that they had already sent the check to our insurance company for a policy that would start XX/XX/XXXX and that any refund for that would come from the insurance company. I asked if they could please cancel the check and they said that they would try, and would then send our refund. Now we are a month and a half later, I have been looking for our refund, and finally had opportunity to call Academy Mortgage again. They informed me that they could not give me a certain answer. I pressed as to why, and I was told that the man I spoke to previously said the same thing as before. He did not acknowledge that he told me they would request cancellation on the homeowner 's insurance check. I then followed up my the insurance company, and they said that the funds for the policy -- -that never should have started in the first place -- -have not gone through. Academy Mortgage is lying to us and avoiding sending us a refund due on our mortgage. I don't know what the refund amount is meant to be, because Academy Mortgage never sent us documentation to show the closing status, and this is not available online either. I do not know how much they owe me. The person I spoke to at Academy Mortgage today did seem more reasonable than the last, and said she would look into it and reply tomorrow. She seemed honest, but because she seemed to answer to dishonest others, I am not confident they will do the correct thing and provide my refund.

My Husband and I used our builders recommended mortgage company ( Academy Mortgage ) because he had a good relationship with them. We came to find out it was to good and Academy Mortgage was looking out for our builder and not us. We got the loan and started our build. Our builder dug a full basement and our plans are for a daylight basement. The builder poured our basement when we were out of town and when we returned we could not believe what he had done. We immediately called our loan officer XXXX XXXX and told him that this is not acceptable. I emailed XXXX pictures and told him not to pay the builder because this was what our plans showed and in closing on our loan the documents clearly say if any changes where made there needed to be a change order signed. After emailing XXXX time after time he told me that i needed to take this up with the builder and he couldnt help us. I expressed with him that i was going to get an attorney. XXXX then went and relayed this information to the builder which is very unethical. XXXX then sent me a email telling me he could not talk with me anymore about our loan and that i needed to speak with Academy 's legal department. Academy paid the builder. I finally got a spreadsheet from Academy and i noticed double charges from the builder and Academy didnt want to help clear them up. I went to the subcontractors and had checks made back to Academy for these charges. Academy Mortgage also paid the builder more than the contract stated. When this was brought up to Academy they offered us extensions on our loan free of charge. We had fired our builder and needed to figure out what we had to do. Academy also paid in full and delivery charges for windows for this home and all we had was basement walls. Our closing documents say that all materials needed to be installed and inspected before final payment would be made. We have so many other complaints about Academy Mortgages ethics and business practices. It is clear to us that Academy Mortgage did not manage our money with our best interest in mind. Academy Mortgage was looking out for our builder.

Purchased a home and closed on XX/XX/XXXX. Academy Mortgage was our lender. I received our first mortgage statement ( will attach image ) in late XXXX, with a due date of XX/XX/XXXX. I detached the payment coupon from the statement and mailed it to the address provided on the statement which was Academy Mortgage, XXXX XXXX XXXX XXXX, XXXX, UT XXXX. Included with the payment coupon was a personal check, number XXXX from our joint bank account, XXXX and XXXX XXXX, made out in the amount of {$3000.00}, with the account number provided on the mortgage statement, account number XXXX ( will attach images of cashed check ). The payment was mailed from our residence in Oklahoma on XX/XX/XXXX. On XXXX XXXX, I received a second statement from Academy Mortgage, now listing a different account number ( XXXX ) and a different payment address ( when I called I was told that the change was due the loan now being serviced by XXXX ). I was concerned about the change and called to inquire if this would be a problem. I was told the payment could be sent on to the correct location and it would n't be a problem. In the meantime I continued to receive statements and correspondence indicating that a payment was overdue. I have spent hours on the phone on multiple days with multiple representatives with no resolution. My bank, XXXX, has faxed images of the cashed check to XXXX XXXX XXXX XXXX XXXX as proof of payment twice, at my expense. Academy continues to deny that they have received this information from my bank. Currently, they place me on hold, tell me all their representatives are too busy, and I will receive a call back, which then does not occur. When I called this afternoon I was told that my loan has been transferred to XXXX XXXX XXXX, however XXXX is still the servicer and the payment address and account number have not changed. I still have not received a call back, my account still has not been credited for my payment, and I am now being told that this is all due to my error, even though I sent the payment to the address I was given on my first mortgage statement.

