I am writing this letter to bring you attention that I am not satisfied with the quality of services provided from ABSOLUTE HOME MORTGAGE CORP, I got in contact with them on XX/XX/2020, the person I contacted is Mr. XXXX XXXX Loan Originator NMLS ID XXXX, to whom I explained about the product I was looking for, that it was a USDA loan, I sent all the documents they needed from me in order they can check if I was able to get this type of credit, he stated I didnt qualify for this but he let me know that with my info I was pre approved for a FHA loan with 3.5 % down payment, they sent me a pre approval letter in order I can take contact with the realtor and look for the house I wanted to purchase. After many days of contact with the loan officer by e-mail, he let me know I had to put 10 % of down payment instead the 3.5 % I was offered at the beginning, condition that I accepted cause he always guarantee the approval condition on the loan. We continue with the process, realtor made offer to the seller, he approved the offer, I payed for inspection, survey and appraisal for, it is important to mention that about all this process the mortgage company was always acknowledge, and they continually were emitting documents to support the credit, loan originator MrXXXX XXXX XXXX, also provided me with a closing date, which supposed to be on XX/XX/2020. Since 3 days before closing I was trying to get contact with the Mr. XXXX XXXX, her assistant XXXX XXXX and I didnt hear anything from them, I started to be more persistent with the calls and e-mails and what I received it was an e-mail back from XXXX XXXX Branch Manager of this mortgage lender, who let me know I was not able to qualify by myself for the loan that Mr. XXXX offered me an gave me the security it was approved and I was needs to have a co signer, a requirement that was never needed at the beginning, I reply back to them about my discontent and the Loan Originator MrXXXX XXXX XXXX replied that it was a mistake for him and he sorry for that, I am wonder if all this lender companies have different ways to qualify a consumer to obtain a mortgage credit backed up for the state?? His mistake caused me a loss of money to me and who is responsible for that??, other options that I was offered from them if I have no co signer is to accept a loan product that required I put a down payment of 25 %, its worth mentioning when I first started contact with them I was clear in which product I was looking for, I gave them all the info that they asked me for in order they can analyze it, I was gon na understand if at the beginning they let me know I was not prepare at that time to purchase a house, why they let me going through all this process until the end to just let me know I was not able to get the a loan at this time??, is maybe the way the used to sell their products to people?? I mean putting the consumer against the wall to accept an expensive credit that will give them more profits?? Again I did everything they ask me for, they also requested to deposit a gift {$9000.00} usd under the Company Title names which should never happened I should keep that money in my bank account, so I had to wait and made as many calls as I can in order I can get the deny letter and started to ask for my money back, I dont have my money back yet, XXXX usd money from a gift and XXXX usd money it was put in the scrow, I also have to mention that reasons for deny the credit are not truthful, I have the money they asked me in the closing disclosure to pay in my bank account and about my incomesthey are the one that made the calculation and pre-approved me the credit, let me going thru all this process knowing every step I did for, to the end being unscrupulous and offer me something that I never asked for. Its so unfair that people with no scruples play with others in this matter, I am extremely upset and sad that maybe some regulations this entities think can let them pass cause people dont express their discontent, for time, for frustration or for stress, worth mentioning that all this process to purchase at home is very stressful and it becomes more when companies like what I used are NOT able to run the business with any honesty, values and ethic. I hope to hear back from you about this situation that would never happened if honesty was involved from the mortgage company. Attached to this letter I am providing all the documents that were sent to me to made me believe credit was approved. - Loan Estimates - Closing disclosures - Appraisal - Survey - Inspection - E mail from Loan Originator Assistant were they asked me to deposit a gift money in the Title Company - E mails that support what I am saying in this letter Any other information that you need, please let me know. I worked with my realtor to obtain a foreclosure, and the bank selling the property required a renovation mortgage. I contacted XXXX XXXX in XXXX to obtain one and the contract was signed in XXXX. The mortgage company explained that renovations are identified and the cost of repairs is determined and included in the amount of the loan. I obtained a contractor, which is a requirement, who provided an estimate and then worked with the loan officer to create a bid to identify the dollar figure of the repairs. At first that was sufficient, then they said I needed a HUD consultant, even though HUD said I didn't because of the amount of the bid was {$23000.00} and they don't require one if it's not over {$35000.00}. The mortgage company insisted, so I agreed but as time went on, the HUD consultant that they hired did not respond to any communication so after I expressed my concern a number of times, the consultant was removed. When I asked how I could get to the bid money to pay the contractor, they said " Don't worry you won't have a problem getting to your money. '' Through my own investigation, I found I was entitled to XXXX XXXX of the materials to begin the project and when I brought it up to the company they said " Oh yeah, that's right '' in an unsure fashion. We finally closed on XX/XX/2022, and the town where the house resides requires me to apply for a certificate of occupancy within 30 days of closing or I would be fined. I began to pay for some of the repairs assuming I would be reimbursed as soon as a particular repair was complete. I approached the mortgage company, identified as and signed by the lender on the XXXX XXXX Renovation Loan Agreement, to submit for a partial payout for services completed, and they said I could not have access to those funds until they successfully sold the loan to an investor. They never indicated that during any discussion or correspondence and they now put me in a tough financial position. The XXXX XXXX agreement says that they are the lender of record right now. I tried to discuss this with them, then it turned out they provided 2 incorrect documents at closing that prevented them from selling the loan. They even sent me one of the documents incorrect for a second time. This was all delaying my access to the money I'm expected to start paying back on XX/XX/2022. I told them if they didn't get this straightened out quickly I was going to file complaints with all of the associated agencies ( HUDXXXX XXXX XXXX and CFPB ). It's been over a week and they will not respond to any attempt I make to communicate with them. In the meantime I am using personal funds to make my deadline with the township.