We are building a home and the builder offers design and or closing cost credits to use their 'preferred lender '. Although we were already pre approved with a different lender, it was enticing to us and seemed like a better option for our family to go forward and take advantage of the total of {$3000.00} of credits ( {$2000.00} from the builder and {$1000.00} from the lender according to the flyer ) on XX/XX/XXXX we applied for a loan with XXXX XXXX at Academy Mortgage. I had let him know that i wanted to see his fees to make sure that we weren't getting these credits just to then pay excessive fees for the loan with him. He continued to boast about his company, loan products and ability to get the job done. Weeks went by and we never received a loan estimate. On or about XX/XX/XXXX we officially went into contract with the builder on our home. We received an updated loan approval on XX/XX/XXXX from Academy Mortgage to move forward. Again we asked for fees to which we received nothing. After meeting with the builder and adding upgrades increasing our purchase price Academy Mortgage then provided another preapproval. I asked again for the fees ... nothing. In XXXX I learned about the laws requiring a lender to provide a loan estimate within 3 business days of application. Academy Mortgage is the exact reason why these laws are put into effect. XXXX has refused to provide us with a loan estimate, leaving us in the dark and leaving us to fear what we thought from the beginning. The credits to use him must have been a bait and switch. We asked for the fees on numerous occasion regardless of the fact that as a consumer we shouldn't need to ask at all. The law protects us from loan sharks just like this but sadly Academy Mortgage still is not willing to comply with the law to disclose via loan estimate within 3 days. We are now left with no other choice but to protect our family and our dream house and go with a different lender. Causing us to lose our credit from the builder but at least we are now provided with upfront disclosure from a trusted company.

In a letter dated XX/XX/2022, that I received 2 days ago, Academy Mortgage Corporation transferred my loan to another servicer in the wake of their mishandling of my mortgage and false reporting of my mortgage payments as being late due to their amortization process. Academy Mortgage CorporationXXXX mishandled my mortgage by giving me the wrong interest rate for 4 years and, when they decided to make the correction, XXXX reversed and reapplied my mortgage payments ( According to them ). During their reversal for proper reapplication/amortization process, Academy Mortgage Corporation/XXXX falsely reported all of my mortgage payments to the leading consumer credit reporting agencies as being late. It was brought to my attention by a creditor that a delinquent reporting of a real estate secured loan was found on my credit. I immediately reached out to Academy Mortgage so that they could contact the leading credit reporting agency to make the corrections of their false reporting instead, Academy Mortgage Corporation decide to dismiss my concerns by transferring my mortgage loan to XXXX XXXX XXXX, hoping that their action would silence me and/or neutralize my effort to resolve their false report. I was preapproved for a mortgage through Academy Mortgage for my new build home in XX/XX/2022, they were the preferred lender. I was given conditional approval and satisfied every requirement. I extended my lease where I was staying and was charged an additional XXXX XXXX monthly while I waited while my house was being built. The mortgage company contacted me 1 week prior to closing to tell me they could not make my loan work and was given additional requirements for the loan they wanted me to file XXXX taxes and give them the updated paper from the IRS. I then had to extend my lease 1 month more where I live and completed the requirements, obtaining a tax lawyer to take care of the tax issues. Although I had approval from a different lender, if I switched lenders, I would lose my earnest deposit, pay a {$110.00} fee a day, and lose my closing credit from choosing their lender. I stayed with the lender and was told today they added in a debt that belongs to my XXXX XXXX to my XXXX and no longer qualifies. My family 's lives have been turned upside down by this mortgage company and their negligence in the time frame and the way they handled my mortgage. The loan XXXX XXXX XXXX for Academy Mortgage provided an illegitimate Approval document ( s ) to satisfy FHA contingency on or about XX/XX/21. I immediately raised concern and asked to unilaterally terminate. I was told by my realtor XXXX XXXX and XXXX XXXX that document was legit and I was all set. In good faith i moved forward per their expert advice, however, I soon confirmed that the Conditional Approval document that was provided to satisfy the FHA contingency was not legit. Its not from an underwriter, theres no name on it, not signed nor dated and theres no loan commitment attached. Ultimately the loan was denied for reasons that were already known prior to the denial letter. I kept being told everything was on track. Since I have been business with XXXX XXXX, financially its cost me inspection fees {$1600.00} and an earnest deposit {$3500.00}. I have also invested about {$12000.00} in travel expense trying to secure a home, not knowing the whole time I was going off of " Improper '' documentation from Academy Mortgage. To make matters worse, XXXX and XXXX reached out to me on XX/XX/21 and convinced me to sell my home despite the offer was less than I wanted. There reasoning was the new house at XXXX XXXX XXXX XXXX had XXXX in equity and it didnt make since to lose that for a XXXX gap on the sell of my home. I agreed to sell my home per that discussion on XXXX. The next day XX/XX/21 XXXX informed me that I was denied the loan to purchase the new house for reasons that were already disclosed. I was denied for lates on my 1st Mortgage which I disclosed that this could be an issue. XXXX informed me that this was not an issue... But " if the issue was to arise once my house sold those lates would not count against me and we could still close. Academy Mortgage caused me and my family a serious series of nightmares, one after next! The loan officer submitted my loan application on or around XX/XX/19 and the same week pre-approved my loan based on my income. 1. My employment and 2. Social security payments. The loan officer kept hassling me to get this and that back to him for submittal to the underwriter. I thought it weird since they had already had all of my income. On XX/XX/19 there was a closing document ( along with other forms ) submitted to title. We then learned there was a new problem that arised regarding my rental history. After THAT was establised and verified, along came another problem. They went BACK to saying my social security income was now in question. So my realtor submitted an extension for XX/XX/19, which the seller 's listing agent at XXXX XXXX signed, and the information was not privy to the seller 's broker at XXXX XXXX. On XX/XX/19 around XXXX my realtor agent texted me saying " THEY DENIED THE LOAN '' The seller 's agents did all that we asked in the contract to satisfy the sale of the home. But because there was NO CLOSING, I am now in a legal battle for the return of my {$1800.00} earnest money from the seller 's agent who refuses to release my money claiming BUYER defaulted by not showing up for closing and said even if the loan was denied, they said I am responsible for obtaining financing and said I am in default. This is even though we have a signed THIRD PARTY FINANCE ADDENDUM that clarifies the ability to terminate contract and return earnest money to BUYER if buyer is unable to obtain financing. I'm also out {$490.00} for the appraisal. If Academy Mortgage had just been truthful from the beginning when they had all the same information from beginning to end, I would have saved thousands of dollars and a lot of labor moving into storages after thinking I would be moving into my new home.

Due to the complete lack of organization, overriding negligence, and careless mistakes we were 13 days late from our agreed closing date. The calendar days ( not business days ) are extremely important because we had repairs needed on the house that were not just cosmetic, they were for health reasons for our daughter ( and there was mold ) and the construction takes into account weekends. The construction company had planned on using all available week and weekend days. Due to the lack of operational and industry knowledge of the new rules and regulations on on the mortgage company 's side, Academy Mortgage, we were forced to change everything with our move. We had to rebook moving companies, get storage for our possessions, and forced to stay weeks at hotels. We issued a claim against Academy Mortgage to cover our costs associated with the missed closing date and financial impact this caused our family. We submitted a letter detailing what they had put us through and their negligence ( not running title searches when they should have, incorrectly informing us of actions needed, having us fax IRS transcripts to their organization, etc. ). The letter explained that the days we had to stay in hotels was XXXX because of our post possession closing gave our contractors an actual of 19 days to get the work done. The letter detailed the financial loss and stress they put us through and they responded with incorrect facts. I ca n't believe in this day and time the level of negligence, lying and mistakes allowed to occur and impact consumers financially is still allowed. We are looking for Academy Mortgage to cover our losses caused by their organization. We are not seeking ( at this time ) reimbursement for lost wages, food or other losses, we are only seeking reimbursement for the direct financial loss of the hotel stays needed for the delayed closing.