Dear XXXX, I recently reviewed my credit report and found unauthorized inquiries. I contacted the below creditors and they have NO proof I initiated such inquiries, nor written authorization and have failed to provide any permissible purpose. I started the loan application process in XX/XX/XXXX. I received a pre-approval for a certain amount. The process got delayed because one of the conditions for the new purchase was to sell my house, which it was done just recently on XX/XX/XXXX. within that period of time, the broker was adjusting my numbers and requested a Co-signer to accommodate my rates and down-payment, it was requested because I have a NY child support case. Near closing time, I found out that the monthly payments were calculated with property tax information that were not the actual taxes, but last year taxes ( XXXX ), Not even with the town adjusted taxes in the beginning of XXXX. In addition to it, i decided to walked away of this transaction because within the calculation for the monthly payment my father 's income was used for the monthly mortgage payment. And that would not be the case. I talked to the broker multiple times and asked him to adjust the values and make sure my monthly payments to be within my payment capabilities but I have hard time to ask them to do so. As part of the process and transaction, as I mentioned before, one of the provisions was to sell my house. The underwriter ask to have an escrow and retain my resources to proceed with my purchase ( I was closing and buying at the same time ). Now that the transaction is no longer viable. I am asking the lender through the broker to cancel this loan transaction, adjust the financial numbers to my payment capabilities and release my funds that are held in an escrow. 1.- I have had not been able to have the loan application been cancel neither adjusted on my payment capabilities 2.- My funds ( from my sell ) are retained for one week and they have not been released At the end. I am feeling forced to proceed and my money is being used as leverage to try to close a deal that is not making sense on the financial side.

Hello, I purchased my first home using the VA home Loan in XXXX XXXX, Florida on XX/XX/XXXX for {$190000.00} dollars. I discovered in late XX/XX/XXXX the seller, XXXX XXXX the realtor, XXXX XXXX with XXXX XXXX XXXX, XXXX Florida ( when I bought my home she was using the business name XXXX XXXX ) the listing agent, XXXX XXXX with XXXX XXXX XXXX, XXXX Florida and the mortgage broker, XXXX XXXX with XXXX XXXX XXXX, XXXX Florida ( was with Absolute Home Mortgage XXXX XXXX, Florida at time of purchase ) used a fraudulent home inspection document to push the home sale through using a fraudulent home inspection report and fraudulent inspection company. I also have reason to believe there was not an authorized or legitimate VA home inspector that was used for the home and the document used was also falsified by the realtor and the mortgage broker. In late XX/XX/XXXX I discovered massive structural damage to all the exterior walls and the master bathroom. These serious issues wouldve been caught with the house if a legitimate home inspection report had been used. By the end of XX/XX/XXXX my home was declared by a local engineer as structurally dangerous. The XXXX County building department very soon after receiving the XXXX report, declared the home condemned until further notice and ordered me to leave the premises within 24 hours. My house is now considered unlivable and is a structural danger only 3 years after the purchase of this home using the VA Home loan. This event has caused an unbelievable financial hardship and unimaginable emotional distress since the discovery of this fraudulent and misleading transaction.

I have a Reverse Mortgage with a balance of {$580000.00} - my home is in the City of XXXX, current assessment is at about XXXX XXXX, Market value is approximately XXXX XXXX. My age is XXXX. My monthly statement shows that my negative Principal and interest is {$2400.00} Monthly mortgage insurance Premium is {$600.00} Absolute Mortgage continues to call and offer a refinance. Virginia State Corporation Commission # XXXX, I give them all my information, they say nothing is available to refinance to remove the MIP ( I do not want any cash out! ) because of my AGE!! But they continue you to call and offer to help me refinance. My loan increase at just under $ XXXX per year ( including PI+MIP ) at that point it would take - 10 years to even approach XXXX - I would be XXXX old! 20 years to come up to my 2019 assessment when I am XXXX! And still, they continue to call weekly to off a refinance package. This company trades in deceptive solicitation, and probably age discrimination. BTW, I live with in a 10 minute drive of the XXXX campus.

I applied for a 30year fixed rate FHA loan. There is a Mortgage insurance premium which you can pay at closing or you can finance it. Which increases your loan amount. Mortgage insurance premium in the amount of {$8100.00} was charged and paid at closing. Mortgage insurance premium was also rolled ( financed ) into my loan in the amount of {$8100.00}. Lender locked an interest rate for this loan at 7.25 percent and also charged me {$7100.00} for discounted points but rate was never reduced. This was also paid at closing. I paid {$20000.00} for down payment and had a sellers concessions in the amount of {$15000.00}. Which is a total of {$35000.00}. FHA only requires 3.5 percent down payment. Only XXXX went towards my downpayment. Purchase price is XXXX My loan amount is XXXX this includes {$8100.00} for mortgage insurance premium which was already paid at closing. Sellers credit in the amount of {$1400.00} was also given but not needed. To cover closing cost. Title company confirmed that all these fees were paid at closing.

Lender did not provide appraisal despite signature on previous paperwork that we would like to receive a copy. They charged {$470.00} to my credit card account on XX/XX/21 ( today is XX/XX/21 ), but we never received the report. We are now one business day away from closing and have been unable to secure it. Lender has been generally unresponsive to our requests and has been otherwise hard to work with, but this clearly breaks all agreements and documents we have signed thus far.