We purchased our home on XX/XX/XXXX, 2015. We opted to set up an impound account. It seems Academy Mortgage, XXXX XXXX XXXX XXXX, NJ XXXX, was unable to accurately figure out the taxes that should have been made for this home. They based their figures on the sellers original purchase price not the purchase price we paid for the home. They sold the loan approximately 18 months later and still at that time had not figured out they were not collecting enough for the county taxes. They told me it was my responsibility to figure that out. I thought that is what they are being paid for to figure this type of thing out. So now they managed to completely eat up my reserve account, the new lender was able to figure this out almost immediately and it is now costing me {$300.00} more a month to fix their computing errors. I do not understand why it is so difficult to figure out 1 % of a purchase price for county taxes. It seems fairly straight forward and simple. I was able to figure out what the impound account should have been within less than a minute. If these people are being paid to competently secure a home mortgage it seems they should at the very least be able to compute basic math and understand how county property taxes work. We are fortunate that is n't going to be a total hardship for us, but it could make a huge difference for other home buyers. I have purchased six homes in the past and have never had this sort of issue with a lender. It is completely unacceptable business practices and they really need to be investigated for their lack of competence.

As an additional concern was they were not able to pay my tow insurers either. I had to pay the flood insurance myself, because they managed to not send the payment to them either. This mortgage lender needs some retraining to service loans correctly and manage impound accounts.

I was informed that I owed on a mortgage on my property in XXXX XXXX, MD in XX/XX/XXXX. I immediately filled paperwork for a mediation as well as spoke with various attorneys to figure out what was going on. In XX/XX/XXXX my house caught fire and burned to the ground and is a total loss. Everyone was notified of the complete loss. Academy Mortgage continued to insure for a dwelling in XXXX, XXXX and currently in XXXX when no dwelling exists on this property due to the catastrophic fire. The insurance company paid Academy XXXX in three payments in XXXX of XXXX, which are still as of XX/XX/XXXX in a restricted escrow account. Academy continues to move forward with a foreclosure on this property even after agreeing to enter into settlement negotiations as it was proven that I did not actually have a mortgage on this property, and that it was taken out by my ex husband and his girlfriend to obtain permanent custody of my son which didn't happen. On XX/XX/XXXX I requested a payoff letter on instructions from my Corporate Attorney as we have a buyer who is interested in purchasing the property. I called the following number XXXX and followed the prompts for a payoff letter. I then was routed to a customer service XXXX XXXX XXXX XXXX XXXX who instructed me that she could not send a payoff letter as she couldn't speak to me about this account which is in direct violation of Federal Law as they believe the account to belong solely to myself as evidenced on all correspondence sent to me by their organization. Therefore I am submitting this complaint so that someone can help to sort this out and get this Mortgage company to either payoff this supposed outstanding loan or send me my XXXX that I am owed from the proceeds of the insurance payoff from the fire they are holding in my name in escrow.

As a past customer and client of Academy Mortgage I trusted them with the loan process to purchase a new home and they completely mislead me causing me to loose my earnest deposit and inspection fees along with payments made to pay down an account with the assurance my loan was going to be approved. This does not include my time spent constantly leaving work to gather every piece of document to take care of every request asked of me in addition to the time spent packing leasing out my property and preparing to move with continued promises that we would be closing on time. The loan officer that Academy Mortgage has working for them name is XXXX XXXX. This individual should not be allowed to originate loans. There were many opportunities that academy mortgage had to be honest and not use such deceptive practices and mis-lead me through the process. Upon loan denial which was over a week after the scheduled close of escrow which I was promised the whole time would be met My loan was denied because I was not married. I went and got a 2nd opinion on the issue, and another lender immediately denied me because my DTI was too high. Now these are both two simple items that Academys employees failed to identify up front. This could have been caught early on by the loan officer, processor and underwriters. Instead they continued to drag me through the process promising they would get the job done. In the end, Academy only refunded me for the cost of the appraisal. Im requesting this be investigated and Academy issue a refund for my money lost on the earnest deposit and money spent on inspections.

During the last few days of XX/XX/2017, I met with XXXX XXXX a loan officer at Academy Mortgage. I applied for a loan, not knowing what type of loan but she submitted me as a conventional loan. At very first meeting I mentioned I had lost my house in foreclosure 6 years ago -- -to my best knowledge there are only three types of loans I could get after three years from a foreclosure and that is FHA , VA , or USDA . My credit score at that time was XXXX. She told me no problem that I was approved and we would continue with the loan process as a Conventional loan as I was giving {$70000.00} down. She requested the {$480.00} for the appraisal cost -- During the loan process they issue the loan to another loan officer, XXXX as XXXX XXXX had left Academy Mortgage. Now, I started all over with documents because I was told they could not locate any documents, so I complied only to be told that I did not qualify for the loan because of my foreclosure. So I feel I was taken advantage of because any loan officer should know a conventional loan can not be approved until after 7 years. They should have submitted my loan as an FHA. I am now out {$480.00} and I want it back -- besides you do not order an appraisal until you know a loan is actually approved. I feel I was discriminated due to my language barrier I do not speak English very well. I wan my money back since they made a mistake on telling me I was approved. My husband and I closed on a loan in XX/XX/2020 and began making payments in XX/XX/2020. In XX/XX/2020 my husband and I began receiving letters of default from Academy Mortgage. They accused us of missing payments for XXXX, XXXX, and XXXX. Upon talking to an academy mortgage representative, it was discovered that our servicing had been sold to some other part of academy mortgage and the payments we were sending within academy mortgage were not going to the new holder of our mortgage, academy mortgage or XXXX. At this point, we have had multiple conversations with both sides of Academy Mortgage and one continues to point fingers at the other, all the while sending us demand letters and default letters. We have opened cases and sent multiple emails and the issue is still unresolved. We can not set up any kind of ACH within the new servicing portal of academy mortgage as they have us in a default status so there is concern on how XXXX and future payments will be paid. This seems ridiculous and highly disorganized. We are mortgage consumers that pay each month on time and are being accused of being in default because our money is sitting somewhere and not being redirected to the proper servicer. This seems illegal and unfair.

This is just an inquiry about mortgage insurance. I had a financial gift from a friend to purchase a house and in the interest of keeping my monthly payment low, my most important criteria, I opted to pay the mortgage ins up front, lump sum, so it would n't be added to my monthly bill. I was XXXX and it was my first home purchase, in 2014. I did this solo with no outside assistance, and though my intellect is good, financials make my eyes cross. Aside from that, everything is done so quickly, it 's hard to grasp what is actually happening. I opted to buy it up front, in the amount of {$4000.00}, thinking this would cover me for a few years until my record was established, and though they did ask me more than once if I was sure I wanted to do this, I do n't know if consequences of this decision were relayed to me. I do know nobody said this was not a wise decision, that I would likely end up losing more than I was getting. When my mortgage was sold after about a year, that money vanished. I 'm sure my mortgage insurance payments would not have been $ XXXX for 12-18 months, and mortgage ins never came up with the next mortgage company. When I refinanced with a different company, I was told that money was gone. I 'm just wondering if there 's any possibility of recouping a portion of these funds. If not, I have to accept that, but it seemed, at least in hindsight, that this was an area in which I was taken advantage of, being a novice in this situation. Thank you.

We submitted a refi application to Academy Mortgage in XXXX, Texas the beginning of XXXX 2016. To date, the company STILL CAN NOT give us a closing date and said the appraisal company is not being responsive. It has been almost 90 days ... .90 DAYS! As of this writing no one at the mortgage company will give us any information on when. They have had our information all this time, and each month we keep submitting updated statements, payroll stubs and the same paperwork as the original. It 's like they lose it and start all over again each month. All the assistant there is saying now is it is held up in appraisal department. Two appraisals have been done, one wrong and the second right but they have had the last one for nearly a month. The first one was done completely wrong and it took over nearly a month from the time it was ordered to get one done and back to the mortgage company. So they had to order another one. And the second one took two weeks to get to the mortgage company and as of this writing they are still asking the appraiser for more information. Something is wrong because now we can not now get any answers from the mortgage company as to what is really going on or a closing date ... .NOTHING! We were told by the mortgage company a month ago it was already conditionally approved and it was in underwriting. But again no closing date is being given and the story is changing. This is bad. Please Help!

The mortgage loan number XXXX was obtained in XX/XX/XXXX. I made my first payment XX/XX/XXXX. I have paid monthly until the payment I set up for XX/XX/XXXX would not be accepted at the previous address in XXXX, XXXX. The letter telling me not to send any checks to XXXX arrived on XX/XX/XXXX with a new loan number XXXX. I had to put a stop payment on that check and issued another payment to the address I was given in XXXX, NJ. I sent a payment to the new address on XX/XX/XXXX. On XX/XX/XXXX, I received notice from my bank 's Bill Pay that the payment had been rejected. After calling both the old loan processing center and the new processing center i was told the new center would not accept a payment until XX/XX/XXXX. That makes no sense and just allows them to collect more interest and more late penalties. After insisting that I needed a place to send my payment I was given a po box in LA and told to mail a hand written check with the new loan number on it to the po box . I will put a check in the mail. I have no payment coupon and it will not arrive on time. The mortgage company can then collect more interest on the outstanding balance which I am trying to reduce to 0 as soon as possible. This seems like a scam. I have tried my best and spent over 2 hours on the phone with them. It seems like they didn't have the transition in place before sending the letter to change my loan number and payment address.

In XXXX of XXXX I received a referral to Academy Mortgage from XXXX for a VA home loan based on my credit profile. I was soon introduced via telephone and email to XXXX XXXX senior loan officer of Academy Mortgage. After explaining some challenges I had and being fully transparent MsXXXX XXXX stated that she could get my family and I into a new home. I repeatedly answered all of her questions and forwarded her all of the documents she requested within the same day of the request. I also would stand on hold for different subcontractors she wanted me to speak with for periods that sometimes exceeded one hour. After going under contract and receiving two letters or approval from XXXX XXXX of Academy Mortgage I was scheduled to close on XXXX XXXX. I received my closing documents on XX/XX/XXXX and signed and returned them the same day. At XXXX the night before my scheduled closing Ms. XXXX said she would need an extension until the " end of the month. '' After some negotiation the seller agreed. On the last day of the month Ms. XXXX informed me that she would not be able to do the deal that I had signed the contracts for after I had paid all of the inspection fees, Academy Mortgage fees, survey fees, termite inspection, septic inspection and appraisal. To date none of these funds have been reimbursed to me.

Hello, I need to submit a formal complaint against Academy Mortgage, XXXX XXXX XXXX, CO XXXX for making a credit inquiry without consent and without my knowledge. In XX/XX/XXXX I made an appointment to discuss the possibility of buying a home. They ran my credit at this time and then did not follow up with me about what my pre-qualification was. After 2 months of waiting for a response, I contacted the loan officers an let them know we where very unhappy with them but ultimately still needed our pre-qualification information so I could proceed with home buying. At this time, I explicitly noted I did not want my credit to be ran with them again and that if there was a laps in qualification time I wanted to go to another company. They apologized, said that they absolutely were not going to make another credit inquiry and that they did n't have to until XX/XX/XXXX and could still get our qualification. I entered into a real estate purchase agreement with XXXX XXXX in XXXX 2015 and was asked to use their preferred lender Academy Mortgage. During our due diligence period I met with XXXX XXXX of Academy Mortgage and was told that we were pre-approved for the purchase of the home. During that escrow period as the home was being built Academy informed me that they were not financing the home anymore. When I confronted them about the pre-approval and what changed they stopped communicating with me. XXXX XXXX the broker for XXXX XXXX who also committed to representing me in the transaction and is XXXX XXXX 's brother brushed the transaction aside to protect his brother. When confronted about the pre-approval that they both referenced in conversation with me they denied its existence. So our lender XXXX Mortgage gave a bogus pre-approval and then the paperwork is conveniently lost. And our realtor who confirmed the pre-approval and his confidence in closing the home because of it denies its existence and can not find the paperwork. I closed escrow back in XX/XX/2016. My lender knew that I planned on selling the condo after a few years. She ordered my private mortgage insurance ( PMI ) for me which i opted to pay a one time fee of a little over {$5000.00} for a 5 year period. I ended up selling the condo after 2 years and 4 months leaving 2 years and 8 months of PMI unused. After closing I called the PMI company and they said my lender ordered it as a non refundable PMI. When I have clearly talked to her about this. Since this has come to my attention I tried calling her at her old company phone number and it is forwarded to her new company. Which she never answers. When i tried contacting her old company Academy Mortgage, all I get is the run around. I have contacted them about 6 or 7 times. Called 5 or 6 times only to get thrown to different peoples voicemails with no call back. I then resorted to emailing, i got responses and promises of call back and have not gotten anything from them, nor an email back or call in over 9 days. When i asked for the president of the companys email they just push be back to someones admin. I am getting no where with this company and it is extremely frustrating. I have been working with Academy Mortgage for alternatives options to avoid foreclosure and submitted all documents back in XXXX. On XX/XX/XXXX, I was informed that my documents were under review and nothing was pending at that moment. When I called back around XX/XX/XXXX, I was then informed that a sale date has been placed on my property which states Academy Mortgage committed dual tracking but proceeding with placing a sale date while I was in active review for a loan modification. Now they are requesting more information in which I have sent them over a week ago and when calling in they are stating the opener is still reviewing the documents. It should not take over a week for someone to review documents especially given there is an upcoming foreclosure sale date. To date, I have yet to be assigned a designated point of contact which violates HBOR laws. Academy Mortgage never reached out to me to offer any assistance and have continued to violate my rights as the days progress. XXXX XXXX XXXX ( Loan Officer at XXXX XXXX ) did not get our consent to pulled the Credit. When my husband and I received a notification from our Credit Bureau on the XX/XX/XXXX. We thought our identity were stolen. We called XXXX XXXX XXXX immediately to find out what was going on. The representative from XXXX informed us that the pulled was from a Mortgage Company Named Academy. I remember XXXX XXXX, ( The Loan Officer ) mentioned to us they were moving to a different bank on XX/XX/XXXX. I called XXXX XXXX immediately and asked her why she pulled our Credit with out our consent. She then told us it was after hours for us to give her a call back in the morning. I received an email from one of the lenders I 've been considering. It said ( among other things ), " The next step in the process is for you to Esign your Initial Loan Disclosures. I have also attached a pdf format for you, that way if you want you can print and sign them and then send them back to XXXX and I. '' The PDF that they attached contained sensitive personal information, like my SSN and financial history. However, the PDF was not encrypted. I 'm concerned that this lender is regularly transmitting such sensitive information in a careless way, not taking the appropriate steps to keep their client 's personal information secure. We closed on our home XX/XX/XXXX. I was notified by XXXX XXXX of Academy Mortgage one hour before closing that my interest rate was higher than what we had agreed upon in XX/XX/XXXX. It was 4.25 % instead of 3.5 % from the Good Faith Estimate. She told me not to worry because she was handing me an envelope of {$400.00} cash at closing that would cover the difference for 6 months, and then she could refinance us at the end of 6 months. The cash did not cover 6 months of the higher payment. I contacted her 6 months later, and she said the rates were higher, and she was not able to lower our rates. I contacted an attorney in XX/XX/XXXX. This was supposed to filed in the court system, but the attorney has stopped communicating with me after he told me that her attorney was one of his good friends. The higher interest rate costs us {$170.00} a month more on our mortgage than what we originally had agreed upon. That is {$61000.00} over the course of the mortgage. In XX/XX/2019 I contacted XXXX XXXX a branch manager with Academy Mortgage in XXXX CA. I submitted an application and received a pre qualification letter. I went to submit an offer and was told something changed with my credit ... come to find out XXXX changed companies and ran my credit for a new application however I was never even told about his change or that my credit would be ran again and I never approved XXXX or the company he works for to run my credit. On XXXX XXXX, 2015 our home went under contract to sell to a buyer that was never qualified to make the purchase. The buyers lender XXXX XXXX of Academy Mortgage knew this all along and continued to make excuses and give our Realtor XXXX XXXX bad information. Academy Mortgage Corp. rejected my mortgage application ( {$230000.00} ) because of my age. I am XXXX years old. After reviewing may credit status with each credit company and finding no negative items, no late payments or poor reviews from any creditors, and I have credit scores from each of the three credit corps ; XXXX, XXXX and XXXX, of 800 or better. My concern is that I was scammed and taken advantage of during the process of this mortgage loan, my concern is that XXXX XXXX the real estate agent friend XXXX XXXX the loan originator at Academy Mortgage. My concern is that XXXX was dealing with unethical people to get this home that was very toxic to me and my family and the home has/had severe black mold in the home. The FHA loan should not have been funded because the house had severe safety and health issues that the financial lender should have complete a full home inspection to make sure that the home met the safety and health concerns of an FHA loan. The assessment of the home was not properly evaluated and overly assessed at XXXX. The family and I had to move out because of the severity of the health and safety issues this home caused. The home inspection was not completed by XXXX or her financial institution.

I never authorized Academy Mortgage company to submit an inquiry to obtain a credit approval. I submitted information for a pre-approval request. At the time my request was submitted, I informed the gentleman that I had security freezes on my credit files as I did not want any hard inquiries. Nonetheless, after carefully reviewing my credit reports, I noticed th at an unauthorized hard credit pull was listed on my reports. This company did not have authorization to obtain my credit information, which is against federal law ( Fair Credit Reporting Act -- 15 USC 1681n ( a ) ( 1 ) ( B ) for an entity to view a consumers credit report without a " permissible purpose, ''. PMI was scheduled to auto terminate when loan to value reached a predetermined 80 %. PMI was continued without any relief for 6 months until I contacted the company to remove it. They stated that they could not remove the mortgage insurance because they could not determine the value of my home. This is false because they sent me monthly notices of current valuation of the property. I was offered the option to pay XXXX for an independent realtor valuation which I agreed to do. The valuation was determined to satisfy the removal of PMI but still has not been completed. I am requesting a refund of 6 months of the PMI payments made from my escrow account since it should have auto terminated. I applied for a mortgage loan with academy mortgage with XXXX XXXX on XXXX XXXX. I have been in contact with the lender quite often up until I finished uploading all my documents. I have reached out to the lender via text and through the website but havent received a response regarding the loan estimate. I havent received anything officially in the mail. I was given a good cost sheet via email on XXXX XXXX. It has become very difficult to contact my lender and their team since going under contract. In the process of refinancing our home mortgage loan, we were advised that a conventional loan would have been better suited to our needs. Upon further review of our closing disclosure, we learned of anapproximate {$1200.00} HOA set up and transfer fee, over 16,000 in closing costs and over 19,000cash to close ( including the closing costs ). In addition, the FHA loan calls for {$4700.00} to be paid in advance for mortgage insurance premium. We were advised by another lender that to refinanceat this time would be counter productive because of the loan to value. As a result, our only option would be to sit in our current loan for 1 to 2 years, make upgrades and have the home appraised before consideration would be given to refinance.

In the mail today, XX/XX/XXXX, I received Notice of Servicing Transfer indicating that my mortgage loan account has been transferred to another company effective XXXX XXXX. This letter is the first I'm hearing of this transfer, and I obviously was not given " at least 15 days before the effective date of transfer, '' as required. I am very concerned that my payment to the new mortgage company will not arrive in time. Academy Mortgage is reporting inaccurate late notations on my credit file. I disputed some lates that were on my credit but Academy Mortgage kept verifying them. I was in forbearance due to Covid, and I was reassured that I would not have any late notations on my credit file. However, there are 3 lates for 2020 and like I said I was under forbearance. I was having a very difficult time because of Covid and the pay cut I took when my employer decided to cut hours. I have been working very hard to make my payments on time but got in forbearance just to be safe. I ask that Academy Mortgage please remove the late notations.

Hello- I purchased my home in XX/XX/XXXX, during that time the mortgage company made a mistake and did not apply the interest rate that was agreed upon. Therefore, I had to pay more in closing. The mortgage broker XXXX XXXX sent me an email acknowledging her mistake and stated that I would be created the difference which was about ~ {$800.00}. XX/XX/XXXX I started looking for a home to purchase in XXXX, GA. I was pre approved for {$180000.00} found a home packed up a XXXX and drove down to XXXX. This entire process took place by email, phone, and by mom on my behalf who live in XXXX. Gave {$1000.00} in earnest money to my realtor. Once I got to XXXX I never closed but I also was't denied. I was in limbo I was told that if i got denied on my part I would n't get any money back. If it was their fault I would get {$750.00}. Academy Mortgage was my former mortgager. I refinance my loan and it was paid in full on the XX/XX/2021. My new lender does not require an escrow account and I've been waiting for a check from Academy Mortgage in the amount of {$5000.00}. I researched and learned that the lender is required to return these funds within 30 days of loan closing. My credit history was accessed ( Hard Credit Hit ) without my permission. I received a call from XXXX XXXX with Academy Mortgage, a mortgage lender whom I told I could n't talk. He said he would email me for the information he needed and I agreed and he subsequently ran my credit but never mentioned it and never implied that he was going to pull my credit. As I am sure you are aware this had a negative impact on my score and I am in the process of disputing it with the bureaus and the service he used.

We went to our mortgage loan officer that we have used for all of our loans and as we were talking to him about the loan he told us because we wanted to build with XXXX his company Academy Mortgage would make us use a different loan officer. Lender said that the Mortgage payment was XXXX. After closing, they said my payment was XXXX for the first payment. I could n't find out why so I called and they said they would fix it.
